What if you could choose to live everywhere and nowhere? I found myself asking that question, and eventually, Kibbo became my answer, says founder Colin ODonnell of his company, an alternative living environment that invites its customers to live out of camper vans from a network of designated Kibbo campgrounds.
His business is a new outpost within the vibrant scene of American van travel thats providing an innovative way for subscribers to live and work from the road, all without losing a sense of community or the true comforts of home. His home-on-the-move membership service offers structured outposts where members can camp, enjoy the provided amenities, engage with like-minded travelersas well as the option for its members to rent a van if they dont already own one.
For less than the cost of a studio apartment in most major cities, a Kibbo subscriber can rent a fully loaded Mercedes sprinter van with a network of home bases across the West stocked with essential groceries, provisions, and WiFi access. These overnight destinations serve as central hubs designed to feel like co-living spaces where van travelers can live, work, and play.
Kibbo campsites opened just two months ago with its first stopovers in Ojai and Big Sur, California; the Black Rock Desert in Nevada; and Zion in Utah both opening early 2021, along with five other urban locations currently being built.
Before taking the big leap to found Kibbo, ODonnell first started LinkNYCa company that grew from New York City government officials need to convert payphones to WiFi hotspots all across New York. During his time with LinkNYC, ODonnell dreamed of branching out from digital and physical technology into real, actualized cities.
I always found myself wondering if we could shape this into something more. We worked with what we called a responsive citya city that could morph and respond to the needs and wants of people in real-time. With sensors and data, we began to understand the city of NYC more and started to change digital screens in real-time all across town in order to test out the first version of our responsive city.
The idea stemmed from that notionwhat if we could change more than just pixels? What if we put the control into peoples hands but while supporting them with data? What would this digitally-enabled city look like?
After Sidewalk Labs bought ODonnells company, he knew it was time to go experience another part of the world. I wanted to start a new company where I could use my previous tech experiences and continue along this evolutionary trajectory we were on.
While looking for his next spot, ODonnell realized he had the freedom to travel and make his home anywhere. He considered the idea of van living, but felt that hed miss relationships and human connections. He also questioned the mobile lifestyles accessibility to find new work collaborators and connections.
I drooled at the idea of van life, but I ultimately questioned how I would actually find new friends, people to work with, and on the basic level, a reliable WiFi connection out in the wild, he explains. LA felt creative, with sunny beaches and deserts and mountains close-by. San Francisco felt walkable, like a bougie chunk of Brooklyn dropped on the west coast, and of course, Silicon Valley as the epicenter of American startup culture.
ODonnell yearned for the outdoors. The freedom to be in the mountains, the proximity to explore the deserts and travel along the coast, all while having the amenitiesand career opportunitiesof the city. And then he had an idea what if he could have the best of both worlds?
The idea of group living intrigued ODonnell, so he became a part of a co-living community in San Francisco called Agape, where he still resides when not on the road. There, ODonnell moved in with 10 roommates in a converted Victorian home, where they still have Monday night group meals, book club meetings, long conversations, and even some semi-public events such as political chats and open-mic nights.
The relationships I made at Agape led to the root idea of the mobile city that I had always hoped to design. Theres no better, faster way to become integrated into a new environment than to live with other people who really hangout, collaborate on art work, play music, cook meals, and treat each other like chosen family.
For ODonnell, this was the moment it all clicked. He knew it was possible to take the freedom of van life and combine it with the community feeling that hed found in group housing. I decided that if I could combine these two thingscommunity and freedomI could not only have the best of both worlds, but I would also be continuing down that early pathway of building a truly responsive city. Camper vans are essentially movable buildings, so I thought if we could first get dozens of people to live together productively and happily at our hub locations, why couldnt we eventually scale it up to fully reconfigure hundreds or thousands of mobile cities?
With the pressures of quarantine and months of social distancing, isolation gave people the desire to get out and explore closer to home, foster human connections, and be surrounded by nature. This feeling of escape, along with so many new work-from-home opportunities (more than half of the American workforce is currently remote), has supported an exceptionally high demand for Kibbo subscriptions.
When we launched, we hoped to find 100 people to go on this adventure with us. When 500 people immediately signed up, we knew we were on to something and had to pause the application process. Then another 2,000 people signed up to be notified when more spots opened up. The demandblew away our expectationsand confirmed that people are looking for new ways to connect and to explore a different way of living, ODonnell says.
An unassuming company with big ambitions, Kibbo aims to bring together van travel, beautiful natural sites, shared spaces, and many opportunities for creating an authentic sense of community. Were going to build a collection of unique locations all across Americacities, forests, deserts and coastal regionswhere your van acts as your mobile space on wheels and the clubhouses provide everything else you need, he says.
This mobile lifestyle has become ODonnells solution to the extravagant costs of living in a city. Kibbo, as he describes it, is not only an adventure but its also a more affordable alternative to paying monthly rent in a larger US urban environment. Unlike, traditional top-down designed and built real estate developments, Kibbo is setting out to build the first of the next generation of cities: flexible, reconfigurable, designed, and defined by the people that live in it, off-the-grid and sustainable, he explains.
ODonnell, along with his investors, believe Kibbo offers the opportunity to rethink how we live, work, have fun, and find meaning. Anand Babu is the leader of Google Researchs Kernel team and is one of Kibbos investors. Previously, he served as an executive at Opower, led Microsofts Azure strategy, and cofounded Alphabets urban innovation arm called Sidewalk Labs, where he and ODonnell first crossed paths.
ODonnell told me about Kibbo years ago, before the idea was fully fleshed out, Babu says. I was eager to get involved, and its more important now than ever with todays concurrent crises of climate, social justice, and public health. Its forcing many to re-evaluate whats important, and if how they live aligns with their values.
Its true that wanderlust is part of the American DNA and our country offers extraordinary diversity in terms of nature and culture thats waiting to be discovered. Prior to COVID, we were getting increasingly entrenched and siloed geographically, Babu says. Kibbo connects with people that imagine a different world, one where mobility serves to bring us together. One way to think about this is as a study abroad for everyone. Those fortunate enough to have that experience (less than five percent of Americans) realize theres no substitute for understanding a new place or culture. In the process, you begin to understand yourself.
The monthly rate for a Kibbo membership is around $1,500. While this seems expensive for living in a van, its less than the price of rent in most major US citiesand the company already cannot keep up with demand. What youre getting in return for the price is something not found elsewhere, Baby says. Kibbo is the first to offer an economic proposition where anyone can have an experience like this, and just for the price of rent.
In terms of financial viability, Babu believes strongly in Kibbos business model. For a long time, the wealthy have been fortunate to own second homes or time-shares. But for regular people, economics and corporate demands have forced them into five-day-per-week, rat-race commutes. Thus, taking time away from family and community, leaving only short-term travel opportunities, and often expensive, carbon-intensive holidays at peak times. But we think that world is finished. Kibbo is about giving people experiences that are fundamentally more flexible and aligned with their purpose. Its not a cost-play; its a value and experience play.
Kibbos mission is centered around counteracting rising real estate prices and instead creating a work-from-the-road model where abundant amenities and comforts of home are not lost. And right now happens to be a time when people are starting to move away from more traditional lifestyles and hit the road. In the medium-term, we see a tremendous opportunity to reshape the van ecosystem, Babu says. Today, relatively few owners are okay dealing with high-friction and risk of short-term rentals. In contrast, Kibbos long-term trusted use model enables owners to rent out vans for several months, creating income during their off-season with minimal depreciation.
Additionally, whereas camper vans today are an expensive cottage industry, Kibbo hopes to shape a more accessible van ecosystem where multiple OEMs (Mercedes, Tesla, Rivian, Ford, etc.) can produce EV-based platforms at large-scale that can be easily customized with plug and play parts, analogous to how the PC or smartphone industry works.
Colin thinks and lives in the future. For up-starting a new business, he understands that large-scale shifts in how people form communities take years or decades to reach fruition. He has a mental map of how these shifts will play out, and hes able to patiently focus on serving those who are ready to make the leap today, Babu explains. In contrast, existing businesses in hospitality, real estate, or the sharing economy see the world as it exists, often ignoring the tectonic plates moving underneath. By the time they notice, Kibbo will be far ahead in uniquely shaping customer behavior and in building a company culture thats passionate about serving its community.
All in all, this new venture isnt about just whats on the surface: Were rethinking the urban experience to define what we want cities of the future to look like and how we want to live, Babu says. Feeling connection and belonging is a basic human necessity. But the need for freedom is also so important, especially right now. The good news is that you can have both.

COVID-19 brought unprecedented challenges to the lives of Utahns. With more children staying at home and countless adults out of work, many faced the pangs of hunger for the first time.
To meet the increased demand, the Utah Food Bank expanded its Mobile Pantry program, which also increased transportation costs. With the added financial strain, they estimate that it will take 1218 months for operations to return to pre-pandemic levels.
Thankfully, the food bank received some much-needed help in the form of a generous donation from a local homebuilder.
EDGEhomes reached out to the food bank, hoping to give back to the community and help those facing difficulties due to the pandemic. With more Utahns facing hunger than in recent years, they saw a need and wanted to do what they could to meet it.
Despite the difficulties of an unprecedented year, EDGEhomes rallied together with trade partners, vendors, and associates to raise $200,000 for the food bank.
After making the donation, they invited others in the community to participate in the fight against hunger and donate funds to the food bank's virtual food drive. All donations would be matched up to $200,000.
Recently, the food bank announced that the donation had been matched -- and then some. The grand total of the matched amount came to $200,700.
According to the food bank, the funds from the EDGEhomes donation will provide 778,987 meals. However, with the match to their donation, that comes out to over 1.5 million meals. As 511,000 Utahns face hunger, this will help feed 378 families of four for a full year.
The food bank notes that none of this would have been possible without the community coming together to help others.
EDGEhomes continues to seek out organizations every year to give back to the communities that have given so much to them. The Utah Food Bank serves families in the community and family is a core emphasis of EDGEhomes.
While EDGEhomes may have hit their donation goal, the work of feeding the hungry goes on. The Utah Food Bank reports that one in six Utahns are at risk of missing a meal each day. What's more, one in five children don't know where their next meal will come from.
Now more than ever, it's important for Utahns to step up and help those in need -- in any way they can. With 48% of funds coming from generous individuals in the community, every donation makes a difference.

Getting a spot in line for a coveted coronavirus vaccine has been a frustrating, chaotic process for countless New Jerseyans. It often entails navigating confusing websites, figuring out eligibility and scrambling to compete for an elusive slot.
The process is even more impossible if there is a language barrier or if you dont have access to a computer. Or the internet. Or a drivers license so you can drive to a vaccination site.
As the vaccination roll out continues, advocates say they are concerned that members of New Jerseys immigrant and undocumented communities may have difficulty getting vaccinated and that it may even be hard for them just to get much-needed information about available doses.
Immigrant workers and workers of color are highly represented in the essential workforce, said Sara Cullinane, the director of the advocacy group Make the Road New Jersey. They are doing the backbreaking, often risky work, so that other people can stay home and shelter in place. And so they must have access to vaccine. Our state wont be able to recover if they dont.
According to an NJ Advance Media analysis of town-by-town mortality data, municipalities with the greatest increase of deaths in 2020 often included those with the highest Hispanic populations, which all experienced disproportionate impacts from coronavirus.
In addition, Hispanic people account for 26% of New Jerseys coronavirus cases, despite making up 18% of the states total population, according to the states COVID-19 dashboard. And of the roughly 475,000 vaccination doses administered in the state as of Friday, only 5% were to Hispanic or Latinx people.
New Jersey health officials have acknowledged that communities of color and poverty experienced the worst of coronavirus as the disease further exposed longtime social disparities. And advocacy groups are sounding alarm bells about the need to get immigrant, undocumented and disenfranchised communities more direct access to the coronavirus vaccines.
Were never going to get to a place of equity and true healing without acknowledging the depth of pain that has happened in these communities precisely because they were ignored, said Amy Torres, Executive Director of the New Jersey Alliance for Immigrant Justice. Working with community partners to identify those gaps and being able to be stewards of the message into communities that dont have that access is important.
New Jersey has 23 federally qualified health centers and 136 licensed sites that provide primary care services to people who are uninsured, underinsured or undocumented, according to Donna Leusner, a spokeswoman at the Department of Health. Many of these sites are scheduling vaccinations, and that theyre accessible by public transportation, Leusner said.
The Department has consistently said we will provide equitable access to all who live, work and are being educated in New Jersey, she said previously.
Additionally, the Department of Health is formulating plans to send mobile vans staffed with trained community health workers travel to community centers, churches and other sites to provide education and access to vaccination, Leusner said.
The community health workers will be able to discuss key issues about the vaccines without sharing names or addresses with immigration officials, she added.
The state is also planning on doing outreach, she said.
Once vaccine supply increases, the state will implement a public awareness campaign to work with community, faith and other local leaders to assist them in engaging with their communities to address concerns and provide fact-based information about the vaccine in multiple languages, as necessary, Leusner said.
Despite efforts by the state, Torres said, shes concerned about digital equity regarding the undocumented and immigrant communities, creating hurdles to sign up online. She said many dont have access to computers or internet, and even some that do have experienced problems with Google Translate plug-ins on state government vaccine websites.
The state started distributing the vaccine in December and, until now, has primarily relied on an online registration system. At a briefing earlier this week, state Health Commissioner Judy Persichilli said the state was in the final stages of setting up a call center that is expected to go live on Monday.
It will have an interactive voice response platform in both English ad Spanish that provides key information to New Jersey residents on how to register (for a vaccine) as well as how to schedule vaccination appointments as people become eligible, she said.

It is of utmost importance that the state makes a concerted effort to get information and vaccinations into undocumented and underserved communities, said Renee Wolf Koubiadis, director of the Anti-Poverty Network of New Jersey. She pointed to the devastation the virus wrought on many in these communities in 2020 as a crucial reason why they should be among the early groups to get vaccinated.
These people, people of color in general, are more vulnerable to the effects of the virus, and there just needs to be an intentional plan to make sure that theyre getting the access to the vaccine, Koubiadis said. Its not unanticipated that there would be problems with this population accessing the vaccine because we certainly saw last year that people were unable to access the appropriate medical care.
One other hurdle, Torres and Cullinane said, is potential distrust of local officials within the undocumented and immigrant communities. Many are hesitant to communicate with local officials, making it more difficult to get vaccines into their arms, they noted.
That distrust makes it even more important that state officials work with local community and advocacy groups to get information into the hands of immigrant and undocumented populations, Torres said.
The state has partners in community-based organizations and faith-based institutions, Torres said. The solutions are there in the community.

Sally Kiko was knee-high to a cotton ball when her family arrived in Goodyear in 1945. On Friday, Jan. 22, the historian and author helped the city kick off its nearly year-long 75th anniversary celebration during a small, socially distanced event at Loma Linda Park.
Sheltered from the rain by tents set up at the park, Mayor Georgia Lord, City Council members, city staff and commissioners, and several members of the public listened intently as Ms. Kiko talked about what it was like to grow up in the community.
Others watched the event, led by Arts & Culture Administrator Guylene Ozlanski, as it streamed live at goodyear.azgov/75 and the citys Facebook page, @goodyearazgov. It opened with the Pledge of Allegiance, and an invocation by Jeremiah Smith, leader of the Goodyear Faith and Community Roundtable, and carried the theme, Its a good time to be in Goodyear, throughout.

Rather than recite facts and figures, I thought it might be more entertaining to tell you the history of Goodyear through my arrival here in 1945 at the old Litchfield Depot. I came by train, Ms. Kiko said after she was introduced by City Manager Julie Arendall, who noted the kick-off and other events over the next 11 months will culminate in a celebration on Nov. 19, the day the city incorporated in 1946.
That day, the city will open a time capsule sealed 25 years ago on its 50th anniversary, and will seal another to be opened on its 100th anniversary in 2046.
Our first home, with my parents, was at 124 Buena Vista, Ms. Kiko said. That house is still there.
Just a year after Ms. Kikos family arrived, the August 1946 end of World War II marked the closure of Goodyear Aircraft, the areas major employer.
It was rumored that Goodyear would become a ghost town, she said. Instead, they incorporated. They were pretty nervy, werent they?
While many employees returned to Ohio, where the aircraft company was based, many stayed, occupying Westwood Manor apartments (now Park Shadows), and a mobile home park on Western Avenue, the only housing available in the newly incorporated town.

Ms. Kiko recounted numerous events and milestones that have shaped the city over the years.
A summer flood during a very wet monsoon season in 1951 streamed from washes near the White Tank Mountains into the Beardsley Canal, and flowed south across open desert and farmland into Goodyear.
I was 8 years old. I was excited. I mean, this was an event, Ms. Kiko recalled of the weather event known as "the great flood."
I was old enough to understand the damage that was occurring to the neighbors homes, but on a hot August day, I was enjoying the water quite a bit, too, she said.
In 1956, she was in the first freshman class at the new Agua Fria High School. The next year, grocer A.J. Bayless opened the first air-conditioned mall in Arizona at the corner of Litchfield Road and Western Avenue.
Growing up in Goodyear was much like Mayberry she recalled. There was one police officer, very littled crime and everyone knew everyone else.
As time moved on, so did Goodyear and Ms. Kiko.
She graduated high school, and got married, living in Westwood Manor before the couple bought their first home on Santa Cruz Drive. Her husbands work took the Kikos out of state, but they returned in 1988.
Two years earlier, a takeover attempt of Goodyear Tire & Rubber Co. by financier Sir James Goldsmith set in motion events that would change the face of the city and the region forever.
To raise the capital to stop the takeover, the company was forced to sell off numerous assets in Ohio and Arizona, including thousands of acres of farmland in the Southwest Valley owned by its subsidiary, Goodyear Farms.
This opened up the land to development. The master-planned communities of PebbleCreek, Palm Valley, and the retail changed Goodyear quite a bit. The completion of Interstate 10 in 1990 opened up the tremendous growth we see today, Ms. Kiko said.
I am so proud to call Goodyear home, she concluded.
After Ms. Kiko spoke, Ms. Ozlanski introduced a video unveiling of the HeARTs of Goodyear, a series of 10 murals painted by artists from around the Valley on 5- by 6-foot fiberglass hearts at parks and other public spaces around the city.
The public arts installation, HeARTs of Goodyear, has quickly grabbed the attention of our community, Ms. Ozlanski said. Each of the hearts represents a decade in the citys history and our bright future.
In the video, Mayor Lord, and council and commission members detail the history each heart represents against a backdrop of colorful images of artists working and the completed murals.

Another video featured developers Bruce Hilby and Richard Wilson, who came to the community in the 1970s, when its population was less than 2,600. Both have been instrumental in developing what Goodyears nearly 90,000 residents see today, as well as growth throughout the West Valley.
When he arrived in fall 1977 from Minnesota, Mr. Wilson was surprised to see farmland in the Valley.
I thought it was all desert, he said.
The area was so rural back then, Mr. Wilson remembered, motorists driving on 99th Avenue in spring and fall would encounter large numbers of sheep being herded to and from their farm in Tolleson to Flagstaff via a pathway next to Interstate 17.
Mr. Hilby addressed what it was like to be an early developer of Goodyear.
When we started, we thought we were land speculators, he said. Then the 1987 downturn came and everything stopped and we discovered we were land investors. When the good times came again and things still didnt develop on our land, we decided we were stewards of the land.
In the last few years, development has come and the transformation has been huge, Mr. Wilson said.
Those who want to learn more from Mr. Hilby and Mr. Wilson are invited to attend an Oct. 26 lecture featuring both men.
Fridays event concluded with a speech by the mayor, who also read a proclamation marking the beginning of the citys 75th anniversary celebration.
What a special time this is. This is a time to celebrate where weve been and all the wonderful stories that people tell. I often say when I come to this lovely park, if those trees could just talk, can you imagine the stories they could tell? she said. Now, we have a city full of people who are creating stories ... and we will repeat this in the future with brand new stories and with the connectivity of history.
Mayor Lord said she and her late husband, Ron, chose to move to area after decades of living all over the world during his career in the U.S. Air Force.
Though they looked at homes in cities throughout the Valley, we kept coming back to Goodyear, drawn by the citys atmosphere and by its residents, she said.

The storm that would devastate Middle Tennessee in the early morning hours of March 3 was first spotted about 10:15 p.m. the night before in rural Missouri, about 80 miles west of the Mississippi River.
A little more than two hours later, the storm had settled over Middle Tennessee and generated an alert at 12:39 a.m.: "TAKE COVER NOW IF YOU ARE IN DAVIDSON, WILSON, OR SUMNER COUNTIES!"
One minute later, a man named Patrick called 911 as he searched for his co-workers among the rubble at Best Brand Liquor Distributors on Cockrill Bend Boulevardin North Nashville.
"We just got hit by a tornado," he said to the operatoras he processed the scene around him.
From there, it wore a familiar path through the area, destroying homes and businesses and taking lives as the powerful EF-4 storm spun through neighborhoods including Germantown and East Nashville.
Tennessean staffers whod been sheltered in their basements some of whom had their homes damaged or destroyed grabbed equipment and got to work within minutes of the storm passing, venturing out into dark streets littered with debris and power lines to document what was unfolding in Middle Tennessee.
The breadth and depth of coverage the Tennessean provided in the coming weeks was unmatched but the tone was set in the chaotic and vital hours after the storm hit.
As the sun started to rise that morning, the full scope of the destruction started to become clear. As the deadly line of storms continued to churn east, seven total tornadoes were spawned, including several in Putnam County where 19 people were killed and another 88 were injured in the storm.
The death toll qualified the storms among the nations deadliest tornadoes this century and economic losses in the area were pegged at nearly $2 billion, staggering numbers that put the scope of the tragedy in some perspective, but in the hours, days and weeksafter the storm struck the Tennesseans team reacted with urgency and heart, telling the stories of the people who acted heroically to save their neighbors and of those whose lives would never be the same.
A storm chaser captured a photo of a tornado 4 miles east-northeast of Malden, Missouri, about 80 miles west of theMississippi River from the northwestern corner of Tennessee.
It lingered for about three minutes.
Less than an hour later, the National Weather Service in Memphis issued atornado warning for Camden, Tennessee, as a result of asupercell, a dangerous type of thunderstorm that can last hours and produce severe twisters.
Five minutes later,a tornadotouched down in Camden in Benton County, about 80 miles west of Nashville.
Starting near Highway 69, it knocked down several trees and caused significant damageto multiple houses as it tore its wayeast.
Carl Frazee, inside his mobile home near Ballard and Flatwoods roads, was thrown out outside. He landed in his yard, littered with broken trees and debris.
Responders navigated through the yard to reach Frazee and another person living at the home,and carried the two to an ambulance to be rushed to the emergency room.
Frazee, 67, died from"many injuries" at the hospital, authorities said.Two otherresidents sustained injuries.
Along with Frazees demolished home, several others residences within a couple of miles suffered severe damage while many others throughout the area had missing shingles and downed tree limbs.
The storm then moved across the Tennessee River. Golf ball-sized hail began to fall as the storm increasedin strength and volatility.
It barreled toward Nashville at a particular dangerous time as many people slept. Nighttime tornadoes pose a greater danger to the public, likely resulting in more than twice as many fatalities as tornadoes that occur during the day,according toa study by University of Tennessee.
Funnel clouds quickly formed.
This is how tornadoes happen, said Brendan Schaper, a meteorologist with the National Weather Service. A lot of time in Middle Tennessee we see lines of strong to severe storms.
"Within those lines we can get quick little spin-ups. Those little quick spin-ups usually dont offer us as much lead time because the tornadoes happen quickly and then they are gone.
The National Weather Service issued a tornado warning for Davidson, Sumner and Wilson counties.

Three minutes later, a twister touched down directly over the John C. Tune Airport, with radar picking up on debris from extensive damage at the airport, including the terminal, hangar and airfield.
More than 90 aircraft are destroyed. Later, debris from the airport would be foundmiles away.
Three minutes after that,the NWS warned of a "large and extremely dangerous" tornado near Nashville.
A EF-2 tornado with winds of 125 mph passed north of the Tennessee State Capitol at 12:41 a.m.It blew out windows, overturned cars, broke gas lines and tangled power lines into a twisted mess.
In its wake,a path of destruction stretched through North Nashville and Germantown.
Rubble from collapsed homes stretched from Clay Street at Dr. D.B. Todd Jr. Boulevard past Buchanan Street and Robert Churchwell Museum Magnet Elementary School almost down to Jefferson Street.
Sixteenth Avenue North just offCockrill Street appeared to be where thetwister left some of theworst havoc.

The nearby Kroger gas station on Monroe Streetsustained significant damage. Flipped shopping carts lined the parking lot.

An EF-3 tornado hit East Nashville with winds of 136-140 mph down a familiar path tornadoes had followed in 1933 and 1998.
Neighboring boutique store Molly Green was completely wiped out, its once colorful bricks becoming a pile ofrubble on the corner of McFerrin Avenue and Main Street.
Patrons at bars at Five Points came out to walkthe streets to see the path of destruction the tornado had left. A defunct Family Dollar, set to be renovated for a new bar, had been destroyed, along with Burger Up, where water spoutedhigh in the sky.
Siding, slabs of concrete and other building materials ripped from structures were scattered up and down Main Street. Victims of the storm included businesses old and new, run-down and upscale, name brands and mom-and-pop all part of the growing East Nashville enclave.
With wind speedsup to 165 mphthe storm continued into Donelson and Hermitage at 12:53, where it nearly leveled an entire subdivision before reaching Mt. Juliet.
The Donelson Christian Academy was torn apart, metal trailers moved hundreds of feet, trees uprooted and many lives shattered in an otherwise quiet community near Nashvilles airport.

In Mt. Juliet, roofs were torn off homes, schools nearly leveled and electric poles and trees downed. People were rescued from homes that had collapsed, just like others across Davidson and Wilson counties.

Lebanon resident Jeremy Reeves tweeted a photo of a fax cover sheet he found cleaning up storm debris in his yard. It was from John C. Tune Airport in Nashville, 40 miles away.
The storm caused extensive damage to West Wilson Middle and Stoner Creek Elementary schools.
A severe thunderstorm capable of producing a tornado is located near Cookeville in Putnam County, about 80 miles east of Nashville.
The tornado struck highly populated subdivisions.
Thetornado ravaged neighborhoodsoff Highway 70 between Baxter and Cookeville. Itwiped out homes, reducing them to rubble, tossing around cars and renderingneighborhoods unrecognizable.
First indication that the storm had been deadly, as Nashville police announcetwo fatalities in East Nashville.
Michael Dolfini, 36, andAlbree Sexton, 33, were killed as they ran to their car from Attaboy Lounge, where Dolfini worked.
As the sun rose, the extent of the damageleft behind began to become clearer.
The lucky ones,who slept through the storm, woke up to the news of death and destruction.
Residents acrossimpacted areas are asked to stay off the streets that are flooded, blocked with downed power lines and the rubble of destroyed buildings.
Emergency personnel have already responded to specific neighborhoods, going door-to-door checking on residents. Neighbors look for missing friends and family.
Thousands are left without power.
And the death toll rises.
James Eaton, 84, and Donna Eaton, 81, died at their home on Catalpa Drive in Mt. Juliet andBrandy Barker, 38, of Lebanon, was killed at a CEVA Logistics warehouse on Athletes Way Northwhile working security.
In Putnam County,at least 18people died, several among them children,and 88were injured in a 2 mile stretch west of town the highest death toll in the state from the storm.
Over the coming weeks and months, Tennessean reporters worked tirelessly to chronicle the storms deadly impact and recovery efforts even as the pandemic took root in the state.
Coverage in the immediate aftermath focused on where people could go for help,scammers who were preying on victimsand apresidential visit to tour the stricken area.

Accusations of swampy politics that pit a red state against a blue state. Calls for an investigation. The U.S. Air Forces involvement. Thousands of jobs on the line, and decades economic development that can transform a city and state.
For Huntsville and Mobile, the two Alabama cities share in a similar experience about a decade apart when it comes to high-profile military decisions.
Huntsville currently stands out as the winner in a high-stakes, multi-state competition for landing U.S. Space Command and its 1,400-person headquarters responsible for the nations military operations in outer space. The January 13 decision by the outgoing Trump administration places the coveted military base at Redstone Arsenal. It has also left Colorado politicians crying foul, prompting calls of the new Biden administration to consider a do-over.
Jet tanker
A decade ago Mobile was engulfed in its own high stakes battle - for the then-coveted Air Force jet tanker contract. At the time, it was viewed as the most lucrative contract in Air Force history, and it pitted aerospace giants Boeing and Airbus against each other. Mobile and its partners -- Northrop Grumman Corp. and the European Aeronautic Defense and Space Co., the parent company of Airbus at the time -- were initially viewed as the winner of a $40 billion contract to build the sleek fighter jets in 2008. Two years later, the criteria from the Air Force changed, Northrop dropped out and Boeing was awarded the contract. The state of Washington, home to the Boeings manufacturing operations, celebrated while Mobile grumbled.
In Huntsvilles case, the Air Force claims Redstone is a superior site to that of its competitors based on key criteria analyzed by the military. In Mobile, back in 2011, the Air Force decided that Boeings criteria to build the KC-30 to replace its aging fleet, better suited their needs.
Alabama blamed the Obama administration for losing out on the tanker contract. Ten years later, Colorado public officials and Democrats elsewhere are calling on an investigation of the Trump administrations involvement in Alabamas victory in securing Space Command.
Politics is a funny business, said George Talbot, who was the political editor at the Mobile Press-Register during the tanker contract discussions and debates that began in the mid-2000s and ended in 2011. Sometimes the answer is just what it is (Boeing) was the best proposal with the tanker. They still dont have an airplane. Thats a consequence, so there are real consequences all around for the communities.
He added, It says the important thing for the people who are charged with the decisions, they make the best decisions they can and not because who is in office or who isnt. Thats played into Space Command.

With the Space Command decision, Colorado politicians have been left incensed, and Democratic lawmakers calling for investigations on Capitol Hill. A pair of House Democrats U.S. Rep. John Garamendi of California and Jim Cooper of Tennessee want Defense Department Inspector General Sean ODonnell to investigate how Trump might have influenced the Space Command decision.
In Colorado, its both Republican and Democratic lawmakers who are blasting the decision to relocate Space Command to Alabama. Though other states were bidding on the Space Command base, the stakes were especially high in Colorado. Space Command was reestablished in 2019 in Colorado Springs, which currently houses the 1,400-troop unit at Peterson Air Force Base. The base was effectively renamed Peterson Space Force last year.
Republican Colorado U.S. Rep. Doug Lamborn called the decision horrendous and one that will materially damage our national security. Democratic Colorado Gov. Jared Polis called the decision misguided and one that could cost taxpayers billions of dollars.
Colorado, once firmly a red state, flipped to blue during the 2008 presidential election. It backed Biden over Trump by 13.5 points during the November 3 election.
Alabama, by contrast, is among the reddest states in the country. Voters backed Trump by 25.4 points.
The criticism about the Space Command decision isnt just in Colorado, where Peterson was viewed as the early favorite in the selection process. In New Mexico, which backed Biden by 10.8 points and has an Air Force base that was also a finalist for the headquarters, officials are decrying presidential politics and questioning the integrity of the process.
In Republican states, the criticism directed at the former administration is somewhat muted. Republican leaders in Florida and Nebraska two states with military bases that were also in the hunt for the Space Command headquarters are not calling out the Trump administration. In Nebraska, which backed Trump by 19 points, Gov. Pete Ricketts said in a statement that the state will simply make its case to the Biden administration and did not blame the former president for engaging in political mischief.
Florida, home to Space Coast the nations busiest space operations that includes Cape Canaverals iconic Space Force Station was also in the running. Republican Gov. Ron DeSantis, a Trump ally, did not release a public statement regarding the decision.
Trump, himself, did not visit Huntsville on January 13, and has not publicly touted the Air Forces decision to bring a coveted initiative of his administration to Alabama. Trump revived Space Command from its 17-year hiatus tasked with administering national security operations in space. Its not to be confused with Space Force, which was the sixth military branch that Trump created in late 2019. But Space Force, and even Space Commands future, remains murky in a Biden administration.
For now, Alabama officials are touting Redstone Arsenals appeal for the future of Space Command.
Huntsville Mayor Tommy Battle said hes falling back on the Air Forces announcement earlier this month, which claims that Redstone Arsenal has a ready-made location for Space Command and highly qualified workforce. The low costs of living and housing availability off-base were also pointed out as advantages for the Huntsville site, according to published reports.
They said they did it on merit and after a two-year study of the areas that were the finalists, I think they dotted their Is and crossed their ts very well, said Battle. We hope that politics do not enter into this. This is about Americas defense.
Battle said hes not seen the Air Forces official reports that analyzed the criteria of each finalist, and there is clamoring for the military to disclose how they came to determine Redstone Arsenal as the preferred choice.

Incoming Defense Secretary Lloyd Austin, a Mobile native who was confirmed as the nations first black defense secretary, told Congress that he will examine how the Space Command decision was made.
An Air Force spokesperson, in an email to AL.com, said the agency is working on requests to gather the information that will disclose the details over its selection criteria. Redstone was chosen, according to the Air Force, based on factors related to its mission, infrastructure capacity, community support and the costs to the Department of Defense.
Its our understanding that Huntsville was, in fact, the recommendation of the Air Force and for good reason, said Blair Taylor, spokeswoman for Republican Senator Richard Shelby of Alabama. Huntsville also known as Rocket City provides the Air Force a long list of advantages: a qualified workforce, installation capacity, significant costs savings, close proximity to supporting space assets and a vast industrial expertise.
She added, We feel confident this decision was merit-based and in the interest of national security.
Always politics involved

Battle calls the comparisons between the Air Forces Space Command decision in Huntsville and the 2011 tanker contract decision as apples and oranges.
Indeed, there are significant differences between the two: Space Command is a military basing decision, while the tanker contract includes requests for proposals in which those requests can be challenged after they are submitted.
In Mobile, the situation in Huntsville is bringing back memories of the setbacks in 2010 and 2011 that unknown at that time -- would lead to a major economic development victory in 2012, when Airbus announced it was building its North American manufacturing hub in Mobile.
But from 2009-2011, the battle with Boeing and its Buy American pitch was fierce and proved too much for Mobile and its European partner to overcome.
Presidential politics, like Huntsville today, served as a backdrop. Then-Arizona Senator John McCain, the 2008 GOP presidential nominee and ranking member of the Senate Armed Services Committee, was a vocal Boeing critic in Congress. Boeing, which won the $40 million contract in February 2011, has its headquarters based in Chicago, which is also the hometown of President Barack Obama.
There was a belief that because Obama is from Chicago and Boeings headquarters are in Chicago, that Obama would put it there, said Talbot, who now works as director of governmental relations with Volkert, Inc. It was interesting during the McCain-Obama race, there were perceptions that one would align with Boeing and another would align with Airbus. But there was never evidence to suggest that either got involved (in the Air Forces decision).
State Rep. Sam Jones, D-Mobile, who was Mobiles mayor from 2005-2013, said there is no knowledge of politics influencing the switched-up criteria for the tanker contract between 2008 and 2010.
EADS and Northrop Grumman beat Boeing in 2008, to seemingly win the contract to build the KC-30 tankers inside a $600 million plant in Mobile. The decision was challenged, and the Air Force revised its selection criteria that seemingly favored Boeings planes. Northrop Grumman did not submit an altered bid in 2010, decrying the changes in the selection criteria and questioning the Pentagons fairness of the competition. One year later, the Air Force selected Boeing over EADS.
We dont know the politics of it, said Jones. It happened within the Air Force. They changed the specs and made it a lot more favorable to Boeing. That is why Northrop Grumman dropped out as a partner with EADS. And because of the way it was favored toward Boeing, they go the contract.
He added, I dont think it was politics between one (presidential) administration to the next. It was within the Defense Department. The Air Force changed the specs.

Former Alabama Gov. Robert Bentley, who first took office around the time the tanker contract was awarded to Boeing, said he believes politics did play a role in the decision.
Anything that has to do with the federal government, there is always politics involved, said Bentley, a Republican. Im sure there are politics involved (with the Space Command decision). That was true with the tanker project.
Despite the tanker contract loss, Mobile wound up a winner: Airbus built a $600 million plant to build the A320-series of commercial jets, opening in 2015. The company, with over 1,000 employees in Mobile, is currently producing 40 of the single-aisle A320-series of aircraft per month. The company also produces the A220-series in Mobile.
That absolutely worked out better for Mobile, said Talbot, who served on current Mobile Mayor Sandy Stimpsons administration as executive director of communications and external affairs from 2013-2020. One door closes, and another opens. Youre now in the commercial market and youre not dependent on a defense budget and the political process. Youre just trying to build the best airplanes you can. Its a much better outcome for Mobile and we really had to earn our way to do it.
Said Jones, We maintained a relationship with EADS and we maintained a relationship with (former Airbus CEO) Tom Enders. He always like Mobile. (Airbus) liked Mobile. Thats how we wound up with the project.
Boeing and Airbus remain in a fierce competition for worldwide market dominance in the aerospace industry, though Bentley rightly notes that Boeing has a large presence in Alabama: The firm has approximately 3,000 employees in Huntsville.
Everything has worked out well with both companies here, said Bentley. (Boeing) has always been a good partner.
Meanwhile, the tanker contract that slipped through Mobiles hands remains in a state of disarray for Boeing, dogged by productions delays and design problems. Boeing delivered its first KC-46 Pegasus tanker to the Air Force in 2019 and intends to produce 179 by 2027.
The contract has become an albatross to Boeing because of the production delays and the ongoing problems in delivering those planes, said Talbot. Some say there is a chance Mobile could still build tankers. You know never know where Mobile can go. Who knows? Maybe one day.

Just like the city it calls home, the new studio of NBC News Meet the Press explores the dichotomy of modern versus classical in a town that still leans heavily on storied traditions while coexisting in a world thats constantly hitting refresh on the flow of information and conservation.

After over 60 years broadcasting from the studios of WRC, the networks owned station in Washington, D.C., NBC execs made the pivotal decision to move Meet the Press and the networks bureau closer to the heart of the city paying credence to the mantra of location, location, location.
In the district, location is important but so is access, access, access so the network opted to start exploring ways to expand its downtown presence even before a January 2019 fire that heavily damaged its ancillary studios on the upper floors of an office building.
The debut of Meet the Press from the space culminates a months long process of moving both on camera and behind the scenes areas across town.
Once the decision was made to create a new hub in the heart of the district and NBC secured the additional space, the network turned to the design team at HD Studio to fill the newly acquired real estate with multiple broadcast and work environments including this ground-level studio for Meet the Press.

While Studio N5 on the eighth floor and the bureau newsroom on seven embrace clean lines and LED video walls, so popular in broadcast studios today, the first floor is decidedly different.
We wanted to create a space that speaks to NBCU News Groups commitment to Washington-based coverage. It was important to us to balance the federal-style architecture with the unique modern finishes and latest technologies to break from the generic feel of many modern workspaces. Plus, creating expansive windows across the first floor studios and newsroom also reflects the importance of journalistic transparency, said Marc Greenstein, SVP of design and production at NBC News and MSNBC.
To facilitate that concept, HD Studios team created a bit of a backstory about the new home for Meet the Press it was a found space that had been expanded and modernized over time, noted Bryan Higgason.
We always looked for ways to pit something very modern against something very classical, he noted in an interview with NewscastStudio.

The main roundtable area for Meet the Press was enclosed with paneled walls and archways painted in a colonial blue discovered through research into historic architecture dating back to the founding of the country.
This gives it the basic structure of a traditional colonial room complete with framed pictures and faux marble and wood floors.
In many ways, its sort of opposite the open concept thats become all the rage in both home and office designs of today but also a reflection of the design sensibilities of another era.
Not only does this go a long way in creating a perfect area for pointed questioning and interviews, but its a recognizable, consistent space viewers can expect to see each week.
These chats take place around a simple circular table with flared based sits on a circular custom carpet with the Meet the Press logo ringing it somewhat reminiscent of another famous (albeit oval-shaped) area rug found elsewhere in the city namely at the White House.
Though the pandemic will likely mean MTP has to rely on social distancing and remote interviews for the time being, the table is designed to sit up to four guests in addition to Chuck Todd and can be shot in the round.
HD Studio nixed the idea of using traditional hidden camera ports (disguised through open-backed bookshelves or dark corners of the studio) that are often mainstays of roundtable setups and instead paid close attention to blocking the camera positions as well as the evolving nature of the shows format.
Cameras will still show up on air from time to time, but thats also a nod to the connection to be old and new and the flow of conversation from around that table out into the world, noted Higgason.
Meanwhile, the gently curving archways that box in this area are decidedly traditional but have the very modern option to be filled with seamless 1.56mm UHD LED panels from Neoti that can be used to showcase stylized imagery of D.C. landmarks or be used for remote interviews.
Whats not immediately visible, according to Higgason, is that all of these panels can be moved around behind the blue walls to reveal the real glass windows beyond as well as combined with an oversized, gold web-like sculptural gold map of Washingtons highly recognizable spoke street layout.
This configuration was inspired by Studio 1A in Rockefeller Center, which has its home base between two perpendicular walls of glass, giving the network a high profile billboard of its presence while also giving passersby a peek into the process of newsgathering.
Just off this area is a more open, modern feeling glass box space with two perpendicular walls of glass overlooking the 45-workstation newsroom beyond, perhaps another nod to 1A.
The main desk in this space is another blend of old and new its basic shape is that of a colonial or federalist style desk with its gracefully bowed legs and other carved details.
However, its been finished in a bold bright red thats found throughout the new D.C. facility as well as the networks New York headquarters (and decidedly not very traditional).
It also includes integrated glass panels with color-changing LED edge lighting effects and frosted bars another motif common found, for example, in the header element in the seventh-floor newsroom and throughout Studio N5 on eight.
While a truly antique piece could be emblazoned with a gold seal and leafing, this desk has custom, internal lit reveal lines and an NBC peacock in the center.
Shooting the red desk through one wall of windows gives viewers a dramatic view of an intricate barrel-vaulted ceiling with dark coffers that runs down the center of the newsroom, also inspired by neoclassical and federal architecture a shot that started to show up during NBC and MSNBC coverage of the inauguration.
The rear wall of the newsroom is finished in the same bright red as the desk and equipped, directly behind the studio window, a 22 video panel array that providesa prominent digital canvas for branded or topical graphics on both one and multi-shot setups from the desk.
Interestingly, the designers didnt set out with a red, white and blue color palette in mind for the space, said Higgason.
The team initially was more focused on integrating visual continuity to other NBC studios, but quickly discovered red went a long way in warming up the look and it ended up being a great way to blend in a bit of that modern take on design with otherwise traditional looks.

Meanwhile, on either side of the central barrel vault is a more modern interpretation of that architectural element suspended, internally lit rectangular frames arranged in grids, another example Higgason points out as a bridge between old and new.
The team also tucked thousands of LEDs in the coffers, cornices of columns and in other architectural details throughout the space, giving NBC the ability to create a multitude of moods and looks that spreads beyond just studio lighting cues.
Getting these ceiling elements installed involved detailed work with HVAC and electrical contractors to get all of these systems as close to the structural ceiling as possible giving the space the most possible using ceiling height (about 14 feet), said Higgason.
HD Studio also had to work around numerous structural columns that hold the building up spaced about every 20 feet or so in a grid pattern throughout the space. One also, located in the studio area, also had to be relocated to create a larger footprint.
Of course, columns are no stranger to neoclassical, federal-style architecture, so they were ultimately worked into the design.
To refine the look, however, the columns were clad with a stone-like finish and etched with symbolic words such as Honesty, Truth, Wisdom and Tenacity all meant to stand for, both literally and figuratively, the foundations on which journalism is based on.
It felt important to provide reminders for what the people in that room do and speak to the qualities of the people delivering the news, explained Higgason.
Staffers will also be able to look down for other reminders of their mission to facilitate conversation between the public and elected officials numerous quotes about the free press and its relationship with the government are adhered to the floor.
One of the most obvious things about this text, however, is that it doesnt line up with the rather grid-like layout of the rest of the space instead, theyve been aligned to roughly form spokes reaching out from the Capitol grounds.
The idea is that the people in that are listening to what is emanating from that buildings, said Higgason.
Also outside the studio is an open space that includes a combination of green room and gathering spaces for guests and workers alike.

Rather than just rely on traditional seating, HD Studio came up with the idea to use a top-down view of the NBC peacock logo as a multifaceted seating area complete with faux marble bases.
Each feather is a separate segment of the installation and topped with one of the corresponding six colors found in the iconic logo.
Although COVID-19 likely means gathering in the area (as well as the other planned communal meeting areas throughout the newsroom) might not be leveraged right away, Higgason says it will be interesting to see how staffers and guests end up gravitating to it and sparking additional conversations.

The bishop of a Chattanooga church has died one day apart from his wife and longtime fellow church worker, and they will be remembered in a joint funeral service on Monday at 11 a.m.
Prior to that, Bishop James M. Scott, Sr., 87, and Mother Virginia Scott, 83, both will lie in state on Sunday from 1-5 p.m. at the church where they long labored together - Holy Temple Church of God in Christ on Bliss Avenue.
Mother Scott died Sunday and Bishop Scott passed away the next day.
He was born in Pickens County, Mississippi on November 29, 1933 to the union of the Elder Matthew and Melissa Reed Scott. The sixth of 10 children, he was saved at a very young age. At the age of 14, he lost his father and pastor, but shortly after, he was called into the ministry. A born leader, his life was exemplary for others even in his youth, it was stated.
As a young adult, he remained at home with his mother and younger siblings in an effort to assist her with the family farm. This decision did not allow him to go to college, but he was able to train the younger siblings to safely operate the necessary farm equipment. He would work his mothers land and then work his land.
In 1954, he married his beautiful bride, Virginia Washington.They met when she was 15 and were married two years later.
Shortly after marrying, "God led the young couple to Chattanooga in 1956 where they joined Holy Temple Church of God in Christ. This move was clearly ordained by God, and in 1957, he was appointed pastor of the Holy Temple Church by Bishop Audley King. He worked 10 years for Preserving Wood for $40 a week, but was able to take care of his family, the church and even build his first home. He told his children, 'Your money will do whatever you tell it to do.' Eventually he was able to get his GED and become a contractor. Meanwhile, God also blessed this union, and added four childrenthe late Elder James, Jr., Zenobia Norman, Elder Mark Scott and Lotneice Hinton, along with seven grandchildren and four great- grandchildren.
"Bishop Scott has remained committed to God, and served his family, his church and his leaders faithfully. He has held various positions in the jurisdiction including President of the State Sunday School Department, Chairman of the Ordination Board, Member of the Finance Committee and District Superintendent. And in 1996, God elevated him to Bishop of the Tennessee Eastern Second Jurisdiction.
"As a gifted leader, Bishop Scott knows how to reach and serve the youth, the elderly and all of those in between. He was a great teacher for young men, often telling them how to be effective husbands and fathers. He used his gifts to shepherd Gods people and his talent and vision to edify the church. He has been credited with the construction and renovation of countless churches throughout the eastern part of Tennessee where he has left his footprints. He was also responsible for the former and most recent construction of The New Holy Temple Cathedral COGIC at 2311 Bliss Ave. It is a beautiful edifice that also functions as the State Temple.
"A kind-hearted and generous person, his leadership style allowed all people an opportunity to blossom. His commitment to Christ and deep love for Gods people has thus sustained him as pastor of The New Holy Temple Cathedral Church of God in Christ for nearly 64 years. And it is there where he leaves his legacy through the many lives he touched, leaders he groomed and the family he enriched."
Mother Virginia Scott, was born Virginia Washington to the union of Elder Frank and Zenobia Washington in Teoc, Mississippi.She was the second oldest of 10 children. "She was saved at an early and filled with the Holy Spirit at the tender age of 10.Even from her youth, she was a witness for her family, friends and classmates.She often told of being teased for being saved, but later those that teased her would watch her and later accept Christ. Being the eldest daughter, she was often needed to help take care of her younger siblings.She often talked about helping her mom and the nurse midwife with the delivery of her younger siblings."
A short time after she was married, "the Lord led this young couple to Chattanooga, Tennessee.She and Bishop joined Holy Temple Church of God in Christ in 1956 under the leadership of Elder Pinkard. The following year in June of 1957 and at the young age of 19, she became a First Lady after God elevated her husband to the position of Pastor.
"Mother Scott began working in the church in her youth, where she could often be found singing, working with the youth, teaching Sunday School, selling dinners and even playing her drum for the outreach street ministry.She has worn many hats in the local church, district and even state where she held several positions over the years.When her husband was away, she picked up many of the saints for church and carried them home as well, sometimes not getting home until after midnight with four children in tow! A great example in the home, she taught her children the scriptures and often made them sing gospel songs while she hit a tune on the piano.She served her husband with joy, raised her children with purpose and loved on all of Gods children.When asked for advice on how to be an effective Pastors Wife, she would always say, 'Just love all of the people the same.'
"Outside of the home, she worked and took care of Carl and Nancy Fischer.Since the couple had no children, they were very dependent on her and she was the trustworthy and gentle spirit they needed.She remained with them for nearly 19 years until both passed away.
"Over the years, Mother Scott was the sweet and steady fragrance at Holy Temple. She remained faithful to God, her family and the church.She always had a kind word and often reached out to the saints via phone when they needed encouraging.Her signature song was and remains 'Will You Reach Me A Hand of Kindness!' "
The funeral service will be at the church with Elder Mark Scott as the eulogist.Burial will be in Hamilton Memorial Gardens.Arrangements are by Taylor Funeral Home of Chattanooga, Inc.

The Arlington County Board is slated to review plans for two residential towers at 1820 N. Fort Myer Drive that include substantial affordable housing contributions.
The proposal from Arlington-based Snell Properties would replace the Ames Center office building across from the Rosslyn Metro station. A south tower will abut the Hyatt Centric hotel and a north tower will surround the existing Arlington Temple United Methodist Church and Sunoco gas station, dubbed Our Lady of Exxon.
Although the church and gas station will be redeveloped in place, the skywalks which provide an elevated pedestrian connection to the Metro station will be demolished, according to the County.
Along with plans for the Holiday Inn and the RCA building, the proposal from Snell will further change Rosslyns skyline, demolishing the existing building, formerly occupied by the Art Institute of Washington.
The proposed towers, 30 and 31 stories tall, include 740 multifamily units and about 10,146 square feet of retail space. Up to 225 of the residential units may devoted to an interim hotel use, while the apartments are leased.
In a report, staff highlighted the affordable housing units in the building, committed as such for the next 30 years.
The Rosslyn Coordinated Redevelopment District area, where this project is located, is one of the most expensive rental markets in the County, staff said. There are currently no [committed affordable units] within the RCRD.
Twenty-four one- and two-bedroom units will be reserved for households making up to 80% of the Area Median Income.
Typically, such units are reserved for those who make up to 60% AMI, but staff said Rosslyn is so expensive that reserving units for up to 80% AMI will better leverage the community benefits value while providing much-needed affordability directly in this area.
Snell Properties is also committing nearly $2.5 million in cash toward affordable housing. The County said this sum could create about 29 units in future developments that are affordable for households earning up to 60% of the Area Median Income.
The project additionally includes a $5 million cash contribution for the Fort Myer Drive tunnel project, which includes plans to convert the road into a two-way street, remove the tunnel, widen sidewalks and add protected bike lanes.
A cement plaza will separate the two towers and form one segment of a planned pedestrian pathway that County planners call the 18th Street Corridor. This street-level walkway will replace the existing, elevated passages. Mid-block crosswalks will join the plaza to 18th Street N.
Those who participated in community engagement from July and September were universally in support of [the] removal of both skywalks, staff said.
The towers will share four levels of below-grade parking and the south tower will have four levels of above-grade parking 574 parking spaces in total.
The County said there are no outstanding community issues but the mechanical penthouse roof and elevators may block or hurt the view of D.C. from the Central Place Observation Deck.
The south building will be built in phase one, along with an interim open space and other streetscape improvements. The second phase will see more activity: construction of the north tower, the plaza and remaining streetscape improvements, as well as the removal of the skywalks.
The County Board is expected to review the project at its Saturday meeting.

As one who frequents the Hixson and Red Bank areas more than other parts of town, I have followed the new construction and new businesses just by being in my car.
And because of an inner pull to document places for historical purposes, I decided amid Saturdays sunny blue skies to take pictures of some of the completed sites. I did that, even though under-construction photos are the more interesting to look at as time goes by!
I did not take pictures of every new business or development, as I think some residential developments are underway off the side roads near South Dayton Boulevard.
The ones I went by were mainly places seen from Hixson Pike and Dayton Boulevard.
I started Saturday morning by going past the Webb Family Orthodontics building at Hixson Pike by Williams Road. It was probably completed about a year ago, and I had been meaning to get a picture of it. It is nice and stands out among some older and lower-quality, metal-siding buildings on that stretch of the street, although there are other good-looking buildings, including even some fast-food structures.
Speaking of fast food, I then went by the Jacks in Red Bank by Ashland Terrace and Dayton Boulevard, which has been open only a few weeks.
It seems to be well received in its few weeks of operating.
I then stopped again at the large lawn/meadow amid suburbia that is uniquely the old Red Bank Middle/High School site a little farther south on Dayton Boulevard. Proposals are being sought for mixed-use development there including park space. Red Bank and other entities will likely get going on some kind of plans soon, even though some people have hoped it would all become park space.
It still has the old New Deal-era constructed wall and steps along Dayton Boulevard.
I next took a picture of the old Shoneys a little farther south and across the street, which is slowly being remodeled into a future Mojo Burrito. Pre-pandemic plans called for opening this restaurant and using the current one near the intersection with Signal Mountain Road as a catering kitchen.
For the record, I love their ground beef burritos!
While I was there, I also took a picture of the convenience store across Dayton Boulevard that has been selling Union 76 or 76 gas for several months. Since I had not seen an orange 76 ball for a number of years, the view of the business has been a nostalgic trip down memory lane.
What next, the old Red Bank Lion and Texaco stations will reappear farther north on Dayton Boulevard, and the convenience store on Ashland Terrace across from the Coulter Chapel of Lane Funeral Home will start selling DX gasoline as an ode to the late John Browns station?
Keeping in mind when the sun was illuminating the front of many of these new places, I then drove over to Northpoint Boulevard and Executive Drive to see the outside of the new Everlan by Dominion independent living community for those 55 and older.
Although it sits at an unspectacular location near Northgate Mall, the numerous medically focused office buildings and some railroad tracks, hats off to the architect and builder. It looks a little like a Western lodge or vintage Wyoming hotel or at least a classic Eastern golf and country club clubhouse. Views of pretty Signal Mountain in the distance can be seen from the slightly elevated location as well.
I then took a picture of the nicely constructed building on the outside of Northgate Mall that now houses Buddys BBQ and Buff City Soap.
After a nice lunch and, yes, a brief nap, I broke away from the seemingly dozens of college basketball games on TV at mid-afternoon to finish my tour. I first went to see the Chicken Salad Chick restaurant that has opened in recent weeks in the old Karls Family Restaurant building.
In my opinion, they did a great job of reusing an old building and giving it an eye-catching, modern and refurbished look. Hopefully business will continue to be good for them.
I then stopped in the Publix shopping center parking lot farther out Hixson Pike and took a picture of Jacks across Hixson Pike in between countless cars zooming by. Both Jacks have a nice architectural look for a fast-food restaurant.
I also realized that you will probably not hear anytime soon many residents of Hixson or Red Bank say that they wish they had a Jacks closer to them.
I concluded my tour by stopping at the Valleybrook Presbyterian Church parking lot and taking pictures again across Hixson Pike at the new Lullwater at Big Ridge apartment complex. And yes, I once again tried to click my shutter in between passing automobiles.
More of a typically modern Chattanooga suburban apartment complex, it is not quite as eye catching as the Everlan complex to me. But it still had an appealing look, with balconies, a good-sized clubhouse and a runoff retention pond that should add a nice aesthetic for residents.
After I headed south on Hixson Pike and back home, I started thinking that it would sure be nice for the old Earth Fare store north of Northgate Mall and the railroad tracks to be converted into a Fresh Market or Trader Joes grocery. After all, does every really popular chain business have to be built only on Gunbarrel Road?
And while you are at it, could we have a Krispy-Kreme doughnut shop a little closer than Brainerd Road?
If that occurred, it would certainly be sweet music to my ears and taste buds!
