De- clutter:It is necessary to clear all clutter from the home before showing your home to buyers because buyers will picture themselves in the space. Clean surfaces, floors, cub boards, take out some furniture from room to make rooms look bigger, get rid of all excess stuff or store it in the storage room and expose the attractive side of your lifestyle. Its not an easy task; remember you are competing with other resale homes.
Maximize the light: Make the place feel light and airy because this makes the rooms feel bigger and attractive. Clean window glasses inside and outside, replace any dated and broken light fixtures, increase the wattage of bulbs, improve the sunlight by cutting the bushes, place lamps in dark corners and put a soft lamp in bath room, it can create a warm glow.
Entice buyers: Place amazing stuff to draw the buyers eye like a piece of art work and a vase of flowers which smell delicious. Make sure the windows dressed with blinds or colorful curtains. Decorate your home in neutral colors like white or beige.

On top of the nearly repair-free perfection, the seller has included a home warranty. But don't start the low-maintenance home celebration yet. Here we look at some of the most common and costly repairs and upkeep items that new homes need to undergo, and what you can do to cut the costs.
1. FencingMaybe a few bricks have fallen out in a portion of your brick fence or there are a few warped planks. Seems like no big deal, right? In many cases, the repair could cost could be as little as $100. However, it could also be a sign of a bigger problem that requires a much more expensive fix, possibly even a brand new fence, which will run you in the thousands of dollars.
For a thorough evaluation of your fence's condition, have three fence companies with at least an 'A' rating with the Better Business Bureau come out to give estimates based on both repairs and fence replacement. If you do have a brick or stone fence needing immediate replacement, replacing it with a wood fence might be a good option in terms of cutting down the cost. Ho-hum, boring home exteriors are out. According to national color expert Kate Smith, a consultant for DaVinci Roofscapes, "mixing up" the textures on the outside of a house adds curb appeal and personality to a home.
For homeowners wishing to mix textures on the home exterior, Smith recommends following the FRESH approach. "Start by looking at the fixed features of the home --- such as the foundation material, chimney structure or walkways --- to determine the basic common color or color cast that will link all your materials together," says Smith, president of Sensational Color. "Next, look for commonalities in the regional colors for your home and the environment near your home."
One family that successfully mixed textures during a home renovation is the Butlers of Brock, Nebraska.
After almost a quarter of a century with wood shingles overhead, the Butlers decided to "shake up" their roof. Rather than simply replace their cedar shakes, the homeowners opted for a combination of metal and polymer shake tiles on their roof to complement the brick, cedar, and copper textures on the home's exterior.
The Butlers chose a DaVinci Roofscapes Multi-Width Shake roof in a Mountain blend of three brown tones of color for the top of their roof with an aging artisan metal secondary roof underneath and capping off dormer windows. The home's siding features both real cedar and brick accents, and the gutters and garage doors are made of copper.

According to Smith, the Butlers are right on the mark with the trend of mixing textures. "They did this perfectly," says Smith. "The homeowners were able to bring together so many different textures and colors seamlessly because they took into consideration the whole house and the surroundings while they stayed within one color family. From the dark window frames to the roughhewn cedar shutters to the smooth metal roofing, the style of their home beautifully lends itself to the use of multiple textures."

Determined buyers are hard to beat at auctions. This Albert Park home sold for $1.48 million despite a knock-out opening bid from a buyers agent.
Two auction reserves were smashed in Melbourne as the spring selling season gets underway.
There were 823 auctions this weekend and two buyers took their chance to pay over the odds.
An ultra-modern Brighton East family home sold under the hammer for an eye-watering $760,000 above the reserve. And a run-down Albert Park home on market from the first bid sold for $280,000 more than reserve.

Auctioneer Peter Kennett, from hockingstuart, told Domain he believed the figure for the Brighton East home was a per-square-metre price record for the suburb. Number 13 Edro Avenue, on 695 square metres, sold for $3.87 million.

The new buyers paid the equivalent of $5568 per square metre. The auction drew a large crowd and four buyer's advocates, three of whom fought hard to acquire a slice of high-end bayside real estate.
The winning bidder, buyer's advocate Mal James, opened the auction with a bid of $3 million - only $100,000 shy of the reserve.
