Branchcomb Asphalt has completed various projects of seal coating from 1,000,000 ft. to a few hundred square feet. When repairs are initiated we excavate out any sub base issues that are the underlying causes of asphalt failure. Saw cutting and repairing failed areas along with our crack seal machines, we make sure that the asphalt is protected so precipitation cant enter to create another failure.

2019 Driveway Installation Costs | Concrete, Asphalt, Heated … - January 12, 2019 by Mr HomeBuilder

The cost to install a driveway ranges anywhere from $2,270 and $6,115. This puts the average cost of driveway installation at $4,185. This data is based on actual project costs.

Which one works best for your needs? Ask a professional today.

In terms of materials, concrete driveways cost around $3,900, or about $6 per square foot for a standard 38 by 16-foot driveway. The cost of concrete driveway pavers will increase for a driveway that is stamped and colored, assuming you want to customize the looks more.

Concrete is probably the most popular driveway material and for good reason. It's extremely durable and lasts a long time with little need for maintenance save for repairing cracks or stains from oil and gas.

An asphalt or blacktop driveway, in comparison, is the more affordable option that can help keep driveway installation costs down. Use our asphalt driveway cost calculator to get a better idea of how much this project will cost you.

Many homeowners aren't thrilled with the way that a blacktop looks and that it can't be customized. There are also downsides to asphalt if you don't want to keep up with regular maintenance like resealing and resurfacing. However, it does handle changes in temperature like freezing and high heat far better than concrete, and it takes far less time to settle in and dry than concrete. Expect several hours as compared to several days.

Heated driveways can be essential to homeowners who live in northern areas with a lot of snowfall and don't want to spend an extra half hour shoveling their driveways. Having a heated driveway saves you time and effort. A heated driveway means getting a radiant heating system installed underneath it, which averages around $4,130. Installing a radiant heating system also means pulling up the driveway, so be sure to park your car on the street if you want to access to it during the process.

A heating and cooling professional will come out to your home and have to pull up your driveway to install the system, so don't park your car in the garage. Radiant floor heating systems will be controlled on the same circuit as your home wiring, so you'll have a switch you can flip inside and watch as the driveway melts. You might need to check with an electrician and see if your home wiring can handle the radiant heating system before having it installed.

Gravel driveways cost the least, averaging around $1,470. They are popular in rural areas and often lead to concrete floors. They can be made from various items like rock, sand and clay. It compacts better than regular rocks which makes it more stable for cars. While laying rocks or a mixture is easy for installation, it will require regular maintenance. Gravel driveways can last around a century with maintenance because it doesn't crack, sink or soften -- just moves. You might need to relay portions of the driveway if it moves or becomes too low. Stabilizers are one option to keep the gravel in place, but this will increase the cost of a driveway.

Sound like your kind of driveway? Get a quote for gravel today.

Concrete driveway pavers are another option for homeowners, though it can be quite expensive, falling between $5 and $20 per square foot to install. This is because they must be installed by hand, so it costs extra for the materials and labor to lay them. However, this is an attractive option and will increase your curb appeal, which could offset some of the initial cost of the pavers. Driveway pavers come in a variety of textures and colors, so you can lay pavers to match your home perfectly. Maintenance depends on if the pavers break or crack under car pressure, which will result in replacing them.

Brick or cobblestone paver driveways are beautiful, enduring options for homeowners who need a strong driveway that's not black or grey. On average, installing brick or cobblestone pavers can cost between $10 to $70 per square foot. Homeowners can pick bricks that come in many textures, along with either in a wide variety of colors. Since installation is done by hand, the total cost of installation will need to have labor factored in, unless you decide to install it yourself. Homeowners should also keep maintenance in mind. Akin to other types of pavers, maintenance will depend on whether any of the blocks shift or break over the lifetime of the driveway. They will need to be replaced in such instances, so be sure to buy extras. It's also a good idea to wash the driveway once or twice a year and seal the bricks or cobblestones to avoid cracks or other problems so it lasts the maximum of 25 years.

2019 Asphalt Paving Costs – Install, Resurface, Replace … - January 11, 2019 by Mr HomeBuilder

    Asphalt Driveway Cost

The cost to pave, replace or resurface asphalt averages between $2,842 and $6,289, though the project can cost as little as $1,500 or as much as $10,000. Homeowners typically spend an average of $4,497. An asphalt driveway costs between $3 to $4 per square foot compared the $6 per square foot average to install concrete.

The material used matters, and asphalt is an economic, durable, safe, and recyclable building material. When properly installed, it provides a clean, safe surface for work and play. Paving a surface, whether it is a driveway, blacktop court, walkway, or parking lot, offers home and business owners a variety of advantages beyond enhanced aesthetics and an easier time removing snow in cold climates. Choosing to install asphalt paving is a major project, however, that requires the skills and tools of a professional contractor.

Driveway paving is the most common application of asphalt due to its many benefits and affordable cost. In fact, it is one of the most affordable options when it comes to driveway paving, costing $3-$4 per square foot on average. Choosing topave your driveway with asphalt is not only wise economically, but it is also actually the standard in many harsh climates, such as the Northeast, where plowing and variable weather tend to break down more expensive driveway surfaces.

For many homeowners, choosing to pave a driveway is a simple way to enhance their homes curb appeal by giving it a finished look. However, depending on the climate in your area, choosing the right material for the job can be tough. While there is a range of options from gravel at the lowest end to brick pavers at the highest, most homeowners consider just two: concrete and asphalt.

Asphalt is the more common selection in cold-weather climates because it adapts well to temperature changes, expanding and contracting as the mercury moves up and down. Concrete, if not properly treated, is subject to cracking in below-freezing conditions and is much more difficult and expensive to repair, making it a more popular choice in warm-weather climates.

One reason people in warmer areas choose concrete is because it lasts up to 30 years vs. the 20-year life span of asphalt. However, asphalt is markedly less expensive than concrete and is easier to repair, despite needing resurfacing and resealing every 3-5 years. It is also far better at concealing oil leaks and other stains commonly produced by motor vehicles.

While the average cost for asphalt paving is relatively low, there are several factors that can affect the final price for any project involving this material, specifically if homeowners are laying down a new driveway or other paved surface. The following list outlines some of these common factors that can impact asphalt paving costs.

Because it only lasts about 20 years and requires regular maintenance every 3-5 years, homeowners need to consider what services they need performed routinely in order to maintain the integrity and performance of an asphalt driveway or other paved surface. Over the life of your home, this means choosing between a total replacement of the driveway and resurfacing, with the latter option being considerably less expensive.

Replacement of asphalt driveways is necessary when the existing material is badly deteriorated or the underlying gravel base shows signs of failing. Removing and replacing asphalt is also necessary if the proper drainage of the driveway cannot be achieved because the area is too flat. If your base is still sound, it is easy to repair cracks and add vitality to the surface by simply installing a new layer over the old to resurface the existing top.

While homeowners usually associate paving only with driveway finishes, there are several other common ways to use asphalt in and around homes and businesses. Choosing to apply it to common paved surfaces such as parking lots, sidewalks, and athletic courts is an equally economical and durable paving solution.

The cost to pave a parking lot obviously relies a great deal on the size of that parking lot. Other factors similar to those that impact driveways are also of consequence, including drainage, leveling, and local material and labor prices. The type of paving professional you use also impacts the price. More experienced and highly qualified pavers charge more for a job, but they generally have the advanced skills and knowledge needed to compensate for factors such as guarding against alligator cracking and milling old parking lots to increase the longevity and quality of their paving job. Typically, the cost to apply asphalt to a parking lot is less expensive than a driveway because the greater surface leads to a price reduction per square foot. A typical 50,000-square-foot parking lot in the Mid-Atlantic market, for example, costs $1.25-$1.50 per square foot for 1.5-2 inches of overlay.

Just like it is with driveways, the choice between asphalt and concrete is a common one when installing sidewalks and walkways around homes and businesses. Choosing asphalt in this case offers property owners the same benefit as it does in their driveways: providing them with an economical yet durable surface that can easily stand up to temperature fluctuations. However, the finish and detailing that you choose to add to any walkway directly impacts its final cost. Where the average cost per square foot of paved walkway is around $5-$10 per linear foot, including excavation, labor, and base layers, adding features such as a curb can increase that figure. Still, the overall cost of an asphalt walkway is much lower than any other paving project based on its relative size.

Asphalt surfaces are excellent for sports such as tennis and basketball, making a paved game court an affordable, active addition to any home or business lot. Whether it is regulation or practice size, the cost to install an asphalt court is generally similar to that of a driveway or parking lot based on local material and labor costs along with the total square footage. In general, plan on spending between $1.50-$4 per square foot for this type of paving job, with added costs for excavation and drainage work if needed.

Because so many factors influence the price of any asphalt paving job, determining your final costs without a professional estimate is tough. In addition to the labor and material costs specific to your area, there can be a number of add-ons and other factors that impact the bottom line.

Professionally installed and well-drained and maintained asphalt surfaces last for an average of 20 years before they require complete resurfacing. However, in certain climates, high-quality installations can last for up to 35 or as little as 10. Employing a reliable, honest paving professional to install and maintain your asphalt is the best way to get the longest life out of your paving job.

Asphalt Driveway Cost – How To Estimate Before You Call A … - September 8, 2018 by Mr HomeBuilder

    By Todd Fratzel on Landscaping

Update: This article was written in 2009. This article has been updated for current 2014 prices. However, it should be noted, the prices are averages and will vary greatly depending on geographical location, and size of the job.

First let me point out that this article is only a guide so that you can get a feel for what a new driveway may cost. Please remember that local markets will fluctuate quite a bit based on demand and current asphalt prices and any heavy haul services required. Also, these prices assume no base prep work which can add quite a bit of money to the job.

Recently we had the wearing surface of our driveway installed. Before paving the wearing course I did some quick estimates of the asphalt driveway cost. When we built our home three years ago I only had the first 2-inches of base asphalt pavement installed. I opted to wait before I installed the wearing surface (top 1-inch) to save money and also let the sub-base and base settle over several winters.

Now that weve been through several winters I decided it was time to finally install the wearing surface before the pavement was damaged by water and settlement. So I thought it might be fun to show you how to calculate how many tons of asphalt pavement you need to help understand what an asphalt driveway cost. Alternatively you can use a driveway cost calculator.

    Hi Pat,

I returned home late last Saturday night from Florida in a 20' U Haul and my parents' car in tow. My parents' arrived by air, escorted ...by my sister, on Friday. We're still getting them settled in, but all is going well.

The driveway looks great! Thanks very much to you and your team at Standard Paving for doing a superb job. We are thrilled with the results. I especially appreciated your patience and scheduling flexibility when we were thrown for a loop by our roofer. It all worked out, due in no small part to your willingness to accommodate our challenging situation.

Our renovation contractor, Mike Akro, also expressed his admiration for your company's work, and he said he'd already referred two of his clients to your company. I hope that contact continues to bear fruit.

Please list us as a reference. We are happily referring our neighbors and friends to Standard Paving as well.

    Sincerely,

    Tim & Sherri Jacksonshow more

I recently hired Pat and his crew to remove my old driveway and install a new widened driveway at my residence in Vienna, VA. It was a difficult job a ...s my driveway has considerable slope. I was thoroughly pleased and completely satisfied with their work from start to finish. I had the pleasure of meeting Pat Gorman during the process and really appreciated his hands on approach and attention to detail. The Pat's crew arrived promptly as scheduled and completed the entire job in one day as promised. I was particularly impressed with the professionalism of Gorman's Foreman and crew. We reviewed the scope and details of the project together and they installed the driveway exactly as it had been designed. Two of their crew member stayed late into the evening to clean the sidewalk and driveway apron and wash down the cul-de-sac. As agreed I paid them in full upon completion of the work. A couple of Months later after 3 feet of snow had finally melted, I noticed a couple of weather related cracks near one of the edges and couple of spots in the pavement that had settled a bit. I scheduled a follow up appointment to evaluate what additional work was necessary with Pat Gorman. Shortly thereafter they dispatched another crew to complete the necessary repairs at no charge. Without hesitation, I would recommend Pat and his crew to my family, friends, neighbors and business associate. They have provided me with a good quality driveway at a reasonable price. Most importantly they stand behind their work. I had several estimates to consider and Im glad I selected Pat and his crew.show more
