Operators in the Commercial Property Remodeling industry met weak demand over the five years to 2014 as a result of a high office rental vacancy rate and slowed consumer spending after the recession crushed corporate profit. With industry clients downsizing or closing, they were no longer in need of the industry's remodeling services. As a result, industry revenue is estimated to decrease at an annualized rate over the five-year period. With consumers returning to their prerecession spending habits since 2012, revenue is expected to increase in 2014.
With decreasing office rental vacancy, commercial property remodeling is on the rise. More new businesses are opening and many existing businesses are expanding, which is creating a growing need for the industry's commercial building addition, alteration and renovation services. This trend is anticipated to increase the number of industry establishments at an average annual rate in the five years to 2014. The number of establishments has rebounded from the period's largest decline in 2009 during the height of economic instability. Profit has also risen over the past five years, and this is due to increased revenue from emerging businesses and more efficient management of expenses, such as the greater use of subcontractors hired on a per-project basis in place of in-house salaried workers.
According to IBISWorld Industry Analyst Sally Lerman, The Commercial Property Remodeling industry is highly fragmented. Contractors primarily operate in regional and local markets, resulting in high regional competition. In general, given that contractors must be physically at the project site to complete remodeling work, it is difficult for companies to operate across the country. Only a very small number of contractors have the capital resources to operate nationally. As such, in 2014, the top four companies (including Belfor Holdings Inc., DKI Holdings LLC and Paul Davis Restoration) are anticipated to account for less than 10.0% of industry revenue, which indicates very low market share concentration.
In the five years to 2019, the industry is forecast to exhibit more steady growth, says Lerman. The office rental vacancy rate will decrease and consumer spending and corporate profit will increase as the economy continues to strengthen, providing businesses with more discretionary income for industry services. Additionally, increased interest in environmental sustainability will lead to growth in ecofriendly remodeling, stimulating rising demand for green building renovations and alterations. However, industry operators will need to be conscious of rising interest rates of commercial loans by which many of the industry's projects are financed, adding extra an extra cost to businesses' remodeling budgets. Revenue is expected to increase at an annualized rate over the period.

On January 18th, the Synergy Design & Construction team joined a sold-out crowd of remodeling professionals at the Pooks Hill Marriott in Bethesda, Maryland, for the NARI Metro DC chapters Contractor of the Year (CotY) awards ceremony. Held every year in January, the gala event honors members with Finalist, Merit, and Grand awards in 37 renovation and construction categories. The 3rd-largest NARI chapter in the US, NARI Metro DC has traditionally received the largest volume of CotY project entries of any chapter. Awards are hard-won in all categories, especially those dedicated to mid-range kitchens and bath, residential interiors, and whole-home renovations.
This year, Synergy D&C, a design-build firm located in Reston, VA, was honored to receive the Grand award in the Commercial Interior category for a complete revamp and expansion of the Palmercare Chiropractic main office, as well as a Merit award for Residential Interior Under $250,000 for an open-floorplan kitchen and family room.

DES PLAINES, IL -- The National Association of the Remodeling Industrys (NARI) fourth-quarter Remodeling Business Pulse (RBP) data of current and future remodeling business conditions continues to show growth. Although remodelers report the highest overall rating on business conditions, at 6.51 (from 6.41 last quarter), numbers in most other categories experienced a slight drop.
Many remodelers entered 2014 with jobs in the pipeline, which hasnt happened in the past few years, says Tom OGrady, CR, CKBR, chairman of NARIs Strategic Planning & Research Committee and president of OGrady Builders, based in Drexel Hill, Pa. Although inquiries, requests for bids and conversion of bids are down in Q4, that backlog has given remodelers confidence that the overall business conditions will remain positive.
Growth indicators in the fourth quarter of 2013 are as follows (rating is from 1 to 9, where 1 is much worse than a year ago and 9 is much better; 5 is about the same as last year):
Current business conditions was rated 6.51 (from 6.41 last quarter) Number of inquiries fell to 6.2, a significant drop from 6.55 last quarter. Requests for bids fell to 6.22 from 6.45, a significant decline from last quarter.
Conversion of bids to jobs continues to be the weakest measure remaining flat at 6.03.
Value of jobs sold declined to 6.27 from 6.31 recorded last quarter.
Conversion of bids to jobs continues to be the weakest measure when compared to the same time last year. Yet, the projected strength of sales in three months had a significant increase to 6.41 from the 6.12 recorded in September.
The fourth quarter of this year was very strong for many remodelers, as reflected in the Remodeling Business Pulse Survey, OGrady says. Average sale prices continue to rise, and consumers are more comfortable spending money on projects that will increase the value of their homes.
Other significant contributors to overall activity:
People needing to do projects that had been postponed was selected by 75 percent (down from 85 percent last quarter)

NEW YORK (TheStreet) -- For investors looking to profit from the rebounding U.S. housing market, stocks in the repair and rebuilding sector such as Home Depot (HD) and Lowe's (LOW) should do better than DR Horton (DHI), Beazer Homes (BZH), and other home builders.
At present, home sales are starting to cool down, according to the National Association of Realtors. But the Remodeling Futures Program at the Joint Center for Housing Studies at Harvard University predicts that remodeling work will increase at a double digit rate for early 2014.
December home sales were the second weakest month for 2013.
Last year, real estate buying was at its highest level since 2006. But investors should not expect that to continue. Joel Narooff, Chief Economist for National Economic Advisors, warned that the pace was simply "not sustainable" due to "mortgage rates likely to move up this year, sales and price gains will likely be half of what we saw last year." Moreover, November's rate was adjusted, so the December sales report was not that bullish.
Even if mortgage rates go up, that will not curtail remodeling work.
