Each year, Toronto Public Health monitors heat alerts between May 15 and September 30 and records them in a chart. These alerts are important because they offer some insight into when extreme heat is likely to occur, says Enzo Colosimo, founder of E-M Air Systems Inc. History is usually a good indicator for future weather patterns, so these alerts should be taken into consideration. Colosimo advises that both infants and the elderly are particularly at risk and special attention should be paid to these advisories, with some kind of plan in place to protect these groups. Extreme heat is a serious thing; while there are stories of pets being left in cars and passing away from heat, young children and seniors are equally as susceptible and need to take extra precautions.
According to the chart, last year alone, July had one heat alert and four extreme heat alerts. Going back just two years to 2012, July had four heat alerts and seven extreme heat alerts, Colosimo adds. That should tell GTA residents that July is the month they need to prepare for; using this chart as a reference, it is the month in which extreme heat alerts seem to be happening the most.
Colosimo suggests that all homeowners and residents ensure their air conditioners and heating, ventilation, and air conditioning (HVAC) systems are working properly. If the air conditioner or HVAC system needs to be fixed, those repairs should be completed before July. And if necessary, residents should contact a company that specializes in air conditioner installations.
Air conditioners and heating and cooling systems should be tested often before any extreme weather kicks in, he notes. Furthermore, for homeowners in new homes, dont forget that while a subdivision is under construction, opening windows may not be an option due to heavy dust from construction, meaning a central air conditioner needs to be installed.

Temperatures have been more than warm. People are trying to keep cool however they can, either with fans, air conditioning or swimming. One hardware store in Missoula and a heating and cooling company are seeing sales take off with the latest heat spike.
These 90-degree days are sending people to search for anything to keep them cool.
A heating and cooling service cannot believe the volume of calls coming in.
"It's been pretty busy; we're probably taking 10-12 calls a day for air conditioners that need repair, lot of them need to be replaced," said Bill Lamb, an employee at Garden City Plumbing & Heating.
Lamb isn't the only one feeling the pressure. A hardware store in Missoula says people have been rushing in to get everything from air conditioners to water tubes.
"The shelves that once were stocked full are now starting to dwindle, quickly. We're now trying to restock as fast as we can. So obviously, we've had a great uptake in sales," explained Nicholas Hunter, the floor manager at Missoula Ace Hardware.
Missoula's average temperature on this day is 84 degress, and we reached around 93 degrees, which is almost a 10-degree difference.
"Tend to get really busy this time of year, but this year, it just kind of hit us all at once," said Lamb.
Lamb said the air conditioning service is busier this year compared to last, and he credits the hot weather.

Missoulians rush hardware stores during heat wave

What does the future hold for condos and how long will they last? These are by far the questions I am asked most often by condo buyers and owners alike.
Life Span of Condo Building Components
Condo buildings consist of thousands of individual components. Over time, due to wear and tear, those components need repairs and replacements. Knowing how old the complex is and when certain components were last repaired or replaced will give you an idea of when theyll likely need maintenance and replacements again.
The chart at the bottom of this article shows operational life expectancies of major mechanical components of a condo complex over the years. From the sea of available data and through consultation with building experts, I created this chart which I believe provides a fair reflection of maintenance and replacement costs over time to an average high-rise condo building.
The first major component that will need maintenance and replacement is the roof of the complex. It will usually last up to about 10 years, after which it will require maintenance and replacement by the time it reaches 15 to 18 years.
Plumbing/piping will probably be the last as quality and durability has improved over the years, so you can expect it to remain operational for about 50 years. From thereon, it will require maintenance and eventual replacement as well. Standard size windows may also last about 50 years, requiring occasional maintenance such as replacement of screens and sealant. Complexes built of all glass windows need to be addressed in more detail.
Bear in mind that maintenance and repairs to the inside of the individual unit are the direct responsibility of the unit owner. Monthly maintenance fees do not cover anything inside the condo unit. Appliances, heating, air-conditioning, and electrical fixtures inside the unit have to be maintained and eventually replaced by the unit owner.
All Glass Windows
Because of their appeal, facades of new condo buildings lately have been transforming into glass, often extending from floor to ceiling of each condo unit. It gives condos a more attractive look and is a great selling feature, but building experts have known for quite some time that todays glass-walled structures are less energy efficient than the stone and concrete buildings that were put up 40 or 50 years ago.

MURPHYSBORO -- Mold mediation for the county-owned Craine building in Jackson County is almost complete.
Tom Redmond, chairman of the Jackson County Building and Grounds committee, said Wednesday the mediation is finished and the county is waiting on final legal action to complete the transaction.
Redmond said the firm that completed the project, White and Borgognoni Architects in Carbondale, must have their legal counsel review the project to ensure it has been done to the legal standards of the project description. Once the architectural firm reviews the project, the county will review it and $26,640 will be issued to the contractor.
The county is also taking measures to fix problems within its own courthouse.
The heating and cooling systems in the courthouse have had problems and there have been reports of the air conditioning not working in some courtrooms this summer.
A plan approved in May by the county board is meant to fix major leaking and water damage in the courthouse basement. Also, the repairs will take care of all heating and cooling needs on the first and second floors, as well as the basement.
Jackson County Chairman John Rendleman said fixing leaks in the basement will allow the courthouse to have offices in the basement again, which will free up much needed space for other offices.
The total cost for the courthouse repair project will be about $764,000.
Rendleman said the finance committee authorized the expenditure of $200,000 from previously appropriated funds for capital improvements to help offset some of the cost.
He said the county will also seek a loan not to exceed $600,000 for the balance. The loan will be paid back by funds through the regular general revenue account and must be paid back within two years after taking out the loan.

Arctic Comfort Air Conditioning has recently seen an increase in the price of R22 Refrigerant. Also known as Freon, this is the unseen chemical that cools homes.
In January 1989, The Montreal Protocol Treaty went into effect with the goal of protecting the ozone layer by regulating and phasing out harmful ozone depleting substances. Consequently, this was the beginning of the EPA regulations and phase out of ozone depleting refrigerants here in the United States.
In 2010, manufacturers could no longer produce or import air conditioning units pre-charged with R22 refrigerant, and production of the refrigerant was reduced by 75 percent. In 2015, R22 production will be reduced by 90 percent, in 2020, a 99.5 percent reduction, and a total of 100 percent phase out by 2030.
That was what was originally intended. Currently, the EPA is looking at three phase-out options. The first option, the preferred option by the EPA, is to end production and importation no later than January 1, 2020, an option close to the original intent and date. The second option ends production and importation in 2018. The third option is the estimation method, based on service needs and adjusts for recovery and reuse, which would lead to uncertainty in supply. Then there are those in the industry and Congress that would like a 100 percent phase out in 2015. Thats just next year!
The EPA will hopefully reach a decision by the end of summer or fall, and whatever the EPA decides will be the final decision with no further future changes. A once and for all decision would stabilize the supply for the remainder of the phase out and allow the industry to prepare for the final phase out date. But the price for a pound of R22 refrigerant will still be dictated by a heavy demand for an increasingly limited supply.
Air conditioning and heating companies recover, reclaim, and recycle the R22 refrigerant from the existing R22 units being replaced, which then can be used to service units beyond the final phase out, but one can imagine how expensive it will be to service obsolete equipment as time goes by.
Manufacturers did find a loophole in the law: manufacture dry charge units and let the technicians charge the systems with R22 refrigerant in the field. This helps many homeowners that are not ready or unable to change out their entire air conditioning system, but increases demand for an already limited supply of refrigerant. How long the manufacturers will continue to produce dry charge units or when and if the EPA will close the loophole is unknown.
Air conditioning equipment that uses the new refrigerant R410A are more environmentally friendly, but are not compatible with older indoor and outdoor units that use R22 refrigerant. Therefore, replacing the entire air conditioning system may be necessary for compatibility reasons.
Once an air conditioning system is properly charged, refrigerant should not have to be added. If refrigerant has to be added, there is a leak. The system can be re-charged, which will be very expensive at $300-$900 and up, or the system can be leak-checked to locate the leak and possibly have the leak repaired, but this option can be expensive as well, and not all leaks can be repaired due to their location.
