The standard hardwood floor installation cost is between $3 and $4 per square foot, but lets be clear this is just the baseline cost.

Calculating your own hardwood installation prices is not straightforward, proper consideration of many factors is necessary to get an accurate estimate of the total cost to install hardwood flooring.

Here we explain each factor, with pricing, and summarize installation costs in a convenient table below.

Hardwood flooring installers expect homeowners to get a wood floor installation estimate from several companies, so they aim for a price point which will be as competitive as possible while allowing them to cover their expenses and make a fair profit.

In the US, most flooring contractors make a total net profitthe profit after all expenses including taxes of 3 to 7 percent. Those that make less typically cant stay in business. A few contractors make more, usually because their reputation for quality work is so outstanding that homeowners are willing to pay more for their services.

Installing the proper subfloor is an investment in the durability and performance of the hardwood flooring youve chosen. It will help to prevent squeaks, board separation and uneven floors that can be unsightly and a trip hazard.

This is a relatively inexpensive step that shouldnt be ignored. Cutting costs here will likely make the finished job far less satisfactory. Indeed, some installers wont install flooring, or at least wont warranty their work, when the homeowner opposes subflooring installation.

Plywood average cost is $20-$22 per 4x8 sheet depending on the thickness chosen, or roughly $0.65 per square foot.

Some installers make a basic distinction in installation cost between the two. When this is the case, solid hardwood flooring costs more to install. How much more depends on how hard the wood is.

A few examples from the Janka Hardness Scale will help make the point. Here are woods used in flooring with their Janka Scale rating. The higher the number, the harder the wood: Southern yellow pine (850), red maple (950), red oak (1290), hard maple (1450), acacia (2250), Brazilian redwood (3190) and ipe/Brazilian walnut (3680).

When very hard flooring is installed, more equipment and more labor is involved. This can raise the cost of installation by $0.50-$1.50 per square foot.

Each job includes certain fixed costs, namely the cost of fuel required to get to the jobsite and wages that are being paid while the crew is traveling, setting up and taking down equipment and returning.

The larger the job, the more these fixed costs are spread out. In other words, the more flooring to be installed, the lower the price per square foot will be, all else being equal.

Larger rooms require less time spent trimming and fewer transitions per the amount of flooring installed. Therefore, installing 500 square feet, for example, in one large room will cost less than installing the flooring in a hallway and several small rooms.

Doorways, pillars, fireplace hearths, cabinetry, fixtures, built-in bookshelves and other obstacles require time-consuming trimming and piecing, so they raise the estimates per square foot.

Two flooring types joining each other require the installation of a transition piece. Transition installations might be included in the total per-foot estimate or priced separately at $2-$4 lineal foot.

Installing hardwood flooring typically takes between 10-15 days depending on these factors and more.

If the jobsite is nearby, a good quantity of flooring is to be installed, the wood isnt exceptionally hard and the layout of the room or rooms requires little extra labor, the base price of $3-$4 per square foot might hold.

The price increases as the number of factors increases, so the top end of the scale can be as high as $10 per square foot.

While the spectrum ranges from $3 to $10, most hardwood flooring installation estimates fall in the range of $4.50-$7.00 per square foot.

The cost of installing hardwood on stairs is typically estimated separately. Stairs take time, and time is money. Standard 36 steps are priced at $40-$75 per stair.

If there are railing spindles and banister posts to trim around or if hardwood is being installed on both treads and risers, the cost will increase. A three-step set of stairs often costs $200 or more while a 13-step stairway costs $650-$900.

So far, our discussion has been about floors that have the proper subfloor and are ready to be covered with hardwood. That is the ideal situation, but most jobs require additional preparation. Lets look at those costs.

Removing flooring can be hard work, but it isnt complicated. The goal is to remove the old material along with all adhesive and/or fasteners without damaging the subfloor.

DIY flooring removal can save you $200-$350 per 1,000 square yards of flooring, but if the flooring contractor must repair damage that could have been avoided, it will reduce or eliminate your cost savings.

If the rooms where the flooring is to be installed are not cleared, costs might be added to the estimate. How much furniture must be moved will determine the estimated charges.

Tile floors are popular due to the many benefits they offer, such as durability, variety of options, healthiness, and little maintenance.

The average cost to install tile flooring for a 200 sq.ft. area is $700-$2,000. This price includes materials and installation fees. This price varies depending on many factors including the brand, material, type, installation company, etc.

Choosing the perfect tile for your home can be difficult. It can be hard to determine the best types of tiles to use indoors and which ones to use outdoors. If you choose the wrong type, the tiles could become damaged due to weather conditions. Here are a few key points to take into consideration when choosing indoor and outdoor tiles:

The process of taking measurements for a floor will differ depending on the shape of the room.

To properly measure a floor that is rectangular or square, you need to determine the rooms length and width. You then multiply the length by the width to get the square footage. For example, a room that is 12 feet wide by 12 feet long will need enough tile for 144 (12x12) square feet.

For an area that is circular, take measurements on the floor by using the formula Pi x(diameter/2)^2, where Pi=3.14. This will give you the square footage.

For an area that is triangular, you take measurements on the floor by using the formula Area (height) x (length) divided by 2. This will give you the square footage.

For an area that is a trapezoid shape, you take measurements for the floor by using the formula (length + weight) divided by 2 times the height. This will give you the square footage.

If the subfloor4 is made out of concrete, then the installation of underlayment5 is unnecessary. Other types of flooring, such as vinyl6, do not need to be torn off if they are in good condition. Make sure to never apply the tile directly to the plywood7 subfloor4. If replacement or subfloor4 installation is necessary, you may need to hire a professional carpenter. Tile flooring requires a subfloor4 that is designed to account for a rigid flooring material which requires no fluctuation or movement. A concrete subfloor4 or subfloor4 built with exterior plywood7 are the best options for underlayment5 for tile. The average carpenter charges $70 per hour of work and should need 2-3 hours to complete a 200 sq.ft area. To save some money, it is best to remove old flooring before they begin their work.

A tile grade is a numerical ranking that reflects the tile quality. The three possible tile grades are listed in the chart below with a simple description and cost range for each.

Frost resistant tile is a product family which can withstand freezing/cold winter weather without damage. Packaging for tiles intended for exterior use will indicate whether the tiles are frost resistant or not. If tiles are not frost resistant, they can crack when exposed to cold weather. If tiles are frost resistant, a snowflake will appear on the tile box. Frost resistant tiles range in price from $3-$18 per sq.ft.

Another important consideration in purchasing tile is considering its water absorption (W.A.) rate. Expressed on tile packaging as an umbrella shielding rain, the W.A. is calculated by determining the amount of water absorbed by a tile as a percentage of the tiles weight. In general the more resistant a tile is to water absorption, the more it will cost. The chart below outlines the different classifications of water absorption along with a short description and average cost. Impervious and vitreous tiles are more expensive than semivitreous and nonvitreous tiles.

C.O.F or the Coefficient of Friction is a value that represents a tiles natural resistance to slip. It is measured by the force required to move an object across the tile, divided by its weight. The C.O.F i

s denoted by a sliding person icon on the tile box. The range of C.O.F is between 0-1. Lower C.O.Fs indicate less friction, meaning the floor will be more slippery by providing less traction. Higher C.O.Fs indicate more friction, meaning the floor will be less slippery, with higher traction. A C.O.F. greater than 0.5 is recommended for residential application and a C.O.F greater than 0.60 is recommended for commercial applications. There is not a difference in price between different tile C.O.Fs.

PEI or Porcelain Enamel Institute Wear Rating is a measure of a tiles resistance to abrasion. This measure will reflect suitability for floor traffic. The icon used to denote PEI is a bit drilling into a tile, found on tile boxes. Tiles with lower PEI ratings tend to be cheaper by a few dollars compared to tiles with a higher PEI rating. Tiles with a lower PEI range from $1-$6 per sq ft. and tiles with higher PEI ratings average between $2-$8 per sq ft. The chart below shows the difference between the PEI ratings of tiles.
