News | Turner Interiors Delivers Luxury Retail Space in Up … - October 9, 2016 by Mr HomeBuilder

Turner's Interiors group in New York recently turned over 120,000 square feet of luxury retail space within Brookfield Property Partners 375,000-square-foot retail offering at Brookfield Place. Known simply as 230 Vesey Street, the renovation -- a key element of Brookfields $300 million transformation of the former World Financial Center --is a clear indication that Lower Manhattan has become a luxury retail, dining and cultural it spot.

Fueling this trend has been the relocation of technology, advertising, media and information (TAMI) firms, such as Time Inc., whose 700,000-square-foot headquarters is under construction at 225 Liberty Street, and an influx of luxury residential developments. In addition, new and planned tourist destinations, such as the National September 11 Museum and Governors Island, which will re-open on May 23, 2015 after undergoing extensive site improvements, are attracting tourists from all over the World. Brookfield Place is part of more than two million square feet of new and repositioned retail, dining and cultural space that caters to residents, professionals, and tourists living, working and playing in Lower Manhattan (Source: Downtown Alliance).

The success of this project is not only attributed to our ongoing relationships with the projects stakeholders, but also to our understanding of the value that Brookfield placed on this project, and its importance in revitalizing Lower Manhattan, said Edward Magnani, vice president at Turner Interiors.

Home to luxury brands DVF, Michael Kors, and Theory, 230 Vesey Street also serves as a pedestrian artery connecting the 250 and 200 Vesey Street buildings to the Winter Garden, Marina and World Trade Center Transportation Hub. Turners Interiors project team negotiated complex site logistics throughout the project to ensure that critical pathways in and out of Brookfields eight-million-square-foot complex remained accessible to building occupants.

Since the start of construction in July 2013, Turner constructed pedestrian chutes spanning hundreds of feet between the adjoining buildings. These chutes, composed of sidewalk sheds constructed within the pathways, were used to support fire safety systems, such as smoke detectors and sprinkler heads. The sheds were then sealed behind a layer of drywall, giving the new pathways a finished look. As project phases were completed, the chutes were deconstructed and repositioned to facilitate future renovations. During this entire process we remained in constant communication with the client, design team and community groups, said Lauren DiNizo, project manager, Turner Interiors.

"Throughout the entire project, Turner proved themselves, executing complex construction activities while managing a myriad of field conditions to stay on budget and on schedule, observed Christian Heimple, PE, director of construction at Brookfield. Scott Hayden, senior associate at Spector Group Brookfield Places executive architect echoed that sentiment, saying, we could not have had a more professional and dedicated group than Turner Interiors.

With venerable couturiers Herms, Salvatore Ferragamo and a Saks Fifth Avenue luxury outpost confirmed as tenants, Brookfield Place sits at the center of more than $25 billion of new construction that has transformed 30 acres of Lower Manhattan into a definitive destination for retail, dining and culture. Retail Construction Trends | New Shopping Center Construction - October 9, 2016 by Mr HomeBuilder

Englewood Construction recently began renovation work on the Brazos Mall in Lake Jackson, Texas.

Its taken some time, but shopping mall commercial construction activity is back in a big way, as owners and operators have initiated only what can be described as a renovation renaissance.

Almost everywhere we look, it seems an older, out-dated shopping mall is undergoing a substantial commercial construction renovation. In the Chicago area alone, there are probably close to a dozen local and regional shopping malls in the middle of a shopping center renovation project, or, slated to begin one in the very near future. Some have been staples in the market for decades, such as Oak Brook Center, Yorktown Center in Lombard, Ill. and Water Tower Place in Chicago, while others have fallen by the wayside and need to make a play to stay relevant, such as the Charlestown Mall in St. Charles; the Hawthorn Mall in Vernon Hills, which is beginning a $40 million expansion and renovation; and the old Ford City Mall in Chicago, which is undergoing a $35 million shopping mall renovation.

However, this is not just a Chicago trend. As a national general commercial contractor, Englewood is working with a savvy investor that is purchasing underperforming regional shopping malls and renovating and re-tenanting them, thus, bringing value back. Right now, Englewood has shopping center construction projects underway at the Shawnee Mall in Shawnee, Okla. and the Brazos Mall in Lake Jackson, Texas.

All of this commercial construction activity is taking place because smart owners and retail investors realize they need to refresh, rebrand and reimage the shopping experience to be competitive in the future. Lifestyle centers and power centers may have been the big play in the last major round of retail construction, but as ground-up shopping center construction projects are still seen as a risky endeavor, the surviving traditional shopping centers are capitalizing on the improving retail market to initiate these commercial construction renovations to make them vital once again.

Of course, all of this commercial construction activity has been a boon to the industry. Architects, engineers and commercial construction general contractors are all receiving a boost from these national shopping center renovation projects.

There are a lot of reasons for this shopping center construction renaissance, but the main catalyst is national retailers that survived the downturn are beginning to flex their muscles a little more today and find well-located retail space at favorable rents. This has emboldened them to not only take on new long-term leases, but also expand the footprint of their traditional retail space.

To meet this demand, owners of older shopping malls often have to reconfigure their current space and commit to updating their product to try and best competitors.

Retailers such as Forever 21, Uniqlo and H&M are making aggressive plays into new shopping center construction space and sometimes taking up to as much as 40,000 square feet, a substantial increase from past store sizes. Mainstays, such as Gap and Limited, are also always looking to reposition in new shopping center construction space and may migrate to recently upgraded shopping malls.

Location is playing a major role in this process as well. Most of the new commercial construction we saw in the last decade was in outer-ring suburbs and even exurban areas. Land was cheaper and national retailers were chasing rooftops in the housing boom. As many of those markets never quite materialized, retailers and investors are now looking back to established regional shopping malls in major urban locations and older suburbs. With strong area population demographics, national retailers are intrigued, but its not a matter of simply being in a location and open for business. Many of these locations have had high-vacancy rates or have been dark for years. As this new wave of commercial retail construction takes place, those that neglect new shopping center construction and updating will likely stay obsolete. Owners are finding out they need remodeled shopping mall space, or they will fall by the wayside.

Its an exciting time and the retail construction industry is poised to help breath new life into existing shopping malls with new shopping center construction projects. Look for some exciting retail news from Englewood coming soon in the Chicago area as we gear up for some substantial work. Well be sure to keep you posted.

Temple: Downtown multi-shop retail space under construction - August 1, 2016 by Mr HomeBuilder

TEMPLE, Texas (KWTX) The owners of a historic downtown Temple building are planning to bring new life into the area with a multi-shop retail space called The Hub.

It will house specialty shops, local artists and even an ice cream parlor.

Renovation is already underway for the $700,000 project on South 2nd Street in downtown Temple.

Joe Shepperd is one of the owners of the space.

"We felt like downtown would support more than what it has now, Shepperd said.

Shepperd and the managing partner of The Hub, Holly Gosh, say it will be a space for local shops, entrepreneurs, and artists to showcase their talents in a unique atmosphere.

Gosh said the first floor of the 16,000 square foot space will feature a boutique space for fashion, home goods, and ice cream parlor, and even an event area.

The second floor will house the work of local artists.

The Hub will hold nearly 40 different businesses and artisans.

We want to create a destination, so people can come downtown and spend more than just ten minutes in one shop, Gosh said.

The Hub will receive grant funding from the Temple Economic Development Corporation and the City of Temple.

Charley Ayres is Vice President of the Temple Economic Development Corporation, and he says converting the building that used to sit empty will benefit the people.

"Now, we're going to have an establishment that comes into this building that will generate sales tax, that can go back into the community, Ayres said.

According to Ayres, an estimated 38,000 people go to downtown Temple every day.

Shepperd and Gosh hope this project will kick-start even more business and activity in downtown Temple.

The estimated completion date for The Hub is mid-October.

Tenant demand will outpace retail construction in 2016 … - March 4, 2016 by Mr HomeBuilder

    Publish Date: December 10, 2015

Topics: development, jll, mall, retailer, retailers, tenant

In another sign that physical retail is in robust health, demand for U.S. retail space is high and will remain high even as more space comes online in the coming year, according to JLLsDevelopment Outlookfor the coming year.

Demand for quality retail space continues to outpace new construction, resulting in consistent vacancy compression and rising rents across most major markets, wrote James Cook, director of retail research for JLL, in the report. In the last two years vacancy rates have fallen 120 basis points, and even with new supply we anticipate that vacancies should remain low through 2016.

By the end of this current year, some 82 million square feet of retail space will have opened across the U.S. for 2015, yet the national vacancy rate stands at just 5.8 percent. An additional 83 million square feet is still under construction, JLL says. Stand-alone retail buildings, small neighborhood centers, and grocery-anchored and power centers make up 76 percent of new construction. The top five markets, which account for 40 percent of the new construction, are northern New Jersey (with 3.3 million square feet); south Florida (3.2 million square feet); Houston (2.9 million square feet); DallasForth Worth (2.7 million square feet); and Boston (2.6 million square feet).

U.S. retail construction hit a peak of 261 million square feet in 2006, JLL says, and declined thereafter; within five years it had dropped by about 77 percent to 59 million square feet. Today, U.S. retail sales have fully recovered, yet national retail construction remains at low levels, according to the report.

Necessity focused retail space is driving construction this year, with most new space diversified and driven by grocery or service-based retailers, said Larry Jensen, director of development at JLL, in the report. In the coming year, we expect to see a focus on redevelopments of existing retail centers, expansion of centers when possible and much repurposing and repositioning of properties to better serve their markets both with new retailers and a new ambiance.

Relocatable Retail – Modular Construction - February 20, 2016 by Mr HomeBuilder

    Relocatable Retail

Simply put, quicker occupancy = quicker return on investment.

Accelerated modular construction saves time and money. Standard floorplans are available for immediate delivery while custom buildings are built to customer specifications in weeks, not months. Unique to modular construction is the fact that while buildings are being built in a quality-controlled factory, site work is occurring at the same time. This means a much shorter overall construction period. Why is speed so important? Earlier occupancy means faster revenue generation. In fact, it's not uncommon for many modular buildings to be up and running in as little as 24 hoursan important consideration for retailers of all types.

Typical retail applications include restaurants and diners, banks, golf pro shops, convenience stores, gas stations, car washes, college bookstores, and concession stands, to name a few.

Brinkman Construction: Commercial, Retail Portfolio - February 5, 2016 by Mr HomeBuilder

Peakview Retail Building Number 1 is a contemporary designed retail center consisting of approximately 6,535 SF. This building was designed for three separate suites and additional buildings are currently in the planning phase.

Prior to construction of this building, Brinkman Partners performed a broad array of services for the land owner/client. As listing broker for the retail center, the brokerage team was able to secure two prominent tenants despite a significant market downturn for the demand of retail space. Brinkman Construction managed the preconstruction process, optimizing the building configuration to suit the initial tenants needs, while phasing the project in accordance with market conditions. The company also managed the permitting process while simultaneously preparing comprehensive loan packages submitted to potential financial lenders.

Brinkman Constructions know-how and ability specific to development and construction services, has been critical to the success of this project! I am extremely pleased with the end result as well as the incredible client service I received throughout this process. The trust and relationship built from this experience is priceless and I will certainly look to them again in the future for their expertise.
