    Dearborn says new garage ordinance is for safety - March 27, 2014 by Mr HomeBuilder

    DEARBORN The city of Dearborn, with an eye on public safety and the preservation of appealing neighborhoods, on March 4 adopted a new ordinance clarifying the legal use of residential garages.

    The new law slightly expands the potential uses of garages over the citys previous ordinance, but still states the primary purpose is to provide off-street parking for vehicles and for incidental storage of household items.

    The new ordinance makes clear that the garage is not to be used for commercial purposes or for habitable space a structure for living, sleeping or cooking.

    Residents who want to convert their garages into habitable space must obtain construction permits and follow all applicable building codes.

    The new law also says garages must have an overhead retractable door to allow vehicles to come and go without obstacles. The door must be opaque (one you cannot see through) and meet state building codes.

    Prior to February 2013, some residents had renovated their garages by installing transparent sliding glass doors and undertaking interior construction projects to make them more like living spaces, rather than just for vehicle parking and storage. These renovations were done without building permits.

    The owners of these garages were told their conversions violated the existing ordinance, but enforcement was suspended while the new ordinance was under review. Public discussion of the new ordinance has gone on for more than a year.

    Now, in order to give those homeowners time to comply with the ordinance adopted on March 4, the city will contact residents who have converted, or begun the conversion of, their garages, to ensure they understand how to meet the new requirements.

    Council President Susan Dabaja said the citys goal is not to penalize people with existing garage conversions, but to get compliance with the new ordinance.

    We want to work with our residents who converted their garages or whose construction was put on hold while the ordinance was under review. We want everyone to be in compliance, and our goal at this point is for resolution for our residents, not quick enforcement, Dabaja said. Continued...

    Rhyne Restoration Releases System for Detecting Storm Damage to House Siding - March 23, 2014 by Mr HomeBuilder

    Rhyne Restoration advises that after a major storm, it is normal to inspect the roof and gutters but many are unaware of the extent of storm damage to the siding on their homes. Water and moisture infiltration can cause house siding to expand, mold, deteriorate, warp, buckle, etc. However, many problems can be remedied if caught early on.

    System for inspection of your siding:

    Look for Edge Cracks and Discoloration. Damage occurs most commonly around chimneys, nearest the ground, where roofs dead end at walls, and where gutters are present, check there first. Inspect the bottom edges of house siding. Dew tends to settle on the bottom edge and absorb into the entire panel. A major storm can cause storm damage much faster than normal deterioration. If there are cracks ("edge checking"), chipping of the laminate ("delamination"), or rot ("fungal degradation"), moisture has entered house siding.

    Compare for Extra Thicknesses or Swelling. Inspect the panels up under the eaves and then compare with the panels nearest the ground. When siding absorbs moisture, the panels thicken or swell. This is referred to as "thickness swell." This may occur along the edges, joints, around nails, or throughout the entire panel and can be more prevalent as storm damage commented Todd Rhyne, founder of Rhyne Restoration.

    The Fool Proof Thumb Pressure Test. When no visual storm damage is present, simply push on the house siding with an extended thumb. If the siding indents at all, there is damage.

    House siding damage is usually due to moisture and/or poor installation. Siding can start to deteriorate within 5 to 10 years; however, damage occurring as early as 2 years is not uncommon.

    Storms, especally major storms can exacerbate the damage. High winds and blowing rain can force water into siding and cause major damage that can be repaired if caught quickly.

    U City offering facade fix-up program - March 20, 2014 by Mr HomeBuilder

    University City is offering some money to businesses that want to spruce up the fronts of their buildings on a section of Olive Boulevard.

    The pilot program offers a matching grant of up to $15,000 or 50 percent of the facade project. Eligible are property owners and business owners of buildings on Olive between Midland Boulevard and McKnight Road. Funding is limited and available on a first-come, first-served basis.

    Examples of eligible projects include exterior painting or re-siding, restoration of exterior finishes, masonry repairs, repair or replacement of windows, exterior lighting and canopy or awning repair or installation. Projects already in progress or interior renovations are not eligible.

    Funding is through U City's economic development retail sales tax. Pilot program information and applications are available on the citys website, http://www.ucitymo.org.

    With spring just around the corner, building products makers are hoping that homeowners will begin looking to upgrading their homes after a long, hard winter. The latest building and construction products introduced by some of the biggest names in alternative decking, railing and roofing products industry promise to make homes more attractive with less maintenance. And many of these products are made with a percentage of recycled materials, making them attractive from an environmental standpoint.

    Ply Gem

    For example, Ply Gem, a maker of a whole range of exterior building products including siding, windows, roofing, trim, shutters and accents, launched its extruded cellular PVC trip moldings that the company says are a "low-maintenance alternative to wood trim, and designed to work well with nearly any siding type." Ply Gem Trim is available in smooth or an authentic wood-grain finish, but unlike wood and treated wood, the products are made from cellular PVC and absorb

    no moisture. The trim and moldings are also resistant to dirt, rotting, cracking or warping, and hold paint better than wood, especially in damp climates and extreme temperatures. Additionally, it is manufactured without cellulose, making it resistant to insects, termites and other pests.

    At the recent International Builders Show in Las Vegas, Ply Gem also unveiled its new engineered slate roofing. Molded from nearly 100% recycled materials, using natural slate, Ply Gem's new engineered slate shingles feature deep shadow lines and chiseled edges. To make installation easy, Ply Gem's engineered slate shingles are lighter weight and manufactured with indented nail flanges, eliminating the need for additional framing support or any special tools.

    The new engineered slate roofing has been tested to withstand wind-loads of up to 110 mph, as well as golf ball-sized "hail stones," and earning one of the industry's highest fire ratings. These shingles are "virtually indestructible," according to Ply Gem.

    Speaking of roofs, CertainTeed introduced seven new roofing ventilation products that now makes that company able to provide a single source for complete roof systems. Part of the CertainTeed Integrity Roof System, the new product line includes CertainTeed Ridge Vent, CertainTeed Rolled Vent, and CertainTeed Intake Vent.

    The CertainTeed Ridge Vent is available in 7, 9 and 12-inches with both filtered and unfiltered options. Each ridge vent is made of high quality co-polymer to remain sturdy, nailable and flexible.
