    Remodeling Industry Confidence Surges in Third Quarter DWM Magazine – DWM Magazine

    The National Association of Homebuilders (NAHB) released its third quarter 2020 Remodeling Market Index (RMI), which had a reading of 82, a signal of residential remodelers strong confidence in their markets, for projects of all sizes. As the economy recovers and adapts from the impacts of Covid-19, the importance of home for Americans has created a healthy demand for home improvement.

    With refinancing activity surging, home owners are investing in their homes, which is sustaining strong demand for remodeling, said NAHB remodelers chair Tom Ashley, Jr., CAPS, CGP, CGR, a remodeler from Denham Springs, La. As a result of the rapid changes for work and the economy after the virus-induced recession, homes are serving multiple roles such as school, office and gym. This has directly increased the demand for improvements.

    The RMI survey asks remodelers to rate five components of the remodeling market as good, fair or poor. Each question is measured on a scale from 0 to 100, where an index number above 50 indicates that a higher share view conditions as good than poor.

    The Current Conditions Index is an average of three components: the current market for large remodeling projects, moderately-sized projects and small projects. The Future Indicators Index is an average of two other components: the current rate at which leads and inquiries are coming in and the current backlog of remodeling projects. The overall RMI is the average of the Current Conditions Index and the Future Indicator Index, with any number over 50 reflecting a view of remodeling market conditions as good than poor.

    In the third quarter, all components and subcomponents of the RMI were 77 or above. The Current Conditions Index averaged 86, with large remodeling projects ($50,000+) yielding a reading of 80, moderately-sized remodeling projects ($20,000 $50,000) at 86 and small remodeling projects (less than $20,000) with a reading of 90. These readings indicate that the strength for remodeling is felt across all types of projects.

    The Future Indicators Index averaged 77, with the rate at which leads and inquiries are coming in at 78 and the backlog of remodeling jobs at 77.

    The third quarter RMI reading of 82 indicates strong remodeler sentiment, as business has strengthened as home owners focus on the importance of home for work and life amidst the pandemic and its consequences, said NAHB chief economist Robert Dietz. However, remodelers are reporting double-digit percentage increases for material pricing, as delays in obtaining materials have become a critical near-term challenge due to disrupted supply-chains. Nonetheless, the third quarter RMI is another indicator showing that housing is the bright spot of the economy.

    The RMI was redesigned in 2020 to ease respondent burden and improve its ability to interpret and track industry trends. As a result, readings cannot be compared quarter to quarter until enough data are collected to seasonally adjust the series. In the third quarter, 52 percent of respondents indicated that the market is better and only 6 percent rated it worse.

    Thickening of arterial walls in the lungs of badly asthmatic horses seen in study – Horsetalk

    Severe asthma in horses can trigger thickening of the walls of lung arteries, researchers have found.

    This kind of remodeling is also seen in the pulmonary arteries of humans with chronic obstructive pulmonary disease, which contributes to the development of pulmonary hypertension.

    Similar changes to the pulmonary arteries have also been seen in rodent experiments as a result of allergic airway inflammation.

    Severe equine asthma, also known as heaves and recurrent airway obstruction, is a chronic, non-infectious inflammatory lower airway disease. It is characterized by recurrent episodes of airway obstruction caused by exposure to environmental antigens, such as fungi, hay mites and endotoxins.

    Serena Ceriotti and her colleagues, reporting in the open-access journal PLOS ONE, note that pulmonary hypertension and changes to the function of the right ventricle of the heart are complications of severe equine asthma, arising from pulmonary hypoxic vasoconstriction.

    However, as pulmonary hypertension is only partially reversible by giving oxygen, other factors are likely involved.

    The study team set out to investigate the presence of changes to the pulmonary arteries in cases of severe equine asthma and their distribution throughout the lungs. They also examined the potential reversibility of this remodeling either through long-term avoidance of the allergens that trigger the condition, or inhaled corticosteroids.

    The researchers measured the total wall area of pulmonary arteries from different regions of the lungs of asthmatic horses and compared the results with those from healthy control horses. The smooth muscle mass of pulmonary arteries was also estimated.

    Reversibility of changes to the blood vessels in asthmatic horses was assessed after a year of avoiding the allergens alone, or treatment with inhaled fluticasone for a similar time.

    The scientists found that the pulmonary arteries showed increased wall area in the apical (upper reaches) and in the caudodorsal (closest to the spine, toward the tail) lung regions of asthmatic horses in both exacerbation and remission.

    The pulmonary artery smooth muscle mass was similarly increased.

    Both treatments reversed the increase in wall area, they reported. However, a trend for normalization of the vascular smooth muscle mass was observed only after treatment with antigen avoidance, but not with fluticasone.

    In conclusion, severe equine asthma is associated with remodeling (thickening) of the pulmonary arteries consisting of an increased smooth muscle mass.

    The resulting narrowing of the artery could enhance hypoxic vasoconstriction, contributing to pulmonary hypertension, they said.

    In our study population, the antigen avoidance strategy appeared more promising than inhaled corticosteroids in controlling vascular remodeling.

    However, further studies are needed to support the reversibility of vascular smooth muscle mass remodeling after asthma treatment.

    Discussing their findings, the researchers said their work revealed significant pulmonary artery wall thickening in asthmatic horses compared to controls.

    The average wall area of muscular pulmonary arteries in asthmatic horses was 7% to 12% greater than that of controls increases similar to those seen in humans with chronic obstructive pulmonary disease.

    This remodeling affected only the caudodorsal lung fields and the lung apex, they said.

    An increase in airway smooth muscle mass was also present in severely asthmatic horses, they said.

    Short-term antigen avoidance significantly improved lung function and airway inflammation in asthmatic horses, while smooth muscle mass was not reduced in muscular pulmonary arteries in the present study, nor in small peripheral airways in a previous work.

    While pulmonary artery wall thickening was reversed by long-term antigen avoidance (12 months), this was not the case for horses treated that inhaled corticosteroids for the same period, despite six months of associated antigen avoidance.

    While inhaled corticosteroids were mainly effective on airway obstruction, long-term antigen avoidance better controlled neutrophilic airway inflammation.

    This, they said, supports a possible role of inflammation in the development of pulmonary artery remodeling, facilitated by the strict anatomic relationship between pulmonary circulation and the airways, as already investigated in acute allergic human asthma.

    The researchers say further studies should focus on the role of hypoxemia and inflammation in inducing remodeling of pulmonary arteries smooth muscle, as well as its impact on pulmonary artery pressure and cardiovascular complications in severe equine asthma.

    The full study team comprised Ceriotti, who is Auburn University in Alabama; Michela Bullone, Mathilde Leclere and Jean-Pierre Lavoie, who are with the University of Montreal in Quebec; and Francesco Ferrucci, who is with the University of Milan in Italy.

    Dear Ed: We live in an older home with original kitchen plumbing. The sink is wall-hung with a custom wall-mounted faucet that has failed. New faucet/parts no longer available. How can I solve this issue and get our kitchen sink working?

    Dear Brian: I get many questions with this type of issue when dealing with old kitchen sinks. In my experience, if faucet or repair parts are not available for older sinks, chances are replacing the sink may be the next option to consider. However, keep in mind that now this may become a larger remodeling job to update and install a new kitchen sink and faucet.

    Note that they still make new wall-hung kitchen sinks with new faucets. If you're lucky, a new wall-hung sink may fit the existing sink area to help cut down on remodeling costs.

    Bottom line: With old kitchen sinks, you've got to know when to hold them and know when to fold them so you don't gamble on repairs, only to end up replacing the sink anyway.

    Gregg Bich, president and founder of Quality PM in Delmar, has built a strong business since he started the company in 2003. But 2020 has been the year of extremes for the contractor. Bichwas forced to shut down for 10 weeks because of the pandemic, but once his crew went back to work, business has been busier than ever before.

    "It was very tough when (the pandemic) first hit. During the shutdown we were only allowed one worker on a job site. It was too dangerous, so we didnt get a lot done for eight to 10 weeks," Bich said. "But once that ended, the phone started ringing to a point it has been record calls. Families started noticing things about their homes they didn't like.

    Bichdoes property management, remodeling and new construction. Last year, he was named best builder at the Best in Building Awards, hosted by the Capital Region Builders & Remodelers Association. The company was also honored for best overall remodel and best bathroom in the over $40,000 category.

    When Bich's team of six went back to work this summer, he realized a long-standing practice - sealing the work zone with plastic, setting up air purifiers and sealing air vents so dust doesn't travel to other parts of the house - had added value during the pandemic. A protocol Biche says he always used for the comfort of his clients now adds a layer of protection to prevent the spread of illness.

    Bich says Quality PM does a lot of kitchens, bathrooms and expansion projects. Since the pandemic started, customers have been looking work to their basements and additions for a home office because parents are working from home and kids are doing school work at home.

    Work has also picked up in second homes, Bichsaid.

    "There are new clients coming into the market," he said. "And people who want to winterize camps they only used in the summer before, and now want to be there year-round."

    The demand is coming from the Lake George area, Bich said. He also owns rental properties in the area, all of which were booked by the end of March.

    Despite the welcome uptick in work, Bich said it hasn't all been easy because of supply chain issues.

    "During the shutdown, we made lists for all the jobs we had going, and the materials we knew we were going to need, we bought and stored. It didn't get as bad as I thought it would, but we were prepared," he said.

    Now, months later, lumber is much more expensive and anything that needs to be fabricated - siding, windows, doors, counters - in many cases is going to take longer. Biche advises "meticulous planning before the work begins. If a project involves installing a window or door, his carpenters don't cut the hole until the new piece is in hand.

    Bichis optimistic about the future because people are placing more value in their homes.

    "Our homes are our comfort zones, why not make it a place you want to be? Do the kitchen remodel, put a deck in, put a pool in - make those yearly vacations less of a priority."

    Hermosa Beach readies for major renovations to its Art Deco Clark Building – Beach Reporter

    The Clark Building, a popular Art Deco building used for community and private events in Hermosa Beach for decades, is due for a major makeover as the city plans to upgrade everything from its kitchen to adding ADA access to the building.

    The renovations, discussed during a virtual forum on Oct. 19, include restroom remodeling; installation of new heating, air conditioning and ventilation; and ballroom improvements with new acoustic panels and lighting.

    Clark's kitchen needs major work, according to Kelly Orta, the citys community resource manager.

    It's been closed for quite some time now because of COVID-19, but even before then we did have very limited usage of it unfortunately, the kitchen has been fully gutted. So it really is just a shell, Orta said.

    Orta said how the new kitchen takes shape depends on how the building's main hall will be used in the future.

    If the desire is that we expand to allow large scale weddings or that type of event, then we would need to determine what type of equipment in the kitchen would be needed, Orta said.

    The building opened officially on May 8, 1937, nearly five years after Mayor Logan Cotton and Councilmember John M. Clark, a former mayor, helped break ground on June 21, 1932.

    Orta said the facility has not been formally designated a historical location or site, but whether its ADA or other upgrades, it is the city and architects intention to modernize the facility but with an eye on history.

    There are certain elements and things in the facility that we just really want to preserve as much as possible, said Orta, of its Art Deco design elements. So not necessarily that we're required to per se, but the things that are beloved, even so much as the fireplace, some people would say has a historical significance to the facility.

    Residents and users of the facility said at Mondays meeting there were various issues with the Clark Building, including noise, trash, and difficulty in finding parking, that should be addressed.

    Usually it's noise when there are loud parties, or trash we find in front of the Clark Building on both sides, said a neighbor about the building. That has always been a problem especially when there are private events. Sometimes they will clean up to a great degree and sometimes they won't.

    Orta said input will be used to create a final design, which will eventually be presented to the Hermosa Beach City Council. Residents will be able to weigh in on the project at future meetings.

    Orta said the tentative start for the project is summer or early fall 2021 with a goal of completion by the end of the year.

    Our desire is to get it up and running as soon as possible, Orta said.

Shelter from the Storm is a London based homeless shelter that provides 42 beds, freshly cooked food and holistic support to its guests to help them reintegrate back into society. Shelter From The Storm (SFTS) approached us with a challenging site, a disused supermarket to be transformed into a permanent home for the charity. The brief was to re-provide the shelters current facilities that would open during the daytime as a new community caf to serve local residents. At the heart of this project are the people; in order to develop the design, it was fundamental to understand the mindset of a guest entering the shelter for the very first time.

    Sensitivity, domesticity and warmth became driving principles. Whilst the caf has a large and open frontage, the shelter entrance is intended to be private and familiar, identifiable by a homely red front door. Upon arrival, guests are greeted with an entrance space that is domestic in scale with a smaller private room directly adjacent if needing to compose themselves before entering the shelter. As you move through the shelter, the scale of each space slowly increases, aiding a smooth transition to the open kitchen and dining area. Throughout the project, each detail was carefully considered ensuring robustness as well as dignity and a sense of ownership for the guests. Bedrooms and bathrooms are based upon typical domestic typologies. For example, sinks and mirrors are separate providing guests with something of their own within a communal space.

    An essential part of our undertaking was to understand and respond to preconceived ideas around homelessness and the homeless. Our approach to this was to embed the idea of transparency into the scheme. This was achieved through the insertion of new windows and internal openings that allow views in, out and through the space. Similarly, the dual use of the shelter as a community caf aims to open up the shelter to the wider community. By inviting the general public into the shelter, they are simultaneously invited into the debate about how to demystify homelessness.

    The National Mall Tidal Basin Is Sinking; Experts Unveil Solutions – NPR

    Five landscape architects unveiled proposals Wednesday to save the sinking Tidal Basin on the National Mall in Washington, D.C. The plans run the gamut from a conservative approach to radical reimaginings.

    The Tidal Basin connects centuries of American history and includes memorials to Thomas Jefferson, Franklin Delano Roosevelt and Martin Luther King Jr. Some 1.5 million people walk along the basin's rim during the annual Cherry Blossom Festival each spring. But with increased car and foot traffic, the ground underneath is dipping. As sea levels rise, the walkways flood daily.

    "After 130-some years, we've got pathways that are too narrow," says Teresa Durkin, executive vice president at the Trust for the National Mall. As a result, visitors are forced onto the grassy areas. "The trees get trampled," says Durkin. "The trees get flooded with the brackish water from the flooding. So there's a myriad of issues and problems here."

    Sensing the urgency, the National Trust for Historic Preservation, Trust for The National Mall and National Park Service joined forces last year to create the Tidal Basin Ideas Lab.

    Five leading landscape architects DLANDstudio, GGN, Hood Design Studio, James Corner Field Operations and Reed Hilderbrand agreed to come up with proposals that would rescue the vast land and waterscape. The firms were paid modest fees through a $750,000 grant from American Express. American Express is also an NPR sponsor.

    While their aesthetic philosophies differ, each proposal addresses the very real ecological challenges.

    "Let the waters be free," writes Walter Hood in his proposal. "It could start with living in a wetland rather than draining it." Hood, whose Hood Design Studio is based in Oakland, Calif., also calls for "a prophetic aesthetic ... that is really telling the truth about a place." He envisions, for example, "replacing the classical design of the romantic and baroque with other stories embedded in the American landscape and integrates storytelling around Hush Harbors, antebellum places where African American slaves went to practice their religion at Potomac Plantations."

    Kathryn Gustafson of the Seattle-based firm GGN takes a measured approach. "Making small changes now will buy us time for the long process of getting projects built in D.C.," Gustafson says in her video presentation. "Then our design can adapt and evolve over time as we gain new knowledge." She also points out that the Tidal Basin hasn't "ever been looked at as an ecological whole." The GGN plan introduces new "flood plain forests" that would "slow flood waters while fitting into the national capital aesthetic." She continues, "We want the environment of the Potomac River to be part of this, allow a certain amount of flooding to come in to introduce the new ecology, but still preserving major cultural institutions."

    In a proposal that might make historic preservationists tremble, James Corner introduces a scenario he calls "create entropy or create the inevitability of flooding, decline and decay." In other words, let nature take its course. Corner's New York-based Field Operations envisions an "elevated circular walk" where visitors can view monuments that would inevitably become ruins. "The monuments in this scenario will gracefully age and decay, melancholia prevails, sitting as entropic ruins, a natural time where daily flooding is absorbed as part of nature's cycle," Corner says in his presentation.

    The Tidal Basin was built in the 1880s to solve flooding (ironically). According to the National Park Service, the reservoir was built "to harness the power of the tides in the Potomac River to flush silt and sediment from the Washington Channel."

    Looking out over the Tidal Basin from the steps of the Jefferson Memorial, Durkin explains that to create the land on which we're standing, "Everything west of the Washington Monument was filled in. The Potomac River was actually filled in." If the Tidal Basin hadn't been built, "we would be standing in the Potomac River right now," Durkin says with a laugh.

    It does make you wonder what early Washington architects were thinking. James Corner says that looking at historic maps of the capital, you can see that "the National Mall is actually on the old mouth of what was the Tiber Creek as it met the Potomac. And most of that land was marshland and mud. Very, very low lying land and, of course, subject to flooding."

    The Tidal Basin Ideas Lab is not a design competition but rather, says Durkin, "a creative collaboration of the best minds that we could bring to the table." The goal is to foster conversation with architects, designers, urban planners, environmentalists and the general public.

    There isn't much time to waste. According to the Tidal Basin Ideas Lab, "the cherry trees in the grove gifted to the U.S. by Japan stand daily in 3 feet of water at high tide. By 2040, the Jefferson Memorial is projected to be submerged daily in 4 feet of water; by 2070, the MLK Jr. Memorial in 6 feet of water at high tide; and by 2100, they will likely stand in 9 feet of water under the same conditions."

    "This isn't something that we're looking out for in 10 or 50 years' time," says Corner. "It's already with us. And so how we address it now is critical ... not simply as a Band-Aid but as something that can be truly transformative and become a legacy for future generations."
