    Modular architectural design that brings a healthy mix of Scandinavian design and sustainability to your home! – Yanko Design - December 4, 2020 by Mr HomeBuilder

    Plant Prefab, a California-based architecture firm that prefabricates sustainable homes, recently collaborated with Koto, a UK-based studio that designs modular homes, to build two residences called LivingHomes. Devised to meet both LEED Platinum and net-zero standards, the homes were also designed and built on some Scandinavian design principles: minimalism and biophilia. Biophilia is the hypothetical human tendency to interact with nature. Biophilic design, which could be inherently minimalist, interprets that human tendency for both interior and exterior spaces, producing a design concept used to increase the connectivity between a buildings residents and the natural world. In order to meet sustainability standards that match Plant Prefabs mission statement, Koto looked toward Scandinavian design standards. Together they created two LivingHomes, constructed with recycled building materials with respect to the natural world, equipped with ultra-efficient heating and cooling systems, smart energy monitoring, LED lighting, recycled insulation and drywall, and low-flow water fixtures.

    The first home, Yksi, is a cantilevered, two-bedroom residence that employs biophilic design principles through ample deck space and large windows with unobstructed views of natural surroundings. On the first floor of Yksi, which means first in Finnish, there are two bedrooms, a bathroom, an office space, and a utility closet. The bedrooms are located on opposite ends of Yksis first floor, giving the feel of separate wings for the homes residents, which enhances the design teams devotion to Scandinavian design, conveying a sense of quiet luxury. Each bedroom comes with windows that practically take up an entire facade of the two-floor structure. Moving up to the second floor, Yksi is equipped with an open-plan kitchen for excellent cross-ventilation, a dining area, and two separate, outdoor deck areas for easy access to the open air.

    The second home, which is named after the Finnish word for courtyard, Piha offers four bedrooms and three bedrooms, two courtyards and a deck, and a vast open living space that forms the heart of the home. On the first floor, the open living space incorporates clever use of walls to delineate distinct rooms such as the kitchen and snug, a hideaway just off the main living area. Punctuating the open living area are two courtyards that offer sweeping views of nature and a deck that can be accessed through double-glass sliding doors. Residents can also find two of the four bedrooms on the first floor, once again on opposite ends for prime privacy and quiet, that are separated by a staircase. Following the staircase up to the second floor, residents will find two more bedrooms, one being the master bedroom, complete with an en-suite bath, marked with massive windows for endless views.

    The three-year-old company has already proven its concept of high-quality off-site factory construction combined with rapid onsite installation in the Bay Area, the nations most expensive housing market.

    Factory_OS has built nearly 1,000 units to date, including supportive, affordable, student and market-rate housing.     Modular house build gets the go-ahead in Mirehouse | News and Star – News & Star - December 4, 2020 by Mr HomeBuilder

    Plans to build a new estate to develop an eyesore patch of land have been given the green light by Copeland Council.

    Approval was granted by the council for an 18-home build consisting of two and three-bedroom affordable rented homes by Home Group.

    The location for the modular homes will be at the junction of Meadow Road and Uldale Road in Whitehaven.

    Councillor Carl Walmsley, who represents Mirehouse East ward, is delighted that the plans have been approved, as he said the two and three-bedroom homes will transform an eyesore strip of land into something useful and needed.

    He said: Im delighted with the news. Ive supported it from the start. It will be a brilliant first impression into the area. I have seen the modular properties in Egremont.

    I think the majority would rather see some new housing there as a nice first impression of our estate driving in from town, than a muddy patch with piles of rubble.

    I think I speak on behalf of the majority of residents in welcoming this development.

    David Armstrong, senior delivery manager at Home Group, said: Following the success of Royal Drive in Egremont, a first of its kind in Cumbria to use state-of-the-art modular houses, we are delighted to have obtained planning approval for this new site.

    We are also pleased to be using the same construction team to deliver the scheme, with the houses again being produced and installed by ILKE homes, with the foundations, drainage and other groundworks being installed by local company Ashcroft Demolition.

    The project will deliver much needed two and three-bedroom affordable rented homes in the same style and specification as at Royal Drive, and also tidy up an area of land which has become an eyesore to local residents.

    Once completed, the modular houses are highly efficient and visually indistinguishable from traditional properties. The homes have all been very well received by customers and our other partners and were excited to be continuing this work in the region.

    COVID-19 recovery is an opportunity to tackle worsening climate crisis: New report – The Conversation CA - December 4, 2020 by Mr HomeBuilder

    We are at a moment of overlapping planetary health emergencies: COVID-19 and climate change. Both have their origins at the intersection of humanity and the rest of the natural world, both exacerbate pre-existing health inequities and both have the ability to bring health systems and economies to their knees.

    The health impacts of COVID-19 are well-known those of climate change less so. A new report by the Lancet Countdown on Health and Climate Change, an international collaboration among 38 leading academic institutions and U.N. agencies, shows that as the globe warms humans are experiencing increasing heat emergencies, wildfires, severe weather, trouble with food yields and potential for novel infectious diseases.

    We need to multisolve manage COVID-19 and climate change at the same time, looking for the sweet spots where a single measure can deliver the triple-win of improving public health, contributing to a sustainable economy and reducing the drivers of future crises.

    The Canadian policy brief associated with the Lancet report has suggestions for doing just that.

    The report shows a record 2,700 heat-related deaths occurred among people over the age of 65 in Canada in 2018. Globally, the last two decades have seen a 59 per cent increase in heat-related mortality in older people.

    The economic costs are also growing: work hours lost due to extreme heat exposure were 81 per cent higher in 2015-19 compared to 1990-94. Immediate action is required.

    Many Canadians have had their living circumstances made precarious through COVID-19. In its fall budget update, the federal government announced $1 billion in funding, through the Rapid Housing Initiative, to be used for the construction of modular housing and affordable housing units.

    All of the projects funded through this and other federal construction and retrofit programs should be evaluated for their location relative to flood-prone areas, their ability to ensure adequate ventilation and air filtration to cope with heat emergencies and wildfire smoke, and their alignment with our goal of living in a net-zero nation by 2050.

    We must also clear the air of the pollution we can control. The Lancet report shows that in 2018 there were 7,200 premature deaths in Canada related to fine particulate air pollution from human-caused sources. This is four times higher than the number of deaths from transport accidents.

    The largest portion, found by the Lancet to be over 30 per cent, was due to emissions from households, such as burning fuel for heating. That means that energy efficient retrofits can save lives!

    Pollution from cars, trucks and other transport was shown in the report to be responsible for 17 per cent of deaths due to fine particulates in 2018. It is also responsible for 30 per cent of Canadas greenhouse gas emissions. Investments in zero-emission vehicle infrastructure and collective transport, such as electric vehicle charging stations and electric buses are huge wins for health.

    Active transport investments have the added benefit of increasing physical activity, which reduces chronic disease. A recent study showed that compared to those who commute by private motorized vehicles, all-cause mortality was reduced by 20 per cent in those who cycle, and 10 per cent in rail commuters, with walk commuting associated with a seven per cent lower incidence of cancer. In the United Kingdom, investments in cycling infrastructure have been found to deliver about five British pounds of health and social benefits for every pound invested

    Finally, we need to increase the resilience of health systems. In addition to ensuring health-care structures are prepared for floods and fires in terms of siting, adequate ventilation systems, and more, we must take another look at supply chains.

    We learned through the pandemic that producing personal protective equipment (PPE) at home helps to ensure its availability in the face of supply chain disruption. Weve also seen the disadvantages of not having the ability to produce the leading COVID-19 vaccines at home.

    With climate set to drive further health-related emergencies as well as economic crises a shift from a culture of efficiency to one of resiliency is required. We could decrease our healthcare-related footprint and reduce the risk of supply disruption by switching to reusable medical supplies such as gowns and blood pressure cuffs.

    The proposed national formulary, a good first step towards a pharmacare system, can also serve as a list of essential medicines considered for domestic production. Co-ordinated work between the public and the private sector, potentially including the creation of new crown corporations, could help ensure supply of critical items, as it did during the Second World War.

    Canada is now full of armchair epidemiologists, but few of us could draw an approximation of the countrys projected warming curve. A leap in understanding is required: this forecast must inform planning in all sectors.

    Canada is warming at about double the global rate. Under all feasible emission scenarios it will be about 1.8C warmer than a 1986-2005 baseline by the time todays newborns are in their twenties, rising to 6C by the time they are in their 60s if we do not urgently decrease greenhouse gas emissions.

    As the Lancet report says, unless immediate action is taken this will threaten not only lives and livelihoods, but also compromise the hospitals and clinics we depend on.

    COVID-19 is a hinge moment in human society a time to pause, to reset. Although health workers have been appropriately lauded through this pandemic for the care they are providing, it is becoming clear that from wearing masks to retrofitting our homes, we all share the responsibility, and the honour, of saving lives.

    A rapidly expanding social enterprise has defied the coronavirus crisis to help over 60 people to find new jobs providing a life-changing boost for out-of-work housing association tenants.

    Turnover at Creating Enterprise, based in Mochdre, near Colwyn Bay, has also increased to more than 10 million thanks to a burgeoning order book thats also secured a top honour.

    It was recently named as the fastest growing firm in Wales at the 2020 Wales Fast Growth 50 awards, expanding by 664% between 2017 and 2019.

    The ground-breaking organisation, a subsidiary of housing association Cartrefi Conwy, was established as a community interest company.

    As well as maintaining Cartrefis 4,000 properties, Creating Enterprise helps local people, including tenants, to find employment, training and volunteering opportunities.

    Its commercial profits are reinvested into its highly successful Creating Futures academy.

    The organisation has also launched another successful venture constructing modular homes.

    Ambitious plans are underway to build 350 of the revolutionary zero carbon properties across North Wales, creating a further 50 jobs in the process.

    The aim is to establish pop-up factories to manufacture the wooden frames wherever there is a development.

    So far this year Creating Enterprise has created eight jobs and supported a further 55 local people into employment.

    The experience has been life-changing for Thomas Strange, 23, from Tyn y Groes, just outside Conwy.

    He had struggled with depression and stress to the point where he found it difficult to get out of bed and leave the house.

    The opportunity to work as a general assistant with the property maintenance team has completely turned his life around and improved his future prospects.

    He said: The academy has really helped me out. They rang me up every week, supporting me mentally and helped me find work.

    Creating Enterprise definitely helped me with my recovery and helped put me on the track that I want to be on, back in employment, making friends and things.

    Im a lot happier in myself, so Im getting there. Im really chuffed. I really like it here, I also really like the people here, which is a big bonus.

    Another tenant who has found work and a new purpose thanks to Creating Enterprise, is father-of-four Jarred Lampkin, 40, from Abergele, who had previously been a stay-at-home dad for nearly 20 years.

    After enrolling in the Creating Futures academy, a chance to do volunteer work was scuppered by Covid but he has now been given a 12-month paid contract with the property maintenance team.

    Jarred said: Its going brilliantly, I love it. Its really satisfying to be out doing something again. Im absolutely made up.

    I dont think Id be doing anything without the help of the academy here, because Id applied for jobs left right and centre and I wasnt getting a look in. The guys here helped me to create a CV and everything and thats made all the difference.

    According to Creating Futures manager Sioned Williams, the positive impact they were having on the lives of people like Thomas and Jarred was immensely satisfying and spurred them on to do even more to help out-of-work people find jobs.

    She said: Through our employment academy at Creating Futures we ringfence jobs for Cartrefi Conwy tenants but the apprenticeships and other services such as job search support and volunteering opportunities are open for anybody to apply for As a subsidiary of Cartrefi, we deliver all of the property maintenance work for the properties in Conwy, and beyond with external contracts as well.

    It creates a really virtuous circle because were creating jobs for tenants and all the money thats made is recycled with the profit being reinvested in the academy.

    Creating Enterprise is really doing well as an organisation. It has been a spectacular journey in a really short amount of time.

    Cartrefi Conwy chief executive Andrew Bowden was hugely proud of what Creating Enterprise is achieving.

    He said: Its growing and developing way beyond my original expectations.

    We had a track record of doing more for our community and helping our tenants into employment and education and now were able to do even more.

    Its life-changing for many people because Creating Enterprise is often working with those furthest from the job market.

    Many of the individuals concerned may have been turned off traditionally by education, may have been turned off by actually going on to further education because of what they thought they were capable of or what they can do, and this actually turns that around and turns it on its head.

    Creating Enterprise are demonstrating that these are capable people who can do a lot more than they think, and were just giving them that opportunity which is a massive success story.

    The numbers are fantastic, but its the individual life stories that you hear that are transformational for them individually and their families. Its utterly life-changing.

    New data shows that last year the delivery of homes reached numbers not seen in over three decades. And housebuilding will now play an important role in Englands economic recovery from COVID-19.

    Official statistics from the Ministry of Housing, Communities & Local Government reveal 243,770 homes were delivered in 2019/20, which is the highest number of homes built in a year since 1987. It was also the seventh year in a row that the number of homes delivered has increased.

    Housebuilders added more than 1,700 student accommodation units and 2,130 communal dwellings to the housing stock. Additionally, the governments reforms to change of use made nearly 27,000 new homes available.

    The development of new-builds is a big part of the increase in housing, making up 90% of the homes delivered from 2019 to 2020. In years to come, the delivery of more new-build properties can help the UK meet the shortage of housing.

    Since 2010, more than 1.8 million homes have been delivered throughout England. Over the past decade, the government allocated 3.9bn through the Housing Infrastructure Fund, the Shared Ownership and Affordable Homes programme and the Help to Buy schemes. These have helped bring certainty and confidence to the sector.

    The government has been supporting housebuilding during the COVID-19 pandemic. In June, the government extended planning permissions. This ensured construction that was temporarily disrupted could continue. Additionally, change of use and permitted development rights have been updated. More reforms are likely to come into effect next year as well to speed up the planning process.

    Build, build, build is a large part of the governments strategy for the UKs recovery post-pandemic. The government has made housebuilding a key focus and has pledged to level up the country.

    Stewart Baseley, executive chairman of the Home Builders Federation, comments: Delivering new homes generates huge investment in infrastructure and amenities in communities, benefiting both new and existing residents.

    Looking ahead, building more high quality, environmentally friendly homes can play a major part in supporting the economy as the country recovers from the impacts of coronavirus.

    In the Spending Review, the government announced 20bn of investment in housing, including 7.1bn for the National Home Building Fund. The government claims the fund will unlock 860,000 new homes. The Spending Review also included 12m of resource to take forward changes to the planning system.

    As a whole, the Ministry of Housing, Communities and Local Governments will receive nearly 10bn of funding in the 2021/22 financial year. The majority of these funds will go towards developing additional new-build homes.

    Robert Jenrick comments: The pandemic has posed significant challenges for home building but this government will continue to support the industry and the 20 billion investment announced at the Spending Review will ensure we deliver the homes this country needs.

    In the longer term, our overhaul of the planning system will deliver even more high-quality, sustainable homes in the communities which need them most.

    The construction sector adapted well to the challenges brought by COVID-19 and social distancing measures. Since the outbreak, better planning and general productivity improvements have been made on construction sites. These improvements could help the sector deliver more new-build properties in a timely manner in months and years to come.

    Additionally, through the National Home Building Fund, funding will be going towards modern methods of construction. These construction methods have numerous benefits, including speed of deliver and better quality. Offsite-built houses and modular homes can help add more high-quality housing to the UK property market.
