The game plan: White listed the home on two multiple listing services, advertised it on the Internet and held open houses for the public and real estate agents.

The homeowners had spent more than $90,000 on remodeling the home, with a new kitchen and baths as well as a master bedroom suite and a finished basement with a half bath. The home was "move-in ready," White said. "It was at a first-time buyer price point, and it had all the bells and whistles."

White said she priced the home to sell, because the homeowners had already put a bid in on another home. The house drew two offers.

The result: Another agent brought in the buyer, and the home sold for $405,000.
