Old laundry is freshened up with 6 new condos - February 13, 2015 by Mr HomeBuilder

By Michele Lerner February 12 at 6:27 PM

Washington, while not known for warehouses or industrial spaces that can be adapted for residential use, has a few buildings such as former schools, houses of worship and theaters that serve as shells for innovative redevelopment.

Now the Laundry, a former commercial laundry built in 1926, has been converted into six contemporary condominium units, each designed with a nod to the former industrial use.

The Laundry, at 732 15th St. SE in the Hill East neighborhood, includes a restored facade of the original structure and a new interior. After its development by Willco Residential, the original one-story building has three levels, with two units on each level and a roof deck for each of the penthouses.

The builders are known for their work in urban spaces, so they wanted to keep the industrial vibe with exposed ductwork and very clean lines in the finishes and fixtures, says Lynn Tsao, a sales agent with Urban Pace. They decided to make the ceilings extremely high to maximize the size of the windows and the sense of space.

Tsao says the builders designed the units for smart living by maximizing storage in every possible space. The water heater is in a small closet high on the wall so that the space below can be used for storage. Pocket doors and other sliding doors maximize floor space in each unit.

Bluetooth-synced shower: Although the smallest residence, Unit 1 on the first floor, occupies just 593 square feet, the space feels larger because of its 11-foot-high ceilings and a full wall of windows with glass doors leading to a patio. Priced at $349,900, this unit has an open floor plan with a living and dining area adjacent to the patio and a kitchen with a large island with open shelving, stainless steel appliances, quartz counters and sleek, white cabinets.

A sliding industrial-style door with a glass transom above leads into the bedroom, which has a walk-in closet. A pocket door leads to the bathroom, which has a deep combination tub and shower with a shower head that can be synced with a Bluetooth speaker. Nearby are a coat closet and a closet with a full-size, stacked washer and dryer.

The two-bedroom units, each on the penthouse level, are priced at $699,900. Each has 977 square feet with a 20-foot-high ceiling in the living area and two levels. The main level has an open floor plan with a kitchen, living and dining area.

Along the entrance hall are a double-door coat closet and a closet with a full-size, stacked washer and dryer. This level also has a bedroom with a walk-in closet and a door to a full bath that also is accessible for guests from the hall. Hardwood stairs lead to the second level, which has a loft bedroom overlooking the living area on the first floor. Adjacent to the bedroom are a walk-in closet and a full bath with an oversized shower. Other stairs lead to a private roof deck with views of the Washington Monument, the Capitol and the Anacostia River.

Abbotsford Police warn of man committing lewd act - February 13, 2015 by Mr HomeBuilder

The Abbotsford Police Department (APD) is trying to find a man who reportedly committed a lewd act on the patio of a woman's apartment.

The incident took place Friday, Feb. 6 at 7:50 p.m. at an apartment building in central Abbotsford near Clearbrook Road and George Ferguson Way.

Const. Ian MacDonald said a young woman on the ground floor heard her dog barking, prompting her to look out her sliding glass door.

She saw a man masturbating on her patio and turned on the patio light, scaring the suspect away.

Members of the APD patrol division and forensic identification unit attended the scene.

The suspect, who was wearing dark clothing, has not been located and is described as taller than six feet and possibly Caucasian.

A suspect in a similar incident was arrested on Thursday morning (Feb. 12), but police are not sure if it's the same man.

In that incident, a passerby reported seeing a man masturbating near some trees in a park off Clearbrook Road. Police quickly arrived on the scene, and arrested the individual, who now faces possible charges.

MacDonald said the APD is encouraging citizens to report suspicious activity and to elevate their personal and residential security.

"Locking doors and windows and leaving exterior lights on are good basic security steps," he said.

Good Samaritan reports burglary in his street and discovers thief is his own SON - February 8, 2015 by Mr HomeBuilder

A Good Samaritan was shocked when he reported a neighbours burglary on his street - and police arrested, charged and jailed his own SON.

Honest Peter Eveson, 59, called police after hearing an alarm go off, and discovering a neighbours patio doors had been smashed.

When his son Peter Eveson Jnr, 39, became agitated by the 999, his father asked him if he knew anything about the raid, Stoke-on-Trent Crown Court heard.

But despite the sons denials, he later admitted the burglary in Meir, Staffs, and has now been jailed for two-and-a-half years for last Novembers afternoon raid.

Jailing Eveson Jr, Judge David Fletcher said: You will be 40 next year, by the time of your release probably 41.

That may be an opportunity for you to take stock of your life. At the time it is in complete chaos.

Prosecutor Neil Ahuja said: His father went to check as the alarm was sounding and discovered the rear patio doors had been smashed.

He reported the matter to the police. The defendant became agitated.

His father challenged him and asked if he was responsible for the burglary. He denied it and said he would not do it at his doorstep.

Eveson also burgled a house in Longton, Staffs, that month - using a garden ornament to smash his way into the conservatory but did not gain entry to the house and nothing was stolen.

The Sentinel commented Meir man alerts police to break-in and they catch his burglar son - February 8, 2015 by Mr HomeBuilder

BURGLARY: Peter Eveson broke into a home just yards from his dads property

BURGLAR Peter Eveson broke into a home just yards from his dads property only to deny it was anything to with him when his father became suspicious.

The 39-year-old targeted the house in the same Meir street as his relatives before going round an hour later.

But he became agitated when his dad called the police after hearing an alarm and discovering the patio doors at a neighbouring property had been smashed.

Eveson, above, insisted he was innocent telling his father he would not commit such a crime on his doorstep.

But he later admitted the burglary and has now been jailed for 876 days at Stoke-on-Trent Crown Court.

Prosecutor Neil Ahuja said the victim left his house in Penfleet Avenue, Meir, secure on the afternoon of November 27.

But when his mum visited to feed the cat at 3.45pm she found the glass door had been broken. She then noticed Beatrice Potter figures had been stolen and called the police.

A cordless telephone, jewellery and earrings were also taken in the raid.

Eveson had visited his fathers house at 3.30pm but left when he discovered he was not there. But at 5pm the defendant returned to his dads home.

Burglar arrested after his own father calls police to report break-in on his street - February 8, 2015 by Mr HomeBuilder

"That may be an opportunity for you to take stock of your life. At the time it is in complete chaos."

Prosecutor Neil Ahuja said the victim left his house in Meir, Staffordshire, secure but later that day Mr Eveson heard a neighbour's burglar alarm go off.

"His father went to check as the alarm was sounding and discovered the rear patio doors had been smashed," he added. "He reported the matter to the police. The defendant became agitated.

"His father challenged him and asked if he was responsible for the burglary. He denied it and said he would not do it at his doorstep."

Another neighbour returned home at 5.05pm to find her ground-floor window had been smashed.

At 5.30pm, Eveson visited a nearby house with a bag containing items he was trying to sell, but again became agitated when his former partner turned up and he smashed a window as he left.

Eveson also burgled a house in Longton, Staffordshire, that month - using a garden ornament to smash his way into the conservatory, but did not gain entry to the house and nothing was stolen.

He accidentally left his DNA on vertical blinds and later pleaded guilty to two charges of burglary, asking for four other house burglaries to be taken into consideration.

He also admitted two charges of criminal damage.

The court was told he has 39 convictions for 79 offences, including 20 previous convictions for burglary.
