    Fever 333 Record + Release New Song in a 24-Hour Period – Loudwire - March 7, 2020 by Mr HomeBuilder

    Fever 333 dropped a rallying cry of a new song called "Presence Is Strength" on Tuesday (March 3), and the politically charged track was recorded and released in just 24 hours. Not only that, but the band's high-energy frontman, Jason Aalon Butler, released a solo tune called "Bulletproof" at the same time.

    Fans paying attention to Butler's Instagram Story early in the week were privy to the process behind Fever 333's latest anthem. On Monday (March 2), the singer shared videoswhile recording his vocal takes accompanied by bandmates Stephen Harrison, Aric Improta and producer John Feldmann.

    Listen to both songs down toward the bottom of this post.

    On Monday,Butler explained the thought process behind recording and releasing the fresh Fever 333 song within a day. Motivated by Super Tuesday's presidential primary elections in the United States, the activist frontman indicated that the effort would arrive in time for the primaries the following day.

    When it did, listeners found the single sharing sonic space with "Bulletproof," a new solo selection from Butler himself. A bit slower paced than "Presence Is Strength," the song still presents the musician's signature rhythmic singing style amid a soundscape of distorted instruments and propulsive percussion.

    Butler highlighted both tracks with a statement on Wednesday (March 4), saying he felt that each song was "more than just music.""Presence Is Strength" follows 2019's non-album Fever 333 singles, "Vandals" and "Kingdom." The band's debut albumStrength in Numb333rswas released in January oflast year.

    I've been working as hard as possible on being as creative, inspired, artistically courageous and as efficient as possible. Yesterday I released two tracks I had a hand in making (solo + @fever333 one of them was written recorded mixed mastered and released in 24 hours. Due to the process, I feel they were more than just music. I feel they exhibit the capabilities we have and what we can achieve even when it seems like something we can't or even something we 'shouldn't'. The only way I could have accomplished getting these tracks out was to believe I could and that I should. So that's what I did. I guess what I'm trying to say is please do not allow these limiting constructs that have been put in place new you from at least fuckin trying to make shit happen. Create. Attempt. Dare. Risk. Whatever we can do a lot more than they've led us to believe. Let's do it. Whatever it is.

    Wilton grand list sees 0.78-percent increase

    There was good news on the grand list front for Wilton, following last years decline.

    Wiltons 2019 grand list has increased by 0.78 percent. It stands at $4.285 billion, up from $4.251 billion in 2018, a difference of $33,328,535.

    The grand list decreased 2.8 percent last year, when properties faced revaluation.

    First Selectwoman Lynne Vanderslice attributed the 2019 grand list increase to commercial growth and inclusion of a few new residential houses and permitted remodeling/additions.

    Commercial growth included a new addition and parking garage at ASML at 77 Danbury Road, and completion of Sunrise of Wilton, a new assisted-living facility at 211 Danbury Road.

    Nearby, New Canaans grand list increased by 0.74 percent, similar to Wiltons, Ridgefields grand list increased by nearly 1 percent and in Darien the increase was 0.96 percent. Westons grand list increased by just 0.1 percent.

    The grand list represents the assessed value (70 percent of market value) of all property real estate, personal property and motor vehicles in Wilton from Oct. 1, 2017 through Oct. 1, 2018. It is one of the tools the Board of Finance will use in figuring the mill rate for fiscal year 2020-21.

    Wiltons 0.78-percent grand list increase comes from commercial and residential real estate values, which were up 0.77 percent; personal property which was up 1.58 percent; and a 0.24-percent increase in motor vehicle values.

    The top 10 Wilton taxpayers on the 2019 grand list are:

    1. CT Light & Power Company, assessed at $102,045,220.

    2. Teachers Insurance & Annuity Assoc., assessed at $63,600,110.

    3. ASML US LLC, assessed at $59,957,590.

    4. Avalonbay Communities, Inc., assessed at $52,524,280.

    5. Wilton Campus 1691 LLC, assessed at $29,022,980.

    6. Wilton 50 LLC, assessed at $19,896,610.

    7. Wilton 40 LLC, assessed at $18,485,740.

    8. Wilton River Park 1688 LLC, assessed at $16,791,460.

    9. Wilton Retirement Housing LLC, assessed at $16,708,260.

    10. Sunrise of Wilton Prop Co LLC, assessed at $15,564,270.

    Due to higher assessments for renovations and improvements, ASML moved from fourth to third on the list. And Sunrise of Wilton moved into the top 10, displacing I Park Norwalk II LLC.

    DeBary calls timeout on apartments on city’s south end – The West Volusia Beacon - March 5, 2020 by Mr HomeBuilder

    Concerned that the southern part of their city could be overloaded with apartments, DeBarys leaders have put a temporary halt on new multifamily housing projects around the citys SunRail station.

    The City Council Feb. 19 unanimously approved a moratorium on new apartment-only projects in the transit-oriented development district, near the SunRail depot.

    Our vision for that area is mixed-use, City Manager Carmen Rosamonda said. The commercial corridor could be eaten up with apartments.

    Rosamonda added commercial development will be needed for a growing population.

    For at least the next seven months, proposals for single-use multi-family housing, with no retail or office additions in the TOD will be on hold, while planners consider new standards and regulations for development and build-out in the district.

    The vision of the community is [that] this would be mixed-use, Mayor Karen Chasez said. This is the sentiment of the community ... the sense that we have to get this right. ... I do think a pause is the right thing.

    The moratorium will be in effect until Sept. 25, unless the council lifts it sooner.

    The ordinance allows the City Council to terminate it earlier, City Attorney Kurt Ardaman said. You have that authority.

    City leaders are aiming to ensure there is a balance and blend of other types of development in what is supposed to be a vibrant village or downtown-type center with events that will draw patrons from a wide area.

    The moratorium is important so that we can have smart growth, Council Member Patricia Stevenson said.

    Rosamonda added DeBary needs retail stores and offices to provide goods and services for those living in the city now and in the future.

    Build it right the first time, he said, so that the downtown center will become a destination.

    In a report from city planning staff given to council members, city staff put a fine point on the problem.

    Most contact [city] staff is having from potential developers is for apartments only, the summary reads. Single use developers are more prevalent, and therefore more likely to approach DeBary Staff. However, mixed-use developers, while less frequent, do exist and may be a more appropriate fit in this area.

    The report went on to say that, if left unchecked, residential-only development could choke out commercial and mixed-use development around the station.

    Currently, one apartment complex, Integra 289, is now under construction in the TOD area, but city officials say there is interest in more multifamily development within the district.

    Just before the council enacted the moratorium, the city received a proposal to build an apartment complex on the site of Clayton & Sons Garage, an auto salvage business at 721 S. Charles Richard Beall Blvd., DeBarys name for its segment of U.S. Highway 17-92.

    Theres no appetite for commercial on this site at all, developer Lara Swanson told the council, in defense of more housing as necessary for future retail development. Commercial follows rooftops; there are not enough rooftops.

    Swanson noted Clayton & Sons 14-acre parcel is a brownfield, whose soil is likely contaminated by automotive chemicals that would have to be cleaned and treated before any redevelopment could occur.

    The TOD area encompasses about 200 acres, mostly privately owned, that leaders see as the future core of DeBary. DeBary, the TOD districts proponents say, will draw visitors and businesses if the area is developed to its full potential.

    As matters now stand, Rosamonda said, city planners say as many as 3,825 homes both single-family and apartments may be built in and adjacent to the TOD district.

    That number includes homes to be built in The Junction, a mixed-use project set to be developed on 64 acres owned by Steve Costa on the southeast corner of U.S. Highway 17-92 and Dirksen Drive.

    In addition, there may be as many as 4,000 other homes within a 2-mile radius north of the TOD in the near future. That number includes some existing homes, Rosamonda said.

    As far as the automotive tv show industry goes, there have been quite a few shows with their hearts in the right place, that have sharedtheir passion and authenticity with their viewers, showing that cutting corners is noviable way to build up a reliable and entertaining show.

    On the other hand, there have been numerous others that have tried to improvise their way through the industry, which only led to backlash and hate from the community. With that being said, here are 10 of the fakest car tv shows out there, and 5 that are undoubtedly genuine.

    You'd expect an automotive TV show to actually tackle cars and everything else related to them, but that's not that case when it comes to Counting Cars.

    Airing its first episode back in 2012,the show is better of as "Counting Problems" as theconstant bickeringand drama the host of this show and his crew get into are countless, and, to be frank, boring and stale. And so are this series' episodes of everything you don't wanna see in an automotive tv show. Miraculously lasting 8 seasons, the show aired its last episode in 2018, and there have been no updates since then on whether or not the show will resume.

    What is unarguably one of the worst automotive TV shows, Pimp My Ride checks off all the red flags. From disrespecting their participants, to scripting several parts of the show, the whole thing was nothing more than a masquerade hiding behind gimmicky customizations that had little to no actual functionality.

    The show hosted by rapper Xzibit would remodel the cars, adding severalgimmicks to them, from your mainstream things like TVs and sound systems to the more bizarre additions such as full-sized pool tables and cotton candy machines. These customizations took long periods of time, often violated safety regulations, and had no use for the actual functionality or performance of the car.

    It takes more than just two know-it-all mechanics to entertain an entire nation. It may be true that the show and the hosts are all about cars, but you have to keep in mind that this is the entertainment industry, and failing to entertain people doesn't go well in showbiz.

    Airing their first episode back in 2001, and with a very low rating of 3.4/10 on IMDb, we're surprised the show has managed to last till now. For a show that tackles a lot of fast cars, they sure do know how to make your time go by slow.

    You really hate to see an automotive TV show that had potential turn into another Keeping Up With The Kardashians reality show, and that's exactly what happened with Desert Car Kings. What started out as an insaneand interesting idea to restore vintage cars, quickly turned into yet another family feud.

    The show would go on to last one season, as most of whatever cars the family actually repaired when they weren't too busy arguing lacked life and charisma, which quickly made the show dull and unentertaining to watch. This is one of those shows that has you wondering what it would've been like under different production.

    You know a show is not destined for greatness when they have to spell the word "cars" with a z. Graveyard Carz was never expected to blow up. Especially taking into consideration the crew's extremely narrow field of experience, dealing exclusively with 1960-1970 Chrysler muscle cars.

    With a slogan like "It's Mopar or No Car," we're surprised the show is still airing. If you find entertainment in one-trick wonders, then this show would be perfect for you.

    Despite having a unique and entertaining idea, where the show ventures into the streets of Oklahoma to capture the street racing scene, the execution wasn't quite there. A lot of the show's parts felt overly scripted, and a lot of the viewers were complaining that the show's host failed to show genuine brotherhood towards his crewmates and friends.

    A combination of celebrities and cars, Unique Whips was all about remodeling and customizing vehicles for people like Lebron James, Chris Brown, and 50 Cent.

    You'd think a show like this would be great, but unfortunately, it's not. It was repetitive most of the time and didn't provide any entertaining car-related content. It failed to balance its focus between celebrities and cars, which ended up ruining the automotive vibe and made it feel like another celebrity reality show.

    This show deserves some credit as the idea and the results are amazing. If you appreciate the charm andelegance of these six-wheeled beauties, then you're bound to like some of the makeovers on Trick My Truck.

    The show features a crew that remodels and customizes trucks of selected drivers. Sadly, the process of these makeovers and customizations isn't shown, making the series more of a talk show rather than an automotive one.

    Wrench'd is a perfect example of what an automotive TV show shouldn't be. The self-proclaimed "visionary in his field" host Justin Nichols is considered rather pretentious by his peers in the community.

    As someone who's supposed to be a car expert, Nichols sure messes up a lot of the times and oftenhas no idea of what is going on. Just goes to show how "acting" isn't enough to run a successful tv show, especially when it comes to cars.

    Considered to be the "world's worst car tv show" by Drive Tribe, Caffeine And Octane certainly fits the description. Whether it's the ingenuine camaraderie between the hosts or the fact that the show tries to copy content from other better-known shows in the industry, it'sjust a disappointment all around.

    Moreover, the show focuses more on the hosts talking rather thanentertaining car-related content. It definitely isn't a show worth spending time watching.

    The Grand Tour was created as a result of previous Top Gear host Jeremy Clarkson being fired from the British production. This show is a great display of genuine camaraderie as Jeremy's previous co-hosts from Top Gear followed the automotive enthusiast and expert to Grand Tour.

    The show exhibits very entertaining automotive content and provides a friendly competitive atmosphere in which the hosts compete against each other to win challenges in exotic rare cars.

    Being a personal favorite, Chasing Classic Cars is probably one of the best shows for all of you classic car fanatics out there. The passion and love for classic cars that the show host Wayne Carini has are enough to maintain his viewers' attention, interest, and love.

    The show that focuses on winning classic car bids at auctions and restoring them to their former glory, understands the importance of showing its viewers the restoration process which makes the show all around even better.

    The show is quite entertaining as it goes into different aspects of the automotive world, as well as cover the stories of different peoples' car collection, from celebrities to your everyday folks. It also doesn't lack in comedy taking into consideration that Lenon is a stand comedian, which gives the show that nice little finishing touch to it.

    The Overhaulin' crew repair, customize, and remodel broken down cars of unknowing deserving people such as returning veterans. The emotions and interactions on this show are heartwarming and tearjerking, which adds that personal feel to it. The crew did a great job connecting with their viewers, which brought the show success for nine beautiful seasons.

    Great Notion Brewing, the pioneer known for popularizing New England IPAs in Portland along with boundary-pushing culinary-style beers, this weekend opens its new westside location.

    The Cedar Mill taproom, at 230 N.W. Lost Spring Terrace, will hold a grand opening with ribbon cutting at 11 a.m. then complimentary barbecue.

    The Beaverton location features 20 taps, a limited, barbecue-focused menu, and beer to go. The location includes 2,000 indoor square feet with rollup garage doors leading to a stone beer garden.

    We really like the Timberland shopping center because it doesnt have that old strip mall vibe, said Ryan OConnor, vice president of operations. The wood, stone and metal really echos our Alberta and NW 28th locations.

    Great Notion, which opened in Northeast Portland in 2016 and expanded to outer industrial Northwest Portland a year ago, is planning a fourth location, which is scheduled to open this summer in Seattles Ballard neighborhood.

    Fanzine IPA, the recent gold medal winner in the American IPA category of the Oregon Beer Awards, was released this week at Grains of Wrath in Camas, and parties are planned in Vancouver and Portland.

    The collaboration between Fort George Brewery of Astoria and Grains of Wrath Brewing in Camas will be celebrated tonight at Tap Union Freehouse in downtown Vancouver, then Saturday at Roscoes in Southeast Portlands Montavilla neighborhood.

    Both parties are from 5 to 8 p.m. Roscoes is at 8105 S.E. Stark St., and Tap Union is at 1300 Washington St. #200.

    The makers of the West Coast IPA described it thusly: A piney bitterness backs up the heavy hop additions, with grapefruit and other citrus notes. Mild sweetness from the malt bill lingers with a taste of orange juice.

    Little Beast Brewing on Saturday will release the 2019 vintage of Dream State, whose predecessor earned a spot in The Oregonian/OregonLives 2019 ranking of Portlands top 10 beers.

    The maker of fruited and funky farmhouse ales will release this years version at noon at its tap house, 3412 S.E. Division St.

    For the first time, the brewery will offer vertical tastings of the foeder-aged ale with strawberries, pouring 2017, 2018 and now 2019 vintages.

    Gigantic Brewing on Saturday will sell the last of its limited edition Hellboy collectors boxes, featuring all six Hellboy beers.

    The Hellboy series, based on the popular horror comic-book character created by artist Mike Mignola, includes:

    The collector boxes sell for $99 and include limited-edition 6x9 prints of each label and a tap-handle magnet for each character. Fifty-eight of the original 666 boxes remain.

    Sales of the last of the boxes will begin at noon Saturday at the Southeast Portland brewery, 5224 S.E. 26th Ave.

    The Thirsty Monk, a Belgian-beer focused bar in Southeast Portland, will reopen this weekend after closing for three weeks to remodel and incorporate Tight Tacos, a former food truck, into the bars kitchen.

    Tight Tacos had been a mainstay at Growlers Taproom at Southeast Hawthorne Boulevard and 32th Avenue, but it was forced to find a new home after the taproom closed because of a landlord dispute.

    Thirsty Monk CEO Barry Bialik said the bar will shed a few more remnants of its former European soccer bar vibe and incorporate elements of the Tight Tacos branding. The brewery taproom will reopen at 11 a.m. Saturday with Thirsty Monk taps only, craft cocktails and of course, delicious tacos from Tight Tacos.

    Thirsty Monk also has pubs in Asheville, North Carolina, where it was founded, and Denver, and it brews Belgian-rooted modern ales at those locations, as well. It opened in Portland in 2018 in the former home of Bazi Brasserie.

    Belmont Station, the longtime Southeast Portland beer bar and bottle shop, is Oregons sole candidate for USA Todays readers choice Top 10 Best Beer Bars annual ranking.

    2020 Nissan Patrol Ti review | Size, Versatility and Tech – Drive - February 28, 2020 by Mr HomeBuilder

    Autonomous emergency braking (AEB) is now standard across both model grades in the Patrol range, and the AEB system also features pedestrian detection. In addition, the updated Patrol also gets rear cross-traffic alert, adaptive cruise control, lane-departure warning and blind-spot monitoring.

    Further standard equipment highlights for the entry-level model on test include: satellite navigation, electric front seats, surround-view monitor, leather seat trim and steering wheel trim.

    Using the term entry level is a bit of a misnomer given the luxurious feel and build quality you get with the Patrol, but the fact remains that we have the most affordable Patrol on test in the CarAdvice garage.

    So here weve tested the Ti, which starts from $75,990 before on-road costs, and you can of course step up to the Ti-L, which starts from $91,990 before on-road costs. Even though pricing for both models has crept up slightly with the facelift, its hard to argue the value-equation point given comparable competitors cost a whole lot more.

    The age-old battle has always been Toyota versus Nissan in this space, and that hasnt changed despite the fact that this-generation Patrol has never had a diesel engine to take the fight toe-to-toe to Toyota. Still, price comparisons are inevitable.

    Of course, theres no longer a petrol LandCruiser 200 Series; however, the diesel range starts from $80,190 for the base GX, while GXL starts from $91,890 before on-road costs. The VX starts from $102,590 before on-road costs, and the range-topping Sahara starts from $123,590 before on-road costs.

    Given a Ti as tested here feels like a GXL, if not a VX, theres a fair win to the Patrol simply in dollar terms against its closest natural competitor. Youd still opt for a diesel if youre setting off on a lap around Oz or doing some remote-area touring, but for most buyers, a petrol makes just as much sense as a diesel engine.

    Theres no doubt that the Patrol lost sales to the 200 Series given it lacked a diesel engine option, but its luxurious cabin and primo positioning probably cost the Patrol some credibility among off-roaders, too. Which is a shame because it remains a formidable off-road performer. It just happens to tackle off-road work in consummate luxury.

    The safety updates are quite obviously crucial to buyer appeal, theres no doubt about that, but most potential buyers will first notice the new styling. The headlights are new, as is the grille, the tail-lights and the alloy wheels.

    Unfortunately, Australia wont get the impressive new dual-screen infotainment system we saw in launch images from overseas, nor do we get the updated infotainment system that features Apple CarPlay and Android Auto. Those additions would make a good thing even better, its hard to argue that case, but the ageing system that Nissan moves on with works reliably.

    The 5.6-litre petrol V8 is a powerhouse and generates 298kW at 5800rpm and 560Nm at 4000rpm, and is mated to a seven-speed automatic transmission. What the V8 does do is get a big hefty SUV up and moving with pretty sharp focus. The gearbox plays its part, too, with well-spaced ratios and smooth shifting capability.

    The Patrol gets off the mark quicker than you expect, and the whole drive experience is a lot more rapid than you might be expecting, too. It rolls up to freeway speed with almost comical ease, such is the creamy nature of the way the V8 generates power. Its quiet and refined you know there is a V8 under the massive bonnet, but it doesnt make the usual rumble that you might be accustomed to. Find one on the net with an exhaust on it, and you might be considering fitting exactly the same thing to your Patrol. It sounds tough as nails.

    The ADR fuel claim is 14.4L/100km on the combined cycle. We saw an average of 16.9L/100km during our time with the big SUV, with genuine efficiency on the freeway evening out the thirst in traffic around town. Youll see the figure drop below 10.0L/100km on a prolonged freeway run, but countering that, if youre going nowhere in traffic for long periods, it will creep up around the 20.0L/100km mark.

    Now, there is an efficiency argument to be had, of course, but if you round our average up to 17.0L/100km, thats only 4.0L/100km more than our 13.0L/100km average from a 200 Series diesel not so long ago over a similar drive loop. Given the refinement of the petrol engine, the smooth nature of the power delivery and the driving dynamics, not to mention the price difference, theres a lot to like about the Patrol as a buying proposition.

    Weve done plenty of off-road testing in Patrols before, and we know how capable they are, so this time we spent our week behind the wheel doing what most buyers do roll around town to and from work. The first thing you notice is the comfort.

    A lot of that comfort is down to the quality and execution of the cabin. The seats are broad and positioned commandingly. The cabin itself feels huge across all three rows, especially in the second row, and theres more room back there than just about any other large SUV of any kind. If youve got teenage children, or children approaching their teenage years, this is the big SUV for a growing family.

    Youll easily seat three adults across that second row, and there is ample knee and foot room, too. The roof doesnt feel too close to your head in the second row either, even if youre taller than average.

    Into the third row, the seats are useful, and the only gripe is that they dont sit down completely flat when you fold them out of the way. They go close, but not quite. Most buyers who are up for some touring remove the third row and fit a specific set of drawers into that section, really adding to the flexibility of a specific battery, fridge slide or simply smarter storage, for example.

    The infotainment system is ageing and feels like it needs a refresh, but it works, and works reliably. The Bluetooth connection performed faultlessly, audio streaming likewise, and the proprietary satellite navigation also worked well. The switchgear is well laid out and easy to understand, too.

    On-road, everything about the Patrol is effortless. The ride is magic-carpet-like, the engine and transmission beautifully paired, and the steering well weighted. In fact, you quickly forget how big the Patrol is physically, such is the ease with which it cruises around in luxury.

    Theres almost nothing in the way of wind or tyre noise entering the cabin, and while the suspension is supple enough to be luxurious, it doesnt wallow and roll the way big 4WDs can tend to do its actually quite well balanced. All in all then, it makes for a practical daily driver, even if it does use more fuel than a diesel V8 would, and even if it is bigger than other large SUVs.

    The Nissan Patrol is covered by a five-year/unlimited-kilometre warranty, and the first six services are capped at $376, $577, $392, $860, $407 and $624 respectively with 6 month/10,000km intervals.

    While it is undoubtedly a behemoth, especially in town, the Patrol remains as useful, practical and comfortable as its ever been perhaps even more so. It makes a lot of sense as a two vehicle, off-road explorer or family SUV truckster if your garage is big enough. Dont be put off by the petrol-only option either. It makes more sense financially than you might think, given the initial outlay.
