    Low interest rates are among the factors spurring growth in homebuilding and residential remodeling as 2020 concludes amidst ongoing challenges wrought by COVID-19. Among the key statistics and forecasts released in recent weeks by government agencies, research firms and industry-related trade associations were the following:

    HOUSING STARTS & NEW-HOME SALES

    Low interest rates, solid demand and a shift in home building to the suburbs are spurring growth in the construction of single-family homes, although home builders continue to face concerns with respect to rising lumber prices and supply chain shortages of other building materials, the National Association of Home Builders said. Builder confidence in the market for newly built single-family homes hit an all-time high in recent weeks, according to the latest NAHB/Wells Fargo Housing Market Index. At the same time, sales of newly built, single-family homes reached their highest pace since September 2006. Surging sales are consistent with record builder confidence levels stemming from higher buyer traffic, historically low interest rates and a shift in demand for lower-density markets, said NAHB Chairman Chuck Fowke. New home sales are now 15% higher on a year-to-date basis, but with inventory at just a 3.3 months supply, more construction is needed, added NAHB Chief Economist Robert Dietz. The challenge, Dietz said, will be whether materials and labor are available.

    EXISTING-HOME SALES

    Further gains in existing-home sales are likely for the balance of 2020, with continued job recovery and mortgage rates hovering around 3%, the National Association of Realtors is forecasting. According to Lawrence Yun, chief economist for the Washington, DC-based NAR, the need for housing will grow further, especially in areas that are attractive to buyers who can work from home. Remote work opportunities are likely to become a growing part of the nations workforce culture, Yun said, adding that this reality will endure even after a coronavirus vaccine is available.

    RESIDENTIAL REMODELING

    Residential design professionals working on outdoor spaces have been among those seeing the greatest recent increase in demand by homeowners, according to Houzz Inc., the Palo Alto, CA-based online platform for home remodeling and design. Houzz, which reported a sharp mid-year rise in leads for residential design projects, said that design pros working on outdoor spaces, landscaping pools and spas, and decks and patios saw project leads more than double in recent months. Kitchen and bath remodelers also experienced a significant increase in demand compared with 2019, Houzz reported. Insights on the types of projects homeowners pursued speaks to a need for more usable space both inside and outside of the home, Houzz said. Homeowners are also seeking more privacy and security.

    NEWPORT NEWS, VA The COVID-19 pandemic is apparently having a significant impact on the mindset of American homeowners when it comes to the likelihood of redesigning their bathrooms and kitchens, according to the findings of a major new survey.

    The survey, conducted recently by Ferguson Bath, Kitchen & Lighting Gallery, found that almost half (47%) of surveyed U.S. homeowners say that they would like to redesign their bathroom and 44% said theyd like to redesign their kitchen based on their experience during COVID-19. In contrast, only 12% said they are not planning to do any redesigns or upgrades to those spaces at this time, the survey revealed.

    Americans have many reasons for renovating or building a home, and COVID-19 is having an impact on which rooms they are looking to redesign, Ferguson researchers said, adding that Americans are split on what theyd look forward to most in renovating or building a home.

    About a quarter (27%) say its increasing the functionality of the home, while 26% say its having a new look (26%), Ferguson said.

    Among Americans whove made changes to their home in the recent past, top reasons were that they were tired of the homes current style (35%), they wanted up-to-date technology (34%), or they were tired of the homes color scheme (32%), the Newport News, VA-based company said.

    A third (33%) of surveyed Americans say it is extremely or very important to have smart home functionality in their kitchen products. Twenty-six percent say it is extremely or very important to have smart home functionality in their bathroom products, Ferguson said.

    Among other key survey findings:

    When asked about the types of smart home products theyd be most interested in buying for their home, 42% said they would be interested in smart lighting and 37% said theyd be interested in smart refrigerators.

    An Edmond familys livelihood was stolen while their home was flooded their truck, trailer and tools are all gone.When I stepped in the utility room, I was above my foot in water, Tony Kerley said.Kerley and his wife, Amanda, told KOCO 5 that it started when their house flooded.We were going to need to start moving things out quickly, Tony Kerley said.So, they got some air movers that loudly dry water.You cant hear over the fans, Amanda Kerley said.Thats why the Kerleys didnt hear it when someone stole their truck, trailer and tools.Wheres your truck?     He wouldn't say it officially, but Jay's 108 owner Jay Shin said his burger and sushi restaurant will possibly open this Friday in downtown Kinston.

    Shin hopes to open the doors at 4 p.m. for dinner inside the old Boiler Room Oyster Bar, and he has already scheduled someone to perform live music on Friday, October 30, in the alleyway at 108B W. North St.

    Rumors about a new restaurant started around May when Boiler Room owner Vivian Howard decided to close the oyster bar. People began hearing this summer that Jay's Restaurant Group would open an eatery in the old alleyway, but questions lingered in regards to the actual opening.

    "My name is on the restaurant, so I had to make it right," Shin said. "One of the hardest parts about this construction wasthere was a Boiler Room here. Remodeling a restaurant is always harder."

    Shin said Jay's 108 will open from 4 to 10 p.m. Monday through Thursday and 4 to 11 p.m. on Friday and Saturday for the first two weeks. He did not specify Sunday's hours, but he said he will provide lunchafter the first two weeks and open on Sundays for brunch.

    Tyler Davis from Goldsboro will perform Friday night, according to Shin, and the Jay's 108 owner cannot wait to see his customers.

    "I want to thank people for their patience," Shin said. "I try to make it right, so pleaseeat at my restaurant."

    How to fix the Yankees Bullpen – Pinstripe Alley - November 3, 2020 by Mr HomeBuilder

    Not all that long ago, the Yankees had a veritable super-bullpen. Even after the retirement of Mariano Rivera, the team had No Runs DMC, then reacquired David Robertson and Tommy Kahnle, and then got Zack Britton and Adam Ottavino. The team spent big bucks on the bullpen knowing that the starting pitching core wasnt good enough to consistently go deep into games. After the Kansas City Royals won the World Series in 2015 with a similar formula, it seemed like a viable strategy.

    However, five years later, the Yankees bullpen isnt super anymore. Aroldis Chapman is still really good, but no longer unhittable. The team has wisely opted into the last two years of Brittons contract, but other than Chad Green (who himself is coming off the worst season of his career but is still mostly reliable), there isnt anyone in the Yankees bullpen that Aaron Boone can trust late in games. With the teams starting pitching still weak, this leaves the Yankees in a precarious pitching position.

    The Dodgers and Rays made it to the World Series in part due to their strong pitching, particularly their bullpens. The Rays had the best bullpen in baseball, and while the Dodgers had some notable relief hiccups, they also had a respectable 2.74 bullpen ERA and 3.5 bullpen WAR. Thats a big improvement over the Yankees 4.51 bullpen ERA and 0.7 reliever WAR.

    How the Dodgers constructed their bullpen is similar to the Yankees, but the results have been so much better. Each teams closer makes at least $17 million per year, and they each have two expensive setup men (Britton and Ottavino cost the Yankees $22 million a year, while Joe Kelly and Blake Treinen cost the Dodgers $18 million this season). No one else in either bullpen is beyond the arbitration stage. Essentially, these two large-market teams decided that theres enough spending room for one expensive closer and two pricey setup men with the rest of the pen being made up of arbitration-eligible arms.

    The difference is, the Dodgers get value out of their cheap, young arms. Victor Gonzalez was dynamic as a rookie, Dylan Floro and Adam Kolarek were effective, and the addition of Brusdar Graterol via trade gave the unit some swagger and serious velocity. Even veteran minimum add Jake McGee led all their relievers with 0.7 WAR in 20 innings thanks to an absurd 41.8 strikeout percentage.

    What did the Yankees get out of their bottom tier of the bullpen? Green wasnt himself for parts of the year, Luis Cessa had his best year but is mostly a low-leverage guy, Jonathan Loisiga struggled with command, and no one from veterans Jonathan Holder, Luis Aviln, Tyler Lyons and David Hale or young guns Miguel Yajure, Clarke Schmidt, Brooks Kriske and Nick Nelson could become a reliable option like Green did back in 2017.

    Los Angeles bullpen pitches differently than New Yorks. The Yankees biggest problem with their relievers is that they struggle immensely with walks and home runs. They strike out a good share of batters, but not enough to outweigh the free passes and long balls. However, the Dodgers had far better walk and home run rates, while even striking out a slightly higher percentage of batters than the Yankees.

    Many of the Dodgers biggest outs from their bullpen this postseason came from inexperienced players on cheap deals. The same can be said for the Rays, who have barely spent a dime on their bullpen. Instead, they thrive on diversity in their pen: their relievers come from several different arm angles and have guys that range from crafty lefties to fireballing over-the-top righties. The Rays bullpen has someone to match up with everyone.

    This is important because the Yankees can learn how to revitalize their relievers by looking at two sterling examples of the modern bullpen. They need to walk less batters, and could stand to gain a little diversity in the pen instead of just relying on high-velocity righties with suspect command.

    Is Ottavino worth $9 million for the Yankees right now? Probably not. His 12.0 K/9 as a Yankee is great, but his 5.2 BB/9 undoes much of it. Perhaps he could be traded to another reliever-desperate team and the Yankees could spend the $9 million on a guy like Brad Hand instead, who fills the Yankees needs better as a ground-ball-heavy lefty coming off another successful season.

    Furthermore, seeing one of the kids step up would go a long way. Yajure flashed potential, and the Yankees are also giving valuable 40-man roster spots to Luis Medina, Luis Gil, Kriske and Nelson. Can any of them become a competent middle reliever? If they cant, these are wasted 40-man roster spots at this point, because that is their immediate path to success with New York.

    If the Yankees are to remodel their bullpen, theyll have to focus on development more so than external additions, given the volatility of relievers. Theres room for one more veteran addition, but at this point, the onus is on Matt Blake to develop some of these kids into the next Peter Fairbanks, Ryan Thompson or Victor Gonzalez. Chapman, Britton and Green are still an elite big three for the Yankees, but theyre going to need some help, especially with the teams rotation on shaky ground.

Other key elements to projects, such as toilets, tubs and showers, cabinets, windows, roofing, and flooring, have also seen prices go up. The same effect, of short supply and increased demand, is to blame. Lumber mills and the factories for these products were hit especially hard in New York, where they were not deemed essential.

    To make matters worse, it is unknown when this phenomenon will see an end. While Satzinger says that these rising material costs are part of the ebbs and flows of construction prices, he also makes a point to remark that this is the biggest price increase in 70 years, and that the uncertainty of the pandemic leaves the price hike indefinite.

    Currently, home prices continue to rise well above inflation rates and housing inventory faces a shortage. Even though costs are rising, it is still the ideal time to take on a home renovation, especially an addition, to raise the value of your home even higher.
