    Experts: Don't put off planned home remodeling project - September 7, 2013 by Mr HomeBuilder

    SPRINGFIELD , -- Now's a good time to spruce up the kitchen or bathroom, if you've been putting that off. Getting out the toolbox means money in the bank.

    During the recession, the amount sellers recouped from remodeling projects dropped significantly. But now for the first time in six years, the housing market is improving and so is the return on investments.

    Dee Wawra just bought a 30-year-old home in Willard. He gave the kitchen a new modern look.

    "We like to entertain. We like them to come over and be comfortable," he said.

    Nearly $2,000 later, he's pleased with the facelift.

    "I'm hopeful I will get that return, the market has changed lately," said Wawra.

    Experts say the improved market is giving confidence for folks like Wawra to get their hands dirty.

    "What people are doing is saying I may not want to move to another house in a year or two from now, but it's a great time to remodel now so I can enjoy those changes," said Ken Thrasher, with Home Builders Association.

    Remodeling companies like Rock Solid say their business has doubled. More folks are updating their kitchens and bathrooms.

    Experts recommend get a few opinions and estimates before you get to work. If you hire someone, make sure they're with a reputable group like the Home Builders Association.

    The Spokane Valley Fire Department is contemplating several remodeling projects at its older fire stations next year after realizing they will have about $1.7 million more than they need in their reserve fund at the end of2013.

Some stations have failing floors, broken cabinetry, leaking roofs and offices that need to be expanded or moved to make them more visible to the public. In the Otis Orchards station, the workout room for the crews is a corner of the truck bay with exercise equipment init.

    Rider said he would like to add on to the Otis Orchards station to create a workout room and a sewing room. The sewing machines the department owns are used to repair the turnout gear worn by firefighters, which saves the department money, Rider said. The other stations identified for remodeling projects are Evergreen, Millwood and LibertyLake.

    There is also $30,000 in repairs needed to fix damage to the new Administration Building caused by a flock of woodpeckers, Rider said. The birds showed up this spring, drilling holes in the corbels, which are a series of brackets along the edge of theroof.

    It's hard to imagine how a twelve percent annual increase in home prices could be seen as a disappointment, but then again, the law of large numbers predicts the inevitability of slowing growth.

    But while some investors are fretting over the latest Case-Shiller data, which shows the pace of home price increases slowed in June, Mark Kiesel, who heads up the global corporate bond portfolio group at PIMCO says the time has come to play the next leg of the real estate comeback story - the remodeling boom.

    "Housing starts tend to lead the remodeling sector by about 18 months," Kiesel says in the attached video, "and the housing sector basically bottomed about 18 months ago."

    When you add in growing home-owner equity and rising overall net worth, he says consumers are going to be more inclined to buy a new appliance or finish up their house.

    "The inventory is very old right now," he says, and there's also "significant pent-up demand to remodel." As such, he says it's time to buy the bonds, not the stocks, of the companies that are poised to profit when the remodeling boom kicks into high gear.

    "We've been invested in companies like Whirlpool (WHR), and Masco (MAS), and USG (USG), and Weyerhauser (WY). These are companies that we think their top lines can grow much faster than the overall economy, and it's simply a function of the fact that housing has been very depressed."

    The remodeling boom is already starting to show results in the equity market, Kiesel says, with the rate-sensitive home buyers down about 27% in 3 months, while ETFs like the (XHB) have just bounced off a 4-month low as DIY stalwarts Home Depot and Lowe's are posting sale growth of 9-10%.
