    Approved office tower celebrates culture, identity and nature of Brisbane – Architecture AU - March 11, 2020 by Mr HomeBuilder

    A proposed office tower with an eroded form will be built in Brisbanes Fortitude Valley as part of a project that includes the redevelopment of the historic Police-Citizens Youth Club.

    The two-stage project, which comprises a four-storey building housing the youth club and a 12-storey office tower, has been granted development approval by Brisbane council.

    Rothelowman is the architect for the tower, which will be built as part of stage two, while Red Door Architecture has designed the youth club building.

    In a design statement, Rothelowman said the tower responds Fortitude Valleys landscape, culture and history.

    458 Wickham Street is a prominent site within Fortitude Valley that is embedded deeply in Brisbanes history and culture. Adjacent to the heritage Police Station, the site faces the Holy Trinity Church and is near the Valley Pool, the statement reads.

    This proposal properly responds to its context by acknowledging the existing historical classicism in the precinct by embracing the landscape and climate. The rational office grid adapts to local climate conditions and erodes to respond to the human scale of the neighbouring heritage buildings.

    The built form erodes to make space for landscape which will mature and age with the city. This dichotomy between historical context and contemporary office, and between landscape and built form is made visceral through proportion and materiality.

    At the eroded corner of the building, deep planting provision will allow for a verdant landscape, in an attempt to reinstate the wildness [] slowly disappearing around the city.

    The architecture of the erosion celebrates the culture and identity of Brisbane and its intrinsic connection to nature - a connection understood by residents and visitors alike. The erosion responds to the canopy of the tree which contributes directly to this same experience and connection.

    Plans for the tower include a caf, three floors of carparking, eight floors of office space and a communal rooftop area.

    The overall development was initiated by the Queensland state government and PCYC Queensland, who asked for competitive bids from the private sector to deliver a new facility for the youth centre. They awarded the project to local developer Silverstone Developments.

    PCYC has operated in Fortitude Valley for more than 50 years, running programs on youth leadership and development, sport, crime-prevention and more.

    The redeveloped centre will include additional community facilities, new boxing facilities, a gym, and basketball facilities.

    At the 2020 Philadelphia Flower Show, Temple University landscape architecture and horticulture students and faculty are inviting visitors to rethink their notions about the suburban landscape.

    With this exhibit, we are trying to introduce the concept of allowing animals and other organisms in, reducing the use of resourcesparticularly fossil fuelsand enhancing diversity and chance.

    When you take a look at most neighborhoods, they are very manicured. I think with a lot of people the idea of an unkempt lawn means theyre not a good citizen or a good neighbor, said Adjunct Assistant Professor Michael LoFurno, who is coordinating Temples 2020 exhibit with Associate Professor of Landscape Architecture Rob Kuper and Greenhouse Horticulturist Benjamin Snyder.

    For many, its mow, blow and go without consideration for the other creatures we share the planet with, he added. In that type of environment, how do the earthworms or salamanders get around; how do animals move from place to place or find shelter?

    You can have a meadow, you can have a corner woodland, he added. Visitors entering Temples exhibit will be welcomed by a hedgerow of trees and shrubs. As they walk through the exhibits pathways, a 10-foot screen incorporating red osier dogwood will give way to a corner woodland, which includes logs that demonstrate home mushroom farming techniques. Eventually, a woodshed showsthe contributions of a green roof followed by a meadow and a natural swimming pool.

    All of the aspects in the exhibit this year could be replicated at home, Kuper said. Some of our educational themes include creating hedgerows along property lines rather than fence after fence. A corner of the backyard could be transformed into woodlands with the hedgerows connecting them, providing safe avenues for animals to travel.The natural swimming pool is one of the primary water features of Course of Action. Rather than chlorine and other chemicals, a natural swimming pool relies on plants to filter and oxygenate the water.The natural pool is a European concept that has been around for decades that is slowly catching on here. Its essentially a pool that is free of chemicals that can be enjoyed by humans as well as other types of species, said landscape architecture major Abigail Long, Class of 2021, who is part of the team creating the pool. This is the third year students and faculty have been able to create their Flower Show exhibit within the large dedicated design-build studio space in Bright Hall at the Temple Ambler campus.Now, for the most part, were all together and able to collaborate on all aspects of the exhibit, said Kuper. It improves the teaching experience while also providing the program with greater visibility and a stronger identity and connection with the campus community.Landscape architecture major Fiona Eickman, Class of 2021, said her experience within the design-build studio has been extremely beneficial.It is a tremendous experience to be able to build something with our hands and learn how to use the tools, creating an exhibit that potentially hundreds of thousands of people will walk through, she said. As a student, its one of the most rewarding and validating experiences I can think of.

    BOE approves Druid Park pool and parking lot over Scott’s objection – Baltimore Brew - February 26, 2020 by Mr HomeBuilder

    Its the latest sign of the deteriorating relations between Mayor Bernard C. Jack Young and the City Council he once headed:

    The Board of Estimates today approved a contract to renovate the Druid Hill swimming pool despite the Council not granting permission for a controversial parking lot included in the plan.

    Unable to persuade the spending board to defer the contract, City Council President Brandon M. Scott was the lone vote against the $10.1 million item.

    Comptroller Joan Pratt acknowledged community concerns about the lack of transparency and the loss of green space, but in the end abstained.

    Young and his appointees, City Solicitor Andre M. Davis and Public Works Director Matthew Garbark, voted to approve construction of a new bath house and 79-space parking lot.

    The mayor is leapfrogging over us Councilman Ed Reisinger.

    The boards action was quickly denounced by the head of the committee that recessed last month without voting on the pool and parking lot. The deferral followed a public hearing on an ordinance required for the parking lot project.

    The mayor is leapfrogging over us. The administration is disrespecting the process, disrespecting the Council president, and disrespecting me and my committee, said Ed Reisinger, chairman of the Land Use and Transportation Committee.

    Reisinger also blasted Recreation and Parks officials who have been leading the project.

    They have a mindset that they dont need to go to the community, he said, pointing to an information session about the project that some residents called insulting.

    When they get their check that says theyre being paid by Mayor and City Council, I think they just see the Mayor part, Reisinger fumed.

    Todays vote allows construction to begin on a new bath house and pool upgrades but not the parking lot, which still needs conditional-use approval from the Council to move forward.

    Reisingers decision to hold off on the parking lot vote came after citizens questioned the idea of paving green space and encouraging more cars in the park. Nearby community groups said they were never briefed on the parking plan.

    Im going to keep the bill recessed, Reisinger vowed.

    Despite todays contract approval, the 10th District councilman said he would not resume committee deliberations on bill 19-0423. Im going to keep it recessed. We wanted to hear that there was a letter or some indication of support from the community, and I havent received that.

    In the background of todays conflict is election-year politics.

    Scott and Young are both running for mayor in the Democratic Party primary in April.

    Reisinger at first backed Young, but yesterday announced his endorsement of Scott.

    At todays board meeting, Scott sought to defer action on the contract.

    I have slight confusion how it made it into the Board of Estimates agenda while its still in City Council committee, he said.

    Reginald Moore, director of Recreation and Parks, urged immediate action.

    Delaying this vote today delays the entire project, not just the parking lot, he said. The parking lot is a smaller component of this larger project.

    But Scott asked how that is possible given that the pool and the parking lot are part of the same contract.

    Scott said the scope of work in the contract would have to change if the Council rejects the parking lot.

    In that case, Moore said the contractor would have to renegotiate the contract, while the city would continue its dialogue with the community.

    The reality is having that parking lot is important, Moore said.

    Councilman Ryan Dorsey, a strong critic of the parking lot, warned on social media that todays contract award could prompt litigation.

    The city could face a lawsuit over this. Its bad gov operation, he tweeted. Altering the scope after awarding would likely give others who bid on the project good reason to say bid/award was unfair.

    Several area residents testified today in opposition to the parking lot and on behalf of deferral.

    Transit is the best solution, said Graham Coreil-Allen, an artist and transit advocate who lives in Greater Mondawmin. Save our greenspace by replacing the parking lot with a Druid Hill circulator [bus].

    Coreil-Allen said the pollution resulting from increased car traffic would worsen already-high rates of asthma in West Baltimore. He noted that two-lane residential streets around the park were widened in the 1950s and 1960s despite protests by the largely Jewish and black communities in the area.

    He said the park used to be served by a free shuttlebug. Now the city operates the free Charm City Circulator, which serves downtown and much of the so-called White L.

    Druid Hill Park, Auchenteroly Terrace and Mondawmin, he said, deserve the same investment that downtown and other areas get.

    Phong Le, a Goucher College professor and president of the Greater Remington Improvement Association, said the city did not communicate well.

    Rec and Parks most recent meeting about the pool and parking lot was on the same night as a long-scheduled GRIA forum for City Council candidates.

    I feel like we as a community were disrespected by never being contacted, Le said.

    Cheryl Bailey Solomon, who lives on Auchenteroly Terrace, also spoke against the lot. We do struggle with just walking across the street, she told the board.

    Sarah Hope, a Lauraville resident with a masters degree in landscape architecture, said she supported the parking lot.

    The former Rec and Parks employee, who worked at the departments headquarters in Druid Hill Park, said she has used the park thousands of times. She said a parking lot would make it safer for cars and buses to unload kids going to the pool.

    She added that, as a cyclist, she may not be making many friends in the cycling community with her testimony.

    PERRY, Ga. Spring will bring warmer weather and two brand new parks in Perry.

    Heritage Park is getting a makeover and will soon be home to the city's annual music festival along with some of the other "Perry Presents" events.

    "Because you can't really see it from the street, a lot of the public hasn't really noticed what is going on," said the city's landscape manager Ansley Fitzner.

    She said phase I is creating an amphitheater-style lawn with a stage, and phase II will include a walking trail, restrooms, and a retention pond.

    This 20-acre park will cost around $1.13 million, and not too far down the road will be the new Legacy Park, which will cost around $625,000 and will be just under one acre.

    She said Legacy Park will be a veterans memorial park with a reflection pool and flagpoles.

    "I think the city sort of had this plan and then they were just waiting for funding to get into place," said Fitzner.

    She said she's just excited to see what this means for the future of Perry.

    "Perry is growing and they're also starting to see that we can become a sort of a destination for the region and by doing things like this, it brings people in to see what a great place we are."

    Parrish Construction Group and Fitzner said both parks will be finished by spring 2020.

    Heritage Park is located at 2005 Sam Nunn Boulevard and Legacy Park is on the corner of Main Street and Courtney Hodges Boulevard.

    The ability for the client to interact with their lighting through the Savant Pro app and see a virtual representation of their room with Savants Trueimage always makes their jaws just drop. The first question we always get is if there is a camera in the roomthey simply cant believe a system can virtualize their environment is such a life-like manner. Combined with tunable or DMX lighting, its a truly one-of-a-kind experience.

    What customers love and what I love to give them in their homes are features such as smart lighting, where one button can turn off the whole house or the kids rooms from the kitchen. Also, they love events happening in an automated way, such as window shades dropping as the sun sets to keep the sun out of their eyes.

    There are two features that clients really appreciate in our installs. The main would be the single interface for anything related to technology in their home. The other would be stable, consistent, Wi-Fi. They are so used to Wi-Fi being unstable that when we put in Ruckus they are blown away that it just works every day.

    We are finding that our clients are loving the way that video displays can be hidden when not in use. From TV lifts in cabinets, art lifts like Media Decor, panel back rise systems, and The Frame and Seura mirror displays are all in high demand. We had a client who saw these products in action, and they ended up with three lifts, two display mirrors, and one hidden door mount system. I believe that once a client sees these technologies in action that they want them in their homes.

    As of late, we have found that voice control, motorization, and big beautiful displays have been big in the dazzling department. Amazing blended and hidden outdoor technology has also been a big wow factor this past year as well. Being able to totally hide and disguise amazing sounding audio paired with the ability to hide a big display in the ground with motorization has been jaw dropping for our clients.

    Most clients are still blown away by the simple fact of an RF or IR repeating system controlling their gear in another room or behind closed cabinetry. When you hand them the smart remote and they can press a single button that fires up the entire systemremoving all complexitythey are always impressed by that.

    We love to experience the first time a client hears a well-designed landscape/pool audio system, complete with buried subwoofer, in their new outdoor entertainment space. Their excitement is quite fulfilling to our entire team!

    I think the feature that dazzles our customers the most are the one-app solutions from our integrated control systems. The specific feature that our clients appreciate is off-site remote control of their house environmental systems, including monitoring of security systems, cameras, lights, and temperatures..

    Nothing seems to bring a smile to clients faces like a properly designed and installed audio system. At times it feels like a low bar: a proper music source, a good amplifier, and decent speakers (and subwoofers) that all consider the room. We always hear initial feedback of, Im not an audiophile, but no one ever regrets having great sound in their favorite room.
