koto who specializes in modular homes, cabins, and small sculptural buildings provided all the architectural design on the project while aylott & van tromp curated the branding and cozy interiors. kotos clean and simple design captures a minimalist nordic aesthetic and in fact, hytte actually means cabin in norwegian. blackened timber on the elevations and roofs help blend the structures into the surroundings and the interiors are characterized by natural, earthy tones. each cabin features a spacious kitchen, living space and sleeping area with a shower room tucked away at the rear.
the idea behind the project is to provide clients with flexibility. each solution starts with one unit, then developers can decide to scale up to create a small, village-like community. in this way, hytte is perfect for big or small commercial ventures. the cabins are aimed towards socially- and environmentally-conscious consumers, who are looking to get away closer to home while still enjoying a dose of relaxation and escapism.

The planning board committee for Tignish have been tasked with coming up with a recommendation to council on how to amend the towns bylaws when it comes to modular homes.
But finding the right terminology to amend the bylaw hasnt been easy.
Debbie Fennessey, the town councillor who chairs the board, has been scouring the Internet, researching other jurisdictions, to see if other places have done something similar but with no luck.
Everything is the same, its mobile homes, but if you look at their bylaws, theyre all 10, 11, 12 years old, she said. Nobodys got any updated bylaws.
Modular homes consist of several components that are built in a factory setting and then assembled on-site to create a new home. A mobile home is a prefabricated structure, built in a factory on a permanently attached chassis before being transported to a site.
Currently, Tignishs bylaws dont allow for mobile homes to be set-up within the town limits. Nor is there anything in the bylaws about modular homes. But in recent months, the town has received requests from people wanting to build modular homes, prompting council to look at amending their bylaws and set up guidelines around modular homes being built in Tignish.
Mayor Allan McInnis asked Coun. Fennessey at the towns council meeting on Feb. 8 on what was the hold up with the boards recommendation.
Why didnt you have some information, because I thought we would have enough to make a decision here tonight and look after the bylaws for modular homes, he asked her.
The mayor said hes aware of at least five people who want to construct modular homes in the town.
I know and Im looking online to see if I can find something that would be suitable for us, but I cant find anything, so were just going to have to come up with something, explained Ms Fennessey. Theres seven places Ive checked, and its not just PEI, its the Maritimes and out west, trying to find something we could follow and I cant find anything.
The mayor said the planning board should have something for council to consider at their next monthly meeting in March.
So we can get on this, so if someone decides they want to put a modular home in the town, we have it ready for the spring, he said. We want to build up the community as much as we can and thats what all this is about. We have to get this here established now.

It is the little towns that will suffer over this, taxi driver Stephen Smith says of the Ulster Bank decision to pull out of the Republic of Ireland.
He and other traders in Ballyjamesduff, Co Cavan, had hoped the presence of three big employers Liffey Meats, Cavan Box and Modular Homes Ireland along with Ballyjamesduff Mart, would ensure the last bank standing in the town would remain open.
You can see the queue for the bank right down the street, says Smith. There are a lot of people from a 10km radius who come to this town to shop. They come from Cross Keys, Mount Nugent and Kilnaleck and visit the bank. If it closes, the nearest would be Cavan or Oldcastle.
Bank of Ireland closed its branch in Kilnaleck a few years ago and the impact on the town was hard, he says. It is all the small towns that suffer.
Smiths brother Trevor, a local councillor, agrees: Small towns are on a knife edge.
The bank plays a pivotal role in the town, he says. People come into town and they maybe pick up their pension and pay a few bills and spend a bit of money.
The fear is that once they have to go somewhere else for a bank, they will get their other needs there too.
While the town knew for some time that Ulster Bank was considering such a move, Cllr Smith says a decision to add a lodgement facility to the cash dispenser last year had given townspeople some hope that the branch had a future.
Maybe somebody else will buy it. Ulster Bank may sell the branch network. There are a few big businesses here, he says.
Ulster Bank previously rationalised its branch network in 2015, announcing the closure of branches in 14 locations, mainly rural. One of those was Ferbane in Co Offaly, where 1,000 people marched behind a coffin through the town in protest.
Pat OCallaghan, who runs the Ferbane Centra store, says the community had negotiated something of a settlement with the bank.
We wanted the building to be bought by a company who would run a business from there and we were lucky that it was sold to an accountancy firm with nine of 10 staff, he says.
Not having a bank in the village was a blow, he says, but they have worked around it. The local post office is still open and traders in the town can make bank lodgements there.
There is also a local credit union that provides electronic funds transfers and they do commercial loans now too, OCallaghan says.
He says his store has a cash machine through which his shop can recycle cash lodging takings which can then be withdrawn by others and the money is in our bank the next day.
Brian Flynn, who also took part in the protest, says younger people find it easier to manage online without a physical bank, but for some people, visiting the bank was an opportunity to get out and a highlight of the day. He says he feels sorry for staff who were told as late as Thursday night that no decision on the closure had been taken.
Samus Boland of Irish Rural Link says the organisation had been in discussion with the Government for about five years and had brought forward two papers on opening community-owned banks, in line with German models.
We looked at one model in particular that would involve the credit union movement, which has a lot of money on deposit and wants to actively lend.
That would require legislation, he says.

WHATELY Pioneer Valley Habitat for Humanity has selected Backyard ADUs of Western Massachusetts as its 2020 Small Home Hero Award winner.
Its really neat to be recognized, said Chris Lee, head of design and development at Backyard ADUs. It shows that all of the work weve been doing is appreciated and making a difference.
Lee said the company was founded by himself and business partner Kevin Schnell in October of 2019.
It started as helping just build higher-quality rental units, and quickly evolved to helping families live closer together and making new construction more affordable, he explained. And also, making people feel like they can actually build a house.
Primarily, theyve developed in-law suites as detached homes, he said, also called accessory dwelling units (ADUs).
Were growing rapidly, he said. We started just serving the Pioneer Valley and now were doing projects throughout the Berkshires.
The company, which has locations in Maine and at 33 Laurel Mountain Road in Whately, recently completed a project in Easthampton and expects to finish up ADUs in Whately and Florence in the next few weeks.
According to a Habitat for Humanity press release, Backyard ADUs has advocated for small lot zoning since its inception, and built its first homes using energy-efficient modular construction, all while changing the landscape of the Pioneer Valley around small homes and alternative land ownership structures.
(The award) also motivates us to work even harder to make sure we continue to earn it moving forward into future years, Lee said.
The Small Home Hero Award is an annual award that recognizes a local organization, business or individual who is making use of innovative techniques to increase access to homeownership through the building, financing, design and/or zoning for small homes. According to the release, the award is an initiative of Pioneer Valley Habitat for Humanitys Big Enough Project, funded by the Community Foundation of Western Massachusetts. The project aims to revolutionize how we think about homeownership in Franklin and Hampshire counties by advocating for and building simple, durable and affordable small homes.
Backyard ADUs actively advocates for long-term changes to zoning, puts downward pressure on the cost of quality housing and simplifies new home construction so its accessible to everyone, the release explains. Habitat for Humanitys Small Home Advisory Committee, which selects a winner each year, believes that Backyard ADUs exemplifies the kind of change the Big Enough Project hopes to inspire.
In general, the goal is to make quality construction more approachable for people, and to amek it easier for people to downside, Lee said.

Amid a global pandemic, the minds behind elite vacation developments and seven-figure buy-in communities were forced to embrace a course of nimble business planning to protect their income streams.
Since the beginning of the coronavirus pandemic, domestic properties across the U.S. have had to predict shifting consumer preferences. Would buyers want turnkey properties for immediate move-in to flee cities? Would they prefer homes on larger lots to enjoy more open space? What on-site Covid-19 precautions would potential residents demand?
Different regions required their own course changes as many venues not only fended off disaster, but instead had healthy financial years.
Reynolds Lake Oconee, Ga.: About 90 minutes from Atlanta, Reynolds Lake Oconee sits on 12,000 acres and includes multiple housing communities, six golf courses, shooting grounds, and the TaylorMade Kingdom of Golf training and fitting facility. Surrounding a Ritz-Carlton resort, the region plays host to luxury-minded tourists and residents of means looking for second homes or retirement properties.
In the three years leading up to the pandemic, Reynolds saw eight to nine home starts per month, says Dave Short, senior vice president of marketing and sales. That pace accelerated when Covid-19 hit.
We found buyers moved their plans ahead due to the pandemic, so we had to be certain we maintained the resources to keep up with that construction demand, Short says. We did find that golf play picked up dramatically with our members, even with less egress from the public. We saw 140,000 rounds in 2020, up 10% over the previous year.
While home starts and golf surged, Short and company realized the virus would force changes to how Reynolds delivers the services and living experiences its residents bought with their lakeside homes.
We upgraded our Reynolds TV virtual community to keep neighbors connected and to keep bringing them the classes and events theyd otherwise attendincluding exercise classes, cooking classes, and live shows, Short says. We began that in late spring of 2020, and we plan to maintain that programming beyond the pandemic because of its success.
Kingsmill Resort Williamsburg, Va.: Home to three golf courses, tennis courts, multiple restaurants, a spa, and three levels of guest accommodations, the Kingsmill Resort shut down entirely in the early, uncertain days of the pandemic. Since beginning a staggered reopening process, administration and staff focused on downsizing the resort temporarily and servicing its 3,000 golf club members.
James Gelfland, vice president of sales and revenue, says the Kingsmill crew assembled for a two-day meeting early in the pandemic and laid out a plan for navigating the crisis.
We decided to focus on a 300-mile radius from Kingsmill to attract visitors, he says. We also cut back on room usage and started booking 200 of the possible 402 guest spaces. That meant money was a little tight, but were operating.
By the summer, Kingsmill was running at 50% capacity. According to Gelfland, the resorts hundreds of acres came in handy as staff was able to move member events, fitness classes and significant dining services outdoors.
Regular meetings continue at the resort in an effort to generate a flow of ideas on how to best function in the pandemics, hopefully, waning stages. Gelfland cited a new extended-stay package by way of example, as Kingsmill set aside accommodations for visitors looking for a fun environment from which to work remotely.
Haig Point Daufuskie Island, S.C.: This communitys island location made social distancing protocols easier to implementwhile lot and home sales accelerated for buyers wanting to put the equivalent of a moat between them and the public.
Adam Martin, vice president of sales and marketing, confirms that Haig Points real estate business is running at a record pace. That uptick has the residential team hustling to maintain construction crews and resources, while considering what sort of properties Covid-minded buyers will seek in future.
At the start of the pandemic, we had as many as 40 homes still for sale, Martin says. Thats down to five.
Martin credits that activity to the Covid-related shift in buyer mentality as they prioritize health and safety, and adapt to the work-from-home craze.
Were finding more interest in lock-and-leave, second-home properties, he says. But, those second homes might become first homes during the pandemic.
To accelerate new housing construction, Haig Point staff is now working with higher-end modular construction designs to reduce build times. The end result will be more turnkey properties available.
Sand Valley Nekoosa, Wis.: A sprawling, three-golf course development in the middle of the Dairy State, Sand Valley opened in 2017, and always closed during golfs off season. That changed with the onset of Covid-19.
Sand Valley is now welcoming guests to the resort during the fall and winter seasons when the golf courses are closed, spokeswoman Megan Godfrey says. The owners of Sand Valley have always envisioned that the resort would grow into a compelling and enjoyable getaway for fall and winter, when the golf season ends. When it became clear that the impact of the pandemic would last longer than expected, they saw an opportunity to promote a safe refuge for working professionals, families and couples to escape the monotony of isolation.
Sand Valley staff began developing fall- and winter-season programming at Sand Valley in mid-2020 and continued their development into 2021.
Primland Blue Ridge Mountains, Va.: This Reynolds Lake Oconee, while adding to the selection of outdoor options, encouraging guests to make Primland workable during social distancing.
Julee Midden, director of sales and marketing, reports those outdoor options included everything from new picnic dining offerings to new, improvised BBQ and pizza restaurants.
We also built the Bootleggers Outdoor Gym and Fitness Trail specifically in response to the pandemic, Midden says. People could work out while all of the indoor fitness gyms were closedor if they were uncomfortable working out indoors.
Willowbend Cape Cod, Mass.: Created by national management firm Southworth Development, Willowbend turned to wide-ranging changes in programming and dining to make viral restrictions as pain free to its residents as possible. President and COO Tom Southworth says maintaining a sense of community was at the heart of all pandemic efforts.
We have a major focus on bringing together family and friends for differentiated experiences Southworth explains. However, social distancing doesnt lend itself to community events, so we had to adapt.
During the initial lockdowns, we launched daily virtual experiencesopen to members at all our communities. These events spanned golf and tennis, fitness, cooking, and mixology classes and childrens activities. Our most popular programs were trivia nights, Meet The Author nights with New York Times best sellers and wine tastings.
Bay Creek Cape Charles, Va.: Jennifer Buntin, vice president of marketing for Preserve Communities, says their communities inBay Creek and the Chesapeake Bay witnessed the Covid-19 phenomena of residents making their second home their primary option to escape larger cities.
We saw demand skyrocket with people looking for more space and fewer neighbors, Buntin says. We saw increased demand in turnkey housing in a planned community away from an urban space. Our sales increased more than 350% and profits climbed more than 500% from the previous year.
As residents interest in outdoor activities increased during the virus panic, Preserve Communities decided to bring forward planning on Bay Creeks nature preserve. Temporarily pushing back the renovation of some amenities, developers moved finances and resources to complete the reserve by taking nine holes from one of the communitys two golf courses.

Amber Portwoods ex, Gary Shirley, invited her to his home to discuss putting a modular home on their property for Amber to live in, so she can be closer to her daughter, Leah, whom she shares with him.
Gary and his wife, Kristina, explained to Amber that they have five acres, which is more than enough space to build a home for Amber so shed be close to Leah every day, but enough space to distance herself from her ex and his wife.
After her tumultuous split from Andrew Glennon, Amber moved into a smaller rental home an hour from Leah. Moving onto the Shirleys property would allow her to see Leah whenever she wants.

Gary picked up Amber and they drove together to a modular home lot to look at homes. As Gary put it, were just looking, to see what your future could hold.

Amber was impressed when she toured a few of the modular homes. Gary explained to the salesman that he has about five acres and has thought about putting a modular home on his property for Amber temporarily.
Later in the episode, Amber video chatted with her brother, Shawn, after visiting the home lot. She told him that Gary wants her to move onto his land in a trailer.
Shawn didnt think its a good idea, reminding her that Gary has said hell always have feelings for Amber, fearing that Kristina may not like the idea.
Amber explained that Kristina is totally on-board with the idea, and seems shocked to hear her brothers claim about Gary. When she asked her brother what she should say to Gary, his advice is to tell Gary no because its a completely asinine idea, to which Amber giggles.
Later in the day, Amber met up for lunch with Gary and Kristina. She explained to them that their gesture was very much appreciated and Gary reiterated that it would save her money in rent in addition to allowing her to see Leah daily.
But Gary voiced that after thinking about it more, it wouldnt be a great idea, and he thinks eventually they would fight or something would go down.
Amber seemed to agree with Gary, telling PopCulture, The relationship were in right now, I dont want to hurt it or strain it, she said. We have a good relationship, but were exes for a reason, and that the move is not happening.
Amber and Gary have worked hard to get to a really good place co-parenting Leah and getting along, but things havent always been so tranquil. Amber said Leah was very excited about the idea and admits, it was hard to say no. She and her daughter continue to work on their relationship and says that theyll get through it like they always have.
