    A sunroom is often positioned on the side or back of a house overlooking a yard. The room is designed to receive more sunlight than a traditional room, and it may have windows and doors on two or three sides as well as skylights in the ceiling. Often a sunroom is attached to a family room or kitchen, and doors and windows in the existing house are removed to create access and flow from the house to the new room. Planning and designing a sunroom should be done well in advance of permits and construction.

    Measure the rooms adjacent to the area where you want to add the sunroom. Transfer your measurements onto 1/4-inch graph paper.

    Draw in the existing windows, doors, steps, walls, fireplaces, niches, openings or any features that impact the sunroom design. Draw in existing features of the exterior that need to be considered in the design process. These features might include the slope of the yard, existing patio or deck, existing buildings, trees, shrubs, the type of material the house is constructed out of, and the design of the existing roof or second story wall that the roof of the new room will connect to.

    Tape the floor plan to the table. Tape tracing paper over the floor plan. Sketch in the size and shape of the new sunroom. Draw in the size and position of windows and doors and use a dashed line to indicate the location of skylights. Detail the location of exterior stairs.

    Draw how the existing adjacent rooms will change when the addition is constructed. This may include the removal of walls, doors, windows and other features. It may also involve new wiring, plumbing and ductwork to tie the new room into the existing building.

    Determine your preferred budget for the addition. Add 10 percent to your budget figure to allow for unexpected construction problems and costs. The other way to figure your budget is to reduce your top amount by 10 percent and establish the lower amount as the actual budget.

    South Florida homeowners are turning to aluminum sunroom additions and screen rooms as covered entryways, mudrooms and personal-sized retreats, says Chris Noe, president of Venetian Builders, Inc., Miami.

    Aluminum framing with insulated walls and screening or windows can adapt to a wide range of uses, Noe says. Because of the high technology of the framing systems, the savings in labor, and the low material costs, aluminum additions perform well in smaller applications, not just in bigger projects.

    Venetian installs Florida rooms, patio covers and screen swimming pool enclosures throughout South Florida, including West Palm Beach, Deerfield Beach, Fort Lauderdale, Miramar, Homestead and the Keys. It also installs retractable canvas awnings and aluminum pergola for shade, and aluminum privacy lattice.

    Theres versatility to aluminum framing, Noe says. We can order insulated roof panels that carry power to fans and lights in varying sizes. Wall panels can have outlets, too."

    Windows can be fixed or operating, and they can be glass or acrylic and made to size.

    All those variables make aluminum additions applicable to more than just traditional uses, Noe said. People often think of aluminum sun rooms as living and dining rooms, and as family rooms, recreation areas and media centers, Noe said. But those major additions arent the only cases where a sunroom works.

    He gives these tips to homeowners in need of smaller improvements:

    Entryways: There are pockets in South Florida where screen-enclosed entries are popular, Noe said. West Palm Beach is a good example. Aluminum framing is perfect for this. The addition or, in some cases, the insert in a roofed entry can be made to complement the architecture of the home. Doors can be single or double, and high-end models that are piano-hinged are sturdy and quite attractive.

    Mudrooms: People who spend time in the garden know just how valuable a mud room can be, Noe said. So do owners of a home along the beach, where the room works more to keep sand rather than mud out of the house. A cozy mudroom may have enough space for hanging hats and storing shoes that are worn into the garden or to the shore, and it likely will have glass to let in ample light, Noe said.

    In 1828 Lord Radnor built the Lower Sandgate Road and it was between 1830 and 1850 that groups of early Victorian Italianate houses were built along the Undercliff, making full use of their wonderful sea views. Undercliff House itself was built in 1847.

    It was a house that many owners would have thought was too small for an aluminum sunroom addition, says Chris Noe, president of Venetian Builders, Inc., Miami.

    The lot was small, and the front of the lot was taken by much-needed parking space for a family that, like so many others, has multiple vehicles.

    But today, that house has a fully enclosed, climate-controlled sunroom. The solution was conversion of a sturdy balcony that extended across the second story at the front of the home. The balcony became the sunroom.

    Venetian designs and builds aluminum-framed space solutions for homeowners in all South Florida communities, including West Palm Beach, Fort Lauderdale, Hollywood, Miami, Coral Springs and the Keys. It installs sun rooms, patio covers and roofs, and screen pool enclosures, plus insulated patio roofs, aluminum pergolas, retractable canvas awnings and aluminum lattice for privacy. The conversion actually wasnt complicated to design and engineer, Noe says of the balcony. The balcony already had a sound concrete floor and a roof. All that had to be done was remove the old posts and rails and replace them with a strong aluminum frame and windows. Some of the windows open to screens, so the balcony retained its open-air qualities.

    It made for an economical and unanticipated home expansion, Noe says.

    If you dont have a patio to convert, look around your home and you often can find space thats simply begging to be captured and put to new use as a sunroom, Noe says. He gives these tips on where to find the space:

    Porches: Porches are a design element not much employed in todays homes, Noe says. If you have one thats sound, a conversion may be possible. If you have one thats not sound, youll have to make repairs or replace it anyway, so why not make the space a Florida room for year-round, all-weather use?

    Balconies: Balconies can be quite a comfort, allowing for outdoor access from a second-floor room, sometimes a dining room or a bedroom, Noe says. But if theyre open-air, comfort may be limited because of insects and limited shelter from the rain. If the floor and roof are sound, a balcony conversion is simple. If they are not, the space can be captured and converted, with a totally new structure added to the original home. Decks: Theyre certainly not as plentiful as patios in Florida, but some houses do have sizable decks, Noe says. As with an open patio, enjoyment of a deck can be limited. A sunroom conversion, or a solarium that uses the space occupied by the deck, can add benefits including all-weather, all-hours use.

    Garages: Without basements or snow, garages on smaller homes in Florida often end up as storage spaces, Noe says. But with a well-planned conversion, the garage can become a sizable sunroom and a smaller but organized storage unit that holds plenty. Windows can be added, of course, and skylights.

And if you cant find the space for company, it may not be a kitchen or dining room that you should add, but an indoor or outdoor entertainment center.

    State your goals: Fill in the blank that comes after I want to be able to Noe says. Maybe its not have to clean homework off the dining room table before dinner, or be able to hold a holiday celebration without leaving people off the list, or exercize without having to trip over my equipment.
