Need to renovate to sell? Start with the kitchen – Lakeside on Lanier

    - February 9, 2021 by Mr HomeBuilder

    By Bev Knight

Due to a number of factors, we are enjoying one of the best sellers market of this millennium. Interest rates are still at historic lows, and the world is changing significantly due to COVID-19. People who are working at home and sharing their space with kids who are doing remote school have a compelling reason to rethink where they live. There is a notable exodus from crowded cities, and vacations have become staycations. Its a great time to move to the lake; therefore, its a great time to sell your lake house, especially since there is a shortage of available homes. You have very little competition.

For a lot of lake homeowners, once they decide to sell, panic sets in. Many of the homes built in the housing boom of the 80s are now outdated. The thought of renovating an entire home is quite overwhelming, so experts agree that you should probably start with the kitchen. Thats great, but what are the latest trends? Here are some guidelines on renovating kitchens in 2021.

Lets start with the good news. Homes that are more than 20 years old had enclosed rooms with doors. For several decades, open floor plans have been the trend and these chopped up homes have fallen out of fashion. Now, picture mom and dad working on their laptops while the kids are doing their remote schooling in the same room. The noise and chaos of that situation have reignited the need for doors that shut. There are still people who prefer open floor plans, but others are now seeing the value in rooms with walls.

Counter tops have evolved, too. For years, very dark Uba Tuba granite was in almost every house. Todays most popular counter tops are lighter with more of a marble look. In addition, granite is no longer the market leader. Quartz counters, which have come down in price, are more common.

Granite counters are carved out of quarries, whereas quartz counters are man-made by mixing crushed rock with resin. While granite is better for hot pots, it does need to be sealed and can stain. Quartz counters, because they have resin in the mix, are not good for hot pots. However they do not stain easily and do not need to be sealed.

If you need help deciding, the top selling quartz counter at Home Depot is Calacatta Gold. According to their rep, it goes with everything. The top-selling granite is White Springs. Keep an eye out for the next big trend which will be Ultra-compact counters. These do not have resin and are extremely durable counter tops. Unlike other counters that yellow and wear in the sun, Ultra-compact is ideal for outdoors.

Youd be surprised to see what a difference a refreshed coat of paint on cabinets and new counters can do for an older home. The average counter replacement job is in the range of $2,000-$3,000, much less than you might expect. Youll probably want an expert to paint your cabinets, so that price

will vary with the number of cabinets in your kitchen. Its worth the effort because this is one update that you will get back with the sale of your home. Good luck, and have fun renovating.

Gov. Beshear extends mail-in renewal option for expiring driver’s licenses to limit COVID-19 exposure – The Trimble Banner

    - February 9, 2021 by Mr HomeBuilder

To minimize the spread of COVID-19, Gov. Andy Beshear today announced an extension of a special program for remote renewal of qualifying expired Kentucky drivers license and ID cards. The new official order grants Kentuckians access to renew or replace a driving or identity credential through their Circuit Court Clerks preferred mail-in or drop method.

The order applies to Kentucky drivers licenses, permits and state-issued identification cards that expired or will expire by June 30, 2021. Applicants who require driver testing performed by Kentucky State Police must successfully complete that step before renewing a credential. Up to now, the cutoff has been a Feb. 28, 2021 expiration date.

The COVID-19 pandemic has taken the lives of nearly 4,000 Kentuckians, so all of us have a responsibility to minimize its spread however we can. Mail-in renewal of drivers licenses is just one way to enable people to stay healthy and avoid crowds, Gov. Beshear said.

Those who qualify can apply for renewal or replacement remotely through the circuit court clerk in their county of residence. The lone exception is Fayette County, where all driver licensing functions including mail-in renewal have been transferred from the circuit court clerk to a new Kentucky Transportation Cabinet (KYTC) Regional Driver Licensing Office at 141 Leestown Center Way, Suite 125.

For residents of all other counties, check with the clerk as to preferred method, such as drop-off form or mail-in form. The forms can be downloaded here. Please note that there is one form for residents of Fayette, Franklin and Woodford counties and a different form for residents of all other counties.

Dont wait until the expiration date to renew by mail, Kentucky Transportation Secretary Jim Gray said. Plan ahead and allow sufficient time for processing. A license can be renewed up to six months before its expiration date. We want to make renewal as convenient and as healthy as possible.

The mail-in option is not available for REAL IDs or new standard licenses, permits and IDs, all of which must be renewed or obtained in person. Nor does it apply to commercial driver licenses or cardholders who have had an address change. Learn more at drive.ky.gov.

There now are 14 KYTC regional driver licensing offices Paducah, Madisonville, Owensboro, Bowling Green, Elizabethtown, Frankfort, Lexington, Burlington, Richmond, Somerset, Morehead, Prestonsburg, Columbia and Jackson. There also are temporary offices, operating by appointment only and with limited services, in Louisville and Catlettsburg. More regional offices will be opened around the Commonwealth as conditions permit.

First ministerial cabinet of Ivn Duque in 2018 / Presidency of Colombia

Since the presidential campaign, the now president Ivn Duque announced that he was going to work, for the first time, with a joint cabinet, that is, where half (or even more) were women, a commitment that he fulfilled when he appointed eight within his ministries : Culture, Justice, ICT, Education, Mines, Labor, Transportation and Interior, the latter one of the most important. But in February 2020, his cabinet became the opposite.

As La Silla Vaca analyzed it, this was one of the commitments that Duque repeated the most in the campaign, which Today it could be classified as a lie since of those eight that started, only two remain (ngela Mara Orozco in Transportation and Mara Victoria Angulo in Education). According to the Quota Law cited by the media, women should occupy at least 30 percent of the positions, but today they represent 27.78 percent of these. With the vice president and Duke himself, the quota would be 30 percent closed.

In January 2020, the president appointed Mabel Torres as head of the newly inaugurated Ministry of Science and thus women became a majority in the cabinet. For the first time in the history of the country, 10 of the 18 most important positions were led by a woman. La Silla recalls that even the Inter-American Commission on Human Rights congratulated Duque on the cabinet at the beginning of his term.

But the bliss didnt last long: in February of last year, Duque lowered the quota to nine when he sent Alicia Arango to the Interior Ministry and replaced ngel Custodio Cabrera in the Ministry of Labor, all this after the resignation of Nancy Patricia Gutirrez. But it was in June, four months later, when the parity ended. Duque appointed Diego Mesa as a replacement for Mara Fernanda Surez in the Ministry of Mines, leaving the list of women at eight and, later, leaving the cabinet with seven women when he changed the current Attorney General and then Chief of Justice, Margarita Cabello, by Wilson Ruiz.

But it didnt stop there. In December 2020, Alicia Arango left the Interior Ministry, replaced by her vice minister, Daniel Palacios, and Carmen Vsquez from the Ministry of Culture, who handed over her position to Felipe Buitrago. Currently, as of February 2020, there are only five female ministers, of 10 that came to be, while men occupy 13 headquarters.

La Silla also brought up that Duques idea of having permanent ministers throughout his term was not fulfilled with the 14 changes he has made and taking into account that of the 18 that started only five continue: Alberto Carrasquilla, in the Treasury and to whom the opposition has tried several times to remove from office; Jos Manuel Restrepo in Commerce, Jonathan Malagn in Housing and who accused of having plagiarized his thesis; Mara Victoria Angulo in Education and ngela Orozco in Transportation.

Finally, the media says that of the six administrative departments, only one has a woman as head and that of Social Prosperity, with Susana Correa. He also mentions that of 38 vice ministries there are only 10 women and in their 18 general secretariats, there are seven. The promise was not kept.

Biochemical Clues Reveal How Some Corals Resist Bleaching From Climate Change That Is Killing Coral Reefs – SciTechDaily

    - February 9, 2021 by Mr HomeBuilder

Climate change is bleaching and killing corals, but researchers from Michigan State and the University of Hawaii are investigating how some can stand up to a warming world.

Coral reefs are beautiful and diverse ecosystems that power the economies of many coastal communities. Theyre also facing threats that are driving their decline, including the planets warming waters.

This threat hit extreme levels in 2015, when high temperatures were turning corals white around the globe. Kaneohe Bay in Hawaii was hit hard; nearly half of its corals bleached.

Hidden in the aftermath of this extreme event, however, were biochemical clues as to why some corals bleached while others were resistant, information that could help reefs better weather warming waters in the future. These clues have now been uncovered by researchers at Michigan State University and the University of Hawaii at Manoa.

It was kind of horrifying, said coral biologist Crawford Drury, who witnessed 2015s bleaching event from Florida before joining UH Manoas Hawaii Institute for Marine Biology, or HIMB. Its disheartening to watch, but I try to think of it as an opportunity.

How this disturbing event became an opportunity is now clear thanks to a February 8, 2021, report in Nature Ecology & Evolution that showcases HIMBs stewardship and MSUs biochemical expertise.

Coral samples were analyzed by mass spectrometry to investigate biochemical differences. Credit: Courtesy of Ty Roach (HIMB)

The researchers discovered chemical signatures in the corals biology, or biomarkers, that are present in organisms that were most resistant to the bleaching. This previously hidden insight could help researchers and conservationists better restore and protect reefs around the world.

Usually, we think of biomarkers as signatures of disease, but this could be a signature of health, said MSUs Robert Quinn, an assistant professor in the Department of Biochemistry and Molecular Biology. This could help us restore reefs with the most resistant stock.

Corals are symbiotic communities where coral animal cells build homes for algae that provide them energy and create their colors. When corals bleach, however, the algae are lost and leave behind skeletons that are susceptible to disease and death.

This symbiosis also plays a role in a corals resistance and resilience to bleaching, which HIMB was in a unique position to investigate literally. The institute sits right next to the reef, enabling experiments in real time.

The reef is about 100 feet away, Drury said. I could be there in 30 seconds.

During the 2015 bleaching event, researchers in the Gates Coral Lab at HIMB had tagged individual corals to keep tabs on them. Because most of the corals recovered, the team could follow them over time.

We think about it as a biological library, said Drury, the principal investigator with the Gates Coral Lab. It was set up by researchers in our lab who knew it would be very valuable.

A view of coral reefs near Hawaiis shores, where bleaching was prevalent in 2015. Credit: Photo courtesy of Ty Roach (HIMB)

Following the bleaching, the team compared and contrasted coral samples in the wild, noting how the organisms responded and recovered, making some surprising observations along the way. For example, neighboring corals could behave completely differently in response to high temperatures. One coral could bleach completely while its neighbor maintained a healthy golden hue.

To understand why, Drury and HIMB postdoctoral researcher Ty Roach, the lead author of the study, sent samples to Quinn at MSU. Here, Quinn and his team could thoroughly analyze the biochemicals of corals collected from this biological library using a method called metabolomics.

Im known more for my medical work, said Quinn, who studies the biochemistry of health and disease in humans. But Ive always loved ocean science. My background is in marine microbiology.

If the coral samples are the books in the library, Quinns lab used sophisticated equipment to reveal the biochemical language within. In particular, his team used tools known as mass spectrometers to understand what set resistant corals apart from susceptible ones.

The corals are completely different in their chemistry, but you cant tell until you run the mass spec, Quinn said. These mass specs are some of the most advanced technology on the planet.

Quinns team found that corals that were resistant to bleaching and those that were susceptible hosted two different communities of algae. The distinguishing feature between these algal populations was found in their cells, in compounds known as lipids.

The researchers metabolomic analysis detected two different lipid formulations. Bleaching-resistant corals featured algae that have what are known as saturated lipids. Susceptible corals had more unsaturated lipids.

This is not unlike the difference between oil and margarine, the latter having more saturated fat, making it solid at room temperature, Quinn said.

This discovery poses all sorts of new questions for researchers: How do the corals get these different algae? Is this difference unique to Hawaiian corals or can it be found elsewhere? How can researchers promote the growth and proliferation of resilient corals in a warming world?

Mass specs are such incredible machines and reveal intricate details of the chemistry involved. The biology is really the hard part. Quinn said. Were working on new grants. There are so many avenues to explore.

This initial project was funded by the Paul G. Allen Family Foundation.

This collaboration has been a great opportunity to ask and answer questions, Drury said. Hopefully, were just getting started.

In the meantime, having this chemical information is promising for coral conservation. When conservationists reseed corals to help restore reefs, they can potentially select more resilient specimens.

We can use natural resilience to better understand, support, and manage coral reefs under climate change, Drury said.

Conservation biology has some of the more successful stories in modern scientific history, Quinn said, pointing to the resurgence of elk in Virginia and bald eagles in Michigan. Someday, maybe we can add corals to that list.

Distilled vinegar can be used for cleaning lots of things including windows and carpets.

With many of us spending more time in our houses than ever before, were all trying out new cleaning hacks.

And one product that always crops up with Mrs Hinch fans, is distilled white vinegar.

Diluted with water, distilled white vinegar is a natural cleaning product that can be used on areas in your home such as dishwashers and windows.

But vinegar is also very acidic, so you should avoid using it on certain surfaces. Check out our dos and dont for cleaning with vinegar below

According to window and door experts Pella Branch, you can make your own window cleaner by mixing one part distilled vinegar to ten parts warm water in a spray bottle.

After wiping down your window with a soft microfiber cloth or paper towel to remove dust before, spray on the solution.

Use your lint-free towel to rub the vinegar mixture and work it into the dirty spots, before wiping away with a clean cloth.

Cleaning enthusiasts have long sworn by keeping towels soft with white vinegar.

Posting on her TikTok channel, user Mama Mila explained how swapping fabric softener for white vinegar makes towels "fresh and fluffy".

She told followers to set their washing machine between 40 and 60 Celsius before adding their usual liquid detergent and pouring in half a cup of plain white vinegar.

The mum then allowed the towels to partly air-dry before then throwing them in the tumble dryer.

"This will help softness and absorbency," she said.

You can also get rid of tough carpet stains using a vinegar mix.

Good Housekeeping advise mixing one tablespoon of liquid hand dishwashing detergent and one tablespoon of white vinegar with two cups of warm water.

Apply the mixture to the carpet stain using a clean cloth until the stain disappears.

If you want to give your appliance a deep clean, director of the Good Housekeeping Institute Cleaning Lab, Carolyn Forte recommends placing a large glass measuring cup filled with two cups of vinegar on the top rack.

She then says you should run the machine as usual without detergent or heat dry.

According to Real Simple, there are a few things that shouldnt be cleaned with vinegar - including granite and marble surfaces.

The acid in vinegar can wear away at the finishes on your countertop and take away the shine.

Vinegar also shouldnt be used on your tech devises, waxed furniture and flooring and to clean up pet messes.

Disinfecting a Car to Protect Against Germs, Coronavirus – Healthline

    - February 9, 2021 by Mr HomeBuilder

Disinfecting your hands with soap and water or an alcohol-based hand sanitizer has been crucial in preventing the spread of the new coronavirus, which causes COVID-19.

Since the virus has been shown to survive from hours to days on surfaces, a huge deal has also been made about disinfecting your home and business.

But many people enter and exit vehicles throughout the day and dont adequately disinfect commonly touched surfaces where germs can be hiding out. If youre a driver for a rideshare or taxi company, its even more important to keep your vehicle clean to stop the virus from spreading.

Disinfecting a vehicle can be more difficult than cleaning a home because of the many types of surfaces and all of the crevices and openings. Vehicle surfaces are also not made to withstand a constant onslaught of harsh cleaning products and can wear down if cleaned too often.

According to the Centers for Disease Control and Prevention (CDC), the most effective products to kill the coronavirus are soap and water, and alcohol solutions that contain at least 70 percent isopropyl alcohol. These products are also safe for the interior of vehicles.

Products containing bleach, hydrogen peroxide, and ammonia are effective at killing coronaviruses, but can damage upholstery and leather, and may discolor fabrics. They may also cause skin and eye irritation, and burns. Cleaning with bleach could create indoor air pollutants, according to new research.

Natural products like vinegar, tea tree oil, and vodka havent been shown to be effective against the novel coronavirus, according to the Environmental Protection Agency (EPA).

Take care not to use aggressive cleaners on infotainment screens and other touch screens. You should use screen wipes or a soft cloth dampened with soap and water, and wipe dry. You can also place a wipeable cover on electronics to make cleaning and disinfecting easier and safer.

Isopropyl alcohol should contain at least 70 percent alcohol. Alcohol disrupts viral membranes and can kill coronaviruses on contact.

Soap and water alone are sufficient to disrupt this outer layer that the virus needs to cause infection. This requires friction, however, so youll need to really scrub the surface youre trying to disinfect.

When preparing to disinfect a vehicle interior, youll need to gather a few supplies in addition to the cleaning solution. These include:

While cleaning, keep the doors and windows open as some cleaning products can irritate the eyes or throat. Follow these steps to thoroughly sanitize your car:

Leather is a natural material and is vulnerable to dryness. If leather loses its natural oils, it may become less flexible and start to crack.

You should avoid bleach, hydrogen peroxide, and any other abrasive cleaner for leather seats.

When youre cleaning, use a microfiber cloth to keep from scratching the leather, and dont scrub too hard. Soap and water are best to clean and disinfect leather since alcohol can damage the leather over time by stripping its moisture. Try to avoid excess foam and water.

Its a good idea to apply a leather conditioner afterward to help preserve the leathers moisture, strength, durability, and appearance.

There are quite a few high-touch surfaces in the interior of a car. Here is a checklist to ensure that you dont miss anything while cleaning:

If someone in your household has COVID-19 or another infection, like the flu, then the need to disinfect and clean high-contact surfaces in your home and vehicles is especially important.

If this is the case, it may be a better idea to just have the car professionally cleaned and detailed.

Many professional detailing centers have updated their processes to disinfect the inside of your vehicle using a product registered with the Environmental Protection Agency (EPA) to kill the coronavirus and other viruses and bacteria without damaging your car.

Just like washing your hands and cleaning the surfaces in your home or workplace, cleaning your car is an important way to stay safe and prevent the spread of viruses like the new coronavirus.

Soap and water and alcohol solutions like disinfectant wipes or sprays that contain at least 70-percent isopropyl alcohol are effective in killing the coronavirus, according to the CDC. Avoid bleach, hydrogen peroxide, and ammonia-based products in your car.

At a minimum, disinfect all high-touch surfaces like door handles, steering wheels, commonly used buttons and levers, seat belts, and armrests.

Soap is the safest way to clean fabrics and leather. Take extra care to avoid harsh cleaning products on any touch screens in the vehicle. If possible, use voice commands to help avoid touching these screens altogether.

Its also a great idea for you and your passengers to wash their hands before entering a vehicle. Having clean hands can keep your car clean for a longer amount of time.
