Oconee home and remodeling show goes on despite ice - January 26, 2013 by Mr HomeBuilder

SENECA Sleet fell and roads were icy Friday in Oconee County, but the Oconee Home Builders Association home and remodeling show went on.

Builders, suppliers and service providers at the event expressed optimism for their industry. The association's ninth annual show opened Friday afternoon at Seneca's Shaver Recreation Center, offering visitors a glimpse of a wide range of new home and remodeling products and services as well as landscaping and gardening exhibits.

"I just like to wander through and see what's new and different," said Phil Soper, who lives in a lakeside community in northern Oconee County.

Russell Price, executive officer of the Home Builders Association, said the weather made it uncertain how much company Soper would have in visiting the show this year. But Price said over the two days of the show, which ends today, he still expects attendance to be strong.

Past shows have seen more than 2,000 visitors over the course of the weekend.

About 40 builders, suppliers and service providers booked to display their wares this year, which is about average, Price said.

Among displays of vinyl siding, new flooring, bathroom fixtures, gutters, new plumbing apparatus, carpeting and tankless water heaters was a display for Neat Freaks garage organizing experts. That novel service is surprisingly in demand, said Brad LeCroy of Integrity Builders.

"A garage can look like you couldn't get another thing in it," LeCroy said. "But once you create a space for all your items, it's easy."

Photographs in LeCroy's display show once-cluttered garages rearranged to a museum-like neatness.

Edward Gravely, with Archadeck of Clemson, demonstrated his company's line of sunrooms, decks and other home add-ons.

Businesses show increased confidence in remodeling, despite uneven local numbers - January 25, 2013 by Mr HomeBuilder

More people are deciding to spend money to remodel or renovate their homes, a sign the economy is recovering from its recessionary doldrums, according to those involved in the local remodeling market.

That change in discretionary spending has led to increased business and a boost in hiring for home builders and remodelers.

Signs of that resurgence can be found in the National Association of Home Builders quarterly remodeling index, which reached 55 in the fourth quarter, its highest level since the first quarter of 2004, according to a report issued Monday.

An index above 50 means that more remodelers report market activity is higher compared to the prior quarters than report it is lower.

The overall index averages ratings of current remodeling activity with indicators of future remodeling activity.

Remodelers are optimistic about the outlook for slow and steady market growth in the new year, said Bill Shaw, NAHB Remodelers chairman. Professional remodelers reported more work from large and small projects as well as overall home repair.

Residential remodeling numbers in the region have favored shifting business models from custom construction to a diversification of resources and the creation of jobs in an industry that has drastically reduced staffing in recent years, according to those in the home construction and remodeling business.

The amount of remodels, alterations and additions were up to 204 in Hamilton for 2012, up from 133 in 2011. In Middletown, the amount of such projects numbered 136, up only one from the previous year.

Those numbers are a far cry from the massive surge that saw Hamilton fielding 357 such projects in 2009 and Middletown accounting for 268 such projects that year, but double or nearly double what both cities saw prior to the recession.

For Butler Countys townships and villages, permits filed for remodelings reached 342 in 2007, but declined in recent years to 218 in 2012.

Remodeling underway at Historical Society's museum - January 24, 2013 by Mr HomeBuilder

From a family's home to museum, the stately, two-story brick building at 202 E. Church St. has seen numerous changes.

Now, more are planned for the Historical Society of Marshall County's home.

The society's board of directors met earlier this month and discussed ideas for exhibit storage and approved remodeling of the Pioneer Room.

T-R PHOTO BY MIKE DONAHEY Shown is remodeling currently underway in the Pioneer Room on the second floor of the Historical Society of Marshall Countys museum, 202 E. Church St. The mural, which has suffered damage from the exposed pipe, will be replaced among other work according to staffer Juli Hinson.

Final details on other remodeling will be finalized in the near future, according to volunteer Susan Williams of Marshalltown, who is chairing the initiative.

"The Historical Society section will be closed the entire month of February so work by contractors and volunteers can proceed" Williams said.

However, the Genealogy Library will be open for use Tuesdays and Thursdays from 10 to 4 p.m and the first and third Saturday from 10 to 2 p.m., their regular schedule.

Museum staffer Juli Hinson said she is looking forward to improvements in the Pioneer Room.

"Remodeling has already started on displays, some which go back many years," Hinson said. "A mural which has suffered damage will be replaced. Volunteers will do much of the work. However, contractors Dan Anderson will be working on walls and painting will be done by Josh Lang."

"We are excited about the planned changes and are encouraging members to attend the March 21 annual meeting at the museum to see the work." Williams said.

Remodeling Industry Taking Off - January 24, 2013 by Mr HomeBuilder

    Wednesday, January 23, 2013, 11:08am

After languishing for several years, the U.S. remodeling industry appears to be pulling out of its downturn, and a renewal of the nation's housing stock is under way, according to a report by the Joint Center for Housing Studies of Harvard University.

Foreclosed properties are being rehabilitated, sustainable home improvements are gaining popularity and older homeowners are retrofitting their homes to accommodate their evolving needs, the report found.

"As baby boomers move into retirement, they are increasing demand for aging-in-place retrofits," Kermit Baker, director of the Remodeling Futures Program at the Joint Center, said in a statement. "A decade ago, homeowners over 55 accounted for less than one-third of all home improvement spending. By 2011, this share had already grown to over 45 percent. And generations behind the baby boomers will help fuel future spending growth since echo boomers are projected to outnumber baby boomers by more than 12 million as they begin to enter their peak remodeling years over the next decade."

Additionally, the surge in distressed properties coming back onto the market is contributing to an increase in U.S. remodeling spending. "After limited spending during the housing bust, renovating the more than 1 million distressed properties that were sold in 2011contributed nearly $10 billion to home improvement spending," said Eric S. Belsky, managing director of the Joint Center. "With about 3 million more foreclosures and short sales in the pipeline, there is even more such spending ahead of us."

Spending on energy-efficiency upgrades, in particular, continued to expand through the remodeling downturn.
