ARLINGTON, Va., Oct. 22, 2012 (GLOBE NEWSWIRE) -- Lean construction techniques and Building Information Modeling (BIM) are critical trends these days but not often recognized as methods to advance job site safety. A multi-year Lean initiative by Gilbane Building Company to improve jobsite safety was the focus of a recent presentation given to the Lean Construction Institute by William J. Gilbane, Jr., Gilbane president and chief operating officer; Sue Klawans, Gilbane director of operational excellence and planning; and Rick Kelliher, Gilbane senior project manager.

The presentation drew on Gilbane's decision in 2007 to make a leap forward in terms of safety, which resulted in a behavioral and cultural transformation of the company's safety approach called Gilbane Cares. A long-time champion of Lean philosophies, Gilbane applied the principles of continuous improvement, minimal waste and increased value to the company's safety program. The transformation included leadership engagement, proactive task reviews and planning, increased communication and worker input, flex and stretch, and more.
With proven strategies employed at Gilbane projects around the country, Kelliher drove home the benefit of using Lean process improvement techniques as well as BIM and pre-fabrication to reduce the amount of time workers spend on site and make the onsite manhours safer. He demonstrated techniques that resulted in fewer accidents, more efficient schedules and better logistics planning. LITTLE ROCK, AR - Ground was officially broken for a new, mixed-use building in Little Rocks dynamic River Market District, according to a release.
The building, which will be known as the ARCADE BUILDING, is a three-story, 60,000 square foot structure to contain retail space, a 325 seat theatre, a restaurant and office space.
The project is a joint venture between the Central Arkansas Library System and Moses Tucker Real Estate. The Arcade obtained construction financing from First Security Bank. Construction services will be handled by Clark Contractors and Central Construction Group. The building is due to be complete by November 2013.
The name Arcade is in honor of a landmark structure that once resided in downtown LR on Center Street between 6th & 7th, according to Jimmy Moses, partner with MTRE.
As we continue to redevelop our urban core, we think it is important to evoke memories of our citys past, too much of which has been destroyed over time, Moses said.
The buildings largest user is CALS, which will have a state-of-the-art movie theatre and additional archival space.
We have worked out an agreement with the Little Rock Film Festival (and its Institute) to be the host facility for the nationally acclaimed Little Rock Film Festival, CALS director Bobby Roberts said. We will also make the theatre available for events including the Clinton School Speaker Series, CALS Literary Festival and other public functions.
Co-founder of the Little Rock Film Festival Craig Renaud said the festival will relocate its offices to the buildings third floor.
Since our founding six years ago The Little Rock Film Festival has gained a critical reputation as one of the top film events in the United States. A grand flagship theater to call home in the middle of downtown Little Rock has been our goal since day one, Renaud said. The $17 million development will be home to several entities including a bar/restaurant to be called CACHE that will be owned and operated by RH Cuisine. Situated on the corner of Clinton Avenue and River Market Avenue, with space on the 1st and 2nd floors, CACHE will be a dramatic new food and beverage concept for Little Rock. Payne Harding, who trained at the Culinary Institute of America in Hyde Park, New York, will be involved in every facet of the restaurant. He has recently been instrumental in the rebirth of 1620 Savoy in west Little Rock.

Construction begins in the River Market for the Arcade Building
LITTLE ROCK Construction began on the "Arcade Building" Monday morning in Little Rock's River Market district.
The 60,000 square-foot building, located on the corner of President Clinton and River Market avenues, will offer retail and office space, a restaurant and a 325-seat theater. The second floor of the building will house archives for the Central Arkansas Library System.
Bobby Roberts, director of the Central Arkansas Library System, said the new building will allow the library system to grow and thrive as its program expands.
"We need something bigger so we can do bigger programming and more diverse programming," Roberts said.
Jimmy Moses with building developer Moses Tucker Real Estate said the Arcade Building was named in honor of a former building in downtown Little Rock.
Rhett Tucker, also with Moses Tucker Real Estate, said the building project has been three years in the making.
"[We] believe that downtown is the heart and if the heart isn't healthy, then the rest of the body isn't going to be healthy," Tucker said. "This is going to be a wonderful addition not only to the River Market, but to downtown Little Rock and Little Rock as a whole."
Little Rock Mayor Mark Stodola said he is excited for what this project will bring to the city of Little Rock and the River Market district.
"It is an exciting time to say that you are a citizen of Little Rock," Stodola said.
According to a news release, Moses Tucker Real Estate estimates the construction to be completed by November 2013.

Mortenson Construction Opens Office in Portland, Oregon
Community Mercy Health Partners and Springfield Physicians LLC will begin construction this month on a $14.9 million medical office building on the campus of Springfield Regional Medical Center.
Construction of the four-story, 80,000-square-foot building is expected to be completed by November of 2013. The building will provide health care, diagnostic treatment and physician services for the public, and it will be connected to the three-story $235 million hospital, which opened last November.
This is one more positive step to making the hospital and the neighborhood the medical hub for the community, said CMHP spokesman Dave Lamb.
They also have potentially reached an agreement with the city on a 60-percent tax abatement for the project. An emergency ordinance is expected to be voted on at tonights City Commission meeting. If passed, the ordinance would help construction begin before the threat of inclement weather strikes this winter.
Its pretty standard for this type of development to reach this type of agreement, Lamb said. Weve had a great relationship with the city from the beginning of developing the hospital campus and the other developments around it. Everyone recognizes that its good for the community, bringing these services together.
Springfield Mayor Warren Copeland said expects the ordinance will be passed at tonights meeting, and he hopes more will follow in the future.
This is a piece of what we were hoping for downtown, Copeland said.
The hospital plans to lease sections of the building to physicians and healthcare specialists across the area. The Childrens Medical Center of Dayton has already announced it will move its specialty care center, currently located inside the MercyCrest Medical Arts Building, 30 W. McCreight Ave, into the new medical office building in 2013, while others are planning to possibly move from offices located around both of the old hospitals, Community Hospital and Mercy Medical Center.
The Springfield Regional Imaging Center, currently located at 1343 N. Fountain Blvd., would also move to the new medical office building.
Were happy to see that the investment is continuing, which was part of the original vision of the campus, said Tom Franzen, the citys economic development administrator. With the way the economy has been, were glad to see continued investment in the medical community.

$14.9 million medical office building planned
(Reuters) - Spending on New York City non-residential building projects is expected to reach a record $12.6 billion in 2012, pushing up overall construction spending a surprising 9.0 percent to $30.7 billion, an industry group said on Wednesday.
But overall construction activity is expected to remain relatively flat in 2013 at a projected $30.2 billion level, according to the New York Building Congress, which publishes an annual report on the outlook for spending and jobs in New York City's construction industry.
The group's improved outlook for the current and coming year contrasts with last year's predictions, when it said it projected flat construction spending in 2012 and a sharp fall in 2013.
"The city's construction industry has experienced a swift and rather remarkable resurgence," said the group's president, Richard T. Anderson, in a statement.
Large projects -- including construction at the World Trade Center, the Barclays Center, and renovation of Madison Square Garden -- drove much of the uptick.
Construction spending for office space, sports venues, hotels, institutional developments and other non-residential building is expected to reach an all-time high of $12.6 billion in 2012, up from $10.5 billion a year ago, the group said.
Additional growth came from residential construction, which is forecast to increase slightly to $3.2 billion in 2012 from $2.9 billion in 2011. The group said it thinks the sector will continue rising to $5.3 billion in 2014.
Spending on mass transit, public schools, bridges, roads and other public infrastructure is expected to increase slightly to $14.9 billion in 2012 from $14.6 billion in 2011, according to the group, which forecast spending in the sector to remain flat through 2014.
"We are concerned about the prospect of declining government investment beyond the forecast period," Anderson said.
The city has projected that it will cut in half its construction and design commitments between now and fiscal year 2015. Questions also surround the next capital plan for the Metropolitan Transportation Authority, the city's second largest government spender, whose next capital plan begins in 2015, Anderson said.
