Comment: This is a RFP for 3 bathroom repair projects (pictures of old & new fixtures, & specs are available). Project #1 involves replacing a bathroom washbasin fixture & faucet; and installing a single vanity. My guess is its an American Standard sink. The sink is the middle fixture in a one wet wall bathroom. It is the original fixture in this apartment that was built post- WWII. The hot water has consistently leaked, even before I occupied the apartment more than 30 years ago, which is evident from the extensive rust damage to the sink, and the hot water faucet can no longer be turned off via the spoke handle or the shut off valve. In fact, the shut-off valve knob recently broke off. Dimensions: 22 W; 31 H (Front); 36 H (back, against wall); 1 H between back of sink and bottom of inset ceramic fixtures, i.e. toothbrush and cup/soap holder; 19 D Keeping in mind how old the fixtures and fittings are, this project may also involve replacing fittings: supply pipes, tra

The Best Remodelers in Hudson County NJ Are the Ones Proven Safe To Hire The state of New Jersey requires only that remodeling contractors in Hudson County NJ be registered with the state as Home Improvement Contractors in order to do residential remodels, with no test or exam as to ability or knowledge, so there is no state standard for competency and reliability.
So obviously the state registration for remodelers is no guarantee that any particular remodeling contractor in Hudson County NJ is even competent, is doing business ethically, providing value, or satisfying their customers.
This makes it all the more significant that all remodelers in Hudson County NJ who bear The Prime Buyer's Report-TOP 10 symbol have been cleared by our research staff as passing all the requirements for Prime Buyer's Report-TOP 10 status such as survey phone calls to previous customers to verify high satisfaction, good complaint record, verified state registration (for residential), verified worker's comp and liability insurance, only employees legal to work in the U.S., and more.
Signs of the Best Remodelers in Hudson County NJ:
SPECIFIC EXPERIENCE WITH REMODELS A remodeling project, whether home improvement or commercial remodeling, is often more complex than building from scratch. First, the remodeling contractor has to work within the limitations or peculiarities of the existing structure. Second, it's common for surprises to come up during the remodel, because some things can't be known until walls or ceilings are opened, floors taken up, etc. exposing hidden factors. The best remodeling contractors in Hudson County NJ are those with the experience to forsee these possibilities and the honesty to explain them to you at the outset, particularly, how it can affect the final cost of the remodel.
RESPECTFUL Respect and consideration for the customer are also hallmarks of good remodeling contractors since remodels often require work done while the customer is working or living in the space. For this reason, communicating their expected work schedule to you all along the way, keeping to it, or giving you notice on occasions where they can't, are all characteristics of the best remodeling contractors. Some remodelers in Hudson County will even bring portable toilets for the use of the crew to avoid their use of your washroom (or your bushes). A customer living on site during a home remodeling proejct should expect some inconvience during the project, but again, respectful remodeling contractors will keep the potential inconvience to the minimum possible.
CLEAN Attention to keeping the work site as neat as possible throughout, and cleaning thoroughly at the end of each day, like vacuuming dust and putting materials away, are behaviors that set some remodeling contractors far above the rest and result in much higher customer satisfaction with the finished project.
SAFE Home remodelers should know their crew well and be able to vouch for them as trustworthy especially when that crew has access to your home or family.
DETAIL Of course attention to detail is important for quality work, but detail is critical right from the beginning with the cost proposal they prepare for you. Such a bid should detail the exact brands, fixtures, types of materials and amounts of each. If not, the bid might be quoting only the cheapest options so that later when you find out once the project is underway and you request better substitutions, the cost goes up. So good remodelers will go over those options with you before submitting a written proposal, and include your specific choices, and their costs, in the written bid.
Home Remodelers in Hudson County NJ Add Value Remodeling contractors in Hudson County NJ perform many aspects of home repair or specialized home remodeling. A straightforward way to add value to your home is to remodel areas where dated technology and style are most glaring.
Not only are home improvement companies in Hudson County NJ able to make an existing space appear larger, they can also create space by shifting square footage to one room from another or by doing a home addition. Finishing a basement is a great way to get extra living space without a home addition, or perhaps a wine cellar.
Other home remodeling contractors specialize in just certain aspects of home improvement like carports and patio covers, sunrooms and screen rooms in Hudson County. But even contractors building patio covers or sun rooms in Hudson County must be state-registered contractors.
Whether it's a big family room with a new fireplace or a new guest room, office, granny unit, garage, sunroom, patio cover, patio enclosure, screen room, carport, wine cellar, second story addition, or even a complete reconstruction of an older house, use the above list of home remodeling companies in Hudson County proven through independent research as safer, more reliable, and who provide more value.
Added Value From Basement Finishing by Basement Remodelers in Hudson County NJ Many homeowners have gotten additional value and a higher quality of life from their home with basement finishing in Hudson County NJ done by experienced basement remodeling contractors. It's an immediate increase in living space often for less cost than a home addition. But the basement remodelers in Hudson County NJ must be experienced with the specifics to basement finishing, such as moisture control, checking floor joists, proper and safe ventilation, and what it will take to get a basement remodeling project to conform to local building codes for a space that is often starts as non-conforming. The best basement remodeling contractors in Hudson County NJ will be able to show you previous finished basement remodeling projects.
Increased Popularity of Patio Enclosures, Sunrooms & Patio Covers in Hudson County NJ
Changes to more comfortably enjoy your outdoor space or to bring facets of the outdoors to an inside space are increasing in popularity. Patio cover companies and sunroom contractors in Hudson County are frequent choice.
A sunroom, sun lounge, sun porch or sun parlor is a portion of the home provding enjoyment of the sun and the view while avoiding adverse weather such as wind and rain. They also go by the terms patio room, solarium, conservatory, patio enclosure or Florida room. Some are designed with the view as the priority, others are intended to collect sunlight for light and warmth.
Patio enclosures and patio covers are another option. Patio cover companies build a roof with supports to cover a patio. Patio covers provide protection from rain and shade. If such an area is also surrounded by screens, it may be referred to as a screen room.

Garage Additions | Comments Off on TOP 10 Remodeling Contractors in Hudson County NJ The …
By Mark J. Donovan
After I finally made the initial decision to build my garage addition I then spent a couple of weeks sketching it out and designing it.
One of the toughest issues I had early on with my plans was figuring out the appropriate size for my garage addition. Fortunately I chose to go big. Well, at least moderately big. The dimensions of my garage addition were 26 feet by 24 feet. This size garage has enabled me to easily park two cars in it, as well as a workbench, lawnmowers and snow blowers, and a whole host of other items.
Roof lines and the elevation of the garage floor were other major concerns when I was designing my garage addition. I had to work out a roof pitch that was the same as the main home and to set the garage addition at an elevation such that the garage addition did not intersect any of the upper windows on the main side body of the house.
After I completed my garage addition plans I contacted a few home remodeling contractors and had each one come out to my home to review the plans and take a look at my proposed building area.
Once I had settled on which contractor I was going to hire I fleshed out my garage addition plans a bit more. I included detailed framing information and desired building materials such as specifically what type of garage doors I was looking for. I also added more specific details for the bonus room above the garage, details such as the location of knee walls, a closet and a full dormer. I then presented my final plans to my contractor and he gave me his final bid, along with a contract for me to sign.
A couple of weeks later we broke ground on the project. The excavator dug out the foundation hole, and the foundation contractor poured concrete footings, walls and eventually the slab floor.
Once the garage addition was buttoned up tight, I parted ways with my contractor as planned and I took over getting the rest of the project completed.
Fortunately I had an uncle who was an electrician and did all the rough electrical work for me. I did all of the insulation and then called in drywall contractors to hang the drywall and tape and mud it. They do such a good and fast job that I felt it was well worth paying a bit more to have them do this dirty, yet artistic work. I also paid to have them prime and paint the walls.
Once the drywall installation was complete I took over and did all of the interior trim installation and finished electric. After I had finished the electric I had my uncle come over and check my work before calling in the building inspector.
The finished trim work was fairly extensive. Besides door and window trim, along with baseboard trim, I had to install railings. Suffice it to say I was busy every night after work and on the weekends for about a month doing the finish work. Fortunately I had a good miter saw and had some previous experience doing finished carpentry work. After the finished trim work was done I then called in the carpet installers and installed carpet in the garage additions bonus room. In addition, I then installed garage door openers on each garage door.
Lastly, I called in the building inspector for the final inspection. I had previously called him in several times earlier in the project to check the framing, rough electric, and insulation tasks.
The total garage addition costs came in around $30K, thanks to my willingness to put in some serious sweat equity. If I had let a general contractor do the entire project turn key, it would have cost me $50K, at least thats what the initial quotes were coming in at. Admittedly, those figures were from the early 2000 time frame. Today, to have a garage addition built of the same size, again which included a bonus room above it, would cost around $75K +/- 20% depending upon where you lived.
Again, even after all these years, I still remind myself how lucky I am to have the garage addition, when driving to work and passing by people sweeping the fresh winter snowfall off their cars in the cold frigid mornings.

Roberts Brothers Construction knows Garage Additions or Garage Renovations can not only raise the utility of your home, but greatly improve the overall home value and set it apart when it comes time to sell.
Our Company has the experience needed to fulfill any garage planrequest including 2 & 3 Car Garages, adding an Apartment above an existing structure and more.
Garages come in all shapes and sizes and they can be an attached garage, attached with double doors, detached garage, or have a breezeway. Even if you already have a garage, Roberts Brothers can help you renovate it to a better space.
Roberts Brothers Construction wants to help you build a Garage Additionthat wont break the bank. With a little help in planning & development from usyoull get from a Custom Garage Addition without adding too much to the price tag.
For Storage Solutions, wecan help you keep costs in line by keeping storage solutions simple. A good approach would be to use metal or plastic storage shelves. These have adjustable shelving and come in a variety of sizes so you can fit them where you have the room. Another option, if your Garage Addition will have 12 feet or higher walls, we can install sheets of plywood to build a platform around 6 feet high over part of your parking area that is great to store sporting gear, holiday items, and others.
Roof Structure: Roberts Brothers Construction knows that most Garage Addition Roofs are held up by standard trusses. These are veryeconomical ranging from $88 each in a length that spans a two-car garage but a downfall is theirdesign blocks the storage space youd otherwise have in the attic. For just $25 more per truss, you can switch to storage trusses, which are open in the middle. Or, for an additional upgrade you can get attic trusses, which allow for a boxed-in upstairs thats easy to outfit with shelves or even use as a bonus room.
Garage Doors: Some Garage Addition Plansprovide for only the main car door and, with Attached Garages, a door into the house. Roberts Brothers Construction can help put in a standard door to your yard as well, so you can retrieve a rake without opening the overhead door.
Garage Windows: In our Garage Additions & Installation process we like to include windows, which make the exterior more appealing and bring in natural light. Thats something youll appreciate, especially if youre planning to use part of the garage as a workshop.
Garage Floor Space: Depending on the room, we recommend building the garage wide enough to allow 4 or 5 feet of space between the car and the walls, which gives you clearance to open the doors plus plenty of easily accessed storage. Adding 2 feet to the width significantly increases usable space but may not add dramatically to the cost.
Workspace: With our experience & design team, we can help you create a Small Home Workshopon the back wall with a simple 2-foot-deep countertop (standard kitchen depth), that can make a good workbench. To help with cost we recommend using used kitchen cabinets that you can find on popular online listing sites like Craigslist, LetGo or Wallapop. For even more simplicity you can use the space below for boxes or bins on rollers.
Power and Lighting: When building a new Garage Addition, electricity is vital. If we are building a Detached Garage Addition, we will more than likely add a100-amp breaker on the houses main panel, a trench to carry conduit to the garage, and a new sub-panel there. We will also need circuits for outlets, interior and exterior lights, and an automatic door opener. If you are wanting motion or daylight sensors for outside lights, we can help with those as well. Our team of Licensed Master Electricians can help with the necessary permits & installation of the complete Electrical System needed to ensure a proper functioning Electrical System.
Walls and Floors:Roberts Brothers Construction knows a thing or two about meeting code. When it comes to building an Attached Garage Addition, we will need to install 5/8 inch thick drywall on the wall shared to the house and add a Fire Rated Door to meet Fire Code. Installing drywall in the rest of the garage is optional but something we highly recommend.
ATTACHED GARAGE ADDITIONS:
When choosing an Attached Garage as your solution, here are a few things to ask yourself prior to deciding the size & functionality.
DETACHED GARAGE ADDITIONS:
For some homeowners aDetached Garage Addition is the ideal choice. We can help you with understanding the architecture of your home to determine if a detached addition is your best bet.
GARAGE RENOVATIONS:
If you have an existing Garage, we can help with renovations to redesign your space and offer more functionality.
GARAGE REMODELING:
Sometimes remodeling your Garage is your best option. Roberts Brothers Construction can help with any Remodeling idea you have & can offer advice and input along the way.
GARAGE CONVERSIONS:

Deciding to build a garage on your property is a big decision. Choosing between an attached garage versus a detached garage can be an even more difficult decision. Attached garage additions and detached garages each have the own unique pros and cons and the final decision often comes down to individual preferences and circumstances, such as how you anticipate using the garage, and the lot size.
What is the Purpose of the Garage
If your main purpose of the garage is to prevent from having to go out in the cold, rain and snow to get to your car, then an attached garage addition is your best bet.
On the other hand, if the garages main purpose is to create a work shop, then a detached garage is the better choice. A detached garage can typically be larger thus making it more amenable for a workshop. In addition, a detached garage also enables you to keep the dust and noise away from the main home. A detached garage also provides additional safety by isolating the main home from fuels, paints, and other hazardous chemicals and products that may be used or stored in the garage or workshop. Moreover a detached garage used as a workshop prevents smelly paint and fuel fumes from entering the home.
Attached versus Detached Garages and Property Lot Size and Shape
Your propertys lot size and shape can play a major factor in helping you to decide between an attached or detached garage. Attached garages often require extending the home out sideways by 20 to 30 feet. Consequently long narrow lots are more conducive to building detached garages. On the flip side, however, detached garages can easily consume valuable land on your property. For example, a big backyard may be completely obliterated by plunking a detached garage in the middle of it.
When contemplating between an attached garage versus a detached garage walk your property, and stake and string out the location for both a detached and attached garage. By using stakes and strings to outline the garage footprints, you can better assess the impact of each garage type on your property. Moreover it can help to determine the appropriate size for your garage, no matter which one you elect to go with.
Its also important to check with your local building inspector and review lot maps before deciding upon what type of garage to go with and where to locate it.
There are various building codes that can and will impact the size and location of your garage, be it an attached garage addition or a detached garage building. For example, there are typically setbacks from lot lines for constructing any type of building on your property. In addition, if there are any easements on your property you will need to make sure you meet the prescribed setbacks from them as well.
Garage Addition Building Cost Considerations
Building an attached garage addition can be less expensive to construct than building a detached garage addition.
With an attached garage addition, the garage is tied into the existing home so there is one less wall to have to construct.
This said, much of the cost savings of building an attached garage addition are lost by having to tie in the garage addition into the existing home. For example, the removal and replacement of house siding and the tying in of roof lines can quickly mitigate any cost savings associated with building an attached addition.
Building a detached garage, on the other hand, is like building a new home. Consequently its a bigger construction project. A detached garage is a standalone structure that will require at least electricity coming into it, and possibly plumbing and gas lines. A detached garage addition needs a foundation, all four walls, as well as the roof.

Final Considerations
Regardless of whether you choose to go with an attached garage or a detached garage make sure that you properly insulate it and include plenty of electrical lighting. Also, make sure not to skimp on size. You only get one shot to build your garage and the last thing you want to do is build it too small. Remember that a garage is often used for storing many more items than just cars. In addition, even if you build an attached garage addition for mainly storing automobiles and yard items, chances are youll want to use a portion of it for a small workshop. So again dont skimp on size with your garage design plans.
Lastly make sure to incorporate at least one standard utility door in your garage. This way you dont have to necessarily open a garage door just to walk out of your garage. A utility door can save you a fortune in energy bills if you plan to heat your garage during the winter months and anticipate using the garage as a main form of ingress and egress to the home.
For more information on building a garage addition see the Garage Addition Bid Sheet from HomeAdditionPlus.com. The Garage Addition Bid Sheet includes an extensive questionnaire (Request for Quote) that a homeowner can provide to prospective general contractors and subcontractors for bidding the garage addition. In addition, the Garage Addition Bid sheet also includes estimated costs and time intervals for constructing a garage addition as well as a list of key home material manufacturers. Finally, the Garage Addition Bid sheet includes an extensive set of helpful tips and advice on making sure the garage addition is built properly and on time and budget.

If you want to build a garage addition that wont break the bank, dont go overboard on creating a showcase car barn. With a little planning, you can add smart, useful details that maximize the benefit youll get from a basic garage addition without adding too much to the price tag. Here are some great ideas for low-cost garages:
Layout and Design
Roof: Most garage roofs are held up by standard trusses. Theyre economical about $88 each in a length that spans a two-car garage but their design blocks the storage space youd otherwise have in the attic. For just $25 more per truss, a total upgrade of about $350, you can switch to storage trusses, which are open in the middle. Or, for an upgrade of about $1,000, you can get attic trusses, which allow for a boxed-in upstairs thats easy to outfit with shelves or even use as a bonus room.
Doors: Some garage plans provide for only the main car door and, in attached garages, a door into the house. Youll be happier if you put in a standard door to your yard as well, so you can retrieve a rake without opening the overhead door. A basic pre-hung steel door costs around $140; add $40 for one with a window.
Windows: Try to include windows, which make the exterior more appealing and bring in natural light. Thats something youll appreciate, especially if youre planning to use part of the garage as a workshop. Generously sized vinyl windows with insulated glass start at around $120.
Floor space: If you have room, build the garage wide enough to allow 4 or 5 feet of space between the car and the walls, which gives you clearance to open the doors plus plenty of easily accessed storage. Adding 2 feet to the width significantly increases usable space but may not add dramatically to the cost.
Storage Solutions
If you want to keep costs in line, keep storage solutions simple. Inexpensive ($50 to $150) metal or plastic storage shelves have adjustable shelving and come in a variety of sizes so you can fit them where you have the room. Or, if your garage has walls 12 or 13 feet high, you can use a few two-by-fours and sheets of 3/4-inch plywood to build a platform about 6 feet high over part of your parking area to store sports gear, holiday decorations, and other bulky things.
Workspace
If you want a small home workshop on the back wall, a simple 2-foot-deep countertop (standard kitchen depth) makes a good workbench, especially if you add a vise. For storage, recycle used kitchen cabinets, found through online listings or stores that sell used building materials. Or you can simply use the under-counter space to roll in boxes or bins on casters. You can also mount heavy tools on rollout stands.
Power and Lighting
Youll need to run electricity to your new garage. If the garage is detached, that probably means adding a 100-amp breaker on the houses main panel, a trench to carry conduit to the garage, and a new sub-panel there. Youll need circuits for outlets, interior and exterior lights, and an automatic door opener. You might want motion or daylight sensors for outside lights and a three-way switch for overhead fixtures so you can turn them on and off at different doors.
For general lighting, use energy-efficient fluorescent tubes; fixtures with 4-foot bulbs and plastic covers cost about $55 each. You need at least one over each car bay. For bright light throughout a two-car garage, use nine fixtures spaced evenly in three rows.
Walls and Floors
To meet fire code with an attached garage, youll need to install 5/8-inch-thick drywall on the wall shared with the house, and a fire-rated door. Installing drywall in the rest of the garage is optional.
Figure about $1.20 per square foot to install drywall, including taping and finishing; double that if you also want the walls primed and painted. If you want a finished look on the concrete floor, options include an epoxy coating (about $150 per car bay if you do the job yourself) or garage floor tiles. Those made of a rubber-polypropylene mix, such as Diamondtrax (about $4 per square foot), ease strain on your legs and feet, while tiles with small perforations, like the ones made by Tylon (about $2.50 per square foot), allow mud and water to drain through.

Maybe youre tired of getting drenched as you dash to your car on stormy days. Or you dream about having more space for storage, a workshop, a home gym, a kids play area, or even an office.
Before you can decide whether to go ahead with a garage addition project, youll need to make a few decisions.
Zoning and Code Restrictions
The first step is to determine whether its physically feasible to fit a garage on your lot. At your local planning department, find out how close you can build to the edges of your property. Also ask about any special restrictions that apply to garages; some communities require deeper setbacks on sides with doors, for example.
Local rules might also govern driveway design, wall or roof height, and the total amount or percentage of your lot you can cover with impervious surface (roofs and pavement). Local architects and builders usually keep on top of these requirements, as do lumberyards that sell packages that contain garage plans and materials.
Attached or Freestanding?
One big decision is whether to attach the garage to your house or build it as a separate structure. An attached garage usually costs less, and it wins on convenience. You stay dry, save footsteps, and its easier to use part of the space as a pantry, mudroom, laundry area, or other extension of your house. If youre concerned about security, an attached garage lets you tap an opener and drive right in without setting foot outside.
But a detached garage also offers advantages, especially if you add a breezeway connector to shelter against the weather. A separate structure keeps exhaust fumes and the dust and noise of a workshop out of your house.
Size Requirements
The humble garage in Palo Alto, Calif., where Bill Hewlett and Dave Packard helped launch the electronics industry, is just 12 feet wide and 18 feet long. It was fine for a 1917 Ford Model T. But cars today are much bigger, so garages are, too. For a single car, figure on at least 14 feet by 20 feet. You can build a two-car garage as small as 20 feet by 24 feet, but youll be happier with an extra 6 or 8 feet in length and width.
Access and Traffic Flow
If youre adding a garage, you also need a driveway. In older neighborhoods, narrow side-yard driveways are sometimes just 8 feet wide. In newer areas, single-car driveways are at least 10 feet wide, and up to 14 feet when there are obstructions on either side that could scrape an opened car door.
Two-car driveways should be at least 20 feet wide, and up to 24 feet if the sides arent clear. If you plan to park in front of the garage, allow at least 20 feet between the sidewalk and the garage door. (Your city might let you reduce this distance if you use an automatic door opener.) Even if you arent required to include a turnaround area, working one into your plan may be a good idea, particularly if you have a long driveway or live on a busy street. At minimum, you need an area 10 feet wide by about 12 feet deep to back the car into for a turnaround.
Relationship to the House
A garage should look like an accessory to a house, not dwarf it or turn it into what some people call a snout house, where all you see on the front is the garage door. Its a lot easier to get the scale right if you build a detached garage. But if you have to tack a big garage onto a modest-size house, there are ways to minimize the visual impact. For instance, setting the front farther back from the street than the main entrance to the house makes the garage seem less dominant.
If possible, face the garage doors to the side and add windows and other house-like details to the front wall. If the doors must face the street, a roof overhang that matches the style of your house will help. Two one-car doors look less overwhelming and more interesting than a double door.
