J-M taking prudent approach to renovations - October 6, 2014 by Mr HomeBuilder

Jefferson-Morgan School Board announced last month its building and grounds committee came up with a scaled-down list of building improvements it will consider for the middle-senior high school.

The work would include the replacement of the roof, replacement of windows with new energy-efficient windows and installation of a heating and air-conditioning system.

The board initially considered a full renovation of the building, which was constructed in 1955 and last renovated about 28 years ago.

It asked its architect to prepare a feasibility study on needed improvements. However, when estimates for the project were prepared, the board realized its plans were beyond the districts means.

The district would have to come up with an additional $500,000 to $750,000 a year just to make payments on the debt incurred to fund the project, said board member Cindy Jento, chairman of the budget committee.

The board then decided to look at a pared-down project that would address the buildings most pressing needs while staying within its budget. Jento compared it to a family buying a home. You get what you can afford, she said.

We believe the improvements now being considered are fairly essential to the proper maintenance of the building and are not luxuries.

Replacement of windows and the heating system make sense in long-term savings. Installing air-conditioning will be new; however, it seems to us the best and least expensive time to do this will be while work is being done to replace the heating system.

The roof has problems. Earlier this year, the board replaced a portion of it over the auditorium and gymnasium that was plagued by leaks. The maintenance supervisor reported last month the remaining section is reaching the point at which the roofing material is starting to break down.

Though not having information on the entire list of improvements cited by the feasibility report, we would bet there are other essential improvements that should be made, and probably would be, if money were available.

An earthquake repair story from the south - October 5, 2014 by Mr HomeBuilder

    OPINION

Earthquake repair work is under way on our 1911 villa in St Albans, courtesy of EQC.

Thousands of Christchurch homeowners are going through this.

On my daily walks around the neighbourhood Im constantly surprised at the disappearance of homes that have made up my urban landscape for the past 26 or so years here.

And the speed of building replacement houses is amazing. Some sections have had poles the size of lampposts hammered into the ground about one metre apart, topped with various concrete foundation systems. On other sections the soil has been removed and replaced with harder fill, compressed and then re-covered.

Modular construction means framing and roofing can be installed within a week or two.

Regardless of the propaganda from EQC about its progress, there are still plenty of big jobs in the queue to keep contractors busy for many months yet. Ours is costing close to $100,000.

Repairing older homes is less straightforward, like the arrangements for project managing them.

Its essential to develop a relationship with the contractor.

The EQC/EQR (Fletcher) repair programme is a three-way bureaucratic tussle.

Old school gets new shingles - October 2, 2014 by Mr HomeBuilder

The group hoping to restore Bettendorf'sold Forest Grove School is nearing itsaimof getting the building "buttoned up before winter."

That was the hopelast year, too, but this year the goal is within its grasp: An Adel, Iowa, roofing crew ishammering on a cedar shingle roof, and two volunteers are restoringwindow frames so they can receive new glass sashes by the end of the month.

As she prepared to drive to Dubuque earlier this week to pick up historically correct roof flashing, Sharon Andresen, a leader in the restorationefforts, summarized the progress made over the summer.

A big shot in the arm was the notification in July of a $50,000 project grant from the state of Iowa for additional work on the one-room school, which was built in 1873 and closed in 1957.

Of that amount, the group will receive $33,000 from the State Historical Society of Iowa, and members will have to raise the remaining $17,000 on their own, either in cash or in-kind contributions. Acommittee has been formed to organize fundraisers over the winter.

The money will pay for gutters, siding repair and replacement, the heating, ventilation and air-conditioning system, and rebuilding the bell tower. The deadline for that work is autumn 2016.

Andresen had hoped to find volunteers to install theshingles, but because working with wood is a special skill set, she had to hire out the work.

The shingles themselves cost about $4,000, but Spahn & Rose Lumber Co.of Charlotte, Iowa, donated a $500 credit and a former student donated two squares of the shingles, bringing the total to about $3,000, Andresen said.

And two volunteers are helping with the windows. Dennis Walters, a 50-year carpenter who owned Dennis Walters Construction, and John Overbeek are scraping, sanding, rebuilding and priming the window frames so that when the glass sashes are finished, they can be installed.

"I was told to do all I can to preserve any of the wood that is in good enough shape," Walters said. "But some will need to be replaced."

NWC welding program homeless during testing for asbestos - September 25, 2014 by Mr HomeBuilder

Hands-on instruction for welding students at Northwest College has been delayed, pending the results of air-quality testing in the Oliver Building, which houses the welding program.

Follow-up testing was ordered after traces of asbestos fibers were found on surfaces in the facility.

NWC President Stefani Hicswa said a roof replacement project on the building (the third of three roofing projects on campus) wasnt completed before the beginning of the school year.

While that work was underway, the college moved instruction-only welding classes to other rooms on campus, and delayed hands-on welding labs pending a return to the Oliver Building, which has been temporarily closed.

Because pounding during the roofing project caused a lot of dust to fall, we contracted with Northern Industrial Hygiene Inc. to conduct air sampling tests and sampling of the particulate on horizontal surfaces in the facility, Hicswa wrote in a campus-wide email on Friday.

We were being proactive to see if there were any health concerns as a result of all that dust, she said Monday.

The air sample results showed no hazardous materials in the air, but traces of asbestos were found in samples from horizontal surfaces, Hicswa said.

Therefore, we requested that Northern Industrial Hygiene conduct additional testing, which began Friday, she wrote in the email. We anticipate that we will receive results in a written report the middle of (this) week, which will help determine our next steps.

Hicswa said she expects results soon, and those results will determine the colleges next steps.

She said she hopes the new testing shows the problem was temporary, allowing the welding program to return to the Oliver Building.
