    Q. What do you think about home warranty for rentals? Best regards. Azhar, San Diego, Calif.

    A. Im glad to see that you are a rental property owner now! Ive been hearing more and more investors that use home warranties, which is quite a turnaround from a few years ago. Ill note how these work and a few issues to consider.

    A home warranty costs about $350-$500 per year. Many sellers provide a home warranty to a buyer at the sale in hopes that gives the seller a little extra protection in case an appliance or other item breaks. And some home warranty companies do a decent job servicing their policies, but some dont do a good job. Home warranty companies, unfortunately, are some of the most complained about service providers for unsatisfactory service, but many have good experiences too. You just have to find the good ones!

    The main issue to understand is that a home warranty doesnt cover everything that could go wrong. Like any insurance policy, there are exclusions for some issues, plus there are items like pools or air conditioners that cost extra. Most policy buyers dont read the policy and just assume, incorrectly, that everything is covered.

    So if you are going to buy a policy, make sure you understand what is covered and what is not covered. Due to the relatively low cost, I dont see any issues with buying a policy for a year and seeing what you experience if you need to make a service call and how good a job the company does on that call. Make sure to fill me in on your experience next year.

    1031 Exchange

    Q. We are doing a 1031 exchange and will soon be selling property for about $2,100,000. We want to buy some rentals and thought about Texas, but taxes are insane. So we are considering California. My question to you is do you think buying four to five ready-to-go rental properties is a good idea and where do you think we should be looking, since with the 1031 exchange we have limited time to identify properties. Josh B., North of Los Angeles

    A. Make sure to get good legal, accounting and 1031 exchange advice months before you close escrow on what you are selling. Identifying a property within 45 days that you can actually get under contract and buy is very tough. If you are trying to buy five properties, thats even tougher. You need the buyer of your property to work with you and agree to close escrow once you have all the replacement properties under contract and moving close to closing escrow. Otherwise, good luck completing the exchange.

    Regarding buying rental properties, rentals are hard work. If you folks are older, you may not want to deal with rentals. Having a management company might help some, but might not help that much. So make sure you want to be landlords. Also, you should buy properties near where you live. If you have to travel long distances to service the property even if you have a management company this can be very disrupting to your life and you might find that the properties are more of a pain than they are worth.

    The Home button on my iPhone 4 is broken - it's stopped working, anyway. You have to press the Home button three or four times, very hard, to get it to respond at all. Any advice, or a fix you can recommend?

    iPhone (and iPad) Home buttons do go wrong from time to time, often (frustratingly) a year or so after the warranty runs out. Apple may be able to repair the hardware (for a price), but there's a neat workaround built into iOS that you may not be aware of.

    First of all, the full repair option. Check out our iPhone warranty guide to see what your rights are - if the problem arose after you dropped the iPhone in water, for example, your warranty may be invalid. Make an appointment with Apple and find out if you're covered, or how much the repair is likely to cost if it's not.

    Can you repair the device yourself? You can give it a try, but unless you're a confident tech hobbyist we wouldn't recommend it - since for one thing it's likely to invalidate your warranty, and may worsen the problem instead of fixing it. And as we will see shortly, there is a workaround that means a dodgy Home button needn't kill your iPhone experience.

    iOS has a neat feature that helps when hardware buttons stop working. Go to Settings, General and then scroll down to Accessibility. Under Physical & Motor, click AssistiveTouch, and then slide AssistiveTouch into the ON position.

    Home Shows are a fun way for homeowners to explore the next and best products for energy efficient home improvement, plus upgrades for home beauty and comfort. There are several shows in Western Washington during the first quarter of the year, including ones in Seattle, Tacoma, Everett, Puyallup, Camano Island and smaller local ones. These shows typically cover products and services for both home interiors and exteriors, plus landscaping, outbuildings, cabins, remodeling and an assortment of home related products. In the area of energy efficient home upgrades, some of the new and expected to be hot items this year are:

    1. A tank water heater with a lifetime warranty. Electric tank water heaters last 8-10 years and are famous for big ugly water leaks - until now. HTP has created a new tank which is made of stainless steel and has a limited lifetime warranty. Yes, that is for the buyers whole life. There is one consumable piece that must be replaced every decade which costs about $300 installed, vs the cost of a new tank at that interval. The stainless steel tank resists any corrosion and has no anode rod to corrode inside. With maintenance, the owner can expect peace of mind for many years. In addition, this tank is engineered for faster response time. So it refills with hot water faster than a regular electric tank will. This is a great option for electric tank customers. It comes in 40 and 50 gallon sizes and the stainless look is attractive.

    2. Home energy audits (and auditors). With the increasing popularity of using an energy audit to plan your energy efficient home upgrades the right way, auditors have become a popular feature at the shows. Washington Energy will be bringing certified BPI home energy auditors to meet the public and answer questions at the Tacoma, Seattle and Everett home shows.

    3. Ductless heat pumps continue to be popular in 2014. Ductless heating for electrically heated homes or as an addition to ducted heating has exploded in Western Washington over the past 2 years. At each show, visitors will find several companies with heat pumps on display including those by Daikin, the world leader in heating, and Mitsubishi, a top brand in ductless heating, plus others.

    4. Tankless water heaters are also an area where technology has created greater home comfort. Energy efficient tankless water heaters are now being used for more than just heating water, they are running radiant heating systems for the whole house. Similar to the way a boiler works, some tankless water heaters are made to be able to interface with radiant heating systems. Radiant heating, most often seen as floor heating, provides even heat throughout the house and creates a wonderful feel under foot when you step onto warm tile. This type of heating is surprisingly energy efficient and there are rebates from several local utilities for the equipment. Find out more at your local home show.
