North Fork Dream Home: Cozy up on this back porch overlooking Broadwater Cove – Northforker

    - October 10, 2020 by Mr HomeBuilder

Its easy to picture yourself sitting on the back porch of this Cape Cod-style home wrapped in a cozy blanket and enjoying a hot cup of coffee while looking out onto Cutchogues Broadwaters Cove.

The overall vibe is warm and intimate, said listing agent Kim West of Corcoran. This is a home thats meant to be lived in. Upon arrival, you are immediately drawn to the outdoors and, of course, to the panoramic water views.

But the mahogany porch(es!) and views are just two of the many things we love about this property.

Inside the home, on the second level, there are three bedrooms, including a master suite with Juliette balcony, and two full bathrooms. On the main level, enjoy a semi-open floor plan with a kitchen boasting high-end appliances, a dining room and a living room with a wood-burning stove. Theres also an additional flex-bedroom and full bathroom.

Both the living room and dining room have sliding doors that open to the back patio overlooking Broadwaters Cove.

The layout is inviting and well-thought-out, West said. My favorite spot is the kitchen, its perfect for entertaining! The huge island and beamed ceilings offer both function and charm. And the semi-open floor plan lends itself to privacy when you need it, while still conducive to entertaining.

Outside the home, youll find lush landscaping, a catwalk to your very own private boat dock, a whole-house generator and solar panels.

Theres no doubt that this would be the perfect home to host the upcoming holidays in.

The property is listed at $1,999,000.

Porch lights on for National Night Out in Sumter on Oct. 6 – WLTX.com

    - October 10, 2020 by Mr HomeBuilder

Instead of the normal gatherings, Sumter police ask city residents to turn on their porch lights from 7 9 p.m. Oct. 6 for National Night Out.

SUMTER, S.C. Each year, National Night Out events bring together police and the communities they serve to have conversations, interact and build relationships.

These events normally draw a crowd, but this year, many of the gatherings will look different due to COVID-19.

Sumter police plan to celebrate Oct. 6, but, instead of the normal cookouts and other community events, theyre asking city residents to turn on their porch lights from 7 9 p.m.

During that time, police will ride through city neighborhoods to convey a spirit of togetherness.

Even though were going through this epidemic and through this COVID, its still important to let people know in the community that we still care about them and we still have this working relationship, 1st Sgt. James Sinkler said. Were asking people to turn on their porch lights that want to participate in it and were going to have officers just kind of riding through the neighborhood. We won't be getting out. There won't be people having cookouts and large gatherings like we normally do.

They hope to send the message that neighborhoods and police can work together to address issues and make a difference.

Sumter County authorities are also joining in, but in a different way.

Deputies say theyre planning a parade-style event through multiple crime watch neighborhoods that requested it.

Neighborhood breakfasts nourish body and spirit – Times Herald-Record

    - October 10, 2020 by Mr HomeBuilder

    Jessica Cohen| Times Herald-Record

PORT JERVIS - Barbara Marszalek offers nourishment for body and spirit at the Thursday morning neighborhood breakfasts she serves on her porch at Kamelot, her therapeutic community center on Ball Street.

On a recent morning, dishes ranged from oatmeal and fruit salad to the hanky pankies brought by Patti Van Demark. Carrots, eggplant, lettuce and wax beans for the taking festooned another table. Cornell Cooperative Extension leaves vegetables at Kamelot every week.

Yesterday, there was watermelon and icicle radishes. They all went, Marszalek said.

But for some, communing with neighbors is the needed nourishment, she said. They skip the food and just chat.

We get the socialization we havent been getting, said Spiro Ragouzeos, who moved to Port Jervis from Queens three years ago.

Disgruntled, disillusioned New Yorker comes to Port Jervis to start a new life was how he described himself.

He had been doing administrative work for a small department at New York University and living in the Queens neighborhood where he grew up.

Every place evolves, but its not the community-oriented place I knew, where everyone looks out for each other. Everyones on their own path there, he said.

He found Port Jervis on a drive with a friend.

We liked the natural beauty, friendliness and the businesses here. Theres a potential for things to happen in Port Jervis, he said.

At the other end of the porch, Marszalek spoke Polish with Paula Kaminsky, who moved to Port Jervis after living in Bay Ridge, Brooklyn, for 20 years.

Port Jervis is small. Everythings close. Neighbors are nice, she said. As for Barbaras breakfasts, she said, People come here to talk. Barbara gives good advice. I bring things I dont use my husbands tools, old clothes.

Also chatting on the porch was Carolyn Kalanyos, community engagement coordinator for Jewish Family Services, based in Middletown.

Our group helps old folks with getting to medical services, taking care of house chores and shopping, she said. People call us, and we try to find neighbors to help them. Were looking for volunteers. Anyone interested can call her at 845-341-1173, ext. 303.

Marszaleks porch has been a good source of volunteers, including Marszalek herself, Kalanyos said. And after delivering her hanky pankies, which she made with sausage, parmesan and Romano cheese and parsley on toast, Van Dermark said she was off to take someone shopping.

Jenny Volpe, who was staying with her parents in Port Jervis on the way to moving from Texas to Virginia, chatted on the porch too. She kept an eye on her 6-year-old Amelia, who collected bugs from the lawn in a jar.

People start coming at 8:45, usually about 20, Marszalek said. Some just pass through. Others take the opportunity to stay and catch up.

As the weather cools, she is thinking of offering soup later in the day and moving the gathering into her garage, she said.

Hawaii Has Authorized 1,527 New Housing Units in 2020 – Maui Now

    - October 10, 2020 by Mr HomeBuilder

A new report shows that an estimated 1,527 new housing units have been authorized in Hawaii in 2020which equates to 107.5 units for every 100,000 residents.

The porch.com report notes that while home sales and new construction fell sharply during the onset of the pandemic, both have rebounded aggressively, fueled by a combination of low interest rates, increased demand and a growing preference for low-density housing.

According to the report, thelockdowns delayed peak home buying season, creating pent up demand for new homes, compounding a longer-term trend in the housing market of millennials aging and entering their prime home-buying years.

With this confluence of factors, prospective home buyers face a difficult situationwhile low interest rates are lowering the cost of a mortgage, the limited supply of existing homes is creating stiff competition for new homes and raising prices, according to the report.

The report further states that it will take home builders years to bridge the gap between the existing supply of homes for sale and the large number of interested buyers. However, investment in new housing varies significantly across the United States.

Many US states, particularly those in the South and Mountain regions, have been investing heavily in new housing this year despite the pandemic. Overall, Idaho, Utah, South Carolina, and Arizona have permitted the most new housing units per capita, while Texas and Florida have permitted the most units total. Northeastern states like Rhode Island, Connecticut, Pennsylvania, and New York are hardly investing in new homes at all.

Porch analyzed data from the US Census Bureaus Building Permits Survey. To rank locations, Porch calculated the number of new housing units authorized during the first six months of 2020 per 100,000 residents. Their researchers also included the absolute number of new housing units authorized, the median home price of existing homes, and the estimated value of newly authorized homes.

A summary of data for Hawaii includes the following:

In comparison, United States data includes the following:

DNR plans to replace Newberry facilities with state-of-the-art mass-timber building – Daily Mining Gazette

    - October 10, 2020 by Mr HomeBuilder

The Michigan Department of Natural Resources will use mass timber an innovative technology to build large buildings from wood to construct a $5 million facility in Newberry.

The new building, still in the design stages, will house both the DNRs customer service center and field offices in Newberry, in the eastern Upper Peninsula. Current facilities are outdated. The new building will include about 10,000 square feet of office space, 16,500 square feet of garage space and a community room that will be available for public use. Funding was approved when Gov. Gretchen Whitmer signed the fiscal year 2021 budget last week.

We are excited to be on the cutting edge of this new technology to build a facility the public can use and enjoy, said Shannon Lott, DNR deputy director.

Lott has played a critical role on the DNRs mass-timber team, which co-sponsored a statewide summit about mass timber with the Michigan Forest Biomaterials Institute.

Mass timber can substitute for concrete and steel, and is sustainable. It is a construction system that uses large solid or engineered wood columns, beams and panels to create multistory buildings from renewable materials. The construction technique is becoming more common in areas such as the Pacific Northwest and parts of Europe but is new to the Midwest. Construction is typically faster than traditional concrete-and-steel building because components are manufactured off-site and delivered just-in-time for installation.

Michigan has 20 million acres of forest land and a growing forest products industry worth over $20 billion, Lott said. This building will help showcase both of these Michigan assets.

Unlike steel and concrete, the wood used in mass-timber buildings helps take carbon out of the atmosphere. As trees grow, they absorb carbon from the air and sequester it for long periods of time. The carbon benefit remains even after a tree is converted to wood.

DNR-managed forests, covering nearly 4 million acres, are certified as sustainable by two independent organizations.

The new Newberry building is planned on the same site as the existing DNR field office, on M-123 about 1.5 miles north of M-28.

Design of the building had begun before COVID-19 caused a halt in many projects this spring, said Dave Graham, a program manager with the DNRs Finance and Operations Division who is on the team developing the project.

Were looking toward the end of the year. Well be nailing down the design and getting a better idea of the costs and the timeline, he said.

The Newberry building is one of a few mass-timber projects in the works in Michigan. Michigan State University is nearing completion of its new STEM Teaching and Learning Facility, which created a 117,000-square-foot building out of the old Shaw Lane power plant with multistory mass timber additions. Michigan Technological University is planning a mass-timber complex to serve its engineering and health technology programs.

Cranford Movie Theater and Algonquin Drive Home Receive Preservation Awards – TAPinto.net

    - October 10, 2020 by Mr HomeBuilder

CRANFORD - The Cranford Preservation Award for 2020 was presented to the owners of 37 Algonquin Drive, and the Cranford Movie Theater.

According to the release,The Cranford Preservation Award, sponsored jointly by the Cranford Historical Society and the Cranford Historic Preservation Advisory Board (HPAB), is given annually to owners of a residence and a business who have helped preserve and maintain the history and character of Cranford.

Kate Carlson and Lorrie Bove received the Award for their sympathetic expansion of their house at 37 Algonquin Drive in Sunny Acres, working to preserve and maintain their houses original design to continue the Sunny Acres legacy. Each year, additions and modifications to the houses in Sunny Acres make the original designs undistinguishable. Needing more room, rather than add a floor or totally remodel the house, the awardees chose to add an extension to the back of the Cape Cod house, making it look virtually identical to the way it looked in 1942 when it was built.

Sunny Acres, a community of 172 residences which was developed between 1940 and 1943 by the Sears Modern Homes Division, was designated in 2018 as Cranfords first Local Historic District. It consists of Cape Cod and Colonial Revival style houses in a variety of pre-designed layouts.

There were 12 standardized, numbered designs or styles offered, but by placing the main body of the house lengthwise or endwise to the street, moving the placement of the garage to either side of the house, set forward or back, and adding a breezeway to detached garages, the houses were made to look different. 37 Algonquin is one of the 19 homes built in Style #6.

The Cranford Theater was honored for its place in the community as well as for the recent physical renovation that was done by owners by Jesse and Doreen Sayegh. The theater unexpectedly closed in September2019, and during the time it was closed, the citizens of Cranford realized what they had lost. After undergoing a full renovation including new seats, drapes, floors, digital projectors, sound system, and an upgraded concession stand, the Cranford Theater reopened on November 8, 2019.

Cranford had a movie theater as early as 1909 at North Avenue and Eastman Street. On November 29, 1926, on the site of the old Township building at 25 North Avenue West, the Branford Theater opened. Two months later, the B in the theater name was swapped out for a C, and the Cranford Theater was born. The 1300 seat theater had both a stage and a Wurlitzer pipe organ, as most theaters of the time did, but it functioned primarily as a movie theater. It closed but then reopened several times over the years, and ownership and operators changed several times. In 1998, the Cranford Theaterwas divided into five screens. With its recent renovation and rescue as an independent movie theater, the Cranford Theater will remain an important and valued resource to the Cranford community.

How Your Home Could Be Damaging to Your Health Times Square Chronicles – Times Square Chronicles

    - October 10, 2020 by Mr HomeBuilder

Its hard to believe, but your warm, welcoming, and cozy home could be harming your health and your loved ones in many ways. We all see our homes as a place of comfort that we can run to when we are done battling a long day. However, your house is at-risk of hidden contaminants, poor air quality, and bacteria that youll want to address immediately.

Lets explore some of the health hazards lurking in your home, and what you can do about it.

Mold causes the musty odor you get from a damp basement or garage that hasnt been opened in a while. It is caused by water damage due to flooding issues or a leaking pipe. Areas with a high moisture index are also prone to mold infestation.

The danger with inhaling that awful odor is you are also inhaling the bacteria that causes the mold growth. These bacteria can cause toxic disorders, or disrupt your immune system, making you more prone to viral infections and other illnesses.

While its easy to solve the mold problem yourself, its best to call in the experts. According toIdeal Development Concepts, the most important aspect of mold remediation is containment. Only the pros are able to ensure that bacterial air spores dont spread throughout the rest of your home.

If you live in an old house, asbestos was likely used for your ceiling panels. They could have also been used for some of the panels/dividers. Over time, asbestos starts to degrade. And therein lies the problem.

Asbestos dust or particles can be injurious when inhaled. Constant exposure to asbestos particles can cause cancer. It can also cause breathing problems, and in severe cases, lead to late-onset asthma.

Unfortunately, once its allowed to accumulate in the human body, theres no known remedy to reverse or halt its damage.

These are the most dangerous because they can be instantly fatal in some cases. Sadly, we are considerably reliant on electricity in our daily lives. Issues can range from poor or defective wiring to water leaking into the mains, and can even be as random as faulty extension cords.

Asides being fatal, electrical sparks can lead to fires; if you suspect or notice an electrical fault, its best to call a licensed electrician to take a look and advise the next steps. On no account should you try to rectify an electrical fault on your own.

If you live in a flood-prone area, water damage needs no introduction. This silent foe is usually the precursor of other hazards molds, electrical issues, and can even hasten your asbestos degradation after extended exposure.

When left unattended, water damage can cause structural damage to your home and furniture. Fixing these issues can be financially demanding most times.

In case of a leak, youll need to get a plumber to trace and fix the source. In instances where the leak has been on for a while, its best you get in a competent and licensed technician to de-humidify and clean out the area where the leak was discovered.

Its said that the first step to solving a problem is identifying the issues, not symptoms of the problems. The same premise applies here. Once you are clear about the possible hazards in your home, the next step is to actively prevent them from happening or festering if you discover that your home suffers from one of these issues.

Get in a qualified technician immediately to evaluate the problem and provide you with a lasting solution.

Can it happen here? Political violence as a risk in Canada – Canadian Underwriter

    - October 10, 2020 by Mr HomeBuilder

Canada isnt known for political violence compared to other parts of the world, but its a growing trend that has at least one insurer keeping its eye on developments.

This year has seen an increase in political demonstrations in both Canada and the United States for a number of causes, although our neighbours to the south have seen these demonstrations turn violent more often and on a more intense scale than in Canada.

Weve seen lots of peaceful protests in Canada in different cities, Bernard McNulty, chief agent of Canada for Allianz Global Corporate & Specialty (AGSC), told Canadian Underwriter recently. We havent seen the vandalism in Canada [to the same level as in the U.S.].

ACGS recently released its Top 5 trends for insurers, which, in addition to political violence, included litigation funding and food and automotive recalls.

McNulty said his American colleagues are actively working on a number of claims related to riot damage. While Canadian insurers havent seen levels close to that of the U.S., he warned that doesnt mean it cant happen here.

We just havent seen that in Canada, he said. Were not immune to the possibility. People are certainly upset and want to be visible about voicing their concerns, but we havent seen any level of vandalism or property damage.

Recent peaceful protests in the U.S. have centred around raising awareness about police-involved shootings or killings of Black people across the country. However, looting, rioting and vandalism have occurred during some of these events in some cities.

In Canada, protests and demonstrations have been held for similar causes, in addition to voicing concerns about the treatment of Indigenous people throughout Canadas history, though they have been mostly without incident. For now, anyway.

Id like to think that political violence or political unrest in Canada will continue to be peaceful, McNulty said. I think thats just in our nature as Canadians. The only thing thats really got us to see some violence in Canada is following a playoff run in Vancouver and Montreal. We get pretty boisterous about our sports and that generates some [unrest]. But it hasnt been political in nature so far and I hope that doesnt change in Canada.

Another trend highlighted by Allianz is indoor air quality after COVID-19. Because air and water systems may be dormant while businesses are closed due to shutdown orders by governments, these areas are susceptible to being contaminated by bacteria that thrive in humid and water-rich environments.

But, again, this is an area where Canada tends to be above the rest of the field, McNulty pointed out.

There are good plans, good contingency plans, in place, he said. Particularly the clients we have, are very, very pro-active and well-intentioned when it comes to things like that. I think thats well managed in Canada. Canadians do a great job of identifying that.

And insurers are particularly good in discussing this issue with clients, he added. Frankly, I think the insurance community does a great job. Not just us [at ACGS], but every company does a great job of being pro-active about mold remediation and checking on indoor air quality after a claim of any type, and so on.
