COUNTRY CLUB HILLS, Ill. (CBS) Its a moldy mess infesting a vacant south suburban condo, wreaking havoc on the neighbor upstairs.
CBS2 Investigator Megan Hickey got a look at the rotting residence and a neighbor claimed the whole problem could have been avoided.
Vivian Sanders pipes burst over the weekend. Plumbers told her its because of the vacant condo below. She said shes been making calls about the filthy conditions for years, but nothing was ever done.
Four days with no water. Vivian Sanders has had it.
No water. Thats it. I have no water in the sink, Sanders said.
Shes lived in this Country Club Hills condo for 27 years. And it wasnt until her downstairs neighbor up and left a few years ago that she started having problems.
I started smelling something that didnt smell quite right, Sanders said.
Tonia Pace lives next to moldy unit.
This is unbelievable to me, the amount of mold that I am seeing, Pace said. That back wall right there, thats my unit on the other side of that wall.
Sanders lives above moldy unit. The carpet used to beige. Now its covered with what looks like green moss. Cobwebs are frozen to the door. And dark mold coats the walls.
Im always telling them the source of the problem is on the first floor, please go in there, Sanders said. And they could not go in there, would not go in there.
A spokesperson for city of Country Clubs Hills said the building department deemed it unfit for occupancy. But the person added theyre waiting on Sanders homeowners association to begin repairs. A spokesperson for the association said theyve been trying unsuccessfully to contact the owner of the moldy unit, HHS Marketing, LLC.
The association said it is taking every possible step, saying it couldnt get involved until it impacted one of their condos.
All of the places that I go to tell me their hands are tied, Sanders said. Who needs to untie these hands? Someone needs to answer my questions.
Both the city and the association said they had plumbers out to Sanders property and are trying to fix the pipe issue as quickly as possible.

Falmouth Housing Authority was awarded $2.8 million in emergency funding from the federal Department of Housing and Urban Development to replace the leaking pipes throughout the Harborview and Tataket apartment buildings in Falmouth.
The pipes in both buildings have been leaking for years, causing water damage and mold in the common areas and in the tenants apartments.
The housing authoritys capital plan was revised earlier this year to address the emergent nature of the repairs and was approved by Department of Housing and Urban Development. In September, Falmouth Housing Authority Executive Director Bobbi Richards applied for the grant, which saved the organization from having to spend years worth of capital funding.
The federally-subsidized housing complexes hold 163 low-income apartments. The housing authority has been under scrutiny by the Falmouth Board of Health since August when the health department inspected the properties. They found substantial water leaks and mold, and ordered the agency to make repairs. Ms. Richards has been updating the board on ongoing remediation efforts until the major repairs begin. Work on the four-story Harborview building is scheduled to begin this month. The bid process for Tataket will begin in a few months, Ms. Richards said in an e-mail.
Both projects will require the housing authority to relocate tenants to alternative lodging for about 10 days while repairs are made.

PANAMA CITY, Fla. (WMBB) The State of Floridas most recent annual operational audit of Bay District Schools found 10 issues with policies and procedures.
Floridas Auditor General pointed out some issues impacting student safety and others questioning how the District spent millions of dollars on construction projects after Hurricane Michael.
By coincidence, the audit was released just as District leaders are asking voters to approve a tax increase. If approved the money raised through a millage rate increase would go to help to pay for staff salaries increase, school safety costs and other important items, officials said.
One of the discrepancies in the audit involved school safety funding under the Marjorie Stoneman Douglas Act.Under the funding guidelines, school district officials are required to conduct fire and school shooter drills, as well as background screenings of all contractor workers. Bay District School officials did not meet all of the requirements.
The agency also took issue with the districts record-keeping on $5.9 million in sales surtax money, its subcontractor payment process, and, in a separate issue, its records on $54.8 million spent with six contractors for District remediation projects.
The main point of disagreement is not so much how the money was spent as whether or not the district had the proper legal authority to spend it under a Hurricane Michael emergency order issued by Gov. Ron DeSantis. Its an ongoing argument and, so far, neither side is backing down.
Other irregularities involve administrators failing to account for all of the money spent by employees using purchasing cards, failing to post all of the budget data in the District web need as required by law, and insuring ineligible dependents in the Districts self-insurance program for employees, retirees, and dependents.
The district issued a response to auditors on these issues. That written response is signed by Superintendent Bill Husfelt. News 13 also took the audit to the district and asked for more clarification and their responses are included below. Finally, it should be noted that the audit is designed to look at procedures and methods by government agencies. There are no fines or other consequences associated with the results.
SCHOOL SAFETY
The audit found that the district did not hold all of the 14 required active shooter and fire emergency drills from August of 2019 through February of 2020. The district did not verify that school officers were present each day at the districts 10 charter schools.
District officials said they did not believe they were responsible for the charter schools personnel. The District also did not have records of whether or not Bay County Sheriffs deputies who work in the school system have completed their required mental health crisis intervention training.
District officials noted that the school was not even in-session on campuses for three months due to COVID-19 and did not conduct all of the required drills. The district also claims it has now improved its record-keeping and is working with the sheriffs office to ensure the training is completed.
The real question related not to whether or not we actually conducted the drills but whether or not all of the related paperwork could easily be located by the auditor, said Josh Balkom, BDS Executive Director of Operational and Support Services. Our schools were literally closed down and no drills occurred during three months included in this audit.
He added, we understand the auditors notes and have taken steps to ensure the paperwork is more readily accessible and can be checked by third parties.
Another issues highlighted by auditors was required background screenings on contractors and other adults working on campus. The required screenings were not done for at least seven workers over the last five years.
We take this responsibility very seriously and screened more than 220 contracted employees during the audit period of July 2019 through February 2020, Balkom said. This finding actually relates to some of our contracted employees who work for companies like PanCare and ChartwellsK12. In all cases, the employees had been screened but their badges had expired and soon as this was brought to our attention we both adjusted our procedures and rescreened the employees in question all of whom passed the background check successfully.
In response, district officials said they will improve their procedures and consistently check the backgrounds of these employees.
FINANCIAL CONCERNS
Auditors say the district took money from the wrong part of its budget, its discretionary sales surtax, to pay $5.9 million for modular classrooms after Hurricane Michael. In response, the District said it was acting under Gov. Ron DeSantis emergency order which suspended certain requirements. However, auditors said the emergency order did not apply to school districts and that their recommendation stands.
The same disagreement is behind another of the auditors findings. The district does not have certified copies of payment and performance bonds from six contractors who did $54.8 million worth of work following Hurricane Michael. Those contractors are Cotton, Northstar, Servpro, Southern Cat, and GAC, district officials said.
Again, the District argues that it was acting under the Governors Executive Order and also notes that halting all the projects in order to identify all the costs and the scope of the work would have prevented the recovery for an extended period of time.
Bay Districts attorney, Heather Hudson, said the district acted within the law.
The Supreme Court of Floridas opinions, as far back as eight decades, include references to school districts as political subdivisions, she wrote. I feel confident that the School Boards remediation contracts immediately following Hurricane Michael fall squarely within the bounds of actions to ensure the health, safety, and welfare of the community. The only way the District could have possibly addressed its facilities throughout the county before they became public health issues filled with mold and/or attracting all sorts of nuisances, was to immediately remediate the structures to the best of your ability.
Hurricane Michael required the district to move quickly, officials added.
We are very familiar with the bond requirements in place, said BDS Chief Financial Officer Jim Loyed, but after the extreme devastation of Hurricane Michael it was impossible to even put a dollar figure on the amount of bond required normally because the dollar amount of the mitigation needed immediately was not known at the outset. We needed to get the contractors in as soon as possible to begin the clean up so our students could return to school and no one knew on day one what they would find or the true extent of the damage.
Even though there are no real-world consequences to the auditors report District leaders say they are continuing to dispute the findings. Those discussions between the district and the auditors continued on Friday, officials said.
The audit also found that the district was not sufficiently monitoring payments to subcontractors and that they could not confirm that services were obtained at the lowest cost with acceptable quality. Auditors called into question $281,535 in spending on an $8.2 million project.The district said the project in question did not go over budget and that subcontractors were properly paid.
At the time this contract was let, the general conditions of the contract did not require line item invoices for approval, it was a lump sum cost said BDS Director of Facilities Lee Walters. And, on all construction projects, third party inspections by licensed building officials are completed and those inspections must be approved before the certificate of occupancy is issued and the building can be occupied.
Design engineers also complete inspections ensuring that the projects were built as designed, Walters said.
This concern from auditors comes after federal charges were filed in Lynn Haven over fraud with contractors and construction projects following Hurricane Michael. As part of that ongoing investigation, federal prosecutors demanded thousands of documents related to construction projects done by Bay District, Bay County, Panama City Beach, and Panama City. District officials said some of the documents in the audit were also requested in the subpoena. They also noted that those documents have been provided both to the FBI and to the media. And they say, ultimately, the two issues are in no way related.
OTHER CONCERNS
The audit stated that the district must improve how it handles self-insurance healthcare claims, determines dependents eligibility for health insurance, and monitors purchasing cards that are distributed to employees to buy work related items.
We do not disagree that improvements in process can always be made, Loyed said. But the truth is we are always going to err on the side of supporting our employees and giving them as much grace as possible to provide supporting documentation because we know that health insurance is critical to so many.
The districts insurance claims have been audited by two other independent entities and no one has found any evidence that non-covered employees or family members received services to which they were not entitled, he added.
Finally, the audit noted that the district was required under state law to post financial data to the web. The data is meant to enable taxpayers to evaluate the financial efficiency of the District. However, district officials said they could not meet this requirement.
It was impossible to meet the State requirements this year since (The Florida Department of Education) did not provide us with the required information until after the deadline.
The district added that it would meet the requirement when it received the information.

How Jennifer Aniston Has Transcended Tabloid Drama and Become the Fearless Icon We All Love
Jennifer Aniston turns 52 on Thursday, and the years couldn't have been better to the A-list actress.
While Aniston's body of work -- from her Emmy-winning role as Rachel on Friends to her SAG Award-winning role on The Morning Show-- speaks for itself, Aniston is also beloved for her brutally honest and powerful interviews over the years. The subject of endless tabloid fodder thanks to her high-profile romances, Aniston has managed to rise above it all and continuously put out empowering messages for women.
Let's take a look back at how Aniston has proven to be one of Hollywood'smost relatable and strongest role models.
Aniston was thrust into a whole new level of fame when she married Brad Pitt in July 2000, but it's how she handled their breakup that had people talking long after. The actress was remarkably open about how painful the end of her marriage was when they split in 2005 after five years of marriage.
"There are many stages of grief," she told Vanity Fair in a now iconic 2006 interview. "It's sad, something coming to an end. It cracks you open, in a way -- cracks you open to feeling. When you try to avoid the pain, it creates greater pain. I'm a human being, having a human experience in front of the world. I wish it weren't in front of the world. I try really hard to rise above it."
"Am I lonely? Yes. Am I upset? Yes. Am I confused? Yes," she added. "Do I have my days when I've thrown a little pity party for myself? Absolutely. But I'm also doing really well. I've got an unbelievable support team, and I'm a tough cookie. ... I believe in therapy; I think it's an incredible tool in educating the self on the self. I feel very strong. I'm really proud of how I've conducted myself."
Aniston also managed to be honest about the scandal that erupted amid her already difficult split from Pitt -- when he started dating his Mr. & Mrs. Smith co-star, Angelina Jolie -- without disparaging her ex-husband.
"The world was shocked, and I was shocked," she admitted of pictures that came out of Pitt and Jolie on a beach in Africa playing with Jolie's son, Maddox. "I can't say it was one of the highlights of my year. Who would deal with that and say, 'Isn't that sweet! That looks like fun!'? But sh*t happens. You joke and say, 'What doesn't kill you makes you stronger.'"
"I would be a robot if I said I didn't feel moments of anger, of hurt, of embarrassment," she added.
Throughout her career, Aniston has managed to be refreshingly candid on a level not often seen with celebrities. For example, when asked about Pitt and Jolie posing for a W magazine feature called "domestic bliss" that many saw as insensitive to Aniston at the time, she again kept it real.
"Is it odd timing? Yeah. But it's not my life," she noted. "He makes his choices. He can do -- whatever. We're divorced, and you can see why."
"Brad is not mean-spirited; he would never intentionally try to rub something in my face," she added. In hindsight, I can see him going, 'Oh -- I can see that that was inconsiderate.' But I know Brad. Brad would say, 'That's art!' ... There's a sensitivity chip that's missing."
Aniston clearly chose to take the high road throughout the scandal -- and admitted to not always having the right answers -- which has endeared her to plenty of fans to this day.
"I'm not interested in taking public potshots," she noted to Vanity Fair. "It's not my concern anymore. What happened to him after the separation -- it's his life now. I've made a conscious effort not to add to the toxicity of this situation. I haven't retaliated. I don't want to be a part of it. I don't have a halo that I'm polishing here; everyone has their personal thoughts. But I would much rather everyone move on."
"I am not defined by this relationship," she added. "I am not defined by the part they're making me play in the triangle. It's maddening to me. But I had a mom who was very angry about her divorce, and made shots, and I don't want to play that out. If people are frustrated that I don't want to do that, I'm sorry. I'm figuring this out as I go along. This is my first time at this particular picnic."
The actress also continued a narrative that she would later talk about at length during her career -- the importance of her close friendships with her girlfriends, including her BFF, Courteney Cox, and also of taking time to bealone.
"I love being home. I have friends that come over," she shared at the time. "My girlfriends I've had for 20 years. When things happen, the tribe gathers around and lifts you up. I've had lonely moments, sure, but I'm also enjoying being alone. There's no question it takes getting used to ... It's uncharted territory, but I think it's good for me to be a solo person right now. You're forced to re-discover yourself and take it to another level. If you can find a way to see the glass half full, these are the moments when you learn the most. I've had to re-introduce myself to myself in a way that's different."
One persistent rumor Aniston has fought against is the notion that she doesn't want to have children. She addressed this during her interview with Vanity Fair, particularly, pointing out the sexist nature of rumors that Pitt and her split because he wanted children and she didn't.
"A man divorcing would never be accused of choosing career over children," she said at the time. "That really pissed me off. I've never in my life said I didn't want to have children. I did and I do and I will! The women that inspire me are the ones who have careers and children; why would I want to limit myself? I've always wanted to have children, and I would never give up that experience for a career. I want to have it all."
Pregnancy speculation would turn out to be an ever-present rumor Aniston has tirelessly fought back against. In July 2016, she created shockwaves when she penned a widely applauded op-ed for The Huffington Post after her rep debunked rumors she and her now ex-husband, Justin Theroux, were expecting. Aniston explained how hurtful the rumors were to not just her, but to women in general.
"I have grown tired of being part of this narrative, she wrote. "Yes, I may become a mother someday, and since I'm laying it all out there, if I ever do, I will be the first to let you know. But I'm not in pursuit of motherhood because I feel incomplete in some way, as our celebrity news culture would lead us all to believe. I resent being made to feel 'less than' because my body is changing and/or I had a burger for lunch and was photographed from a weird angle and therefore deemed one of two things: 'pregnant' or 'fat.'"
"The sheer amount of resources being spent right now by press trying to simply uncover whether or not I am pregnant (for the bajillionth time... but who's counting) points to the perpetuation of this notion that women are somehow incomplete, unsuccessful, or unhappy if they're not married with children," she added.
Aniston continued to stress the harmful messages being given to young women especially.
"The message that girls are not pretty unless they're incredibly thin, that they're not worthy of our attention unless they look like a supermodel or an actress on the cover of a magazine is something we're all willingly buying into," she wrote. "This conditioning is something girls then carry into womanhood."
"Here's where I come out on this topic: we are complete with or without a mate, with or without a child," she continued. "We get to decide for ourselves what is beautiful when it comes to our bodies. We get to determine our own 'happily ever after' for ourselves."
When Marie Claire later asked Aniston why she wrote the powerful op-ed, her response had women everywhere pumping their fists.
"My marital status has been shamed; my divorce status was shamed; my lack of a mate had been shamed; my nipples have been shamed," she pointed out. "It's like, 'Why are we only looking at women through this particular lens of picking us apart? Why are we listening to it?' I just thought: I have worked too hard in this life and this career to be whittled down to a sad, childless human."
In August 2018, she again fought back against the notion that women are thought of as less when they don't have children.
"There is a pressure on women to be mothers, and if they are not, then they're deemed damaged goods," she told InStyle magazine. "Maybe my purpose on this planet isn't to procreate. Maybe I have other things I'm supposed to do?"
Aniston was still speaking out in 2019 about the timeline women are often times pressured with. In an interview with Elle, she pointed out that she hasn't ruled out being a mother, but no longer needs to be on a strict schedule to do so.
"Who knows what the future holds in terms of a child and a partnership -- how that child comes inor doesn't?" she said. "And now with science and miracles, we can do things at different times than we used to be able to. We live in a society that messages women: By this age, you should be married; by this age, you should have children. That's a fairy tale. That's the mold we're slowly trying to break out of."
"What quantifies happiness in someone's life isn't the ideal that was created in the '50s," she continued. "It's not like you hear that narrative about any men. That's part of sexism -- it's always the woman who's scorned and heartbroken and a spinster. It's never the opposite. The unfortunate thing is, a lot of it comes from women. Maybe those are women who haven't figured out that they have the power, that they have the ability to achieve a sense of inner happiness."
Clearly, Aniston has no issue being on her own. In her first major interview following her split from Theroux in February 2018 after two years of marriage, she told InStyle that she was not pining over their breakup.
"It's pretty crazy. The misconceptions are 'Jen can't keep a man,' ... Or that I'm sad and heartbroken," Aniston said. "First, with all due respect, I'm not heartbroken."
"When a couple breaks up in Hollywood, it's the woman who is scorned," she added. "The woman is left sad and alone. She's the failure. F that. When was the last time you read about a divorced, childless man referred to as a spinster?"
Aniston also candidly brought up tabloid rumors that she refuses to have a baby because of her thriving career and points out how hurtful they are.
"The misconceptions are ... 'Jen refuses to have a baby because she's selfish and committed to her career,'" she noted, calling the assumption "reckless." "No one knows what's going on behind closed doors. No one considers how sensitive that might be for my partner and me. They don't know what I've been through medically or emotionally."
She noted that she was OK with not being a parent.
"There is a pressure on women to be mothers, and if they are not, then theyre deemed damaged goods," she told the magazine. "Maybe my purpose on this planet isn't to procreate. Maybe I have other things Im supposed to do?"
Aside from chatter about Aniston's personal life, plenty of attention has of course been focused on her famously fit body and looks. And while she's clearly aged with plenty of grace through the years and still looks incredible, she's also taken time to point out the importance of inner happiness. Aniston has long been a proponent of therapy and has repeatedly spoken out about mental health. In a Glamour Q&A with her We're the Millers co-star, Jason Sudeikis, in July 2013, she touted the benefits of therapy.
"Go to therapy. Clean up all of the sh*t," she said about what advice she'd give herself in her thirties. "Clean up all of the toxins and the noise. Understand who you are. Educate yourself on the self. ... you can undo a lot of things. If you're not happy, you can become happy. Happiness is a choice. That's the thing I really feel. Like with friends who refuse to get happy, who refuse to rise above the discomfort of where they're at."
In another Q&A with Glamour in August 2017, she talked about how she's been able to become comfortable in her own skin.
"You have to start with being in love with [who] you are, with who you've become," she said about not overly stressing about her looks. "I've been a very fortunate woman in that I have a group of girlfriends that are about as deep and conscious and mindful as they come. That to me is what beauty is. It's being as full and complete of a human being as you possibly can be. And that means going to therapy, figuring out your darker corners, and getting to work on them, so you're not passing on your negative experiences -- and trying to become a fully realized human being, so you can go out in the world and bring that to people."
Aniston has not been shy about embracing her age. In August 2011, she talked to Alicia Keys and Demi Moore in a Glamour Q&A about feeling better than everin her forties.
"Being this side of 40 feels like what I should have felt being this side of 25: in my body, in my heart, happy with my life, and OK with whatever bumps in the road present themselves," she said.
In 2019, she talked about still feeling "incredible" at 50, while covering the October issue of InStyle that year.
"Fifty was the first time I thought, 'Well, that number,'" Aniston acknowledged. "I don't know what it is because I don't feel any different. Things aren't shutting down in any way. I feel physically incredible."
"It's weird that it's all of a sudden getting telegraphed in a way that's like, 'You look amazing for your age,'" Aniston continued. "I think we need to establish some etiquette around that dialogue and verbiage."
But Aniston has always been refreshingly accepting of embracing bumps in the road when it comes to her extraordinary life. In her Vanity Fair interview now almost 16 years ago, she talked about constantly evolving and keeping her heart open.
"I feel pretty good about the choices I've made," she noted. " ... I wouldn't change my childhood, I wouldn't change my heartaches, I wouldn't change my successes. I wouldn't change any of it, because I really love who I am, and am continuing to become."
"Besides, it's all in the past," she added. "This doesn't kill you. You move on. You can't let the devastation of a divorce take over and win -- let it make you this bitter, closed-off, angry, skeptical person. Then you're just falling victim to it. You don't want to shut your heart down. You don't want to feel that when a marriage ends, your life is over. You can survive anything. Compared to what other people are surviving out there in the world, this is not so bad, in the grand scheme of things. Human endurance is unbelievable. Think of what mothers of soldiers have to rise above."
Clearly, Aniston has in fact moved on from both her high-profile splits. She celebrated her 50th birthday with a star-studded party at Sunset Tower Hotel in Los Angeles in 2019, where Pitt made a surprising appearance.An eyewitness toldET that Pitt arrived with his security team around45 minutes after his ex-wife,and seemed to be in a "good mood and happy to be there."
But he was far from the only A-list celeb to take time out to celebrate Aniston on her milestone birthday. Theactress' party guests included another of one Pitt's exes, Gwyneth Paltrow, as well as George and Amal Clooney, Robert Downey Jr., Reese Witherspoon, Ellen DeGeneres, Kate Hudson and more, proving just how beloved Aniston is in Hollywood.
Paltrow summed it up best when sheInstagrammedphoto booth pics with Aniston from inside the party, writing, "Happy birthday to #jenniferaniston our ray of sunshine, example of perpetual goodness. We love you so much."
Ahead of her 51st birthday in February 2020, Aniston said she still envisioned kids in her future during an intimate chat with her good friend, Sandra Bullock, for Interview magazine.
When Bullock asked her what she was looking forward to doing that she hasn't done yet, she replied,"It's not so much what I see myself doing, but it's more like a little screenshot in my brain, where I hear the ocean, I see the ocean, I hear laughter, I see kids running, I hear ice in a glass, I smell food being cooked. That's the joyous snapshot in my head."
Aniston's relationship with Pitt has also gone full circle. After both fans and fellow celebrities alike couldn't get enough of their picture-perfect backstage reunion at the at 2020 SAG Awards -- marking the first time in over a decade that they've been publicly photographed together -- a source told ET that both Pitt and Aniston have definitely moved on from their complex pastand that the 57-year-old actor, in particular, has "apologized" for some of the past issues in their relationship.
"Brad is completely sober now and is in such a different place than he was when they were together," the source said. "He has apologized to her for many things he felt were his issues in their relationship. He truly takes ownership for his mistakes and that has changed their relationship with each other today. They both have moved on."

When driving up to the circa-1798 house, Charlotte and Kameron Kam Shahid saw the pretty stone wall, but couldnt see all that was behind it. After walking behind the house and out to its neighboring river, they knew within five minutes they had found their home.
We didnt need to look again and we didnt want to be anywhere else, says Charlotte, who has always liked old houses and had been looking for a location in Guilford, where they already owned a house. We wanted to be close to town, but we wanted to be near the woods. Plus, we knew we needed a certain amount of land for gardens, chickens for eggs, and birds for meat to provide food for our family.
The Colonial-style house checked all the boxes they wanted in a dream home the balance of proximity to town plus the privacy of 4 acres combined with the historical architecture of the main house and its two outbuildings along with uninterrupted, long views of the ever-changing salt marshes and river. The idyllic property also included a pool, cabana and river dock. But the 3,000-square-foot main house had been heavily renovated in a piecemeal fashion through the 1980s and early 90s. Fine materials were used throughout, but there was no overall master plan.
To help make the space more livable, they contacted Guilford-based Campaigne Kestner Architects (CK Architects). After talking to the family and meeting their three sons (now 10, 8 and 5), Russ Campaigne presented them with two options, both within the homes existing footprint. First, a renovation that would help, but not correct, the layouts flaws. And second, a more radical plan, which would completely flip the layout, moving the master suite to where the kitchen/mudroom and dining area used to be and moving the kitchen toward the rear of the property to take advantage of views, the yard, light and connection to the outdoor patio and pool.
We certainly did not think of flipping the layout, Charlotte says. After this idea was presented to us, I couldnt unsee it. It was clearly what we had to do because it made so much more sense.
Thanks to the previous owners letting CK Architects come inside prior to closing in March 2016, plans were ready and work could begin on the two outbuildings immediately. Michael Donofrio and his team at East Guilford Construction, referred by Campaigne for their experience with historical renovations, took the helm.
First, they converted the garage and second-floor loft space, which previously housed a shower stall and toilet, sub-flooring and storage, into an apartment. Complete with a master bedroom, huge bathroom, and a kids room with two custom built-in bunk beds, and full galley kitchen, the renovated space was reborn with a modern farmhouse aesthetic. Ready in about six months, the apartment, intended as guest quarters, would now be the Shahids home for about a year and a half until the main house was complete.
The second outbuilding, previously a shed with four walls, would transform into a family gym and home office for Kam, a radiologist and avid runner who has completed five Ironman triathlons and 50 marathons. Designed to resemble a cabin in the Adirondacks, it features natural brown timber frames and beautiful, custom twig work at the eaves of the entrance. A rustic retreat, it also boasts a porch off the back to allow for views of the river and bird watching. So many homes are torn down to start over, Campaigne says. There is something of value to be able to work with these existing buildings and repurpose them into something of use.
Construction on the main house began at the end of 2016. Taking the siding off the entire house allowed them to build in the degree of insulation needed to install an in-ground geothermal system, which uses the constant temperature of the earth to heat and cool not only the main house, but the other buildings too. A natural gas line feeds the backup generator for the geothermal system, but otherwise the Shahids dont use any gas or fuel oil.
Geothermal is passive, says Kam, who wanted to make the house energy efficient and also utilize solar panels to offset the two electric cars that both he and Charlotte drive. It heats slowly and cools slowly, so if youre leaking at all, youre not going to get to the temperature that you want. The scope of the project allowed us to do this. Otherwise, it would be crazy to try to attempt this with a 1798 farmhouse.
And what farm would be complete without animals? With a goal of meeting all of the familys poultry needs, Kam buys 40 to 50 birds a year, including chickens, ducks, guineas and turkeys, many of which they hatch themselves.
If you asked Charlotte or Kam when they first met in college if theyd one day be raising chickens and harvesting their own meat, they would have said no. But as Kam continued to run marathons, attend medical school, and see so much disease that could have been prevented by how patients live their lives and how they eat, it guided him toward sustainable living. The kids are getting to an age where I basically said, Guys, if you want to eat meat, and it is a choice and I respect everyones choice, we all need to know how this is done, Kam says. Theres a life that has to end in order for us to eat this. They each had their little moment where they said that theyre not eating chicken. My youngest said, I like salad.
As such, the kitchen for this modern homestead is an active one. Some must-haves included a big refrigerator, Wolf range with a griddle for making pancakes on the weekends, small freezer drawers and lots of storage.
I wanted to be sure that when we designed our kitchen that we concealed most items. I made certain that everyday items would be highly accessible through the use of pullout drawers and low pullout shelving, says Charlotte, who understands the value of a functional, well-designed space where everything has a home.
While Campaigne designed the layout of the kitchen, Charlotte chose colors, stone, faucets and finishes. Lighting is the jewelry that you put on after everything else, says Charlotte, who selected the glass globes over the kitchen island that tie in with the glass pulls on the timeless white Shaker cabinets. Adjacent and open to the kitchen is a casual eating space, featuring one of the homes six fireplaces. Opening up the ceiling and exposing the natural wood beams brings warmth to the space against the wood paneling.
Exposed wood beams in the master suite also bolsters a warm, cozy feeling. In the master bathroom, the copper bathtub is the centerpiece, with veining in the marble tile tying into its color. The wood floor with radiant heating as well as custom wood framed mirrors crafted by East Guilford Construction complete the sophisticated, organic look.
Raising the roof increased second-floor living space for each child to have his own bedroom with plenty of storage. There are even tiny rooms with little doors under the eaves. Plus, a playroom was added as well as an additional bathroom. Charlottes favorite color, blue, seen in various shades throughout the house and apartment, works its way upstairs onto the walls of the boys bathroom, double-trough sink, furniture, rugs, and window treatments.
When you walk into a home, you want it to tell a story, Charlotte says. Aptly naming their modern homestead River Run, the Shahids home does just that, telling the story of who they are and what they love, with more chapters waiting to be written.
