Economist Russell Price decided to get a head start on work he'd been putting off for more than 10 years at his own house as he began to see an improvement in home-renovation data.
"I thought things would be picking up, so I started the process of remodeling what I thought was early," said Price, senior economist at Ameriprise Financial Inc. in Detroit.
In a "telling sign" he's not the only homeowner considering such projects, he said many of the contractors he contacted in April already were too busy to squeeze in additional work this year. That's because more Americans are renovating their homes, and many are choosing to hire outside help instead of doing the projects themselves.
This is shaping up to be a "strong year" for home-improvement spending, said Mike Englund, chief economist at Action Economics in Boulder, Colo. Seasonally adjusted annualized expenditures totaled $136 billion in June and have "bounced back" from a trough of almost $105 billion in November, Englund said, citing his own calculations using Census Bureau data.
Forty-three percent of U.S. homeowners surveyed last month by the website Remodelormove.com said they would renovate their residences this year, up from 41 percent in February and a five-year average of 33 percent. Among respondents, 74 percent plan to hire a general contractor for some or all of the work, compared with 73 percent in the previous survey.
The results show that activity is "broadening, but it's still more heavily skewed to people who were less impacted by the recession," said Dan Fritschen, the founder of the site, who has been tracking industry data since 2005. That's in part because consumers who hire contractors tend to be wealthier than their do-it-yourself peers, so as their home values improved, "they were able to pull the trigger more quickly on remodeling projects."
The median price of an existing house rose 13.5 percent, to $214,200, in June from a year earlier, the biggest year-over-year increase since 2005 and seventh consecutive month that property values advanced more than 10 percent, according to data from the National Association of Realtors.

As any couple whove been there can attest, remodeling can be hard on relationships. According to a new survey by Houzz.com, 46 percent of respondents found working with their significant other on remodeling to be stressful. One in nine said they seriously considered a separation or divorce mid-project.
But after it was all over, 84 percent said they spent more time at home, enjoying their efforts. (And not just because they couldnt afford to go anywhere else.) Four out of five said they felt more relaxed at home after completing their project. In addition, 42 percent said they do more entertaining.
Another post-remodel bonus: 41 percent said they actually felt happier with their significant other.
Remodeling can be a stressful time for couples, but our community tells us Houzz serves as a de facto marriage counselor, helping them fall in love all over again, only this time with their homes, said Liza Hausman, Houzzs vice president of community. Were providing tools that make the experience collaborative, fun and a whole lot less painful.
Houzz.com specializes in online tools for remodeling and home design projects. The biggest conflicts, according to the Houzz survey, came down to a difference in taste or style. The biggest beef: 42 percent said they were stuck with items they hate but arent allowed to get rid of. (But one in five said they went ahead and made that offending item disappear.) The items that drew the most angst: old furniture, followed by posters and artwork.
Another sore point: One in five said they made a major decision (such as paint color or tearing down a wall) without consulting their partner.
To keep the peace (and a healthy relationship), Hausman offers these tips for couples considering a remodel:
Strike a balance. Find common ground (or at least color schemes). Go over ideas together. Plan a date night to flip through photos or online idea books.
Compromise or downsize. If you insist on getting rid of his stuffed deer head, be willing to give up something you like but he hates. Conversely, if you dont want to let something go, expect him to keep his stuff, too.
Money matters. Many arguments come down to dollars. Avoid them by making a detailed budget upfront, then stick to it as much as possible.
