230-Room Hotel Proposed At Charlestown Navy Yard - December 25, 2014 by Mr HomeBuilder

    Wednesday, December 24, 2014, 11:34am

    By Steve Adams

    Banker & Tradesman Staff

A Danvers developer proposes a 230-room extended-stay hotel by restoring and expanding a vacant complex at the Charlestown Navy Yard.

Kavanagh Advisory Group wants to convert the century-old Chain Forge building 105 into a five-story, 180,000-square-foot limited-service hotel including conference rooms, a restaurant and fitness center. The company also has a 54-unit condo development under construction on an adjacent property.

The 1.5-acre site hotel site owned by the Boston Redevelopment Authority (BRA) is bounded by Ninth and 13th Streets, the Second Avenue pedestrian walkway and First Avenue. The bulk of the hotel space would be located in a former smithery building, and the facade of the existing structures would be retained. The building has been vacant since 1974, when the Boston Naval Shipyard closed.

Kavanagh proposes adding a 63,000-square-foot one-level addition adjacent to Second Avenue, which it said is necessary to cover the costs of restoration and environmental remediation.

No on-site parking is planned. The developers said they will sponsor a valet service and that the Boston Autoport in Charlestown has agreed to reserve 200 spaces for the hotel.

The development also would include a historical exhibit containing 38 pieces of machinery owned by the National Park Service.

The project is subject to approval by the BRA, National Park Service and Boston Landmarks Commission.

Room at the Inn offers shelter on Christmas Day for first time - December 23, 2014 by Mr HomeBuilder

COLUMBIA For the first time, Room at the Inn Columbias winter shelter will be open for roughly 36 hours during both the Christmas and New Year's holidays.

Broadway Christian Church,2601 W. Broadway, will open at 6:30 p.m. Wednesday and close at 7 a.m. Friday. Admission to the shelter will only be on Wednesday. Hours for New Year's will be the same: from 6:30 p.m. Dec. 31 to 7 a.m. Jan. 2.

Room at the Inn opened for the year on Dec. 11 and will operate through March 10. Its operation is supported by 20 to 25 faith-based congregations.

This is the first year Room at the Inn has been open in December, said Debby Graham, outreach coordinator at Broadway Christian Church, which is one of four churches that serve as venues for the shelter.

"We missed the cold snap in November, but no one can predict the weather in Missouri," Debby Graham, the outreach coordinator at Broadway Christian, said. "It requires extra volunteers and extra funding. We just go on faith that enough money will come in. We are hoping and praying that the support from the community will help us. It always seems to work out."

In addition to Broadway Christian, the host churches are Missouri United Methodist Church, 204 S. Ninth St.; First Baptist Church, 1112 E. Broadway; and, for the first time, Fairview United Methodist Church, 3200 Chapel Hill Road.

Some homeowners dodge transient room taxes - December 21, 2014 by Mr HomeBuilder

Whether a hotel room or an extra bedroom in a house, proprietors must pay taxes. But a website lists several locations in the region that arent in compliance with paying taxes, which could lead to problems for renters and guests.

Airbnb.com is a website where people can post extra rooms, homes or other spaces for travelers to view and book a stay. At present, there are two postings in Bowling Green and one each in Alvaton, Smiths Grove, Scottsville and Franklin.

Although Airbnb encourages hosts to research any taxes, permits or regulations that may apply, a nationwide issue with Airbnb is that hosts try to dodge such taxes, permits and regulations, saidVicki Fitch, executive director of the Bowling Green Area Convention & Visitors Bureau.

Beginning June 1, 2005, a new section of Kentucky Revised Statutes Chapter 142 created a transient room tax a lodging tax at the rate of 1 percent of the rent on every occupancy of any suite, room, rooms or cabins charged by all persons, companies, corporations, groups or organizations doing business as motor courts, motels, hotels, inns, tourist camps or like or similar accommodations businesses (excluding campgrounds).

The tax revenue goes into theTourism, Meeting and Convention Marketing Fund administered by the Commerce Cabinet, and its used for marketing and promoting Kentucky tourism. The transient room tax is assessed in addition to the 6 percent sales tax and any locally imposed room tax.

Fitch said hosts who dont pay taxes knowingly or unknowingly are hurting Kentucky.

The state is always in need of money, and this looks like a situation where they could get some, Fitch said. State sales tax is missing out on what looks like quite a bit of money.

Airbnb operates in 34,000 cities in 192 countries and has 1 million listings and 25 million guests, according to its website.

The way (Airbnb) is set up, theres nothing that gets you signed up with the city of Bowling Green. Theres nothing that gets you signed up to pay transient room taxes to the city or the state, Fitch said. This is not good for our state because were missing out on tourism with the structure in place.

When the visitors bureau learns that someone is renting a space and not paying taxes, the host is usually cooperative, Fitch said. Most of the time they realize the advantage of being part of the CVB system because we promote our lodging, Fitch said.

Washington County: Group sees room for growth at fair's site - December 21, 2014 by Mr HomeBuilder

The organization that runs the Washington County Fair is focusing on far more than sheep and rabbits and cows and quilts.

The Washington County Agricultural Society is trying to lure the Taste of Minnesota and is discussing plans for a park-and-ride and a new access point off Manning Avenue.

It also recently added 23 acres to its 89-acre property in Baytown Township.

"We're going to keep our tradition, but we've opened the fairgrounds up to a lot of new things," said Dan Dolan, president of the agricultural society.

One of the biggest new things could be Taste of Minnesota 2015.

Ag society officials will be at the Baytown Township board meeting Jan. 5 to discuss the possibility. The summer festival, held for the past few years at Harriet Island in St. Paul, was forced to move to the Carver County Fairgrounds in Waconia last year because of Mississippi River flooding.

"They came to us last year, but Washington County couldn't respond quick enough," Dolan said. "We're hoping to get it this year. We have a denser population to draw from."

Taste of Minnesota organizer Linda Maddox said the festival still is exploring venue options for 2015 and hopes to make a final decision within the next few weeks.

The 275-space park-and-ride would be run by Metro Transit, which would like to start a weekday, rush-hour express bus route in the Minnesota 36 corridor to serve eastern Washington County's growing population and traffic from the new St. Croix River bridge. The route would run to downtown Minneapolis.

The area currently is served by an express route between downtown St. Paul and the St. Croix Valley Recreational Center in Stillwater, where there are 100 park-and-ride spots.

Seafood fraud can happen at any point in the supply chain, undermining law-abiding fishers and misleading consumers. (Photo credit: NOAA)

Americas fisheries drive coastal economies and put food on the tables of families across the country. Unfortunately, the twin global issues of illegal, unreported, and unregulated (IUU) fishing and seafood fraud undermine the economic and environmental sustainability of fisheries and fish stocks.

Global losses attributable to IUU fishing are estimated at $10 billion to $23 billion annually. Pirate fishing vessels take in fish without regard to the sustainability of ocean ecosystems. Not required to file trip plans or carry transponders, the ships roam the oceans in the shadows and become vectors for human, drug, and arms trafficking. Black-market fishing distorts legal markets and displaces law-abiding fishermen, ultimately serving as a drag on the global economy. These challenges can be compounded by seafood fraud the mislabeling, misbranding, or falsification of product origins which can occur at any point in the supply chain.

Today, the federal task force on combatting IUU fishing and seafood fraud released its final recommendations to tackle these complex challenges. President Obama announced the creation of the task force at the State Departments Our Ocean conference in June, and for the last six months, under the leadership of NOAA Administrator Kathy Sullivan and Under Secretary of State Cathy Novelli, representatives from 14 agencies have come together to answer the Presidents call to action.

Candle heater captures the hearts of funders on Indiegogo - December 19, 2014 by Mr HomeBuilder

    By Stan Schroeder2014-12-19 11:52:27 UTC

Candles are often used for decoration, or to make a room smell like lilacs, but can you use them for heating?

According to an IndieGogo project called Egloo, you can with the addition of terracotta pots.

Candles in the base of Egloo heat a small, inner terracotta dome to about 300 F. The inner dome warms up the outer dome, as well as the air in the space between the two domes.

The project claims its heating system can raise the temperature of the environment surrounding the Egloo by two to three degrees.

And people seem certain it will do just that. In just five days, the project has surpassed its goal of $30,000.

Egloos touting its creation as a means of heating your room for 10 cents a day.

No further explanation is given for this estimation, but it probably means you need to find some very cheap candles for example, we've found 125 candles for $15 on Amazon, making them 12 cents a piece and Egloo needs four candles to work optimally for five hours, per the project's description.

Furthermore, the project seems to be based on an idea of a do-it-yourself candle heater that's been floating around the Internet for years. Many have tried to prove or debunk it, with the consensus being that while such a heater does work, it's probably insufficient to heat anything but a very small room, with the additional hazard of combustion by-products polluting the air in your living space.

If youd like to snag an Egloo of your own, head over to Indiegogo. You can pick up the base model for $60.
