    Towns preservation work highly regarded - November 7, 2014 by Mr HomeBuilder

    The demolition of historic homes in recent years have made headlines, with Four Winds, the Bermuda-style Maurice Fatio-designed home on Ocean Boulevard, and the Modern-style Alfred Browning Parker house on Wells Road among the structures that have been destroyed.

    However, the towns preservation program has had far more successes than failures and is admired by preservationists throughout the state, Palm Beach architect Gene Pandula said Thursday.

    Pandula, a former longtime chairman of the towns Landmarks Preservation Commission, spoke about the program during the Preservation Foundation of Palm Beachs ninth annual Historic Properties Workshop.

    In 1977, while still in graduate school, Pandula became involved in Palm Beachs budding preservation movement.

    A professor had referred him to the late Barbara Hoffstot, who crafted the towns landmarks preservation ordinance in 1978 and authored Landmark Architecture of Palm Beach. While some of the properties Hoffstot, Pandula and others wanted to save have been demolished, the landmarks program has protected 292 historic properties to date.

    Today really should be a day of celebration, Pandula said. It is a highly, highly regarded program in the State of Florida. People with SHPO (the state historic preservation office) often look to us for all sorts of guidance. And what the town has been able to accomplish, for such a small community, is truly remarkable.

    In the early 1980s, many structures worthy of landmark protection were in a state of disrepair, Pandula said. The preservation movement showed property owners the value of restoring those architectural gems, he said.

    The renovation of The Palm Beach Biltmore condominium in the late 1970s and early 1980s, for example, was a catalyst for positive change in its neighborhood, Pandula said. (The building, at 150 Bradley Place, had opened in 1926 as the Alba Hotel.) Owners of other properties in the area soon redeveloped their parcels or restored architecture worthy of preservation, he said.

    This was a hugely important project for the town given that it anchored the street. Somebody bit off a big amount of work in a time when people wanted to live in new buildings, Pandula said.

    TAMPA When Joe Lopano talks about what Tampa International Airport will look like in the future, he sounds more like a real estate developer than the airport's CEO.

    Other times, he sounds like he's planning a romantic evening.

    "You have a little something to eat, maybe a glass of wine," Lopano said Thursday. "You watch the sunset. Then you go to the airside and get on your plane.

    "It will be completely awesome."

    The airport's CEO was showing off renderings of what TIA will look like when the airport's $943 million expansion and renovation project is completed in 2017. Airport officials said the new renderings are very close to what the finished product will look like.

    The Hillsborough County Aviation Authority, which oversees the airport, on Thursday also approved more than $330 million in contracts a third of the project's total price.

    "It's a big, audacious plan," said Mayor Bob Buckhorn, who sits on the aviation board. "It's expensive, but in the long term I think it's the right decision. I think it will allow Tampa International Airport to prosper and grow for decades to come."

    The new renderings showed that glass and steel will be added to the concrete exterior that has dominated the airport's architecture since the main terminal opened in 1971.

    Skanska USA was awarded the second phase of a contract to gut, expand and renovate the main terminal, adding 55,000 square-feet. That contract was worth $32 million. Construction is set to start this month and run through November 2017. The airport is also taking bids to replace all of its eating, drinking and shopping options by 2017.

    Lopano was particularly enamored with the big new outdoor terraces that will be added on the east and west sides of the third-floor transfer level of the expanded terminal. Airport patrons will be able to sit outside and grab a bite while watching the sunset on the new west terrace or stargaze with a glass of wine on the east side.

    Tony Pias is no stranger to the Pittsburgh food scene. With a plethora of endeavors under his belt, he has become as synonymous with our restaurant world as fries on sandwiches are with Primanti Bros.

    Speaking of fries, you'll find none of that at Pias' Mediterranean eatery Cafe Zinho on Spahr Street in Shadyside.

    What you will find may be reminiscent of a family gathering, folks thrown together into mismatched chairs, tucked into mismatched tables and uncorking bottles of wine they brought to enjoy with company. The BYOB joint charges a nominal corkage fee and welcomes you to sit back and relax. The intellectual conversation floats around the cozy room, bouncing off the dark gray walls and ceiling and creates a hum that serves as background music, not unlike the chatter at a dinner party. With that hum in place, you'd likely not even notice the lack of television or overwhelming music getting in the way of the human experience that floods Cafe Zinho.

    Colorful, eclectic decor cheers up the gray garage and provides a fun, comfortable setting, and the warmth of the staff makes you feel right at home. Seated in the far corner atop a slipcovered side chair, I perused the limited menu at leisure while sneaking quick gazes out of the huge window in front of me.

    Cafe Zinho offers a small menu but accompanies it with several specials including daily soup specials, appetizers and one-of-a-kind entrees.

    The additions were hastily rattled off, and I knew immediately I had to try the vegetarian bean soup, which turned out to be more of a vegetable soup, guest-starring beans. A generous portion was served with a ramekin of freshly shaved parmesan cheese, the perfect accompaniment. The roasted tomato garlic bisque had an unbelievably rich taste but was surprisingly thin, begging to be sopped up by the Portuguese bread we received. While the corn bread isn't made in-house, it provides a hearty, delicious alternative to slurping your broth off a spoon.

    There was enough bread leftover to continue sopping up broth. This time it was the Asian pear sauce that our starter sat atop. A goat cheese-stuffed puff pastry made with pine nuts was floating on the pear sauce, light and fluffy. Timid flavors in the crust and sauce helped balance out the smooth taste of the goat cheese.

    The Mediterranean/Portuguese menu has appetizer offerings from seafood to chicken livers and pheasant terrine. All starters are paired with well-thought-out herbs and garnishes, like the Clams Cataplana with White Wine Port, Tomato, Portuguese Sausage and Cilantro. Again, not a place you'll find fries.

    After several courses of generously portioned dishes, it was entree time. Seasonal options dotted the seafood and poultry-heavy menu. The Butternut Squash Ravioli with Pumpkin Coulis and the lamb burger with fontina and caramelized onions specifically called out to me, although the Porchetta with Apple Pie Bourbon BBQ Sauce and the Filet of Salmon with Molho Verde sauce were very serious contenders.

    My taste buds had been treated so well through the first several courses that they were looking so forward to being blown away, unfortunately, my meal peaked with my soup and starter.

    After a $6.2 million infusion in September from a new apartment complex, the citys building permit report for October shows just $82,529 in construction activity. However, the year-to-date total is still running almost 60 percent ahead of the same time a year ago.

    According to the building report, issued Monday, total permitted construction for 2014 stands at $8,388,905. That compares to $4,782,165 for the same period in 2013.

    During October, the city building and zoning department issued 21 permits, including 14 for signs with a combined value of $60,479. Two residential remodeling projects received permits, for a total value of $6,300; three garage/carports; $10,300; one storage building, $1,750; and one commercial addition, $3,700.

    For the entire year permits have been issued for five new residential projects, 21 residential additions, 23 residential remodels, one residential repair, four residential demolition, two residential assessor buildings, 26 garage/carport projects, five storage buildings, one new commercial, two commercial additions, 14 commercial remodels, three commercial demolition, two commercial accessory buildings, one masonry fences and 38 signs.

    For the year, 148 permits for various types of construction activity have been issued by the city. Thats down 49 from the 197 issued during the same period in 2013.

    If you are a fan of spontaneity, it may disappoint you to learn that the Black Keys played the exact same set Saturday at KeyArena as they did on Friday in Portland and Vancouver the night before that. The benefit of all that repetition was easy to see, however, as the band turned in an impressive marathon of some of its biggest hits that was on point from start to finish.

    With an explosive drum beat, the band announced itself with the brassy clamor of Dead and Gone, from 2011s El Camino. The song set up the effective interplay between drummer Patrick Carney and guitarist Dan Auerbach, who started the band in Akron, Ohio in 2001.

    These days the longtime collaborators are joined by bassist Richard Swift and multi-instrumentalist John Wood, welcome additions who help round out the sound. Their presence paid dividends immediately on songs such as the windy and driving Run Right Back and Same Old Thing, a highlight off the 2008 album Attack and Release.

    By the time they got to their platinum, Danger Mouse-produced megahit Gold on the Ceiling, the Black Keys were rolling. Auerbach used a searing guitar attack to turn the song into a snarling version of its shiny studio counterpart.

    That became a theme throughout the night, as Auerbach turned his amps up to 11 and let them roar. There was not a lot of subtlety to the show. He wielded his guitar like a buzz saw, cutting through the garage-blues riffs of Leavin Trunk, from the bands debut album The Big Come Up, and the jangling Howlin for You.

    Fever, a new song from this years Turn Blue, benefited from one of the Keys rare moments of restraint. Unfortunately, it was the only new song that really hit the mark.

    Most of the crowd would have been satisfied if Lonely Boy, another hit from El Camino that finished as Billboards top rock song in 2012, had been the final number. After a long pause the band came out for another three songs, including two more subdued ones from Turn Blue.

    They finished with Little Black Submarines, which began as a tender singalong. However, the Black Keys couldnt help themselves and ended up creating one more guitar-hero moment.

    Dynamo House set to undergo renovation - November 3, 2014 by Mr HomeBuilder

    The Jewelry Districts South Street Power Station, commonly known as the Dynamo House, will undergo an extensive renovation starting in December or January, the Corporation announced following its October meeting. In the following weeks, the University will sign a lease with private developer Commonwealth Venture that will provide the University with over 136,000 square feet of administrative office space within the Dynamo building,said Stephen Maiorisi, vice president for facilities management.

    The rest of the building will be used by University of Rhode Island and Rhode Island College as the Nursing Education Center.

    A new facility will also be constructed nearby that will house 164 beds for graduate, medical and nursing school students, a 260-car parking garage, a retail space and an incubator space, Maiorisi said. Both structures follow plans outlined by the University over the summer.

    The new complex will sit in the Dynamo Houses parking lot, Maiorisi said. The idea of renovating the Dynamo House for University purposes followed Commonwealth Ventures proposal to build the new facility, he added.

    A total of 12 university administrative offices currently housed in the Brown Office Building on College Hill will move into the Dynamo space during the summer or early fall of 2016. The offices will constitute part of the third floor and all of the fourth, fifth and sixth floors of the building, Maiorisi said.

    Shifting most of the Universitys administrative body to the Jewelry District will facilitate interdepartmental communication, Maiorisi said. By consolidating those administrative functions, we can all work together better there in one location as opposed to being spread out across campus.

    The administrative migration will also free up 90,000 square feet of space on College Hill, Maiorisi added. The Brown Office Building can then be renovated to be something else, something more geared towards the academic mission (of) the University.

    Margaret Klawunn, vice president for campus life and student services, said the prime real estate at the center of campus opens up possibilities both for academic programs and for new initiatives that will be valuable for students.

    The Providence Preservation Society named the Dynamo House, which has been vacant since 1999, among the citys 10 most endangered properties in 2011 and 2012. Though there were efforts to redevelop the space into a Rhode Island history museum, these plans fell through in 2008, when the project developer went bankrupt during the economic downturn.

    The Dynamo House was the greatest preservation issue in the state, said Paul Wackrow, Providence Preservation Societys coordinator of advocacy and education. The current development saved the building. Im not sure how much longer it would have been around if these groups didnt step in, he added, explaining that the building has glaring structural issues, such as missing portions of the roof, which would have led to the buildings deterioration and eventual demolition.

That would be cause for celebration enough, but it also shares a complex with two of the city's finest culture-vulture establishments: Twist & Shout music trove and the Tattered Cover Book Store. There's a parking garage. The eats nearby are plentiful. Have a cocktail at Henderson's Lounge, named for Ron Henderson, co-founder of the whole shebang. My haven away from the crowds? Cafe Max on East Colfax between Josephine and Columbine streets. Bring a fest ticket stub during happy hour and they'll hook you up with a discount on select wines and beers. Sie FilmCenter, 2510 E. Colfax Ave.

    Spending time on the red-carpet? The Buell Theatre, located in the Denver Performing Arts Complex, serves as red-carpet central this year. If you headed to "5 to 7," "The Imitation Game," or closing night's "Like Sunday, Like Rain," you're in luck. There's a parking garage at the complex. Food and drinks high-end and humble abound. Some faves within a five-minute stroll: The Corner Office in the Curtis Hotel, Backstage Coffee, and Limelight Supper Club and Lounge.

    Take advantage of the pleasures of the Pavilions. Since the film society's move from the Auraria campus, this multiplex on the 16th Street Mall has turned out to be a tremendous boon. It allows for congregating, which is essential to the fest-going experience. There's four-hour validated parking for the theaters. There are plenty of restaurants and bars nearby. Personal faves: Novo Coffee on Glenarm between 16th and 17th and Cook's Fresh Market on Glenarm and 16th. Maggiano's and Lime cantina are both at the Pavilions. New additions to try: Grimaldi's pizzeria. Hoping the plant-based chain Native Foods opens in time. The UA Denver Pavilions, 500 16th St.
