    Faced with the daunting unknowns and potential complications of large-scale renovations, many people immediately turn away from buying a fixer-upper. In fact, a recent study by Frontdoor reports that offers for fixer-uppers halved from 2022 to 2023. But the high risk can come with a high reward. Frontdoor found that on average, those who take the leap of renovating a fixer-upper earn a 27.5% return on their investment. And thats on top of the personal benefits gained from designing a home to your taste.

    Of course, without the appropriate planning and strategy, budgets tend to spiral out of control and many find out the hard way that some renovations don't pay off. To find out which home improvements are really worth your time and money, Frontdoors data team used information from Zillow, such as square footage and price (in conjunction with Kukuns home remodeling cost estimator) to determine the most profitable home renovations. The vast majority of these turned out to be in the kitchen and in the bathroomtwo rooms that can be key to increasing the value of your home. Keep reading to find out which renovations came out on top.

    The kitchen is the heart of any home, so its no surprise that kitchen cabinets make a big impression on a prospective buyer. Whether you reface existing cabinets or install new semi-custom ones, the average increase in property value from this renovation alone is 3.63%, which comes out to around $7,510. This is by far the most profitable home renovation for fixer uppers, according to Frontdoor's findings.

    Replacing mid-market branded appliances with higher-end alternatives creates a more luxurious and efficient kitchen with little effort. Buying new appliances for your fixer upper is set to increase your market value by 2.35%, or $4,922.

    Counters serve an important functional purpose, and they're also often a focal point of a kitchen. According to Frontdoor, switching your counters to granite, quartz, marble, or porcelain materials can increase the price of your home by 1.81%.

    Again, switching out mid-market sinks with higher end options can have a significant impact on the appearance and, therefore, the price of your home. This type of renovation on average increases the home's value by 1.12%.

    After making a bunch of renovations, why not give them a spotlight with installing new ceiling lights over the counters or sink? Adding these types of lighting could give you a 1% boost on selling price.

    Similar to your counters, the backsplash of your kitchen is an eye-catching detail that needs some attention. Adding a granite, quartz, marble, or porcelain backsplash can add .42% value onto your property.

    Though bathroom renovations typically add less value than those in the kitchen, they can still add a four figure sum. Shower and tub surround panels will contribute the most to bathroom renovations, with an increase of .92% or $2,300.

    Replacing an average faucet, sink, and toilet with a higher end option transforms the appeal and comfort of your bathroom, adding .61% value and potentially saving you from an old-pipe-induced plumbing disaster.

    Whether you're redoing your original cabinets with higher end materials or installing completely new ones, upgrading your bathroom cabinets can add .45% to its value. New cabinets are also an easy way to change up the aesthetic of your bathroom by introducing wood or color.

    Snapchat Plus subscribers are getting a new feature that allows you to design your own virtual house to show off on the Snap Map. You can view your house at any time by visiting the map, as can anyone you share your location with.

    Your customization options range from drabby shacks to extravagant multistory abodes and castles. It essentially lets you show off your location with a more inviting curb appeal than the lifeless gray cuboid structures that typically populate the map. Theres not much other utility there right now except to give Snapchat Plus members a little something extra to justify yet another social media subscription in their monthly budget.

    But maybe its a segue to something more? Im imagining an AR experience a la Pokmon Go, except its more Animal Crossing and you can play interior decorator and invite your friends in for a quick furniture flex or a Snap viewing party. (Perhaps its best Im not in charge of these decisions.) At the very least, its a more fun tell of your social opulence than a blue checkmark.

    He sees overwatered lawns particularly on properties with in-ground sprinkler systems. Most times, homeowners who have them love to use them, he says. A longer watering once or twice a week promotes deeper root growth as they grow deeper looking for water.

    Also, adjust your watering to the conditions. Different areas of your lawn will have different watering requirements. The key is to make note of this as you water, so you can tailor your watering. For example, south-facing hills may require more water; areas under trees, less.

    Finnish office Sigge Architects has been announced as the winner of the international competition for the design of the Museum of History and the Future in Finland's oldest city, Turku. The proposal, selected out of over 400 entries, creates a permeable structure along the waterfront, acting as a catalyst for the regeneration of the area. The museum aims to showcase the most innovative scientific research through a wide variety of exhibitions, audio-visual installations, and educational spaces. Construction is expected to start in 2027 and be completed by 2029, with a public opening scheduled for 2030.

    The initial idea for a new museum in Turku began in 2011 when the city was the European Capital of Culture. The museum initiative is also part of the citys plans to celebrate its 800th anniversary in 2029. The chosen location is a 150,000-square-foot site on the banks of river Aura, near the Turku Castle. As part of the citys redevelopment plans, this light-industrial area is planned to become Turkus first arts quarter.

    Sigge Architects proposes a flexible structure that can accommodate experimentation while being aligned with sustainability principles. The design also pays homage to the history of the city and its location, offering a subtle intervention that does not diminish the image and presence of the nearby Turku Castle. According to the organizers, the museum expects 200,000 visitors a year.

    Across the world, museums are launching international competition for the design of new structures and expansions of the existing ones. Among them, the United States Navy Museum has selected five internationally recognized offices as the finalists for the design of a new National Museum of the U.S. Navy. Similarly, in Finland, the Science Museum in Oulu has selected Opus Architecture & Simon Mahringer as the winners of the competition for the design of its new venue. In Italy, OMA / David Gianotten and Andreas Karavanas have won the competition to renovate the worlds oldest museum for Ancient Egyptian culture, Museo Egizio.

The project celebrates local and regional artists, facilitates cultural enrichment in the area, and adds a new point of interest for visitors, entrepreneurs, and the local community. Adjacent to historic downtown Port Angeles, the building supports numerous arts organizations while enriching the lives of the broader community.

    Steve Raider-Ginsburg, Executive & Artistic Director at Field Arts & Events Hall, comments: I have never been in a building in Port Angeles that offers so much flexibility and accessibility. Visitors to the area now can attend a business luncheon on Monday in the conference center, a performance during the week in the auditorium, and then a jazz brunch in the lobby on the weekends. Since we celebrated the opening of the building, we have been busy almost every day and I have heard people say, This is my fourth time at the Field Arts & Events Hall this week. As we embark on this new chapter, we are excited to welcome everyone to experience the building and to contribute to the Renaissance of the city post-covid. A curtain wall constructed of regionally sourced timber mullions offers a 270-degree wrap-around view in the multi-level lobby and conference spaces. The wood lobby ceiling provides a sense of warmth in the public spaces in combination with integrated lighting that mimics the sunlight reflecting off the water adjacent to the site.

    Cameron Irwin, Principal at LMN Architects, comments: Field Arts & Events Hall is situated at the base of the Olympic Mountain Range along the shoreline of the Strait of Juan de Fuca. The arts center is the first component of a planned arts, culture, and science campus. Situated at the western end of the historic downtown Port Angeles, the facility represents the communal investment in the renewal of the downtown waterfront and a commitment to the artists and patrons in Port Angeles. The building offers pedestrian connections to Front Street and the waterfront. The lobby draws visitors up to the second level, above the street and the surrounding buildings, offering panoramic views from the large ships in the working waterfront to the Olympic Mountain Range. The timber curtain wall brings the warmth and richness of the surrounding landscape into the interior of the building with a contemporary expression that recalls the regions timber industry. With Field Arts & Events Hall completed, we are beginning to see how its becoming a vital component of the social infrastructure of the city, the region, and the state of Washington.
