    The La Plata County Administration Building is under construction at 1101 East Second Avenue, with an eye toward moving several county offices beginning in July.

    For the public, that means not having to enter the courthouse and its metal detectors to use the assessors office or attend meetings of county commissioners.

    The move is prompted by a proposal to bring a federal court to the courthouse, 1060 East Second Ave. To make way for the feds the county has been negotiating lease terms with the General Services Administration county offices are moving across the street.

    The Administration Building carries an estimated cost of nearly $4 million. The county won a $1.5 million energy impact grant from the Colorado Department of Local Affairs for the extensive renovations, which are aimed at achieving a Leadership in Energy & Environmental Design gold environmental rating.

    Most recently, a Vectra Bank branch, the building at 1101 East Second Ave., was acquired by the county in 2012. The renovations underway largely leave the exterior unchanged, save for new lights and landscaping.

    Redwood City has so many applications for office complexes that they would exceed what's allowed downtown if all are approved.

    So the City Council, which capped development when it adopted a downtown precise plan in January 2011, is scheduled to discuss the quandary at its meeting Monday.

    The precise plan allows for a total of 500,000 square feet of new office space. The city is adding 100,000 square feet to that sum by deducting office space that has been demolished to make way for new residential projects, Community Development Director Aaron Aknin said.

    Half of the 600,000 square feet will be taken up by a two-building office complex under construction at Jefferson and Middlefield avenues, called Crossing 900.

    Last month, the city received five office development applications totaling approximately 489,000 square feet. Also proposed but not yet submitted are plans to build a 100,000-square-foot office complex and to expand an office building, Aknin said.

    When the precise plan was approved, Redwood City's downtown office vacancy rate was 12.5 percent, so the ceiling that was set then seemed reasonable. Because of the improving economy, however, demand for office space boomed and the vacancy rate now is just 4.4 percent, according to a staff memo.

    Redwood City has become an attractive option because it is halfway between San Jose and San Francisco, has a downtown Caltrain station, and "land costs aren't as high as Menlo Park or Palo Alto," Aknin said.

    The city didn't anticipate getting five large office projects applications within a month, so is asking the council for direction on how to prioritize them.

    The proposals include a mixed-use development at 2075 Broadway that envisions 175,000 square feet of offices, a building with 128,875 square feet of offices at 601 Marshall St., a 69,846-square-foot office project at 550 Allerton St., a mixed-use building with 54,743 square feet of offices at 815 Hamilton St., and a 60,750-square-foot office building at 30 California St., according to the staff memo.

    Aknin speculated that the rush to submit applications last month may have been due to developers' recognition of the office development limit.

    Neighbors Fear Losing 'Peace And Quiet' During Gathering Place Construction - September 20, 2014 by Mr HomeBuilder

    TULSA, Oklahoma -

    Saturday is the big groundbreaking on the Gathering Place, the $350 million dollar park along Riverside Drive. The neighbors of the park worry the price of progress will cost them their peace and quiet.

    The timeline for construction is three years, just on phase one.

    Neighbors know their property values will soar when it's done, but until then, they worry about living next to a huge construction site, especially a temporary office building that is twice as big as any of their homes, and right next door.

    At the Gathering Place site, there's a rush to get ready for the groundbreaking, but it's nothing compared to the job that's just ahead - massive dirt work and road repairs through the park.

    Alongside all the upcoming construction is a quiet street, Boston Place, which runs along the eastern edge.

    Where the park and neighborhood meet on a lot sized for a house, Manhattan Construction plans to build a 7,000 square foot temporary office. Neighbors like Millie York don't want it there.

    The big giant building does not fit in with the neighborhood, when you're in a neighborhood, all the buildings should conform somewhat, that's not a commercial lot, it's single family, York said.

    The city requires a zoning exception for the building, and the neighbors hope to influence the plans during the process.

    MINNEAPOLIS (WCCO) Work continues in St. Paul on an $89 million dollar State Senate Office Building thats become politically charged.

    But a Freedom Club television ad blasting the project may be digging itself into a bigger hole than the buildings basement.

    The ad starts with one kernel of truth:

    Governor Dayton and the Democrats completely control state government, says a woman with a child in a playground. And look at what theyre doing.

    But the ad then packs more whoppers in 30 seconds than a Burger King franchise, making false and misleading claims like these:

    FALSE: Theyre building a new luxury office buildingfor themselves.

    TRUE: A building that will cost taxpayers $77 million.

    FALSE: And to pay for their new luxury office building, they passed a record-setting tax increase.

    The first tenant is expected to move into downtown Rochester's latest office building development in December, though the entire seven-story complex is not expected to be completed until the spring.

    Titan Development and Investments, of Rochester, is building the $17 million building called H3 Plaza at 300 S. Broadway. Construction began in March, when Titan demolished the former C.O. Brown building that previously stood on the site. H3 is a reference to Rochester's Historic Third Street, which is directly across Broadway from the building.

    Titan to occupy new office building in December

    Three men rescued from collapsed building on wharf in southwestern N.S. - September 19, 2014 by Mr HomeBuilder

    Three men were injured when a building under construction on the wharf in Newellton, on Cape Sable Island, collapsed early Thursday evening with them inside.

    All three were extricated within two hours of the collapse, which happened at about 5:40 p.m. Their injuries did not appear to be life-threatening, said RCMP Staff Sgt. Jeff West.

    The building was a fish plant, said West.

    Because it was a workplace accident, staff from the Labour Department would inspect the scene, he said just after 7 p.m.

    After initial reports of the collapse, a LifeFlight helicopter was called out, but none of the three had injuries that required an emergency flight, said West.

    Mike Swim, station chief at the Island & Barrington Passage Fire Department, said the three men were working on the building near the wharf in Newellton when the roof came down.

    Swim said two of the men escaped from the building with minor injuries, but the third was badly hurt as he fell from the roof and was trapped in its trusses.

    The man was rescued after firefighters spent 45 minutes cutting through the trusses with reciprocating saws, Swim said.

    The emergency call to Highway 330 in Newellton came in at 5:40 p.m., said Stacey Brown, spokeswoman for Emergency Health Services.

    Three ambulances also raced to the scene, as well as local fire departments, whose volunteers managed to rescue the three workers.

    Village chief faces rap for issuance of order - September 19, 2014 by Mr HomeBuilder

    TALAMBAN Barangay Captain Dario Arcilla faces a criminal case in court for issuance of a cease-and-desist order (CDO).

    He was indicted for allegedly usurping the authority of the Office of the Building Official (OBO) when he issued such order to stop a house construction early last year.

    As a barangay captain, he had no authority to issue a cease and desist orders, as this is not among the powers and duties vested in him, read the disposition of Cebu City Assistant Prosecutor Leah Cruz indicting Arcilla before the Municipal Trial Court in Cities for usurpation of official functions for issuing the CDO against the construction of the house owned by Beltran Rizon.

    Cruz recommended a bail of P10,000.

    In 2012, Rizon filed a complaint against Arcilla for violation of Article 177 of the Revised Penal Code for usurpation of authority and grave abuse of discretion before the Office of the Cebu City Prosecutor.

    Brother

    Dario is the brother of Cebu City Councilor Alvin Arcilla.

    In his complaint, Rizon said he planned to construct a residential house in Sitio Nasipit, Barangay Talamban.

    He applied for barangay clearance but claimed that former village chief Jesus Remedio Jr. failed or refused to issue one.

    Rizon then inquired from OBO in Cebu City whether he could proceed with his application for the building permit without the barangay clearance.

    Construction underway on former Social Security Adminstration building - September 19, 2014 by Mr HomeBuilder

    JOLIET If all goes as planned, the Will County Recorder of Deeds and Coroner offices will move into the former Social Security Administration building downtown before the end of the year.

    County and local officials Thursday celebrated the start of construction on the building, 158 N. Scott St.

    Montgomery-based Lite Construction Inc. is remodeling the 11,500-square-foot building for $1.4 million under the guidance of architecture firm Cordogan Clark & Associates.

    The design includes several sustainable and energy efficient features, including a high-efficiency HVAC system, LED Lighting, low-flow plumbing fixtures and recycled carpeting.

    The 42-space parking lot will be renovated and the surrounding wrought iron fence reconfigured. New exterior building signs and planters will be added. The interior will be renovated and redesigned, as well.

    Denise Winfrey, who chairs the Will County Board's Capital Improvements Committee, said the renovations are one of the first strategic steps to help the county move forward on its master capital plan.

    Moving the coroners administrative office frees up space in the Emco Building, 57 N. Ottawa St. The Emco Building, also known as the Court Annex, houses the states attorneys office and could one day serve as space for the public defenders office.

    By shifting the recorder of deeds office to the former Social Security building, County Executive Larry Walsh said the move will result in annual savings of $250,000 in lease expenses alone.

    Winfrey said she was happy to see construction workers from Laborers Local 75 working Thursday.

    "It's our project and we wanted our guys working," Winfrey said.

    At Fort Bonifacio

    Century Properties Group, Inc. (CPG) and Asian Carmakers Corp. (ACC), the exclusive distributor and importer of BMW products in the Philippines, held last Sept. 8 the first concrete pouring of their joint development, the Asian Century Center office building in Fort Bonifacio, Taguig.

    Early this year, Century Properties announced that it has allocated over P1 billion for the construction of the said Grade A office building project, which is being developed in partnership with the Asian Carmakers Corporation of Jose Ch. Alvarez.

    Rising at 27th Street on 3rd and 4th Avenues of Fort Bonifacio, Asian Century Center will house the largest BMW showroom in the Philippines. The building will have 23 floors.

    The modern office building is designed with energy efficient features and will cater to a 24-hour working schedule as it targets corporate and business process outsourcing firms as future locators. It will also have sky gardens, a Sky Bar, a caf, conference facilities, and recreational amenities.

    Asian Century Center is Century Properties third project in the city of Taguig, and is in line with the companys diversification strategy as it ventures into the commercial leasing business.

    Its two previous developments in Fort Bonifacio are the successful Essensa East Forbes luxury condominium towers and the South of Market residential building.
