When it comes to home remodeling, we stand by the saying: Bigger isnt always better.
We have said it before and we will say it again: Good home remodeling is about function and design, not about size. We have seen small homes with much better style and function than homes with double the square footage. For instance, adding a large room on the back of your house may make you feel like you are solving space issues in your house. However, if there are still problems with the design/function of the rest of your house, additional square footage may not resolve the core issues of your home.
Bigger is not always better has been our message since we started Renovation Design Group more than 10 years ago. Smart redesign that stays within the footprint of your house can be less expensive than a large, big box addition and can have a big impact on your lifestyle.
During the past few weeks, we have been delving into a recent Houzz.com research study, "Transforming the American Home." The study shows that of the 200,000 respondents, 76 percent who remodeled stayed within the existing footprint of their home. This led the Houzz researchers to also conclude that bigger isnt always better.
One of our role models in architecture is Sarah Susanka. She developed the Not So Big book series featuring such titles as "The Not So Big House" and "Not So Big Remodeling." These books are based on her architectural theory of keeping the scope of the project smaller with creative and smart design while taking the money saved and using it on finer finishes. This makes the space more functional and more beautiful without having to make it big. Basically, Susanka says finding the sense of home has more to do with quality than quantity.
We completely agree. It has been exciting to see more people according to the Houzz survey grasp this concept. A relatively minor remodel or small addition can result in a significantly improved house design. Often homeowners cant see past the existing walls to even imagine a different floor plan and design; they just know they need more space and that for some reason their house isnt working for them anymore. An architect with "fresh" eyes can present options and solutions most homeowners (and contractors) would not see.
A key issue for making an existing house function well is the circulation pattern of the home. It is always a problem when people have to cross through one room or area to access another. (These are the rooms in which we find it difficult to arrange furniture because they are functioning as a hall instead of a room.) If you can resolve the flow issues, you will have a home that will feel and function as a much larger space, even though the size has not actually changed.
Some design solutions may involve moving walls, doors, windows or even stairs. Such alterations may seem drastic to the homeowner, but one such change can be the key to all the other functions falling into place. For instance, struggling to work around a totally misplaced stairwell can be equivalent to the "tail wagging the dog." No matter how you try to modernize the homes style, if the house does not circulate well, it will neither function properly nor feel comfortable.

Youve decided to remodel your kitchen. Now what? Not knowing where to start, many homeowners start by looking at appliances. Others start by collecting inspiring kitchen photos. Some decide they need more room. Others simply want to upgrade their current kitchen. Homeowners may find themselves in this exploration stage for a year or longer before they start interviewing kitchen designers or general contractors.
Once youve pondered long enough and youre ready to green-light a kitchen remodeling project, then what? Well start with the first 9 steps.
4 ways to get ready for kitchen construction
Step 1: Think about what you need
This step is all about how you use your kitchen, and finding the layout and features that fit your households lifestyle. Get ideas from every resource possible. Think about your priorities: how many people will be cooking and gathering here, and how theyll need to move around in it. Do you need an addition? Or can you work with your existing kitchen footprint?
If you havent already, start saving photos of kitchens with features that suit your style.
Step 2: Research and plan
Ready to green-light that project and take the plunge? The best place to start is by formulating whats commonly referred to as a scope of work and figuring out your preliminary budget.
Both of these may be subject to change, so dont feel like you have only once chance at this. Budget and scope are intertwined and often change many times during the design process as you become more educated and able to reconcile what you want and what you can afford. As a homeowner, youre not expected to walk into this knowing what everything should cost. Remember, this is an educational process.

Through her daughter Gina Ronga, Heli Ronga said all she wanted was for the SHIP program to correct a mold problem in the bathroom, fix the air conditioning system and build a wall from the kitchen to the laundry room so the front entrance would be more energy efficient. A work order outlined four projects costing less than $11,000.
More than three years worth of notes from Highlands County show that the Rongas wanted more.
Gina Ronga says she was talked into doing more. A county housing official saw missing cabinets and an antiquated kitchen and suggested further remodeling. A change order shows another $4,625 to replace all the duct work, tear out a wall near the exterior doors, install new electrical outlets and add cabinets for two pantries.
Anthony Cruz was the second contractor hired to complete the job. They ran off the first one, said Chris Benson, the countys administrative project manager.
The woman and the daughter, they looked at everything through a work write-up, said Anthony Cruz of JMC Builders. We gave that price to the county. The woman okayed it. Then the daughter got involved. Move the refrigerator, move the sink. Thats not how it works. They said they got approved for $20,000. I explained to them, Im not charging you $20,000.
Since the county is paying the bill, the county is the client, Cruz said. If the Rongas wanted other projects done, they had to ask the county.
They wanted granite top; we used Formica. The mother would give us the OK; the daughter would come in and show us photos. We cant do that kind of work. She was constantly kicking us out, Cruz said.
Finally, on June 22, 2012, after the county noted more than a half-dozen delays in the job, Cruz left.
Tony called Jeannie (DuBenion), county notes said. DuBenion was a temporary supervisor for the housing department. They had a meeting, Tony, Gina and Mrs. Ronga. They could not come to an agreement and he was going to walk away from the job. Gina and Mrs. Ronga were very upset and screaming and yelling at him.
