The city of Shenandoah will soon be home to a new planned community as Houston-based Pelican Builders plans to construct a new 98-home community off Vision Park Boulevard.

The gated community, called Boulevard Green at Vision Park, will sit on about 11 acres of land with access to Vision Park Boulevard and Country Lane through Pine Forest Drive.

Derek Darnell, vice president of Pelican Builders, said construction on infrastructure like streets and utilities should begin by May.

For the past few years, the company has built communities within Houston and the Sugar Land area and has also expanded into The Woodlands with EastGate and Ellipse Park in The Woodlands.

In general, weve been a developer of well-planned, urban-oriented gated enclaves around the Houston area, Darnell said. Its kind of a common theme for us. Were not necessarily a custom home builder and not really a single-family home builder.

While amenities for the community are currently tentative as developers continue gathering data from the area, Darnell said the group is exploring possible amenities like a pool and a cabana for resident use. However, he emphasized the company is still collecting marketing feedback and the refinement of certain features like common amenities is not set in stone yet.

The homes will continue the style of architecture seen in the East Shore of The Woodlands where Ellipse Park resides, Darnell said. The company is working with New Orleans-based architect George Hopkins to offer homes with a distinct southern style and a New Orleans feel, featuring antique brick, porches and lights styled like old gas lanterns.

Pricing for the homes will range from $500,000 to $700,000, Darnell said. Home construction is scheduled to begin in August with the first occupants moving in around spring of 2015.

Pelican Builders continues building new communities in The Woodlands area, particularly due to its growth and welcoming residents, Darnell said. The particular land available at Vision Park Boulevard also offers easy access not only to The Woodlands but also to Interstate 45.

It was really the growth of the ... area combined with Vision Park Boulevard evolving into a new and exciting street and hub for communities and businesses, Darnell said.
