    Protecting Your Home from Old Man Winter - September 25, 2014 by Mr HomeBuilder

    Old man winter will be here before we know it and many are predicting another bad season.

    While keeping warm will be a major consideration, protecting your home from damage should also be top on that list. After all, bad weather is the number one culprit for roof damage and many of that occurs during the winter months.

    With the potential for heavy snow or cold weather you always want to make sure you are prepared, says Jim Gustin, senior property specialist, risk control, at Travelers. You dont want to find out when a storm hits these things need to be done.

    According to an analysis of claims data, Travelers found roofing damage was primarily driven by wind and hail. Other weather related water damage, the weight of ice or snow and lightening, can also cause harm. The claims from roof damage can tend to get costly, which is why Gustin says preparation is the key to protecting your roof and thus your pocket book this winter. As we move into the fall and start getting into winter these preparations need to be done, says Gustin.

    Take a stroll to protect your roof

    An easy, but important step to prepare your roof for the winter months is to take a walk around the perimeter of the home to see if there are any branches that are too close to the roof and can cause damage if there is high wind or heavy snow. Gustin says to get rid of any overhanging branches, clean out gutters and down spouts and check the roof for any previous damage that went unfixed. Gustin says to also make sure the flashing on the roof, which helps prevent water from penetration, is in good condition at any part where there is the chance water can get in such as a dormer, windows or skylights.

    Its also a good idea to add extra insulation in the attic to guard against ice dams, which is solid ice that builds up on the eaves of your roof and can damage your gutters and roof and cause water to get inside. If you live in an area that is prone to hail and youre roof needs fixing, you may want to use impact resistance roofing material, which will even save you money on your homeowners insurance in some states and with certain insurance carriers.

    While your roof is going to be a costly repair there are other areas of your home that needs to be protected from inclement weather. According to Travelers to prevent any pipes from freezing, which can cause flooding and water damage, make sure pipes exposed to cold weather are insulated properly and that the thermostat is turned up when its extra cold out.

    Ensure everything is working

    Your furnace needs to be working properly, particularly if it gets very cold out, which is why now is the time to ensure it is in good condition. Hold off until it gets cold out and youll be waiting a while to get it repaired and will likely pay top dollar for those fixes. Travelers suggests you get your furnace cleaned and inspected on an annual basis. Your chimney should also be inspected and maintained yearly.

    Schlabaugh gives update on city projects, Y, & FEMA - September 25, 2014 by Mr HomeBuilder

    It is hard to believe that fall is officially upon us and that the Fall Festival is this upcoming Friday and Saturday. Please take some time to visit the Historical Village and take in one of the truly great events in southeast Iowa. Nancy Roth and the Village board along with a ton of volunteers put on a great event that we should all be extremely proud of.

    With everything going on we felt it appropriate to update the community on the status and direction of a few projects the city has going on right now.

    Revolving Fund Sponsored Project: On Friday we were notified that our $112,400 grant application was supported by the review committee and recommended for funding. In early October we will begin the process to work with the State on the overall scope of our project and then enter into the contract for engineering and construction. The grant was written with the goal of providing bank stabilization along Salvesen Creek just north of the Hwy 22 bridge. This would be done by installing up to 1,000 linear feet of two-tiered riparian buffer.

    English River Watershed Management Authority: We are half way through our $150,000 DNR planning grant and have made huge strides in understanding the make up of the watershed. The end result will be that we have a working document that will act as a road map for future water quality, soil erosion and flood mitigation projects within the 639 sq. miles of the watershed. With the watershed being so large and primarily focused on the rural area, we have requested $75,000 through additional DNR grant to conduct a comprehensive urban assessment of Wellman, Riverside and Kalona. One of the key components to our new grant proposal, which will stand out in the review process, is the fact that the Iowa Flood Center has contributed $110,000 of in kind staff and support to the project. Being able to leverage our resources with the help of the Iowa Flood Center has been instrumental in being able to scientifically understand how rain events affect our watershed and communities.

    Recreation Partnership with YMCA: In early August after the resignation of our Parks and Recreation Director the City of Kalona reached out to the YMCA of Washington County to discuss program management for the community center. Since our first meeting the YMCA has outlined how they would manage the facility and what programs they could bring to the community. Over the course of the next week we will be looking to outline any potential contract to the Parks and Recreation Board for review. Currently we are only in discussions for the internal management and programming for the community center. Programming for outside baseball / softball and club team programs as well as the pool would continue to be managed by staffing currently in place. One of the big factors that we have been working though right now is crafting a potential agreement with the YMCA that works within our budget structure as well as maintaining our rate structure. We are excited and look forward to continuing our discussion with the YMCA and crafting a relationship that will provide more consistent and meaningful programming for both youth and adults.

    WCRF Grant Request: At its last meeting the City Council directed staff to write a grant proposal that would improve our community center and possibly renovate roughly 2,300 sq. foot of space. The improvements that would be most visible to the pubic would include a drop ceiling, new flooring and new heating and cooling vents.

    Cemetery Signage: We have completed the masonry work on the signage at the Sharon Hill Cemetery and are working on the wrought iron repair, sandblasting and painting of the original sign. Once complete the original sign will be affixed to the pillars on J avenue and allow us to maintain and save the historical element for years to come. This week we will also be doing groundwork within the cemetery that includes leveling out and reseeding of certain areas.

    FEMA Mitigation Efforts: The City of Kalona has begun working with FEMA on our claim for reimbursement on the damage that occurred during the flash flood event of June 30th. Included in our discussions is our request for public assistance to access the FEMA 404 hazard mitigation funds for future planning and construction. After Presidential major disaster declaration the FEMA 404 program is designed to help participating National Flood Insurance Program (NFIP) communities in assessing where efforts can be placed to mitigate future flood events. The 404 grant program is less competitive, based more on the cost-benefit and is administered at a level of 75% Federal, 15% State and 10% local match.

    Building Projects: We have two projects that have been awarded and slated for work yet this fall. The larger of the two is an addition to the west side of our maintenance shop. This addition will allow for the upgrade of storage, shelving, appropriate office space for city staff and allow us to have all equipment stored in a climate-controlled environment year round. As well we will be removing the old material storage shed and putting up a new structure for salt, sand and other bulk materials that we use. The second project is to put a new roof and soffit on the city-owned Kalona Post Office. The roof structure will mirror that of the community center and replace the worn out existing asphalt shingled roof.

    Road Construction: On the 29th LL Pelling will look to be in town to do asphalt work in two areas of town. On 3rd street from A Avenue to C Avenue the existing material will be milled out and 5 of asphalt put back in. As well on 3rd street north of G Avenue the concrete will be milled out at a depth of 2 and an overlay of asphalt put back. The work should take 3-4 days.

    A dozen Clairton homeowners received free furnace checks this weekend as Columbia Gas of Pennsylvania reached out to low-income customers in targeted regions.

    On Sunday, contractors from 25 companies across Southwestern Pennsylvania, including Elizabeth-based Mitchell Plumbing, Heating and Cooling and North Versailles Township-based VIP Heat & AC, participated in Columbia's Emergency Repair Program to prepare for winter.

    Columbia Gas is committed to helping our vulnerable populations income-qualified customers, senior citizens and the disabled, communications and community relations specialist Brynnly Schwartz said. We wanted to be proactive to help these customers.

    Columbia reached out to Clairton officials early in 2014 because two city residents died of carbon monoxide poisoning last year. The gas company made presentations at city hall and compiled a list of at-risk homeowners who could benefit from safety checks and emergency repairs.

    Underprivileged citizens who normally wouldn't be able to absorb this expense now have an opportunity to have a safety check done, Mayor Rich Lattanzi said. If we can save a few lives, what a benefit to the community.

    Mitchell Plumbing, Heating and Cooling service technician Vince Cox checked several Clairton homes, including Paul Julian's residence on Fifth Street.

    Julian, 60, has lived there for 59 years. He was raised there and now lives alone.

    As a senior citizen with a fixed income, Julian said he's appreciative of the Emergency Repair Program and other initiatives that help low-income customers cope with expensive utility bills.

    It makes me feel a lot safer that the furnace and hot water tank are all right, Julian said.

    Cox checked gas lines that fuel the furnace and hot water tank and found a few connections that need to be replaced, while Columbia technicians checked outdoor connections to the home's gas meter. Julian said he would not have been able to afford the work without Columbia's assistance.

    Before Climate Partners' new extended dispatching hours, a client's only recourse was to call an automated answering service, leave their information in a message, and wait by the phone for a technician to return their call, compounding the stress of an already stressful situation.

    "Heating and cooling systems don't know what time it is and don't really care when they decide to break," explains Casey. "Why stress out our clients, when we could just step up and solve the issue instead?"

    Climate Partners is one of the first HVAC company in the area to offer this kind of extended service. Not only can clients directly schedule service with one phone call, but the associate on the line has access to all the client's records and service history, for an efficient and timely service.

    WEST MILFORD Wayne and Diane Morrissey appear to be living according to Henry Fords words. Married for 33 years this month, the couple has shared the workload and success of a business partnership for 27 of those years, as well.

    The Morrisseys have resided in West Milford for 33 years, raising their family, enjoying life in the township and operating Morrissey Overhead Garage Doors from their home. They are the parents of three daughters and grandparents of one little one with another expected any day now.

    Wayne Morrissey wears many hats, quite literally. Besides being a husband, father, grandpa and business owner, he has been a firefighter with West Milford Volunteer Fire Co. #6 for 27 years, serving as chief for the last five years. He has also been a West Milford Police Department Special Officer for 16 years, working special events and traffic and crowd control.

    On the job Morrissey, 56, learned everything he knows from his father-in-law, a garage door business owner. He was employed in technology at the Meadowlands and working part-time with Dianes father when he decided to take the plunge and open his own business.

    I enjoyed the work so I figured Id try it, Id be better with my own business. It was a big jump and Diane and I did it together, he said.

    As it has turned out, it was a good move.

    Its been phenomenal. When I first started out the business was in West Milford, now Im in five counties. Its grown nicely and Diane and I get along great in business. What she doesnt do, I do, and vice-versa.

    SAN DIEGO - Wednesday marks the fifth day of a heat wave that has scorched San Diego County, and while many are getting by without air conditioning, 10News spoke to some San Diegans trying to beat the heat without electricity.

    In the Talmadge area on Wednesday afternoon, 10News found resident Sue Hirsch returning from El Cajon, where she spent some time in an air-conditioned mall. She chose to leave the house in the morning after enduring 17 hours with no A/C or fan. She came back a couple of hours later to find her power had been restored.

    "Oh lord, we finally have some power," said Hirsch.

    She couldn't wait to turn on her fans and turn up the air conditioner after a long, hot night.

    "It was terrible. It was just absolutely humid," added Hirsch.

    It didn't take long for the morning to heat up. At a North Park elementary school, a parent snapped a shot of a thermometer in her son's classroom and sent it in to 10News. It showed 95 degrees at 9 a.m.

    In the Broadway Heights area, off state Route 94, there was frustration among residents because they experienced a power outage Monday night, and then again on Tuesday. Yet, none of the heavy rain or strong winds on Tuesday afternoon came through their neighborhood.

    "I couldn't sleep, and now I have meat in the deep freeze. I have meat in the refrigerator and everything is going bad," said resident Debbie Tucker.

    "We've got hundreds of dollars of food that's gone spoiled," added resident Angela Murrell.

    Resident Patricia Baker checked on her elderly mother, who lived in another part of the neighborhood.
