Tiny homes becoming popular in Central Texas - January 19, 2015 by Mr HomeBuilder

Living in "tiny houses" is a popular down-sizing trend that's taking place across the country. So, how would you like to live in a tiny home?

A locally owned company called Affordable Portable Structures just came out with a whole new category of building options for Central Texas. It's called TexasEZLog. Floor plans range in size from a playhouse to an eight bedroom tiny home. 500, 800 even 1000 square feet. They claim to be not only functional but affordable.

"These things, there are so many different uses. This model, we have many people buying it for offices, artists, artist studios, exercise room. The versatility of this product is just, anything you can think of. Pool cabanas. You name it, we have it and we can provide it for you," say Jerry Fryer, TexasEZLog.

The interesting thing, is that they have partnered with Habitat for Humanity and Mobile Loaves and Fishes, helping our area's homeless population get back on their feet.

Luxury-home market picks up - January 19, 2015 by Mr HomeBuilder

Coldwell Banker hosted a broker-only open house, complete with new Maseratis, last spring for this $3,799,000 home in Franklin Lakes.

The setting: a luxurious home late last spring in Franklin Lakes, complete with a hand-chiseled granite facade, a high-end golf simulator in the basement, and the newest line of Maseratis displayed on the grounds, courtesy of a local dealer.

The goal: showcase the house to 170 brokers with deep-pocket clients who might be in the market for a home in Bergen County priced at $3.7 million.

One of the $25 million properties listed in Bergen County is the stately Gloria Crest Estate in Englewood.

An aerial view of a 29-room Franklin Lakes mansion, which is listed at $15 million.

The foyer of the Franklin Lakes home listed at $15 million features a domed center with hand-painted ceiling.

This 10,000 square-foot brick manor in Alpine features a two-story great room and is listed at $5.298 million.

A $13.9 million home in Saddle River offers indoor and outdoor pools, a tennis court, a 10-stall barn, a four-bedroom guesthouse and a six-car garage.

Events like this are among the marketing tools real estate agents in the luxury market use to get their homes in front of potential buyers, who have their pick of high-end locales and amenities.

Though the economic downturn has hurt the sales and prices of luxury homes like the rest of the market, economists and Bergen County Realtors say they are starting to see an uptick in some areas in the number of homes available, and in interest.

Six of the best: Stylish Sri Lankan stays - January 9, 2015 by Mr HomeBuilder

    Stylish Sri Lankan stays.

Beachfront bliss: Twenty Three Palm is a lavish Dutch colonial villa designed for groups or families.

The Royal Air Force, during the Sri Lanka-based south-east command in World War II displayed impeccable taste when it requisitioned this handsome, 17-room white-columned colonial manor house for the duration. Nowadays it's favoured by upscale tour operators for its proximity to Colombo's international airport, avoiding, for the sake of arriving guests, the extended and congested trip into unfancied Colombo. Considering its serene setting, its attractive rooms and its pavilion-style restaurant overlooking exquisite tropical gardens, it's a pity that most of those who stay at this delightful quasi-airport hotel do so for just a night before moving on. Doubles from $276 a night. See thewallawwa.com

A gorgeous, relaxed villa complex set in an even more gorgeous walled garden of lush tropical plants, Why House is a statement, not a question, in Sri Lankan style. The World Heritage-listed Galle Fort is a 15-minute drive with Wijaya beach a short stroll away but the oversized, palm-shrouded pool and shaded dining pavilion may keep you in-house for more of your time than you expected. One of the best features of the eight-room villa, consisting of two architecturally-designed main buildings and two cabanas, is Henrietta Cottam, Why House's warm and welcoming expat English manager, whose personality is nearly as a big as the property itself. Doubles from $387 a night. See whyhousesrilanka.com

A stunning, regulation white-washed, absolute beachfront villa, Twenty Three Palm is owned by the operators of nearby (and aforementioned) Why House. Inside the Dutch colonial-era main house are two master bedrooms, a junior suite and lavish living areas with soaring ceilings looking across an expansive lawn to the thunderous crashing waves of the Indian Ocean. Designed for groups or families, the villa comes with its own dedicated chef, a separate tea house by the sea and, of course, a mandatory swimming pool. Rates on request. See twentythreepalm.com

If you need a reason to visit Kandy Sri Lanka's somewhat under-loved de facto second city look no further than the more than 200-year-old Kandy House, perhaps the teardrop isle's quintessential colonial-era villa. At just nine spacious, antique-filled and TV-free rooms (each named after native Sri Lankan butterflies), the elegant Kandy House offers an almost meditative sense of seclusion. The gorgeous gardens, which lead to an infinity pool overlooking rice paddies, provide the perfect outlook for breakfast, lunch and dinner. Doubles from $295a night.See thekandyhouse.com

iStar Residential Now Selling Final Phase of Condominiums at Sage in Downtown Scottsdale - December 17, 2014 by Mr HomeBuilder

Scottsdale, Arizona (PRWEB) December 16, 2014

Seventy-two new homes have hit the market in Downtown Scottsdale when owner iStar Residential hosted a grand opening event for the final phase at Sage, the luxury condominium community located along the Scottsdale waterfront.

The $35 million community is the first ground-up-construction condominium development to deliver new homes in Downtown Scottsdale in seven years. The two, three-story buildings are nearing completion with resident move-in expected in late January.

Following the success of the sold-out first phase, Sages final phase features 72 two- and three-bedroom condominiums ranging from 1,375 to 1,659 square-feet, with optional den floor plans, and priced from the high $400Ks.

The demand for this final phase at Sage is significant. Weve had brokers and buyers calling us nonstop since we started moving dirt more than a year ago, asking when they can sign a contract and move in, said David Sotolov, senior vice president at iStar Residential. Brand new homes of this size and quality in the heart of Downtown Scottsdale are extremely rare, so this is a very limited opportunity. There are no other projects like this now or planned for the future. Other projects recently developed or coming onto the market are either apartments or small condos. An opportunity to own a brand new luxury residence in a downtown location like we are offering at Sage may not happen again, and people are taking notice.

Inside Sages homes are top-of-the-line features and finishes, including granite kitchen countertops with decorative tile backsplash and LED under-counter lights, Dacor professional stainless steel appliances, designer-selected modern wood cabinetry, GROHE faucets and fixtures, Provenza hardwood floors, well-appointed master bathrooms with Carrera marble countertops, dual sinks and a deep soaking tub, spacious walk-in closets, elegant fireplace with natural stone surround, custom cabinetry and millwork throughout, nine-foot ceilings, dramatic foyer entrances that create an inviting sense of arrival and private terraces or balconies with Camelback Mountain and waterfront views. State-of-the-art technology conveniences include Wi-Fi controlled thermostats, USB charging ports at key outlets, high-speed cable and dual-glazed vinyl windows with efficient, Low-E, energy saving glass.

In recent weeks, iStar Residential has completed a six-figure investment in redesigning and upgrading the communitys resort-like amenities. Amenities include an expansive 3,400-square-foot, two-story private clubhouse with dramatic 30-foot ceilings; a designer-styled and luxurious library lounge with entertaining kitchen, fireplace and 65 flat screen TV; a one-of-a-kind climate controlled subterranean wine cellar; a lushly landscaped waterfront pool and spa with an outdoor lounge and private cabanas; an open-air grilling area with raised terraces for scenic dining; a fitness studio with SCIFIT and Spirit equipment and a Yoga-stretch a room; Wi-Fi access and USB ports throughout the clubhouse and gated underground resident parking. iStar is also constructing a paved and lighted walking path from Chaparral Road to the southern end of the property line with enhanced, lush landscaping that will connect Sage to the heart of Downtown Scottsdale.

Tucked into a quiet residential neighborhood that lines the waterfront of The Arizona Canal, Sage combines the feel of a suburban lifestyle in an urban location. Upscale yet intimate, Sages traditional architecture boasts stone-lined walls and chimneys complemented with architectural niches and dimensions that differentiate one set of homes from the next, creating a picturesque community.

Conveniently located within walking distance of world-class shopping, restaurants, independent art galleries in Old Town Scottsdale, resorts, and golf courses, Sage provides a private and redefined city-living experience that is unmatched by any other residential community in Scottsdale. The first phase of Sage, a collection of 50 condominiums, townhomes and penthouses, sold out in early 2012.

For more information about Sage, call 480-947-SAGE (7243) or visit http://www.SageScottsdale.com. Sage is located at 4855 N. Woodmere Fairway in Scottsdale.

For Las Vegas renters, pricey resort-like options increasing - December 12, 2014 by Mr HomeBuilder

The Domain apartment complex has quartz countertops, a digital fireplace in the lobby that emits heat, free yoga classes and massages and 50-inch flat-screen TVs in each unit.

The Somerset Hills complex will have a sand volleyball court and dog park. A poolside cabana dubbed the Cave will have flat-screen TVs and Xbox gaming systems.

Elysian at the District will have an outdoor movie theater, a pet spa, billiards and arcade room, tanning salon, massage and facial room and, in the units, stainless steel appliances and built-in speakers.

These rental properties, designed to feel like boutique resorts, arent cheap to live in, and they arent in flashy Miami, Los Angeles or San Francisco: Theyre in the Las Vegas suburbs.

Despite the still-sluggish economy, investors are building a burst of higher-end rental complexes with larger units, lots of amenities and much higher prices.

They include the Lennox, which is scheduled to open next week. Its units range from about 850 to 1,800 square feet and cost $1,300 to $2,800 per month. The Gramercy, formerly called ManhattanWest, is scheduled to open Jan. 15 and has apartments ranging from 530 to almost 2,100 square feet. Rents will be from $950 to $3,500 per month.

Domains monthly rents are between $895 and $1,445. Elysian, opening in mid-January, will likely charge up to $2,500 per month hopefully higher, developer Eric Cohen said this summer. Vantage, in Henderson, is charging more than $4,000 a month for its largest units.

By comparison, the average asking rent for a Southern Nevada apartment is $866 a month, according to Colliers International.

High-end rental projects would almost be assured of filling up in wealthier, more established cities. Las Vegas' properties seem off to a good start, but its unclear how many people want and can afford to live in them all, and whether too many developers are chasing a small number of customers.

No one knows, said broker Patrick Sauter, managing partner of NAI Vegas.

River Dunes Celebrates Opening of New First Responder Fire Station at Award Winning North Carolina Boating Community - November 26, 2014 by Mr HomeBuilder

New Bern, North Carolina (PRWEB) November 25, 2014

Fall is a time for celebration, and the owners in the waterfront community of River Dunes have had a lot to celebrate this season. Residents from far and wide returned to the community for the Annual Homecoming Weekend and Owners Meeting on the weekend of October 24-26. Mother Nature provided a warm, sunny weekend for all the festivities, many of which were held outdoors in various locations. The weekend activities kicked off with a picnic supper held in the backyard of a residence with beautiful views of Mill and Broad Creeks. Guests enjoyed the sunset while gathered around the backyard outdoor fireplace, a feature enjoyed by many homes in the community.

Saturday began with an early tennis round-robin on the brand new Har-tru courts. After breakfast, the Property Owners Annual Meeting was held in the private Harbor Club located directly on River Dunes 400 slip protected marina. Following an al fresco lunch at another residents home, owners gathered at the new Volunteer Fire Department Sub-station, located just across the road from River Dunes community entrance. An enthusiastic and appreciative group of owners enjoyed a presentation by the local Fire Chief about the services that will be provided by this new station to the entire area, including River Dunes. Six of the community's residents have volunteered as first responders for the fire station which demonstrates how invested River Dunes property owners are in supporting their neighbors throughout the Pamlico County area.

Other activities on Saturday included clay shooting on the riverside, tours of the property by helicopter, cruises on River Dunes restored 1948 wooden boat, Miss Grace, and an art show. The day wrapped up with a wine and cheese reception at a home overlooking Pamlico Sound, followed by a traditional Down East oyster roast and dancing on the lawn at the Harbor Club,

Sunday featured a quiet time of reflection and thanksgiving in Grace Chapel, adjacent to the harbor, and a Decorator Open House at a one of the Harbor Village homes.
