Photograph by Rose MeilyFeng shui master and astrologer Y.C. Sun recently educated members of the Silicon Valley Association of Realtors on the principles of feng shui and what the Year of the Wooden Goat has in store for real estate this year.

It will be a good year for real estate, but teamwork will be important for success in 2015, according to Master Y.C. Sun, guest speaker at a recent Silicon Valley Association of Realtors Young Professionals Network/Global Business Council lunar new year celebration.

The nationally renowned feng shui master and astrologer gave Realtors advice on feng shui and what to expect this year which, according to the lunar calendar, is the Year of the Wooden Goat.

Goats are graceful, kind, gentle, shy, emotional and caring. They possess humility and sympathy. They dislike conflict and the lack of support from peers, family or friends. This year, agents must focus on collaboration and partnership, said Master Sun.

It will be a good year for real estate, according to the astrologer, even though the Fed is ready to get out of the market and expected to raise short-term rates slightly in April or June. He predicted Chinese investment in real estate will focus on bigger ticket items of residential/commercial properties in big cities like New York.

Growth areas with hot markets will be to the north (Chicago, Twin Cities, Sacramento, Denver), southwest (Los Angeles, Long Beach, San Diego, San Jose, Phoenix), east (D.C., Boston, Long Island, Queens, East Bay) and the northwest (Seattle, Portland). Booming areas will be by the water, like properties in Oakland, Lake Merced, San Francisco Mission Bay, Richmond's Marina Bay and Alameda.

The Bay Area will continue to be a hot market, but due to tight supply and high prices, he urges buyers to focus on their second-choice neighborhoods.

Feng shui is an ancient Chinese art harmonizing everyone with the surrounding environment, based upon placement of objects in relation to the flow of "Chi." Master Sun said this year good locations in a home will be the north (this location will receive excellent energy for people to gain a lot of money, get a promotion, buy property, get lucky in romance and become a game winner), southwest, northwest and east.

Bad locations this year are the west, southeast, center and south. So buyers, particularly Chinese buyers who adhere to feng shui principles, will not be inclined to consider homes that face west, especially if a road or street directly leads to the home.
