    Sammy Hagar and The Circle have returned with an extraordinary album, Lockdown 2020. The band apparently spent their quarantine in virtual jam sessions that quickly turned into a full album of covers and one new song. These covers include the work of classic rock legends like David Bowie, AC/DC and Little Richard.The band does justice to the originals by adding some personal touches, giving the listener a whole new perspective on these smash hits.This album couldnt have come at a more perfect momentthe world is in the middle of a pandemic and plenty of other global issues, and people needed something to uplift their spirits. With Lockdown 2020,the band does just that; the project is 11 powerful tracks of truly impressive hard rock craftsmanship.

    The supergroup consists of famous hard rock artists Sammy Hagar (Montrose and Vanhalen), Jason Bonham (Led Zeppelin), Michael Anthony (Van Halen) and Vic Johnson (The BusBoys).Lockdown 2020is, of course, the perfect album for hard rock lovers, but it also might be helpful to anyone who has experienced the wild ride that was 2020.The album opens with the bands new song, Funky Feng Shui, a track that started as the bands backstage warmup jam. Its an interesting insight into into how they jam together, the very basis for this entire album. This funky and palatable track is an excellent way to kick-off the album.

    The band comments on a number of current events throughout the album within their cover selections. They get political on The Whos Wont Get Fooled Again, and Buffalo Springfields For What Its Worth, both of which are already well-known for their incisive criticisms of those in power. For What Its Worth, originally written by Stephen Stills, was inspired by the Sunset Strip curfew riots, a series of clashes between protestors and police. Hagar and the Circles cover seems to be a response to 2020s many protests and riots. Of course, in line with Hagar and the gangs more dynamic performances, this cover is far more energetic than the original track.

    Lockdown 2020 alsofeatures three Van Halen songs and some of Hagars solo tracks. The band covers Van Halens Right Now, which makes sense given the albums preeminent goala summation of 2020. Hagar originally wrote the song with Eddie Van Halen to discuss world issues and to suggest that people should live in the moment, a message that obviously still holds true today, especially during a global pandemic. The cover does not feature the originals signature piano, instead including a greater emphasis on guitar.

    One of the weakest covers is of Bob Marleys Three Little Birds, where the band attempts a reggae beat on electric guitars, which, while they are ultimately unsuccessful, is a perfect showcase for fans of their rock gods goofy side.The final track is a cover of David Bowies Heroes, a remarkable and apt way to express their appreciation to all essential workers and first responders during the coronavirus pandemic.No one can ever go wrong with this track, and the band stays close to the original.

    Lockdown 2020 attempts tosummarize all the intense moments and overwhelming emotions that we all lived through this past year. Somewhat, it still feels like a very uplifting and energetic project. There is vitality here; a lust for life exists in Sammy Hagar and The Circle that just wont disappear. This album is a magnificent and encouraging way to reflect upon 2020 and travel through rock history with some of its greatest hits.

    Clairvoyant who claimed to hear message from deceased Jagtar Gill cross-examined in murder trial – CTV News Ottawa

    OTTAWA -- The cross-examination of one of the Crown's key witnesses in the murder case against Gurpreet Ronald and Bhupinderpal Gill continued on Tuesday, with a clairvoyant hired by the couple taking the stand.

    Ronald and Gill are charged with first-degree murder in the 2014 death of Gill's wife, Jagtar Gill. They have each pleaded not guilty.Ronald and Gill were convicted of first-degree murder in 2016 but an appeal court ruled in 2019 that the trial judge made a legal error when instructing the jury and ordered a new trial.

    On Tuesday, Susanne Shields was questioned about past testimony and the messages she said she received from Jagtar Gill after she died. Shields testified Jagtar's sprit came to her in her vehicle to tell her that she was the victim of the homicide in Barrhaven and that she should go to police with the information she had.

    Gill's defence lawyer, James Harbic, alleged Shields went to police after Jagtar Gill's death because she was angry with Gill and Ronald. The pair had hired her for a session about their future, and to help them sell their homes using Feng shui.

    Shields said the offer Gill received for his house wasn't high enough for him and it led to a falling out between Ronald and Shields, with Shields being accused of being a scam artist.

    Harbic said to Shields, "The situation got so tense you had two adults, Mrs. Ronald and yourself, throwing f-bombs back and forth at each other."

    "It was more than that but yes, I was angry, I was hurt," Shields replied.

    "I'm going to suggest you embellished and you exaggerated things with respect to both Mrs. Ronald and Mr. Gill because you were still angry at them," Harbic said.

    "That is not correct at all," Shields replied. "I did not embellish; I did not want to get back at anybody and nor do I to this day."

    Shields told court she went to police after Jagtar Gill's death because she felt she knew something and Jagtars spirit told her to.

    Ronald's defence lawyer, Michael Spratt, also questioned Shields about what he said were inaccuracies in her testimony, which she denies.

    "I'm suggesting that your memory is flawed, either through voices that you heard or things that you're putting together or for some other reason," Spratt said.

    The trial continues on Wednesday.

    ‘Looking to develop’: Demand for homes could lead to construction spike in Connecticut – CT Insider

    As properties go, it was not going to last long on the market a dream home on more than an acre of land in Greenwich, abutting more than three acres of conservation area and priced at a mere $1.8 million in an enclave where other houses are selling for more than $5 million.

    The only element missing? The dream home itself, which exists only in the mind of the buyer who bought the acreage. But it wont be long before a builder has that blueprint in hand, as a backhoe breaks ground on a new house.

    As home hunters pounce on listings nearly as fast as sellers are putting them onto the market in Connecticut, construction of single-family homes is shaping up as the states next boom following a decade of apartment construction.

    The last burst of new construction in Connecticut in 2008 ended up with many homes built on spec languishing empty for extended periods and some going into foreclosure for lack of buyers, after a hot housing market imploded in the sub-prime mortgage collapse that triggered the Great Recession.

    But experts agree that the COVID-19 pandemic continues to drive city dwellers to outlying towns, as more employers embrace remote working arrangements they cobbled together on the fly last year.

    The CEO of Berkshire Hathaway HomeServices New England Properties does not see a spec-building bubble like 2007 in the offing, but says there is sufficient interest in Connecticut options that newly built homes will find buyers in a hurry.

    Were seeing more permits, for sure, and well see more builders much more willing to bring their product and at a little bit higher of a price, said Candace Adams, CEO of Berkshire Hathaway HomeServices New England Properties. Ive gotten ... inquiries for large parcels of land in Connecticut of people looking to develop it.

    A year after permits for apartments outnumbered new houses in Connecticut by 1,300 units, the pendulum swung in the opposite direction last year according to the U.S. Census Bureau. The more than 2,900 home permits estimated by the Census Bureau was the highest total since 2008, when municipal officials signed off on nearly 3,100 projects.

    The SmartMLS multiple listing service had more than 2,500 listings for available residential lots in Connecticut, from a 19-acre waterfront spread on Greenwichs Field Point Road priced at more than $45 million to a 33-acre wooded parcel in Stonington that sold this week for less than $1 million. Many of those lots carry approvals to be subdivided for multiple homes.

    Currently in Connecticut, 1,600 newly constructed homes are listed for sale on Zillow, including 200 in the past month alone and several of those already under contract. But it is not quite yet a build-it-and-sell-it bonanza large numbers more remain available that came on the market last summer and fall.

    The Connecticut Department of Consumer Protection currently lists 1,600 home builders approved to perform new construction.

    As far as who is buying, it depends on what part of the state were talking about, Jim Perras, president of the Home Builders & Remodelers Association of Connecticut, said in an email. In central Connecticut, typically what we are seeing is customers in their 30s or 40s with children most are second time home buyers and residents from the area. Contrast that with the Fairfield County area, where the vast majority of new home buyers are from out of state, with many existing residents opting to remodel and build additions.

    Perras said that builders are busy enough that it is squeezing out any excess capacity for speculative home construction for subsequent sale. And he said builders are getting squeezed on another front the cost of materials.

    Prices for building materials have escalated sharply the past several months including for lumber, confounding builders who are purchasing supplies after locking in prices for existing projects. The Associated General Contractors of America beseeched President Joe Biden on Thursday to intercede by finding ways to increase domestic lumber production or make it easier for suppliers to import from Canada or other countries.

    But todays buyers and builders have another extraordinary tool at their disposal interest rates that at 2.7 percent for a 30-year mortgage are at nearly half their level of two years ago. The Federal Reserve has indicated it will hold interest rates steady for at least the next year in an effort to boost economic activity coming out of the pandemic.

    In Stonington, the agent who sold the 33-acre parcel near Lords Point indicated that activity is booming elsewhere as well, including on Masons Island at the mouth of the Mystic River.

    I just sold or put under deposit about six or seven lots there, said Judi Caracausa of Market Realty in Mystic. Wonderful new construction happening there too.

    Hedge-fund billionaire David Tepper and his wife, Nicole, are on the buyers side of an off-market salethat closed Friday foras much as$73million for a never-lived-in oceanfront mansion on the North End of Palm Beach, sources have confirmed for the Palm Beach Daily News.

    The price recorded late Friday afternoon with thedeed for 905 N. Ocean Blvd. was$68.385 million. Recorded prices are often lower than contract pricesbecausethe latter may include items such as real estate commissions, fees and furnishings, real estate observers say. The buyer was not identified in the preliminary information about the transaction posted on the Palm Beach County Clerks website.

    The sale of the seven-bedroom, Old Florida bungalow-style house marked one of thehighest recorded prices ever paid for a property north of the Palm Beach Country Club. It also is the second-most expensive never-lived-in house ever sold in Palm Beach, property records show.

    With about 19,000 square feet of living space, inside and out, the house was completed last year on a direct-beachfront lot with about 125 feet of shoreline. The house has about 12,000 square feet of interior space and was completely furnished when it sold.

    Measuring a little more than an acre, the lot is the second property north of the coastal roads curve around the north end of the Palm Beach Country Club.

    The Palm Beach Daily News reported last week that Tepper had put the house under contract with the sellers, real estate investor Pat Carney and his wife, Lillian, who are longtime residents. Although the exact sales price at the time wasnt known, the Wall Street Journal initially reported that roughly $73 million would change hands in the sale.

    David Tepper, who owns the Carolina Panthers football team, joins a string of hedge-fund billionaires and sports franchise owners who have bought properties in Palm Beach.

    With a fortune estimated by Forbes at$13 billion, Tepper, 63, is the richest NFL team owner in the country. Forbes ranked him 41st on its latest list of the wealthiest 400 U.S. billionaires and described him as arguably the greatest hedge fund manager of his generation.

    Tepper founded and heads Appaloosa Management, a global hedge fund based in Miami Beach, where he and his wife have a home. The couple also has longtime ties to New Jersey.

    Tepper paid a reported $2.3 billion for the Carolina Panthers in 2018, two years after he movedhis company from New Jersey to Miami-Dade County. Before founding Appaloosa Management in 1993, he directed junk-bond operations at Goldman Sachs, according to Forbes.

    Pat Carney is chairman and CEO of Claremont Cos., a real estate investment, development and asset-management company based in Bridgewater, Massachusetts. The Carneys own a lakefront house in Palm Beach that they use as their primary residence, although they spend summers in Massachusetts, Pat Carneypreviously told the Daily News.

    The Carneys and the Teppers could not be reached for comment.

    Agent Jim McCann of Premier Estate Properties has represented Carney in a number of real estate transactions. But McCann could not be reached to confirm if he was involvedin the sale of 905N. Ocean Blvd. The Daily News also could not confirm if an agent or agency handled the buyers side of the sale.

    The design of the just-completed house bought by the Teppers and a new one next door to the south, developed by a different owner stirred controversy when they were reviewed over several months by the Architectural Commission in 2018. Neighbors vigorously complained that the initial designs were too large for their lots. Both projects were scaled down considerably before the board approved them.

    Pat Carney told architectural commissioners he and his wife were going to build the house as a custom home for themselves as a change from their longtime home on the lake. But they were caught off-guard by the bitter opposition to the plans, especially from their neighbors immediately to the north, real estate developer Murray Goodman and his wife, Joannie. The Goodmans told town officials they were worried the new house would encroach on their privacy.

    In March 2016, the Carneys had paid a recorded $14.57 million for their lot, which was sliced from a 2.3-acre property sold by a revocable trust in the name of late Lorraine Friedman, who had lived there in a 1970s-era residential compound with her late husband, Jack. TheFriedmans' house and several outbuildings all with distinctive blue-tile roofs had been razed by the time the Carneys closed on the property.

    In a simultaneous deal orchestrated by Pat Carney, Palm Beach resident Keith Beaty and his son, Clark, bought the other half of the old Friedman estate for $14.57 million.

    I had agreed to buy the whole parcel, Carney told the Daily News at the time of the sale. Then I invited the Beatys to participate.

    The Beaty family has since developed a house on speculation on the lot at 901 N. Ocean Blvd.The house wasjust listed for $84 million, furnished, by agent Christopher Deitz of William Raveis South Florida.

    The land owned by the Carneys, Beatys and Goodmans wasonce part of Playa Riente, an elaborate1923 estate designed by noted society architect Addison Mizner and demolished in the late 1950s by its final owner, the late Anna Dodge Dillman.

    The Teppers new house was described to the Architectural Commission by its designer, Daniel Menard of LaBerge & Menard, as having cottage-y style architecture with simple windows, deep eaves supported by brackets and broad tapered columns that recall the bungalows built during Palm Beachs early days.

    Pat Carney has developed and sold a number of never-lived-in homes in Palm Beach. In March 2016 he sold for nearly $43.7 million a beachfront house he developed on speculation at 1695 N. Ocean Way. The sale marked the third never-lived-in, furnished mansion developed by Carney to change hands within the previous seven months. In all, those three sales two in Palm Beach and one in nearby Manalapan totaled $108.1 million.

    McCann then of the Corcoran Group but today at Premier Estate Properties represented him in all of those sales.

    In the 2016 sale at 1695 N. Ocean Way, hedge-fund manager Ken Tropin was the behind the entity that bought the house, and he later expanded the estate by buying the oceanfront property immediately to the south. Tropin was represented by agent Suzanne Frisbie, who later left the Corcoran Group to join McCann at Premier Estate Properties.

    The other two spec homes sold within the seven-month period by Carney were a waterfront house in Manalapan at 800 S. Ocean Blvd., which sold to a Delaware-registered limited liability company for $33 million in September 2015; and a lakefront house in Palm Beach at 390 N. Lake Way, which sold in December 2015 for $31.4 million. In the latter deal, broker Steve Hall of Hall Real Estate acted on behalf of the buyer, an entity linked to Bain Capital/Private Equity executive Paul Edgerley and his wife, Sandra.

    The most expensive sale of a house developed on speculation in Palm Beach closed last week at 535 N. County Road. That oceanfront mansion on 2 acres set a Florida sales record when it changed hands for a recorded $122.7 million in a sale previously reported by the Palm Beach Daily News. Broker Lawrence Moens of Lawrence A. Moens Associates had the listing. The buyer, said to be financier Scott Shleifer, worked with New York City broker Ryan Serhant of the concierge-style agency Serhant in collaboration with agent Christopher Leavitt of Douglas Elliman Real Estates Palm Beach brokerage. The house had been marketed with a price tag of$140 million.

    LPC Approves Redevelopment of McGraw-Hill Publishing Company Building at 330 West 42nd Street – New York YIMBY

    The Landmarks Preservation Commission has approved proposals to renovate and redevelop a portion of the McGraw-Hill Publishing Company Building. Located in the Garment District at 330 West 42nd Street, the property was originally constructed in 1931 and is considered a landmarked example of Art Deco design in the built environment.

    From MDeaS Architects, the scope of work includes the replacement of ground-floor signage, a ground-floor infill, and eventual conversion of upper floors from commercial office space to condominium residences.

    Keeping with the buildings Art Deco motif, the project team will install oversized, bronze signage with red accents along 42nd Street.

    Along 41st Street, a ground-floor infill will replace existing garage space. The garage doors will be replaced with floor-to-ceiling glass windows with dark aluminum mullions similar to commonly observed designs in manufacturing buildings. A new tenant entry with bronze polished doors will be constructed at the corner of the property.

    J. Pickens is no stranger to home remodeling. The designer and host of HGTVs The Work Around has tackled plenty of home renovations throughout his career, and hes learned that homeowners are concerned primarily about two things: cost and style.

    Both are important factors in home improvement projects. But you shouldnt overlook another essential element when youre renovating your house: longevity. If youre going to spend the money to improve the look of your home, you want to make sure that youre paying for renovations that will stand the test of time. Luckily, Pickens had some suggestions for long-lasting home upgrades that are worth the money.

    Average cost: $900 per room

    A relatively easy and affordable way to upgrade your home is to install crown molding. You get a lot of bang for your buck with moldings, Pickens said. They increase the style of your room, and they last forever.

    The cost to install crown molding will vary depending on the type of material you use and whether you hire a professional or do it yourself. On average, though, it costs about $900 to install crown molding in a 16- foot by 20-foot living room, according to Fixr, a website that provides cost guides and comparisons for remodeling projects. Given that the average duration of homeownership is about 13 years, the cost of adding molding to a room would break down to about $69 a year.

    Average cost: $18,600

    Pickens said that an HGTV survey found one of the most popular home renovations people plan to make this year is kitchen remodels. If youre going to spend the money to update your kitchen, he recommends installing custom-made, solid-wood cabinetry. Prefabricated cabinets made of inexpensive material will last only seven or eight years before showing wear, while solid wood cabinets will remain in good condition for at least 30 years, Pickens said.

    The average cost of installing custom cabinetry in a standard-sized kitchen is about $18,600, according to Fixr. Over the course of 30 years, that breaks down to about $620 a year for this home improvement.

    Average cost: $375 to $500

    You can easily update the look of the cabinets and doors in your home by installing new hardware. It will add a visual appeal and make your house look unique, Pickens said. If you buy quality hardware, it should last 20 years or longer. In fact, Pickens said he has found vintage metal doorknobs and cabinet pulls that are 100 years old.

    High-end cabinet handles cost about $15 to $20 a piece, and an average kitchen requires 25 handles for drawers and cabinets, according to home maintenance and repair company Mr. Handyman. So the cost of installing new, quality hardware could range from approximately $375 to $500.

    Average cost: $950

    Replacing a worn or dated backsplash with one made of tile is an affordable way to improve the look of your kitchen and to better protect the space between your cabinets and countertop from water, Pickens said. And it will last at least 20 years. That will certainly stand the test of time, he said.

    On average, the cost of installing a porcelain tile backsplash in a 10-foot by 10-foot kitchen is about $950 for labor and materials, according to Fixr. Over the 20 years or more it will last, its a cost of approximately $47.50 a year.

    Average cost: $5 to $20 per square foot

    The average cost to remodel a bathroom with a new tub, shower, flooring, vanity, and accessories is approximately $18,000, according to Fixr. To protect your investment from moisture, Pickens recommends installing tile throughout a bathroom or at least halfway up the walls. It will help boost the resale value of your home, and its an upgrade that will stand the test of time. Literally, it can last forever with very little maintenance, Pickens said.

    On average, porcelain tile costs about $5 to $20 per square foot, according to Fixr. If you just limit tile to a shower rather than the entire bathroom, the average cost to install a 3-foot by 3-foot porcelain tile shower with three walls and an 8-foot high ceiling is approximately $1,875.

    Average cost: $500 to $3,000

    If you want a bathtub separate from your shower, Pickens recommends avoiding jet tubs. They are more expensive to install and dont stand the test of time because they can clog and require repairs. Instead, go traditional, he said.

    A standalone soaking tub costs, on average, between approximately $500 and $3,000, according to Fixr. Pickens said you might get a better deal by purchasing a second-hand clawfoot tub and having the enamel refinished for about $150. If youre looking to make a renovation and make it last, an old classic tub is your best option, Pickens said.

    Average cost: $1,921

    If youre renovating your home, Pickens recommends replacing your hot water heater with a tankless heater. These systems can save you money because they heat water on demand rather than keep an entire tank of water constantly heated. Plus, gas-powered tankless water heaters can last 20 years, Pickens said.

    The average cost to install a tankless water heater is approximately $1,921, according to HomeAdvisor. Over the 20 years it should last, that breaks down to a cost of about $96 a year.

    Turn off the lights.

    Average cost: $144 to install

    Switching light switches to dimmers are a cost-efficient home improvement because they can save energy and should last 15 years or more, Pickens said. Dimmer switches cost about $5 to $15 and an average of $144 to install, according to HomeAdvisor. If a switch lasts at least 15 years, the cost is only $9.60 a year.

    Average cost: $450 to $1,500

    If youre looking for home remodeling ideas that dont cost a lot but add a lot of value, consider installing a skylight to brighten up a room. No one has ever walked into a house and said there is too much light in here, said Pickens. The skylight in his house provides enough natural light throughout the day, which helps reduce the usage of lights during the day.

    A skylight will last as long as the house does if you maintain it, Pickens said. On average, the cost of installing a skylight ranges from approximately $450 to $1,500 depending on the style that is installed, according to Fixr.

    Average cost: $19,000 for average-sized house

    Replacing windows with energy-efficient ones can be one of the more expensive home-improvement projects, but its money well spent, Pickens said. They can increase the value of your home and lower your electricity costs.

    The average cost of installing energy-efficient windows throughout a 2,450-square foot house is approximately $19,000, according to the National Association of Realtors Remodeling Impact Report. However, over the 30-plus years, these windows should last and the annual cost would be about $633.

    Save on Floor Remodels

    Average cost: $4,000

    Youd be much better off installing wood flooring rather than carpet when remodeling a home because carpet doesnt stand the test of time, Pickens said. One glass of spilled grape juice could ruin your carpet 10 minutes after installing it. Your hardwood floors could last 100 years, Pickens said. You dont get better value than that.

    The average cost of installing 200 square feet of hardwood flooring is about $4,000, according to Fixr. Engineered wood flooring that is made with plywood and a hardwood veneer cost about the same to install and can last as long. Over 100 years, the cost of installing hardwood flooring is only $40 a year. For an even more affordable option, Pickens recommends vinyl composite core flooring that replicates the look of hardwood flooring.

    Average cost: $6,000 to $13,000

    To spruce up the look of the exterior of your home, consider installing siding. Vinyl siding is a low-cost and low-maintenance option. There also are a variety of new materials in the same price range as vinyl that will last as long at least 30 years, Pickens said.

    The cost to install vinyl siding on an average two-story house ranges from approximately $6,000 to $13,000, according to DIY Network. Over the course of the 30 years, the siding will last, the $13,000 installing cost breaks down to about $433 a year.

    Insulating your house is something people try to skimp on, Pickens said. But this home upgrade can pay off because it will help cut energy costs over time. And it should last as long as your house does. On average, it costs $3,500 to $4,500 to install blown-in insulation into a 2,500 square-foot house, according to Fixr.

    Average cost: $7,229

    Adding a deck to your home can increase its value because it can increase your living space, Pickens said. If you want a deck to stand the test of time, he recommends using composite decking materials. A well-made deck of composite materials will last you 30 years without having it restained or repainted, he said.

    On average, it costs about $7,229 to install a 200- to 500-square foot deck in wood or composite materials, according to HomeAdvisor. That breaks down to about $241 a year over the course of 30 years.

    Average cost: $13,200

    If you want to create a good first impression when guests or potential buyers come to your home, invest in landscaping. Always with landscaping, its money well spent, Pickens said. And it will last forever if you maintain it well.

    The cost of landscaping can vary greatly depending on the plants you choose and the size of the project. However, the average cost for landscape design and installation in an average-sized yard of 1,200 square feet is approximately $13,200, according to Fixr.
