Whale menopause sheds light on human evolutionary mystery – The Borneo Post

    - March 14, 2024 by Mr HomeBuilder

A female orca catches a herring as it swims in the Reisafjorden fjord region, near the Norwegian northern city of Tromso in the Arctic Circle, on January 13, 2019. Why do humans experience menopause? Its a question that some women going through the symptoms might have asked themselves more than once. AFP photo

PARIS (March 14): Why do humans experience menopause? Its a question that some women going through the symptoms might have asked themselves more than once.

Scientists are also baffled. From an evolutionary perspective, animals generally take every chance they can get to have as many offspring as possible to boost their odds of survival.

So why have some species evolved to have menopause, in which females live many years after they stop being able to reproduce?

That there are so few other examples in the animal kingdom only deepens the mystery.

Out of 5,000 mammals, just five species of whales with teeth including killer whales, beluga whales and narwhals are the only others known to have females that regularly live long after they stop reproducing.

However plenty of other toothed whales, such as dolphins, do not experience menopause.

By looking at the differences between these two groups, a UK-led team of researchers sought to discover why some whales evolved to get menopause and what this could tell us about ourselves.

Despite our many differences, humans share a convergent life history with these ocean giants that led to the independent evolution of menopause, the researchers concluded in a study published in Nature on Wednesday.

Their results tied together several existing hypotheses. The first piece of the puzzle involving lifespan.

    The grandmother hypothesis

Females of the five species that have menopause live roughly 40 years longer than other similar-sized whales, the researchers found.

These female whales also easily outlive males of their own kind.

Female killer whales regularly live into their 60s and 70s, but the males are all dead by 40, lead study author Samuel Ellis of the UKs University of Exeter told an online press conference.

This supports what is known as the grandmother hypothesis that older females care for their grandchildren, therefore helping their species survive in a different way.

But why would it be an evolutionary advantage for these grandmothers to stop having offspring?

The second part of this story is about competition, study co-author Darren Croft said.

When killer whale mothers and daughters try and breed at the same time, the calves of the older females have a significantly lower survival rate as they compete for resources, he said.

So they have evolved a longer lifespan while keeping a short reproductive lifespan, Croft added.

This is just the same pattern of life history we see in humans.

Though we walk on land and they swim through the ocean, the similarities between human and whale social structures is absolutely striking, Croft said.

    The importance of matriarchy

Older matriarchs play an important role within both societies, he said.

For example, the experience older females have gathered over their lives helps the whale families get through hard times such as environmental challenges or a lack of food.

But just having a matriarchal society is not enough. Older female elephants, for example, look after their offspring but keep reproducing until the end of their lives.

The key difference could be that older whale mothers keep looking after their sons, Croft said. Young male elephants, however, leave the family group.

Both sons and daughters sticking around could even be a unique trait to the five whales and humans that get menopause, he speculated.

Rebecca Sear, an evolutionary demographer and anthropologist at the London School of Hygiene and Tropical Medicine not involved in the study, cautioned that this could not provide definitive answers to the question of why menopause evolved.

Whales are incredibly difficult to study, and a lot of the data used for the research was from unnaturalevents such as mass strandings, she commented in Nature.

Meanwhile, there has been increasing criticism that menopause in human women remains badly under-researched due to a long-standing male-skewed bias in medical research.

Human grandmothers, like whale grandmothers, are important in the lives of their adult children and grandchildren, but older women are too often ignored in policy circles and public health research, Sear said. AFP

Families forced to leave RV park they call home – Restoration NewsMedia

    - March 14, 2024 by Mr HomeBuilder

For many years, residents at the Buckhorn Veterans Park have paid $500 or more a month for electricity, water and a space for their recreational vehicles. But on March 3, about 15 people from 10 families found eviction notices on their camper doors.

The Buckhorn Veterans Park is situated on 5.59 acres of property at 9005-9007 Sullivan Road, off Johnson Farm Road in a rural portion of western Wilson County between the Buckhorn Reservoir and the Johnston County line.

The note to renters is from park manager Toby Jordan.

It saddens us to announce that due to reasons beyond our control, you will have 30 days to seek other living arrangements, Jordans note reads. We apologize for the inconvenient that this may cause, and all money will be refunded.

    NOT THE FIRST INFRACTION

Matt Taylor, planner and code enforcement officer with the Wilson County Development Services Department, sent a Jan. 22 zoning code violation letter to the parks owner, Willie Charles Jordan of Lucama.

On Jan. 10, 2024, a site investigation was conducted at the subject property listed above. This revealed that there is an unlawful campground operating on this parcel, the letter states. A campground is only permitted in an AR zoning district after a special-use permit has been given. Therefore, this parcel is in violation of the Wilson County Unified Development Ordinance.

Taylor informed the owner in the letter that this is not the first infraction for this noncompliance.

A notice of violation was sent to Jordan on May 24, 2022, regarding the operation of an unlawful campground on the property.

According to the letter, Willie Jordan made an appeal to the Wilson County Board of Adjustment to overturn the decision, and after hearing the appeal, the board affirmed our decision and thus declared the parcel to be in violation of the UDO.

Taylor explained in the letter that campgrounds are required to have a minimum of 10 acres, making the Buckhorn Veterans Park insufficient in size by more than 4 acres.

All activities associated with the operation of this unlawful campground must cease within 30 days of this notice of violation, he wrote.

Taylor gave Feb. 21 as the compliance deadline.

Taylor warned that failure to comply will result in civil penalties and potential legal action to obtain an injunction and order of abatement in Wilson County Superior Court. Jordan was again given the opportunity to appeal to the Wilson County Board of Adjustment within 30 days.

    BLINDSIDED

Park renters were shocked to see they were being evicted.

We were blindsided by it, said Chris Billman, who lives in a trailer with his fiancee, Jamie Miller. I have been here going on six years. I really love it here. Now with all this, I dont know what were going to do.

Billman and Miller, who have a teenage boy, pay $550 a month for electricity, water, internet and sewage.

They have a 2006 trailer thats too old for most other campgrounds.

They wont accept us, Miller said. I never thought this would happen. I thought it was trustworthy.

Johnnie Ray Hyson III moved with his wife to the park a year and a half ago.

This was supposedly a legit place. Now we come to find out we have been paying rent for 16-17 months now under false pretenses and now we are going to get kicked out on the street, Hyson said. Where are we going to go? They are shutting the power off on April 3, and then we are going to be screwed.

For some residents, relocation isnt just an inconvenience.

I have lung cancer, said Robin Litchford.

Her husband, Gary Litchford, said his wife is on oxygen 24 hours a day, seven days a week.

We just found out a few minutes ago that they are going to turn the electricity off, Robin Litchford said. It takes electricity to run. The bottle wont last very long.

Resident Veronica Fisher said she is a metastatic breast cancer patient.

For me to find somewhere to move, especially if I go out of state, I will have to travel back and forth for about two months until they can get me established at a cancer center, she said. Now I will have to find another cancer center, and I have been with that cancer center for about 10 years now.

Fisher said the residents should have been informed of the campgrounds permitting problems from the outset.

If you already knew that you were never supposed to have this out here, then you should never have allowed us to rent, Fisher said.

George Hartman, a retired veteran who served in Vietnam, is the only one in the group with a trailer new enough to be accepted at another park. He plans to move March 28.

I think it sucks. These people are not being taking into consideration all these different people out here that need a place to live and cant afford anything more than what theyve got, Hartman said. They are comfortable where they are. I dont really understand why they are closing us down. I wish I had a place I could put them all, and I would be right in there in between them because I enjoy every one of their companies.

Tommy Nichols has lived in the park for five months and isnt able to move his camper.

I have called everywhere. There is no place for me to go because my camper is a 95, Nichols said. Wont nobody take it.

    A BIG FAMILY

As you can see, everybody here is from somewhere else, and we have all gravitated together, said Bonnie Weatherford, who lives with her fiance, Mack Schupe.

Shupe called it a good little close-knit community down here.

Everybody helps everybody out, Shupe said.

When somebody cooks out, they will bring you food over, Nichols said.

I think we got done wrong is how I feel about it. We were under the impression that he had everything set up for a campground, and now this coming out and he aint nowhere near set up for it, so now hes going to throw 10 families out into the street, Shupe said. To me, I dont see no right in that. Its just wrong.

Shupe is confident that they will make it.

It might be tough, Shupe said. But I aint coming off my wife and I aint coming off my dog. They are going to stay together. That I promise

Weatherford said the residents are not hating on the owner, who they say is a nice man, a retired veteran who spent much time cutting trees and removing stumps before offering rentals to the public.

The residents wish there was a way to stay.

Why cant they fine him and get the right permits and let us stay? Nichols asked.

The campgrounds owners could not be reached for comment.

    UNLAWFUL CAMPGROUND

Stephen Mann, director of communications for Wilson County, confirmed the Jan. 22 letter from Wilson County Development Services is authentic.

The original violation notice to Mr. Jordan was not directed toward the operation of the Buckhorn Veterans Association on the property located at 9007 Sullivan Road or any community events that may take place there, Mann said. The violation is the continuing use of the real property as a campground/RV park. The county uniform development ordinance governs the use of this property, and any landowner in the county who wants to operate a campground must comply with the regulations set forth in it.

Mann said Wilson County had received several calls from current tenants and explained that the countys UDO doesnt allow the propertys use as a campground.

The initial notice of violation states that all activities associated with the operation of this unlawful campground would cease within 30 days of the initial notice; however, the county has documentation showing that the property was recently being advertised as a campground, Mann said. The county has received no response from Mr. Jordan; however, based on the phone call from tenants, the county believes that Mr. Jordan has given notice to campers to move out. The county has decided not to take enforcement action so long as campers are attempting to relocate.

Record-setting Concorde set to return to museum home after restoration – BreakingNews.ie

    - March 14, 2024 by Mr HomeBuilder

The retired Concorde airliner that belongs to New Yorks Intrepid Museum will return to its home on a Manhattan pier on Thursday after a seven-month restoration, museum officials said.

The supersonic jet will travel by barge up the Hudson River and will be lifted by a crane onto Pier 86, the officials at the decommissioned aircraft carrier turned museum said in a news release.

The needle-nosed aircraft left Pier 86 on August 9 last year for a restoration project at the Brooklyn Navy Yard that included sanding and repainting.

It was barged from Brooklyn to a dock in Jersey City, New Jersey, for storage overnight on Wednesday prior to being reinstalled on the pier on Thursday.

The Concorde is the only supersonic commercial jet that ever flew.

The Intrepids British Airways Concorde still holds the record for the fastest transatlantic crossing by a passenger aircraft: two hours, 52 minutes and 59 seconds from Heathrow to JFK in New York.

Public tours of the jet will resume on April 4, museum officials said.

How Much Does A Home Warranty Cost In 2024? – Forbes

    - March 5, 2024 by Mr HomeBuilder

Every home warranty company is slightly different, but there are some general rules as to what a home warranty will cover.

One of the most common items that home warranties include is appliance coverages. This includes items like refrigerators, stoves, ovens, dishwashers, microwaves, washers, dryers and even trash compactors. Should one of these items break, the homeowner can file a claim and expect to pay only the service fee.

There may be appliance age or proof of maintenance stipulations for these appliances, so homeowners should be aware of what the warranty company requires. Also, homes with more than one set of appliances, such as those with kitchenettes or bars, may only be eligible for coverage on their main appliances in the kitchen.

System coverage is when home warranties cover the major systems within the home. This includes electrical, plumbing and HVAC systems, primarily. However, other systems may be eligible to add on, such as roofing, central vacuum, fire alarm and septic systems. These items will cost more to cover on a monthly basis, but they can provide peace of mind for homeowners.

These items are less likely to require proof of age, but they may require specific maintenance schedules in order to be covered under the home warranty.

Basic home warranties arent comprehensivesome parts of your home wont be covered. If you want extra coverage, you can add it onto your pan for an additional fee, ranging from a few dollars a month to $30 or more, depending on the specific add-on.

Each companys plans work differently, but you can often choose from add-ons like:

Home warranties are designed to cover common repairs, and in the right circumstances, they can save the homeowner money over the course of the year. Here are some of the most common repairs and their associated costs, with labor and materials combined:

Best Home Warranty Companies in Oregon (March 2024) – MarketWatch

    - March 5, 2024 by Mr HomeBuilder

Top 5 Best Home Warranty Companies in Oregon

Here is our list of reputable providers available in Oregon:

Cinch Home Services: If youre interested in comprehensive home protection, Cinch Home Services is a viable option. Cinch offers a 180-day workmanship guarantee on all work performed, which is twice as long as some other providers like Choice Home Warranty. Cinch offers the option to choose a policy with a credit toward your homeowners insurance deductible, offering a more comprehensive set of protections against the financial toll of natural disasters.

On average, Oregon homeowners pay about $52 per month, or $624 a year, for home warranty coverage.

To help you get a better idea of what youll pay for home warranty coverage as an Oregon resident, we requested a series of quotes using real Oregon residences. We used the most populated areas, including Portland, Salem and Eugene, to collect quotes to reflect the most accurate pricing. We then averaged the prices to compare both monthly pricing and service fees to the coverages extended on each plan.

Heres what you can expect to pay for your home warranty in Oregon with each of our major recommended providers.

The MarketWatch Guides team developed a calculator that analyzes the anticipated yearly expenses associated with owning a home warranty in Oregon. To determine your projected annual cost, simply input your monthly premium, service call fee and estimated number of claims. We recommend getting quotes from our top providers directly, as prices vary by plan, location and home size.

    Source: Home Depot

The calculators used on this website are being provided for educational purposes only. Data will not be collected or stored. The results are estimates based on the information you provide and may not reflect the actual pricing of your quote.

Ready to consider additional home warranty options? Knowing how to shop for coverage specific to your part of Oregon is an essential step in finding the best policy.

While most home warranty companies operate across the country, not every service provider is present in each state. Before subscribing to a home warranty policy, research the local service providers your home warranty company contracts with or their branches in your area. Companies with more branches and service providers near you can translate to speedier service.

Some third-party review sites like the BBB and Google Reviews sometimes separate reviews by branch. If youre able to, read reviews of each home warranty company from residents in your area. This background will provide you with a more honest look at the service quality youre likely to receive from each option.

Getting a quote for your specific address helps you confirm pricing with your home warranty provider. Get a custom quote from at least three competing coverage providers and download a sample contract to match with each quote. Compare premium and service fee costs in comparison to coverages and limits included under each plan to determine which options are worth the price.

Finally, as you compare coverage limits and exclusions, pay special attention to the systems and appliances you use the most. For example, if you live in the eastern part of the state, you likely experience hotter summers because youre further away from the cooling effects of the coastline. It could mean spending more each year on air conditioning repair, which means you would want to look for a plan with higher limits and more inclusions on this type of plan.

While Oregons climate isnt as extreme as in places like Texas or Florida, local weather hazards play a role for home warranty companies when evaluating homeowner risk. The western part of Oregon, including cities like Portland, experiences a milder climate with consistent rainfall, especially in winter. Higher humidity levels affect homes, putting mold and mildew issues in play for plumbing and electrical systems.

In contrast, the eastern part of Oregon, including areas like Bend, has a semi-arid climate with less rainfall. These areas experience higher temperatures than Oregon coastal areas, whose summer temperatures are offset by the proximity to the water. The further inland you live, the more you can focus on warranty policy options that have more robust coverages for air conditioning systems.

Weve compared coverage limits on the most important home components for Oregon residents among our top-rated providers. Explore coverage limits using the table below as you shop.

Home warranty policies in Oregon fall under the regulation of the Department of Consumer and Business Services under ORS 646A.154. This legislation defines a series of fair practices that home warranty companies must adhere to. For example, they must respond to complaints within a reasonable timeframe after receiving them. You can submit a complaint against a home warranty service provider with the Department of Consumer and Business Services here.

Are you not looking for a home warranty in Oregon? Select your state below to find the best home warranty.

Whether you just bought a new home or are an existing homeowner, a home warranty provides peace of mind that repair costs will be covered. We selected each provider in this article based on its price, customer service and coverage options. We chose American Home Shield as our editors choice due to its unmatched coverage caps and additional benefits, such as annual discounts for HVAC tune-ups.

Liberty Home Guard offers exclusive discounts on new appliances, and Select Home Warranty provides generous coverage caps for heating and cooling systems at a budget-friendly price.

We recommend requesting at least three quotes from different providers to compare plan options and costs. Read each providers sample contract and speak to a representative to answer any questions before signing up.

Most home warranty providers offer 12 months of coverage. Certain providers, such as AFC Home Club, offer policies that last up to three years. Read providers sample contracts to figure out exactly how long their service contracts last.

A home warranty protects your home from expensive repair or replacement costs caused by normal wear and tear. A homeowners insurance policy covers damage or loss from theft, fire, storms or water. Having a home warranty alongside a home insurance policy is recommended for optimal protection.

Home warranties cover a wide variety of your homes systems and appliances. Common exclusions include fees associated with appliance removal and disposal, routine maintenance, commercial property coverage and more. We recommend reading your providers sample contract to determine what is and isnt covered by your policy.

When ranking home warranty providers for Oregon residents, we gathered quotes from all reputable providers operating within the state. We used real Oregon addresses for our secret shopping, collecting genuine prices and up-to-date quotes. We also downloaded contracts to compare directly to our quotes when deciding how to rank companies.

Our team compared pricing to coverage levels included with major systems and appliances that Oregon residents are most likely to care about. We prioritized coverage for air conditioning systems, electrical systems and plumbing systems for Oregon residents because these systems are the home components most likely to need repairs or replacements. Companies offering upwards of $2,000 for each major system received higher rankings than those with lower coverage limits.

Our team also considered qualities beyond pricing and financial limits. Insurers with more add-on options, higher ratings from users on third-party sites like the BBB and Trustpilot and more claim-filing options led to higher company rankings. Best Home Warranty In Phoenix Of 2024 Forbes Home – Forbes

    - March 5, 2024 by Mr HomeBuilder

Picking a home warranty company requires some research to find the right company and plan for your home. Plans can vary greatly between home warranty companies and some plans may not cover what you need.. Your research can also include checking reviews, asking friends and family who have used home warranties and reading sample contracts to learn coverage limits.

Living in a city with a warm climate like Phoenix places greater importance on things like your air conditioning. Some companies make air conditioning part of their base plan while others can include it in their premium package and some make it an add-on for an additional cost.

Getting a pool covered under a home warranty can also be an extra charge, so if you have a pool, youll want to see if its covered in a plan. Some companies also have pest control coverage available, which can be nice if you worry about bugs entering your home.

There is a national organization for home warranty companies called theNational Home Service Contract Association. The NHSCA provides accreditation for home warranty companies. A company affiliated with it is reputable, licensed and in good standing with the organization.

Reviews can help you sort through home warranty companies. Reviews can give you an idea of how fast a company fields service calls and the quality of its work. When you check reviews, be sure to check multiple review sites, including the BBB and Google Maps.

Its a good idea to research and discuss coverage limits for specific items so you know what to expect. Coverage limits can start at as little as$500and other warranties will go as high as$6,000.Different appliances can have different coverage limits, plus warranties can have a cap on how much they will pay out each year.

Home warranty companies typically provide service within 24 to 48 hours of filing a claim. Some companies have a dedicated phone line to allow you to file claims 24 hours a day, seven days a week. A fast-responding home warranty company can be a lifesaver in Phoenix should your air conditioning go out or if you have a plumbing problem.

A home warranty company that has a workmanship guarantee can set it apart from other companies. Not all companies offer a workmanship guarantee and the ones that may offer different guarantee lengths. A workmanship guarantee can last 30 days or up to three years, depending on the company.

Reaching out to a local technician can provide you with helpful information because they may be affiliated with a home warranty company or could have worked with one in the past. If you have a trusted technician, its a good idea to check with them before you decide to get a home warranty. Some home warranty companies will allow you to use your own technicians but others will require you to use theirs.

Sample contracts contain a lot of important information like coverage limits and specifics on whats covered under the warranty. Finding a sample contract can take some digging around a companys website. Some companies dont have them on their websites so its a good idea to ask for one before deciding on a company.

Home warranty companies typically provide a comprehensive list of the items covered by their plans. For instance, one plan may cover appliances, while another covers systems. Whats included in those plans varies by company so its important to see if the items you want covered are included in the plan you want.

Knowing what you want to be covered with a home warranty can make your decision easier. Make a list of items you need covered and check to see which plans align with these items. You may need to do a combination of a plan and add-on items to get adequate coverage.

Many home warranty companies can also cover items regardless of age and pre-existing conditions. The specifics of whats considered a pre-existing condition can get complicated so if a company offers it, be sure to check the contract.

Credibility and customer satisfaction ratings were determined by each companys BBB grade, accreditation, reviews, complaints and the number of years in business, as well as consumer ratings on Trustpilot and Google Maps.

When ranking each company on customer support, we looked at service request methods and availability.

Sign-up and restriction ratings were based on the number of plans available, whether or not an inspection is required, available contract terms and whether or not age is a factor for denying system coverage.

Category rating was based on whether customers have the option of choosing their technician or if the company assigns one.

We looked at any fees or penalties resulting from discontinuing coverage before the companys threshold.

Discount ratings for each company were determined by the availability of veteran or military discounts and any sign-up price reductions.

When rating for property types covered, we examined coverage availability for homes such as mobile or manufactured houses, condos and rental properties in addition to typical single-family home coverage.

Ratings for nationwide availability includes the number of states plus DC in which coverages are available.

We added or removed additional points based on average service fees and customer representative responsiveness.
