Demolition is looming for the vacant but historic Castle Ballroom, which suffered heavy damage in November when much of the roof collapsed during a storm.
Part of the buildings west side also collapsed, and the structures interior has been open to the weather all winter. Barry Adelstein, a partner at SAG Properties, the owner, said Monday the building is too damaged to save.
Its a public safety issue at this point, and fixing it is just not practical, he said. We tried to save it. Were sorry we were not able to.
SAG Properties is seeking a demolition permit from the city. The permit application, filed Jan. 31, would allow the owner to take down the three-story structure once the citys Building Division determines that environmental concerns are met.
The building, at 2839 Olive Street, was a mess even before the roof fell in, but many of its original features had remained intact. The Landmarks Association of St. Louis led tours in the hope of generating interest in restoration.
Adelstein says potential developers examined the building but backed off when they weighed the high cost of renovation.
Castle Ballroom opened in 1908. At first called Cave Hall, the building became better known decades later as the Castle Ballroom, which drew most of its business from nearby Mill Creek and Yeatman, two predominantly black neighborhoods.
Miles Davis, Duke Ellington and Count Basie were among the musicians who played the ballroom before it closed in 1953.
In 2011, SAG Properties got the building on the National Register of Historic Places in the hope that the resulting availability of historic preservation tax credits would help spur redevelopment.
But unless someone with deep pockets steps forward almost immediately, the historic building will be flattened.

Demolition work at the Metrodome site stopped Monday after a beam fell unexpectedly.
Nobody was hurt and no equipment was damaged, according to construction manager Mortenson Construction.
According to a statement from Mortenson senior vice president John Wood, crews from subcontractor Frattalone were working on demolishing a section of beam on the northeast part of the Dome around 1 p.m. when an adjacent beam piece "came down out of sequence."
All work stopped immediately while engineers and contractors investigated the site.
Demolition work did not resume Monday, but foundation work on other areas of the site started again.
A Mortenson spokesman said demolition work is expected to resume later this week. He said there was no information on whether or how the delay might affect the construction schedule.
The Dome is being demolished to make way for the new $975 million Vikings stadium, which is scheduled to open in 2016 on the same site.

THE barangay captain of Apas, Cebu City is appealing to the court to verify the ownership of the two contested lots in Sitio San Miguel before it pushes through with implementing the demolition order on March 4 against 157 families living in the area.
He is also asking the court to verify the families covered by the notice of demolition, as there are some who are not supposed to be on the list.
In an interview yesterday, Apas Barangay Captain Ramil Ayuman believes the court should first resolve the real owner of Lot 947, with an area of 7,411 square meters, and Lot 942, with an area of 9,753 square meters.
List verification
While the court already ruled that the lots are owned by Aletha Suico-Magat, Ayuman said they have new evidence that shows these are owned by the Province.
He was referring to Executive Order 20 issued on June 9, 1918 by the Office of the Governor General of the Philippines, which provides that Lot 947 and 942 are owned by the Province.
Ayuman said they also have a copy of the Friar Lands Sale Certificate issued by the Department of Environment and Natural Resources Office-Office of the Community Environment and Natural Resources Office on Sept. 3, 1919, which shows both lots are owned by the Province.
Aside from addressing the issue on ownership, Ayuman wants the court to determine who will be covered by the demolition.
Based on the notice of demolition sent by the Municipal Trial Court in Cities Branch 6, Ayuman said the list includes families who reside in other lots in the sitio.
Para nako, i-resolve sa gyud ni tanang issues. Nganu ipadali man ang pag-demolish? Daghan mang pamilya maapektuhan ani. Mao lang na akong panawagan (All these issues should first be resolved. Why rush the demolition, especially when many families will be affected? Thats my concern), he said.

A chunk of the Metrodome dropped unexpectedly as demolition crews were tearing down the stadium Monday. Crews have been knocking out the wall panels just above ground level, then taking down the beam that rings the stop of the stadium, where the roof used to be anchored.
A chunk of that rim fell down unexpectedly. (You can see it missing on the left side of the stadium in the picture above.) Heres whatMortenson Construction vice president John Wood had to say about it:
Today [Monday] at approximately1:00 p.m.crews from demolition subcontractor Frattalone were demolishing a section of ring beam on the northeast section of the Metrodome when an adjacent section of ring beam came down out of sequence. No one was injured and no equipment was damaged. All debris fell within the specified safety zone for demolition activities.
All work on the site was immediately stopped as a result of the incident while engineers and demolition contractors investigate the site. Demolition work remains stopped at this time however foundation work on other areas of the site has resumed.
It isnt clear when demolition will resume. The schedule has the Metrodome completely demolished and removed by April.
