    SPFD: School evacuated, condo red-tagged after Tuesday patio fire Click for Video - May 18, 2014 by Mr HomeBuilder

    Santa Paula and Ventura County Firefighters quickly knocked down a North Palm Avenue condo fire Tuesday that led to the precautionary evacuation of Renaissance High School.

    Santa Paula Firefighters Tuesday quickly knocked down a blaze at a condominium in Santa Paula but the unit had to be red-tagged, according to a SPFD official.

    Fire Chief Rick Araiza said the fire was reported about 9:50 a.m. in the 400 block of North Palm Avenue.

    Because it was a structure fire mutual aid from the Ventura County Fire Department was initially requested.

    When SPFD Firefighters arrived on scene they saw black smoke coming from the unit located near Renaissance High School, where students had been evacuated to the sports field stands as a precautionary measure.

    Araiza said a security guard at the school reported the fire at the unit, Which butts up against the school...

    The tenant was not home at the time the fire started on the patio; flames spread to the fence and A few feet into the house after the sliding glass doors broke from the heat.

    The glass doors had plastic shades that caught fire but that was about it, said Araiza.

    The cause, he noted was, Most likely cigarettes... the tenant would sit out there in the back patio area and smoke, there were a lot of cigarette butts. It appears a trashcan caught fire in what was obviously an accident...

    Schaumburg, Illinois -- The American Architectural Manufacturers Association (AAMA) has released the AAMA 2013/2014 Study of the U.S. Market for Windows, Doors and Skylights. This annual report delivers timely information on residential and nonresidential market trends and product relationships for windows, doors, skylights, curtain walls and storefronts.

    AAMA 2013/2014 Study of the U.S. Market for Windows, Doors and Skylights The report provides details for geographic regions and commercial market segments, as well as framing materials, glass usage and configuration types. Historic data for 2006 through 2013 and forecast data for 2014 through 2016 are also included in the report. Forecasts are based on projections of construction activity as of March 2014.

    Highlights from the study include: -Total conventional housing starts in 2013 experienced a considerable increase and are forecasted to grow 20 percent in 2014. Conditions are expected to continue to improve in the following years. Construction activity increased in all regional segments with the South Atlantic experiencing the largest increase at approximately 26 percent.

    -Conventional residential window applications for single and multi-family applications increased by 15.8 percent to 43.9 million units, compared to 37.9 million units in 2011. The market share for wood windows fell 2.8 percent from 20.8 percent in 2011 to 18 percent in 2013, as vinyl continued to make gains as a wood substitute with consumers seeking low-maintenance, cost-effective products for new construction. Remodeling and replacement windows usage appears to have stabilized with single-digit increases anticipated for the next two years. Driven by the new construction market, total volumes are expected to continue to increase at double-digit rates to 48.4 million units in 2014 and 54.6 million units in 2015.

    -The nonresidential market increased 9 percent in 2013 and is expected to continue to increase in 2014 throughout 2017. Floor area of stores/mercantile buildings increased 14 percent during 2013, while offices, hotels and institutional buildings increased 10 percent. Amongst all buildings and regions, the West experienced the largest increase.

    -The nonresidential window market includes commercial windows, curtain wall and storefront systems. After several years of decline, the market is forecast to rebound at a relatively slow rate. Factory-fabricated windows lead for renovation usage. Projected/awning configurations remain the most common for this architecturally rated shop-fabricated window product type, utilized most frequently in education and healthcare applications. Storefront leads for new construction and total nonresidential buildings. Thermally broken aluminum frames continue to grow in popularity across all nonresidential window product types following the trend of increasing energy-efficiency standards.

    -In 2014, demand for nonresidential (commercial) entry doors is predicted to increase at an accelerated pace and sustain growth through 2016. Similarly, an overall increase of approximately 9 percent is expected in the volume of residential entry doors. Steel entry doors represent the largest share of both residential and commercial applications, followed by fiberglass for residential and aluminum for nonresidential.

    -After a decrease in 2011, the U.S. market for residential patio doors witnessed a 15 percent increase. The market is projected to grow until 2016. The most common patio doors are two-panel, sliding units that use vinyl framing.

    -Residential skylight units experienced a 3.6 percent increase in overall unit shipments compared to 2012. The forecast shows grow in both residential new construction and replacement/remodeling applications through 2016. The market for commercial skylight units has increased 10 percent since 2012 and 20 percent since 2011.

    As garden designers, we often get calls from existing customers asking for alterations, or additions to their gardens. As yet, we haven't had a call from a new owner, asking us to rip out one of our designs but it is inevitable that it will happen one day!

    Garden styles evolve and customers have widely varied needs. We get plenty of calls from people with young families, where a garden is full of steep steps and hard edges which need softening. However, there are plenty of customers who play out the whole family cycle from fledgling chicks to empty nest, without moving house.

    During this time the garden evolves to the rapidly changing needs of a growing family. Out go the sand pit and plastic toys; in come the climbing frame and trampoline, until suddenly, one day, a calm descends on the garden and the kids have started to move out.

    At this point, the garden takes on a different prospect. Of course, children will always be back for extended visits, but at this stage in life, with extra time available, the outdoor space presents a new challenge.

    Maybe that challenge is to finally get that veg bed sorted out, or indulge in a new pond, and get the garden just the way you want it. Many people want a space that they can enjoy with minimal extra maintenance.

    In this garden, pictured, we approached the design to include repositioning an existing pond, which had seen better days. Our clients wanted plenty of space for planting, but to include a small lawn.

    One side of the garden had been slightly raised and, because the garden was walled, we were able to create a decent raised bed using reclaimed Victorian bricks. At the point where this wall approaches the house, we built a semi-circular brick seat surrounding a small circular patio. The seat is just big enough to seat the family of four people snugly. It is next to the rear patio doors, so works well for the occasional quick morning coffee, or an evening sundowner.

    Adjacent to this paving we fitted a deck which runs up to the back doors. The whole garden was raised 150mm during the construction and the deck now slopes gently down from the house.

    We also refurbished the existing rear patio, changing the shape from square to quarter circle using matching bricks to define the shape. Raising the garden helped to reduce the step up to this paved area.
