    Plans to turn derelict land in former pit village into more than 100 modular home – Nottinghamshire Live - October 23, 2020 by Mr HomeBuilder

    Plans have been unveiled to turn derelict land in a former Nottinghamshire village into more than 100 modular council homes.

    The 120 houses, flats and bungalows would mostly be prefabricated before arriving on-site in Manton, near Worksop.

    Bassetlaw District Council plans to build its very first modular homes on the site of the old allotments off Radford Street and has appointed Faithful+Gould as the schemes managers and principal designers of the development.

    One councillor has said the new homes will deliver energy-efficient housing and help support local jobs once completed by spring 2022.

    Councillor Steve Scotthorne, cabinet member for housing at Bassetlaw District Council, said: This project will deliver a modern, innovative and energy-efficient housing scheme that improves neighbourhoods, supports local jobs and continues the councils ambition to increase the amount of council housing in our district.

    When we initially consulted residents about the project, the overwhelming response was a request to build more Council Housing. We are now delivering on this promise.

    We are delighted to appoint Faithful+Gould who will manage and accelerate the development, adding their expert insight and knowledge into the design and delivery of the project.

    Manton's main source of employment for 100 years was Manton Colliery, sunk by the Wigan Coal and Iron Company in the late 19th century.

    Faithful+Gould will work closely with the council and the manufacturers of the modular homes to ensure that the development meets the needs of the local community and provides the right mix of housing and apartments.

    The 120-home Radford Street development is the first modular residential scheme for the authority and forms a key part of its aim to increase its housing availability and encourage investment in the local economy.

    Construction work on the Radford Street development is expected to start in the spring of 2021 and take a year to complete.

    Andrew Prickett, director and head of residential for Faithful+Gould, said: The modular approach will help us deliver the Radford Street development quicker, more cost-effectively, and crucially, at a consistent and high quality.

    "By combining Faithful+Goulds knowledge of the modular housing sector with our exceptional approach to delivery, we can help the council deliver on its vision, and the UK reach its target of 300,000 new homes each year.

    Faithful+Gould describes itself as focusing on developing modern methods in response to the UK housing crisis and is a member of the Homes England housing pilot scheme that covers seven sites and in excess of 1,500 new homes.

    Faithful+Gould has selected a local design team of Nottingham businesses including Lungfish Architects, Dice Consultancy and BEC Consultancy to be involved in the project.

    Swedish housing company BoKlok UK, which is jointly owned by Skanska and IKEA, wants to develop land west of Fulbeck Avenue.

    With 30 per cent due to be affordable hosuing, the rest will be priced so they are accessible to local working families.

    Worthing Borough Councils planning committee backed the application on Wednesday night (October 21), with final approval subject to more work between the officers and the developer on ecology as well as drainage and flooding.

    The development is arranged into five modular apartment blocks, with a total of 160 parking spaces.

    The completed homes will be manufactured off-site using sustainably-sourced timber and are then transported to the construction site for assembly.

    Each property will have a balcony as well as access to landscaped community space.

    Although all eight committee members voted for the development, they heard objectors raise concerns about flooding and the effect of site clearance works on wildlife.

    Helen Silman (Lab, Heene) said that while she was a great fan of the concept, she was not entirely sure this is the right site to put this on.

    But Hazel Thorpe (LDem, Tarring) felt there were was no other land currently available that could accommodate this type of development and backed the scheme as a leap of faith in the councils officers and the applicant.

    Earlier councillors had heard from Adur Floodwatchs Bill Freeman, speaking on behalf of the Goring and Ilex Conservation Group, who spoke about flooding concerns, especially relating to the Ferring Rife.

    He suggested some of the flooding concerns were radical, real and serious and should be ringing alarm bells.

    Several councillors asked for reassurances from officers that flooding and environmental issues would be addressed before the development can go ahead.

    After the meeting, Paul High, chairman of the planning committee, said: Colleagues are pleased to be able to back this scheme, recognising the benefits it will bring to providing housing to local people. There is still some work to do on drainage but I am confident that we will be able to continue our positive working relationship with BoKlok to resolve these in the coming months.

    Kevin Jenkins, the councils executive member for regeneration, said: I am delighted my colleagues have supported in principle this innovative scheme.

    We know the high-cost of home ownership is a major concern to local families. This modern high-quality development will provide hard-working key workers the opportunity to get a foot on the property ladder without having to move out of the town.

    BoKlok UK managing director Graeme Culliton added: We are delighted by this outcome and we look forward to starting construction on one of our first sites in the UK.

    He said they had paid close attention to committee members views and were confident they could bring the application to a successful conclusion through continued work with council offices.

    Housebuilder, Countryside, has announced that it has entered a framework agreement with Goldman Sachs Merchant Banking division for the potential delivery of up to 1,000 private rented homes over the next three years.

    Initially involves three sites in Bicester, West Bromwich and Wolverhampton, the new deal will create 410 Build to Rent homes at market rental rates to be built over the next three years.

    The developer and Goldman Sachs are now considering a broader pipeline of BTR opportunities.

    Countryside said the agreement would help it grow its Partnerships division further. This follows the London Framework Agreement the mixed tenure developer entered into last month with Sigma Capital and EQT Real Estate, which will produce private rented homes in the capital.

    Goldman Sachs Merchant Banking division, which invests in areas including real estate equity and real estate debt, has made recent transactions with modular housing developer TopHat and iQ Student Accommodation.

    Iain McPherson, Countrysides group CEO, said: The UK desperately needs more high quality rented accommodation and we look forward to delivering more family homes with this new agreement. We continue to see strong interest from new and existing partners to deliver PRS homes as part of sustainable mixed tenure communities across the UK.

    GF Tomlinson saves time on 2.1m modular homes scheme – with the buildings made off-site – Business Live - October 20, 2020 by Mr HomeBuilder

    Building contractor GF Tomlinson has completed work on a modular housing scheme in Grantham, said to be the first of its kind in the region.

    The company delivered the scheme for South Kesteven District Council, through its Scape regional construction framework.

    It is made up of two modular social housing developments valued at 2.1 million.

    Work started on the two developments, Kinoulton Court and Earlesfield Lane, late last year and the plots were completed in summer.

    The main elements were made offsite by Premier Modular, saving 10 weeks on the build time.

    After being delivered by lorry to the site, the houses were put onto prepared foundations which included functioning pipe works and electrics.

    The homes were then roofed and cladded, before work on the outside was completed, including fences, landscaped gardens, car parking and footpaths.

    Earlesfield Lane, on a former car park, is a block of four, one-bedroom semi-detached apartments and Kinoulton Court, is 10, one-bedroom apartments split into two blocks.

    Craig Stopper, framework manager at GF Tomlinson, said: We are pleased to have delivered these critical modular housing developments in the region to facilitate the fundamental need for social housing for South Kesteven District Council.

    The modular housing plots were completed on-time and to a high standard which is a testament to our project teams and local supply chain partners, who have quickly adapted to the new guidelines which have been introduced as a result of the pandemic, to ensure safe working and social distancing on site.

    We are certainly seeing an increase in the demand for modular construction as an energy efficient, comprehensive solution for social housing, that provides high-quality, affordable, easily accessible and adaptable accommodation.

    As modular sites are relatively unaffected by environmental delays such as bad weather less logistical transport is required for materials, which is more environmentally friendly and generates less waste.

    Coun Robert Reid, district council cabinet member for housing and planning, said: We are building new homes in a range of different ways and the modular housing project is unique for us in that it has not been a traditional on-site build.

    These are ambitious new-style developments providing homes for those who need them most and I am delighted to say both modular housing plots are fully occupied.

    We are creating a better quality of life for our residents, which is part of our vision for the future of this district.

    Ilke to supply modular homes for Notts regeneration site – Housing Today - October 20, 2020 by Mr HomeBuilder

    Ilke has been selected by Nottinghamshire county council to develop and build 140 homes on a nine-acre former depot site in Arnold.

    The modular housebuildersaid the scheme was the first where the council has released land for factory-built homes. It isthe first part of a programme to develop eight vacant sites.

    The scheme will see Ilke develop the site as well as provide the homes. The firm intends to submit a planning application for a scheme of two, three and four-bed houses by the end of the month

    In June the modular pioneer admitted starting a redundancy process with staff following a slowdown in orders during lockdown. However, since then the firm, which supplies modular homes from its factory in Knaresborough, North Yorkshire, has announced a series of contract wins.

    These include contracts with housing associations Orbit and Stonewater, as well as with Network Rail and housebuilder Vistry.

    Last year, Ilke secured a 30m investment from housing quangoHomes England to increase the capacity of its factory, in a bid to boost the development of the MMC sector.

    Councillor Kay Cutts, leader of Nottinghamshire County Council, said the council had selected Ilke Homes after receiving many bids from different housebuilders and developers during a tender process. She added: The re-use of this site for housing will be a huge benefit to the community and ilke Homes already appear to be making progress with their planning application.

    Tom Heathcote, executive director of development at Ilke, said: Our housing technology means we can quickly deliver a high-quality scheme that brings this derelict site back into productive use and delivers much-needed, sustainable family homes for the local community.
