Demolition beginning at the Executive Inn - February 19, 2015 by Mr HomeBuilder

    UPDATE @ 3:30 p.m.-

Harrison Township attempted repeatedly to take over the property, but Garmo resisted in court.

From 2012 to just last year, we hit roadblock after roadblock. And we finally came up with a creative solution, said Kris McClintick, acting administrator of Harrison Twp.

By then, the owner was behind in his property taxes on the 225-room hotel property by $1.2 million and the county had given up on collecting the money.

County Treasurer Carolyn Rice sold the tax lien on the 9-acre property to Lexington, Ky.-based developer Mike Heitz for $27,000. Late last year Heitz won approval from the Montgomery County Common Pleas Court to appoint a receiver and allow demolition.

From a safe distance Wednesday, Heitz and local authorities stood in the snow and watched the demolition begin. Upon close inspection the building appears to contain nothing more than peeling wallpaper, piles of shattered glass, and an indoor pool that has frozen over.

    Heitz sees something else.

I see potential. We see 170,000 cars pass by here every day. It is right on the corner of an intersection. It is near the entrance to the new racino. (I see) a lot of potential to get this developed, Heitz said.

He estimates he has an estimated $200,000 tied up in the project and admits he could have very easily walked away from it multiple times over the last few years.

I wanted to do something good for Dayton. I think looking at this building coming into town puts a bad reflection on the whole county, the city and Harrison Township. This is a small thing, by improving it, people will get a better feeling when they drive through here, Heitz said.

Demolition Work Begins For Vineyard Square - February 19, 2015 by Mr HomeBuilder

    Vineyard Square

Buildings behind North 21st Street in Purcellville have been demolished to prepare for the mixed-use development Vineyard Square.

The Vineyard Square redevelopment in downtown Purcellville is under way with the demolition late last year of three buildings once part of John Ross lumberyard and the site plan under review by town staff.

Ultimately, through plans approved by the towns Board of Architectural Review, an underground parking garage will go in that space and serve as a complex for retail and commercial space and 40 multi-family residential units along North 21st Street. The project was approved in 2013. While the previous town council cited the project, spearheaded by builder John Chapman and attorney Mark Nelis, as an example of the redevelopment envisioned for the area, Vineyard Square continues to spur controversy. Critics say the project is too large and out of character with the street.

The project can move ahead without any additional review by the current Town Council. But there may be a move to put brakes on the work. The council held a closed session Feb. 10 to consult with Town Attorney Sally Hankins and receive legal advice related to the development rights attached to the Vineyard Square project. No action was taken.

Chapman said this week the project already has received several zoning approvals for the project, including nine demolition permits. While work is ongoing in the rear of the storefronts, the demolition of two brick structures on North 21st Street will not occur until a permit for construction is issued, project manager Casey Chapman said. More of the structures will be demolished as tenants move out, he said this week.

Plaza building set for demolition - February 19, 2015 by Mr HomeBuilder

CHIPPEWA FALLS, Wis. (WEAU)- Its been a mainstay in Chippewa Falls for decades. Now a historical building is just days away from being torn down.

The Plaza Building has been in downtown Chippewa Falls for more than 100 years. But a failing roof and asbestos eventually led the city to vote to buy the building and schedule it to be demolished.

Demolition crews were hard at work at the site Tuesday afternoon removing windows and other last minute items from the building before the big equipment moves in and demolition begins in the coming days.

It has been an eye sore for a long time, Carol White said as she peered out the window of her downtown guitar shop.

White runs A String Above Guitar Shop, located directly across the street from the Plaza Building.

In just a few days, guitar lessons will be mixed with sounds of falling concrete as the 100-plus year old building comes down.

I think its great that it comes down but if something goes up it needs to be retail, White said.

White says she's excited to welcome new neighbors to the area but hopes the old Plaza Building will be replaced with more local shops. That's something that Teri Ouimette with Chippewa Falls Main Street says she has in mind too.

We are looking forward to it coming down. Unfortunately it has to but I think it will create a lot of development in the city, Ouimette said.

Over the past few years Chippewa Falls has put more of a focus on its gateway to the city. Theyve added a round-a-bout and several new buildings including a Visitor's Center. Mayor Greg Hoffman says the demolition of the Plaza is one of the final pieces to making the gateway to the city more welcoming.
