The best advice on router placement is advice we all ignore: Place your router in the middle of the room for the best possible wifi. Dont hide the router away or place it near a wall. This isn't practical, though, because the walls are where outlets live, and as people have moved to mesh, that means more routers littered throughout the home and more devices to hide. Ive tried to treat these wifi pucks (what I call my Nest routers) as sculpture, worthy of shelf space, but I dont love it. Once I started adding hubs to each room in the form of Google Minis, things became chaotic, with wires snaking off shelves in each room and these two tiny pieces of tech generally getting in the way.
To solve that problem, Ive started mounting my hubs and routers to the ceiling, and it works fantastically. Given the amount of accessories that exist to support the idea, Im clearly not the only one. Ceiling placement solves a lot of problems: It can put the routers in the middle of the room, away from the wall, without the cord issues, and it doesnt take up counter or shelf space. I hardly notice them there, which makes senseafter all, how often do you notice your smoke detector? Its such a good idea that some brands, like Eero, that previously required the router by upright, are now designing wall and ceiling-mount routers.

Youll need a few items to make this work. First, youre going to need to find a ceiling mount for your routers or hubs if it doesnt mount on its own, like the Eero, and there are two places to look. Amazon has a surprising number of options for Google brands, and TP Link, and is the best place to look first by just typing [router name] ceiling mount. A lot of wall mounts will also work for the ceiling. The surprising place I first found a mount some years back was on Etsy, where a lot of people are 3D printing them, so thats worth checking out. (Router and hub mounts should be plastic, not metal, so 3D printing makes a lot of sense.) Youll need a drill, and youll want to buy some cord cover, which is usually paintable. Most routers and hubs have six- to eight-foot cords, so you might need to buy a longer cord to reach as far as you need; usually this is just a USB-C cord.
Decide where your equipment is going to go in the room. It doesnt need to be in the centerthe farther away you get from the wall, the better for reception. I recommend attaching your mounts with screws instead of using adhesive: Ive never found the adhesive to be effective, even on the wall, and you dont need your router or hub falling to the floor. Orient both your hub and router with the USB input facing the wall. Embed the cords in the cord cover, and then stick it to the ceiling. Lots of cord cover comes with connectors to make turns, but if it doesnt, just cut the cord cover with an box cutter at a forty five degree angle and put both pieces together to form a corner.
Reception improved at my home, and responsiveness on my Google Minis improved, as well, by simply mounting my devices to the ceiling. It keeps my shelves looking a little neater, and the project cost about fifteen dollars per room. In fact, it's working so well that if I moved, I'd go to the extra step of installing devices when I install ceiling lights, and hide the cords entirely in the crawlspace.

Whether youre building a new house, remodeling a house you already own, or tackling projects before selling your house, the condition of your kitchen cabinets can drastically affect the entire look of the space. Next to your appliances, cabinets are the largest items in the kitchen, so the eye is immediately drawn to them.
Sometimes, existing cabinets can be salvaged, but when theyre beyond repair or severely outdated for your tastes, youll probably want to replace them. According to the 2023 U.S. Houzz Kitchen Trends Study, more than 2 in 5 homeowners (44 percent) choose fully custom cabinets, while nearly one-third (31 percent) opt for semi-custom, says Marine Sargsyan, staff economist at Houzz. She also tells us that white remains the most popular color choice (40 percent), followed by wood-tone cabinets (24 percent) and that Shaker-style cabinet doors are the most style, followed by flat-panel doors.
But, before you can think about aesthetics, you'll need to figure out your budget. So, we've broken down the cost of kitchen cabinets and all the factors at play below.
The cost of new kitchen cabinets can vary depending on a variety of factors. According to Sargsyan, it usually costs between $1,000 to $5,000 to install new kitchen cabinets. The price can vary depending on the number of cabinets you need, the materials you choose, and whether or not you have custom cabinets made, she explains.
Morgan Olsen, design expert at Thumbtack, tells us that on average, kitchen cabinets themselves cost $300 to $614.
Your actual project costs can depend on the type of cabinets you choose. Olsen provides examples of the three typical cabinet types:
For stock cabinets, Olsen says the cost per unit can range from $55 to $600. Stock cabinets, also known as ready-made cabinets, may need to be assembled and finished, she explains. She points to the types of cabinets you see at places like Home Depot and IKEA as examples. You can find top cabinets as well as bottom cabinets, with doors or drawers, in various sizes. Some are also available in various colors, such as white, cognac, medium oak, and natural hickory. However, with stock cabinets, youre limited to the specific sizes offered.
Semi-custom cabinets can range from $140 to $800 or more, and Olsen says theyre a good mid-range choice that wont break the budget. Semi-custom cabinets are available in standard sizes, but provide more flexibility regarding measurementsand they come in a variety of styles as well, she says.
Expect to pay more for custom cabinets, since theyre hand-built by carpenters to precisely fit your kitchen. Custom cabinets are the most expensive option because of the skill and labor required, ranging from $500 to $1,400 or more per linear foot installed, Olsen explains.
The type of material you choose can also make a difference, and Olsen says these are the average price ranges:
Along with the type and material, the cost of kitchen cabinets can also depend on the size of your kitchen, and the type of professional you decide to hire. Some cabinets are unfinished or prefinished, which can add extra steps and costs. You can paint the kitchen cabinets yourself to save money, but just be sure to avoid these kitchen cabinet painting mistakes.
On average, the national cost to paint cabinets ranges from $2,000 to $7,000, says Olsen. If the cabinets are still in good shape, refinishing them is another option, which could include either staining or painting. Refacing the cabinets is yet another option, and this entails installing new cabinet doors and veneers.
Natalie Rebuck, principal designer at Re: Design Architects, which has offices in Brooklyn and Southold, New York, has designed numerous kitchens. New cabinetry can be included on the lower end range from IKEA (where you need to assemble the cabinetry yourself) and this really is the least expensive cabinet that you can find on the market today, she tells us. A great option is to use companies like Semihandmade and Superfront to make the kitchen look more modern and give it an upgraded look.
If youre looking for something in the mid-price range, Rebuck recommends researching local cabinet makers, since they can sometimes offer custom cabinetry at more affordable prices.
Simplicity is another factor to keep in mind. Flat panels are less expensive than Shaker-style cabinets and other styles that have additional components, Rebuck explains.
In addition, she says cabinet doors are less expensive than having a cabinet with a whole bunch of drawers. Cabinet makers have to make each individual drawer, which drives the cost up on the price of a cabinet with drawers versus doors. So, consider minimizing the number of drawers when selecting your kitchen cabinets, if you can.

Bright colors and all-white kitchens are taking the backseat in 2024, with warm woods and natural colorscoming to the forefront. According to Augustina, Scandinavian, mid-century, and contemporary will be the most trending styles this year.
Functionality becomes the leading factor when designing a kitchen. Decluttering of the cooking space will continue with even more optimized storage, hidden appliances, and beverage stations. Homeowners will be looking for flat-panel designs, stain-resistant materials, and countertops that seamlessly extend into the backsplash.adds Augustina.
Seating arrangementsare becoming more like a family dinner setting rather than a bar style, which should encourage more conversation during the meal. When asked about the most trending design feature in the 2024 kitchen, Augustina was positive that beverage stations will definitely lead the charts. People will want a dedicated spot to pour wine, make coffee, or blend up smoothies. Its even more popular than other layout features like enlarged pantries or eat-in kitchens, she adds.
Incorporate a coffee station (or another beverage) into your kitchen layout. Having a special place that includes a coffee maker and all necessary supplies will give your kitchen its own personality. The best part: It doesnt have to be big if the space doesnt allow for it.

She suggests that before we commit to a style, we should look at things that have been top favorites for at least several decades. Since they have passed the test of time, they are more likely to remain a classic, giving your kitchen a timeless look that you can update every now and then.
Following the latest trends may be tempting, but unless youre prepared to renovate your kitchen every season, opt for elements that make it look timeless instead. Traditional Shaker-style cabinets, neutral colors, natural wood, well-organized storage, and an efficient layout will help you achieve this.

Designing a kitchen is expensive and time-consuming. To make a re-design or renovation worth it, it's paramount to consider how you will use the space and what appliances work best for you. HALLOWELL If it wasnt for Bridget Barrow going door-to-door with a local electrician, businesses in Hallowell might still be without power.
Like other places in central Maine, Hallowells Water Street sustained substantial flood and wind damage from this weeks massive rainstorm, which pushed the Kennebec River to unprecedented levels. The local businesses on the citys main strip were unable to get electricity restored until each building was cleared by an electrician.
It was a fact Barrow, who manages several properties on Water Street through Tenant Solutions, did not know until Thursday night when Hallowell City Manager Gary Lamb posted the notice on the door of one of her properties.
Then, she got to work.
I went home and made 20 copies of the notice because I thought, No one down the hall probably knows this, and I got my clipboard, my flashlight and my headlamp and informed everyone I could, she said.
She called Nicholas Electrical Company, which volunteered staff time on Friday and went door to door with her. Barrow was worried that if the street went another day without power, the pipes would freeze.
Because of the flooding, each building on Water Street from the colorful chairs to Lucky Garden had to be individually checked to make sure the power could be safely turned back on. To prevent a fire or a transformer from blowing when the power was restored, Barrow and the electrician had to check the breaker panels and the electric meters to make sure they did not sustain water damage.
The process of going door-to-door took the entire day, but they were able to reach every building and business owner.
With every building clear and a few had to have their meters switched off because of the flood damage, like Maine Local Market Barrow and the electrician from Nicholas Electrical could tell Central Maine Power the news: they did it.
If she did not get to everyone, or clearing each building relied upon unorganized individual efforts, the strip along the water on Water Street still could be without power.
It was 5 a.m., (on Saturday) and I was praying that since every building was cleared and by 7 a.m. Central Maine Power confirmed we got our power back, Barrow said. I called my tenants and they can be home for Christmas and be warm and not have to worry about their pipes freezing.

Move over Larry Ellison, theres a new mogul cutting into your longtime Malibu turf. On exclusive Carbon Beach, where Ellison owns no fewer than 13 houses, two eye-catching contemporary homes recently sold. Back in August, a 5,600-square-foot 1990s build went for $26.7 million, and now a 4,000-square-foot stunner about 12 doors away just closed for $28.5 million.
Records reveal both lavish beach houses were bought by the same man: Gary Friedman, the billionaire chief executive of the high-end furnishings juggernaut formerly known as Restoration Hardware.

Its not clear why Friedman wants or needs two spacious and vaguely similar-looking houses on the same stretch of sand, but its entirely possible that one will serve as his temporary crash pad while the other is undergoing renovations, or perhaps one is intended to be guesthouse for friends and family.
Whatever the case, Friedmans latest acquisition has a bit of a interesting ownership history. From 2018 until 2021, the house was owned by billionaire Robert F. Smith, who used the place as a high-end income property, frequently renting the place out to short-term tenants. In late 2021, Smith sold the house for $21.8 million to noted property developer Saffron Case and her husband Timothy. The Cases held onto the place for two years, giving it a thorough remodel, before flipping it to Friedman for the aforementioned $28.5 million.
Guarded by an electronic driveway gate, the redwood-sided structure includes an expansive great room adorned with custom rift cabinetry and plaster walls, plus a separate bar area. Fully remodeled, the kitchen includes stone countertops and white oak cabinetry. Three of the homes bedrooms are located on the main floor, while the lavish primary suite rungs the full length of the house and includes a private office, a spa-style bathroom and boutique-style closet.

Out back, a 60-foot wooden deck fronts the beach. Ideal for entertaining, the backyard area also includes a built-in barbecue center, a fire-pit and an outdoor shower for hosing off the sand.
With just one brief interruption, Friedman has been CEO of RH, the company formerly known as Restoration Hardware since 2001, and has overseen multiple reinventions of the luxury home furnishings retailer. Today, the San Francisco native sports a net worth that tops $1.6 billion,per Forbes. In addition to his two new Carbon Beach retreats, he also maintains a Beverly Hills mansion, that recently popped up for sale with a $44 million asking price. Last year, the San Francisco native sold a half-builtLos Angelesestate for $24 million to an anonymous buyer.
