    Lack of Inventory, Higher Prices Push Housing Affordability to 2-Year Low – World Property Journal

    According to the National Association of Home Builders (NAHB)/Wells Fargo Housing Opportunity Index, record-low mortgage rates were not enough to offset inventory shortages and rising home prices as housing affordability continued to decline in the third quarter of 2020.

    In all, 58.3 percent of new and existing homes sold between the beginning of July and end of September were affordable to families earning an adjusted U.S. median income of $72,900. This is down from the 59.6 percent of homes sold in the second quarter of 2020 that were affordable to median-income earners and the lowest reading since the fourth quarter of 2018.

    "Though low mortgage rates and favorable demographics have helped spur demand, a lack of inventory exacerbated by supply chain issues stemming from the COVID-19 pandemic have contributed to rising home prices," said NAHB Chairman Chuck Fowke, a custom home builder from Tampa, Fla. "Surging lumber prices also peaked more than 170 percent above mid-April levels in September, raising building costs. However, lumber prices are now trending lower, which is good news for prospective home buyers."

    "A six-month supply of homes is considered a normal supply and demand balance, and this figure has been running below a four-month rate since July, putting upward pressure on home prices," said NAHB Chief Economist Robert Dietz. "As builders look to ramp up production, the work-at-home trend is contributing to a suburban shift, meaning that buyers have additional market power to shop for affordable markets."

    The HOI shows that the national median home price jumped to an all-time high of $313,000 in the third quarter, surpassing the previous record-high of $300,000 set in the second quarter. Meanwhile, average mortgage rates fell by 29 basis points in the third quarter to a record-low of 3.05 percent from 3.34 percent in the second quarter.

    Lansing-East Lansing, Mich., and Scranton-Wilkes Barre-Hazleton, Pa., were tied as the nation's most affordable major housing market, defined as a metro with a population of at least 500,000. In Lansing-East Lansing, 89.4 percent of all new and existing homes sold in the third quarter were affordable to families earning the area's median income of $75,000. Likewise, 89.4 percent of all new homes sold in Scranton-Wilkes Barre-Hazleton were affordable to families earning the area's median income of $66,600.

    Rounding out the top five affordable major housing markets in respective order were Pittsburgh, Pa.; Harrisburg-Carlisle, Pa.; and Albany-Schenectady-Troy, N.Y.

    Meanwhile, Cumberland-Md.-W.Va., was rated the nation's most affordable smaller market, with 96.2 percent of homes sold in the third quarter being affordable to families earning the median income of $57,500. Smaller markets joining Cumberland at the top of the list included Wheeling, W.Va.-Ohio; Lima, Ohio; Binghamton, N.Y. and Monroe, Mich.

    San Francisco-Redwood City-South San Francisco, Calif., was the nation's least affordable major housing market. There, just 9 percent of the homes sold during the third quarter were affordable to families earning the area's median income of $130,900.

    Other major metros at the bottom of the affordability chart were in California. In descending order, they included Los Angeles-Long Beach-Glendale; Anaheim-Santa Ana-Irvine; San Diego-Carlsbad; and San Jose-Sunnyvale-Santa Clara.

    All five least affordable small housing markets were also in the Golden State. At the very bottom of the affordability chart was Salinas, where 10.9 percent of all new and existing homes sold in the third quarter were affordable to families earning the area's median income of $75,800.

    In descending order, other small markets at the lowest end of the affordability scale included Merced; Santa Cruz-Watsonville; San Rafael; and Napa.

    Parade of Homes, retooled for the times, begins Saturday – Greater Wilmington Business Journal

    The 34th annual Parade of Homes begins this weekend, presented by the Wilmington-Cape Fear Home Builders Association (WCFHBA).

    The event, postponed from the spring, aims to showcase the craftsmanship, diversity, and quality of the regions premier homes, according to a news release.

    Homes are open from noon to 5 p.m. each day and next weekend Nov. 14-15. The self-guided tour is free to the public.

    With everyones safety in mind, consumers will notice that this years Parade will have a different look and feel to it from prior years, the release stated. One of the most notable changes involved converting our traditional plan book into a fully immersive digital experience through a new interactive website.

    Participants can explore more than 60 different homes, get to know the 32 builders, view home descriptions, view photos and floor plans, take 3D virtual tours and see the latest in construction, designs and furnishings, according to the release.

    This years entries include single-family houses, townhouses and custom homes with prices from the $200,000s to the millions, and everything in between, the release stated.

    The gated community Whiskey Branch, sponsored by Alpha Mortgage, is the 2020 Community Showcase Partner.

    Holding events this year has certainly had its challenges, said Cameron Moore, executive officer of the Wilmington-Cape Fear Home Builders Association. As we prepare to welcome the community, the association and our builders have placed a significant emphasis on safety this year as we have invested heavily in PPE, such as face masks and hand sanitizer for each house. All of our guests can be rest assured that everyones health and safety is our top priority this year.

    Moore said local association officials have been encouraged by what theyve heard from other associations that have held similar events.

    Their overall traffic seemed to be right on target with what they expected, he said.

    The 2020 Fall Parade of Homes features 18 new homes, ranging from $241,300 to $690,000.

    New to the fall are three Remodeler entries, two Community entries, one Pool entry and one Virtual Home entry.

    Homes are open to visitors Saturday and Sunday and Nov. 14-15 from 11 a.m. to 5 p.m.Remodel homes are only open the first weekend of the parade.     Cambridge, Massachusetts-based landscape architecture firm Reed Hilderbrand and Trahan Architects, which maintains offices in New Orleans and New York City, have announced that the U.S. Commission of Fine Arts has greenlit their concept design for the National Bonsai & Penjing Museum at the United States National Arboretumin northeast Washington, D.C.

    The concept design for the National Bonsai Museum & Penjing Museum is the first major project within Reed Hilderbrands master plan update for the 109-acre core landscape of the U.S. National Arboretum, which dates back to 1927. As a press release detailed, the master plan update (which reexamines and reimagines a 2007 master plan) also considers the larger landscape of the U.S. National Arboretum and evaluates sustainability, accessibility, and safety within the site while also seeking to reduce impervious surfaces across the 446-acre botanical research complex operated by the United States Department of Agricultures Agricultural Research Service. In addition to the National Bonsai & Penjing Museum, other gardens and collections at the arboretum include the National Grove of State Trees, the Fern Valley Native Plant Collections, the National Herb Garden, and the famed Azalea Collections, among many other horticultural highlights.

    The approved concept design, funded through a gift to the NBF and building off the renovations at the Japanese Pavilion completed in 2017, will establish a network of circulation-improving paths extending from a central courtyard, all of which lead visitors to the museums reimagined four core exhibitions, expanded classroom spaces, and administrative areas. As envisioned by Reed Hilderbrand and Trahan Architects, the collection exhibitions will take the form of gardens rather than buildings and blur their boundaries with the larger, surrounding garden to offer continuing revelation of surprise and discovery. Improved universal accessibility and wayfinding, as well as establishing a stronger connection to the arboretum core, including the adjacent Ellipse Meadow, were also key goals in the design.

    I want to underscore what I really appreciate about the new site plan, noted Elizabeth K. Meyer, vice chairman of the U.S. Commission of Fine Arts, in a hearing on the concept design. One is the clarity of the spatial sequence, the degree to which courtyards and gardens build rooms and thresholds as a coherent sequence. The second is that its really rare that we get a design team that isnt thinking about the building on one drawing and the landscape on another drawing. We just dont get this kind of collaboration.

    The coherence Meyer speaks of within the museums gardens and exhibitions was achieved in numerous ways including a thick grove of understory trees that represent a mix of species and serve as the principal image and identity of the revitalized museum. Architectural elements, including path-flanking backdrop walls and charred wood posts and trellises that filter light and shape a sense of enclosure, will be restrained and practical as to not detract from the art forms on display.

    Its about deferring to the power of the bonsai and penjing, Trey Trahan, founding principal of Trahan Architects, said. The architectural expression is subtlecomposed of elemental components that respond to the unique environmental conditions of the site. We wanted the visitor to embark upon a journey that created a sense of mystery, where the boundaries between the landscape and the architecture are blurred, inviting people to reflect upon these unique cultural artifacts within a lush garden setting.

    While the U.S. National Arboretum resumed normal, pre-COVID public hours in mid-September, the National Bonsai & Penjing Museum as well as the arboretums welcome center and administrative building remain closed due to the pandemic.
