Multiple stories are the norm for most residences, but this layout often includes a few inconveniences. The most obvious one is that you'll find yourself making regular trips up and down the stairs if you can't meet all of your needs on a single level.
The first floor typically features a kitchen and living room, along with a sitting room or other areas for relaxing or socializing. Doing laundry, by contrast, may require you to make repeatedly head into and out of the basement while hauling a basket of clothes. You may need to head to the second floor in order to use a bathroom or turn in for the night.
Turning a multistory home into a residence that supports single floor living offers several benefits. TruBuild Construction, a company based in the Twin Cities in Minnesota, says this type of layout provides better accessibility overall, and is particularly helpful for aging residents or those with disabilities.
This kind of renovation will also let you improve the overall look and function of the home. Alex Bravo, who runs the remodeling resource RemodelingImage.com, says changing the layout allows you to do additional work such as increasing the size of the kitchen or creating an open floor plan. Becky Harris, writing for the home design site Houzz, says you can also preserve guest bedrooms or other space on an upper story to accommodate visitors.
A single level design requires a bedroom and bathroom. TruBuild Construction says your washing machine and dryer should also be located on this floor. You may need to have improve access into the home as well, such as installing a zero step entryway.
Living on the first floor may require you to rearrange your home considerably. Harris, discussing the example of a three-bedroom, two-bathroom empty nester home that was renovated for single level residency, Harris noted how several rooms took on new purposes. For example, the living room was converted into a new kitchen while the former kitchen became a laundry room.
This process often creates more open space by removing walls. Bravo says you'll need to make sure you keep load-bearing walls in place, or put in a pillar or other feature to maintain structural stability. The process of establishing a new function in a room may also require you to put in new plumbing or wiring.
Assess the rooms on your first floor to see which ones are the best candidates for repurposing. TruBuild Construction says you may have a space such as a formal dining room or sitting room which is infrequently used.
It can be more difficult to cut out more useful areas, such as pantries or other storage spaces. You might be able to reduce the disruption by limiting your laundry space to a stackable washer-dryer unit, which can fit in a closet while preserving some shelves.
If you are reluctant to work within your existing space, you can add new features on the first floor by putting on an addition. Bravo says any addition should complement the look of your home, and can easily allow you to add features such as an extra bedroom and bathroom. However, an addition will also come at considerable expense due to foundation work and other construction costs.
Any work to renovate your home to keep essential facilities on the first floor should have the necessary permits. If you have a homeowners association, you should check with them to make sure the work abides by the bylaws.
Assessing the property on your own will let you contemplate a few ideas for single level living, but you should also meet with a professional to get their take. TruBuild Construction says an architect, contractor, or design-build firm can be helpful.
If you are converting the home to single level living in order to age in place, take the opportunity to incorporate other features that will assist this goal. These may include a curbless shower, taller toilet, or grab bars.
While it's convenient to be able to reside on one floor of the home, you shouldn't neglect the rest of the property. Periodically visit those rooms to keep them clean and to keep an eye out for any leaks or other issues that can cause serious damage if not addressed promptly.

KINGSTON, Jamaica Over 300 new seats have been installed at the historic Ward Theatre in Kingston, the Kingston and St Andrew Municipal Corporation (KSAMC) has reported.
The 305 seats are the latest upgrade at the cultural landmark, KSAMC said.
Noting that seating on the ground floor has been completed, the corporation said 152 new seats for the first floor will be done shortly.
Since 2017, KSAMC, under the leadership of the Mayor of Kingston Delroy Williams, said it has been working assiduously to have the Ward Theatre operational by December of this year.
The KSAMC is deeply conscious of the value the theatre holds to Jamaica's, and by extension the Caribbean's creative culture, and as such has made it a priority to complete the project. Standing proudly as the largest performing arts theatre within the English-speaking Caribbean, it is of utmost importance that it is not allowed to fall to ruin and is restored to its former grandeur, the corporation said in a press release.
KSAMC said the project has progressed so far with many key elements such as renovation of changing rooms, roofing, plumbing and doors, among others, already in place.

The American Society of Interior Designers (ASID) is kicking off 2020 at the Kitchen and Bath Industry Show (KBIS), in Las Vegas, Jan.21-23, with a special pop-up dedicated to infusing health and wellness into design. Its rare that a 100-plus year old house located in a neighborhood that has seen plenty of bad times remains as unscathed as Kym Ricketts-Morris and Eric Morris home in resurgent Beacon Hill.
Built in 1910, the home was never abandoned, never vandalized and never sectioned into apartments. Instead it was for the most part well taken care of by a succession of owners who appreciated and protected its architectural integrity save for the occasional shag carpet.
And as the homes latest custodians, the couple hopes to continue that tradition.
The fact that the house is still here 110 years later is amazing, said Morris, who is retired from the Army and is now a social worker with the South Alamo Regional Alliance for the Homeless. And we do feel the responsibility to try to ensure that that continues, no matter how long we live here.
When the couple moved to San Antonio two years ago, they initially thought they wanted to live in King William, but quickly discovered homes there were out of their price range.
So we started looking around, and when we drove up to this one we said, Thats our house, said Ricketts-Morris, a master sergeant and Army combat medic at Joint Base San Antonio.
The five-bedroom, 2 -bathroom house has two stories with porches on both floors and a handsome gabled roof.

Its super comfortable and warm and welcoming, Ricketts-Morris explained as their youngest son, 6-year-old Luke, buzzed about. We do a lot of entertaining, and the house is nicely set up for that.
Theres still a lot about the house that remains a mystery, however.
They suspect, for example, that it was a kit house, sold by mail order and shipped by railroad to San Antonio for assembly.
Weve been in some other homes in the neighborhood, and they also have things like this, said Ricketts-Morris, gesturing to the built-in serving buffet in the dining room thats topped with a gorgeous stained glass window. The stained glass has different patterns, but apparently this was a popular option in these kit houses.
Other details they believe are original to the house or that have been there so long they might as well be include the Mission-style front and side doors, the wooden beams in the dining and living room ceilings, the wood flooring both upstairs and down and the pocket door between the foyer and the living room.
Sometimes it seems like the only thing not original is the plumbing and wiring, Morris said with a grin.
One of the previous owners, real estate broker Marcos Zertuche, lived there with his wife Lulu from 1995 to 2000. They did most of the restoration work, including removing plywood from the walls to expose the shiplap underneath before plastering over it. They also replaced the plumbing and made the updated the kitchen by adding modern appliances such as a dishwasher.

The downstairs floors were covered by this red shag carpet, he said. When we pulled it up, there was this beautiful oak flooring underneath. Upstairs it was long-leaf pine. It was all still in very good shape, so all we had to do was refinish it.
Today the home is mostly furnished with many of the French and German antiques the couple collected during their postings in Europe.
We found a lot of it in old barns and in estate sales, Ricketts-Morris said. Actually, it looks better here than it did in our European home, which was much more modern.
The dining room table, for example, came from Spain where it had been in a home that had been vacant for 15 years. The bench seats look like small church pews, with intricate carvings along the top rails and seats that lift up for storage.
Upstairs theres a hand-painted dresser they found in a barn in Germany that they bought for about 50 euros ($55) that was insured for 10,000 euros (more than $11,000).
We dont know when it was made, Morris said, but you can tell it was pre-industrial because the only metal is the hinges. There arent any nails or screws, so the wood was assembled like a jigsaw puzzle.
Often in an old home like this, the treasures are hidden by later additions installed by previous owners. When fixing a roof leak, for example,the ceiling tiles were removed.

What was revealed was the original ceiling made of wooden boards decorated with thumb and palm prints left by the workers who installed it back when William Howard Taft was president. Theyve since decided to keep the ceiling uncovered, hand prints and all.
Kitchens and baths in old homes are rarely original few modern-day homeowners have the patience to use the same appliances and fixtures their grandmothers did and the West Mulberry home is no exception. One of the previous owners, redid the upstairs bathroom, but decades ago, it seems, adding a pedestal sink and pink-and-white tile floor.
Its got more of a 1950s feel instead of a 1910 feel, said Ricketts-Morris, who did her best to make the room a bit more historically accurate by adding an ornately decorated wood fireplace mantle they found on the side of a road when they lived in Washington, D.C.
And when they learned that the previous owners had sold an historically accurate stove that had been in the kitchen, replacing it with a modern appliance, they found an old Hot Point model with a similar look to replace it.
Its doesnt work, so instead they use the inside of the oven to store their alcohol and mixers.
If not hot historically accurate, at least its efficient.

Nudist swimmers have complained they were booted out of a leisure centre after a renovation will see the installation of floor to ceiling windows.
Alton Sports Centre used to host once-a-month sessions for swimmers who wanted to strip off.
The naturist group says it has been holding the sessions since the 1990s, and that 34 people regularly attend to swim naked.
Plans for the new building include asubstantial amount of glazing and floor to ceilingwindows along two sides of the main pool, making it visible from the cafe, reception, climbing and soft play areas.
One aggrieved nudist, Julian, who did not give his last name, told the BBC thatthose who had attended the final session on Sunday "were very dismayed indeed" by the decision.
He accused the centre's management of "not engaging with or discussing the issue in any way with the naturist users of the sports centre during the construction of the replacement building".
East Hampshire District Council said: "Whilst we haven't consulted with the naturist group directly, they were given the opportunity to share their views during the planning process.
"We held a number of public forums during the consultation which the general public and local clubs were invited to attend."

If you're building a new home, or renovating an older one, selecting new flooring can be fun but challenging. The options are nearly endless, so it's important to understand the benefits and the installation concerns of each type. If you're interested in beautiful, durable tile flooring, here are 4 things to know about porcelain and ceramic tile:
1. Porcelain tiles are fired at a higher temperature than ceramic, making them harder and more durable. Porcelain tiles aren't crack-proof, but if something heavy is dropped on it, porcelain tile is less likely to crack.
2. When installing a tile floor, a smooth, level surface is required before starting the project. "We sell the Schluter uncoupling Ditra floor system, which is ideal for the larger tiles that are so popular today," said Steve Meyer, owner of Steve's Flooring & Design. "This floor system for underneath the tile is available with heat cables that warm the floor and can be controlled by a programmable thermostat."

"We sell tile in a variety of price points, and all our tile lines have been selected for their quality and design," said Meyer. "For the popular larger tiles, it's important to avoid lippage, which occurs when adjacent tiles are higher or lower than the tile next to it. This can cause someone to stub a toe if the lippage is great enough. We use a tile leveling system to reduce lippage in our installations. We also recommend a standard 1/3 cut installation pattern, or a herringbone or pinwheel pattern, to reduce lippage when tiles aren't perfectly flat."

PERRY Step upstairs at Perry Village Hall and its a bit of a time capsule.
Two pinball machines gather dust, along with an old Space Invaders video game which no longer seems to work. An empty Coca-Cola machine the kind with a built-in bottle opener offers drinks for 35 cents apiece.
The space was last used regularly in the mid-80s or early 90s said Mayor Rick Hauser on Saturday. Then handicapped accessibility other issues curtailed its use dramatically.
Its now mostly used for storing cardboard boxes filled with paperwork.
Its kind of sad actually, Hauser said. Its become our storage space ... Whatever era that Space Invaders was out, this was like a community center, before the law came down on the fact that you cant formally use this as an assembly-occupancy, because it didnt have accessibility or a second means of egress. Its been kind of useless, other than just for storage
A $300,000 state Regional Economic Development Council initiative will help bring the area, which encompasses about 3,000 square feet, back into use. The funding was announced shortly before Christmas.
Although large and spacious, with several rooms, the village halls upstairs is accessible only by climbing a single set of stairs which obviously doesnt meet modern needs or codes.
The state grant funding will help install an elevator and second set of stairs.
Im a fundamental believer in the full employment of all of the physical space we have in Perry, Hauser said. To make Main Street viable, you have to make use of the upper floors, and thats one of the things that weve seen in Perry in the past 15 years.
Its a re-inhabitation of our upper floors for mixed use for residential, theres been 30 new or renovated units downtown, he continued. For artists and professional office space, weve added more than 100 workers on Main Street since 2005.
That concept also applies to the village hall, he said. About 50 percent of its space is under-used and making the upper floor viable would allow an open area capable of housing court, public meetings, performances, community events, or any number of uses.
If youve been to our village boardroom, its fine for regular meetings but it cant accommodate comfortably more than about 10 guests, Hauser said. So when we have meetings or public hearings, we often have to go to another location. This would be a way to keep everything at the village hall. Step one is getting handicapped access and a second means of egress to this space so we can use it again for assembly purposes.
The grant funding provides a two-year window of opportunity, Hauser said. The elevator and stairs would need to be installed by that point.
In the meantime, hed like to develop renovation plans for the remainder of the upper floor, and seek funding to help get the rest of it underway.
Its early in the process and a total cost estimate wasnt available.
It opens up opportunities the village hasnt had, Hauser said. Space of this scale in the downtown for public or municipal use. And just generally to make these buildings viable, they need periodic, generational-scale reinvestment ... As buildings pass the 100-year mark they need to be updated. We need to be utilizing the whole building so we can efficiently condition it and make use of our resources.
