The Remodeling Market Index (RMI) recently released report announces record breaking news that the RMI jumped to 50 in the third quarter of 2012. With levels unseen since 2005, the index is up five full points and projected to be even better in 2013. Destiny Homes owner Butch Sprenger says, "Each of the major RMI components shows marked progress at higher levels than we have witnessed at any time over the past six years, demonstrating that remodeling investments in housing are holding their value." The NABH survey responses are aggregated into two major component indices. In the third quarter of 2012, the major RMI component on current market conditions rose from 46 to 52, a hefty jump putting the strength of the housing industry score over the 50 percent threshold. The future indicators component increased from 44 to 49, a full five points.
"The improvement in the RMI provides more evidence that the remodeling industry is making the orderly recovery from its low point in 2009 as weve been expecting, said NAHB Chief Economist David Crowe. Although remodeling projects over $25,000 are now showing some signs of strength, they are still lagging behind smaller property alterations and maintenance and repair jobs. The recovery of the remodeling market in general, and large projects in particular, continues to be constrained by factors such as tight credit and problematic appraisals."
Future market indicators in almost every region and condition have a showing of strong gains over the previous quarter:
At the Semi-Annual Construction Forecast Conference on Wednesday, Oct. 17, participating economists discussed the increase in home prices, the increase in home values, the increase in home builder stocks, and constructions positive economic outlook for 2013. The reasons they determined behind the construction industry's positive momentum include:

The Remodeling Market Index (RMI) climbed to 50 in the third quarter of 2012, up from 45 in the previous quarter, according to the National Association of Home Builders (NAHB). Released recently, the RMI is at its highest point since the third quarter of 2005, tracking the positive trends recently seen in the rest of the housing sector.
The RMI component measuring current market conditions rose to 52 from 46 in the previous quarter, while the component measuring future indicators increased to 49 from 44.
An RMI above 50 indicates that more remodelers report market activity is higher (compared to the prior quarter) than report it is lower. The overall RMI averages ratings of current remodeling activity with indicators of future activity.
The strength of the RMI, especially in owner-occupied properties, shows that home owners are investing in remodels as home prices stabilize, saysNAHB Remodelers Chairman George Geep Moore Jr., GMB, CAPS, GMR, a remodeler from Elm Grove, La. As owners become more confident that investments in housing will hold their value, they are beginning to undertake projects to improve their comfort that they had been putting off.
All three indicators of current market conditions improved: maintenance and repairs rose to 56 (from 50), minor additions and alterations to 51 (from 47) and major additions and alterations to 49 (from 42). Current market conditions improved or held steady in all four regions in the third quarter of 2012. Current remodeling activity was particularly strong in owner-occupied housing; the sub-components of the current conditions index for owner-occupied housing were all well over 50, ranging between 55 and 60.
Future market indicators in every region but the Northeast experienced gains from the previous quarter: Northeast, 38 (from 41); Midwest, 50 (from 46); South, 52 (from 46); and West, 52 (from 42). All indicators of future market conditions rose: calls for bids, 48 (from 44); amount of work committed for next three months, 46 (from 43); backlog of remodeling jobs, 50 (from 46); and appointments for proposals, 51 (from 43).

The increase quarter-to-quarter was the third increase in a row after the industry experienced declines for the five straight quarters ending in 2011, The industry experienced the declines in activity as energy-related tax credits expired at the end of 2010 and both housing and the general economy wilted in 2011. As housing fundamentals are rapidly improving, remodeling and replacement activity is again on the rise and is forecasted by Hanley Wood to improve for many quarters to come.
Estimated remodeling and replacement projects for 2011 came in at just over 10 million, or a decline of 4 percent over the 10.5 million estimated projects completed in 2010. The market peaked in 2007 at 12.7 million large, pro-worthy projects. Hanley Wood is now forecasting 2012 to see just over 10.1 million remodeling and replacement projects in 2012 and back up to 10.5 million projects in 2013.
We had forecasted growth in remodeling and replacement activity in 2012 and the actual results are coming in close to expectations, said Jonathan Smoke, the executive director of Hanley Wood Market Intelligence. Housing fundamentals are actually improving more quickly than we are seeing remodeling activity pick up. As it becomes clearer to consumers that the improving housing environment is not a head fake, we expect to see activity pick up even more.
According to the updated RRI data, growth will be wide-spread in 2013. The latest Hanley Wood report forecasts growth in all but 11 of the 366 metropolitan statistical areas tracked. Hanley Wood ranks the best markets for remodeling based on market health, level of activity, extent of recovery, and potential demand. The current top 10 markets are Houston, Dallas, Austin, San Antonio, Buffalo, Oklahoma City, Pittsburgh, Charlotte, Rochester, and Denver.
About the Residential Remodeling Index
The RRI is a quarterly measure of the level of remodeling activity in 366 metropolitan statistical areas (MSA) in the U.S., with the national composite reflecting the national level of activity. Activity includes home improvement and replacement projects, but does not include maintenance or projects of less than $500. The seasonally adjusted index shows the relative level of activity in the geography specified (MSA or national composite) compared to 2007 (the baseline year). A number above 100 indicates a level of remodeling activity higher than the level of activity at the beginning of 2007, which was the peak of remodeling activity in the prior decade.
The index is produced through a statistical model that leverages detailed data on remodeling activity, including household level remodeling permits, and consumer-reported remodeling and replacement projects. Quarterly historical results for the national composite and for each of the 366 Metropolitan Statistical Areas in the U.S. are available back to 2004. In addition, Hanley Wood Market Intelligence also produces annual estimates of project counts and expenditures as well as forecasts of the quarterly RRI and annual projects and expenditures.

KNOXVILLE (WATE) - A home remodeling error resulted in a fire late Thursday in Knoxville.
Firefighters say flames broke out in the home on Beaumont Avenue just before 10:30 p.m. The home wasunoccupied at the time.
Investigators found a wall heater in a wallhad been covered with sheetrock. When the overnight temperature dropped, the heater turned on.That caused the walltooverheat and catch fire.
Fire crews say damage to the house was minimal. No injuries were reported.
