Green is the new black - or at least an ever-increasingly popular trend at the 55th annual West Branch Susquehanna Home Builders show at Lycoming College Recreation Center.
Ray Venema, owner and president of Susquehanna Builders, Cogan Station, is a certified green builder. He's no stranger to the home show, as he's come since 1999 and is past president, and is on the board of the National Association of Home Builders.
What's new this year is the Timber Block log homes, which Venema calls "revolutionary" for their insulation qualities.

"You can save up to 60 percent on energy versus a traditional log home," Venema said. The R-30 insulation exceeds all new and proposed state building codes for insulation. It also uses 60 percent less wood than standard logs, and there's no post-construction log cracking or "checking" as the wood has a much lower moisture content.
Cork flooring also is becoming more popular, Venema said, and it's made by peeling bark off trees - which regenerates - and turned into flooring.
Venema began working with the Timber Block because of the declining economic market; while he still specializes in custom homes, it broadens the options. Plus, while the natural gas companies have offered employment around the area, Venema said that left a big hole in the labor market.
"Labor supply in Pennsylvania is drying up because (the laborers) are going to the gas companies," he said.
That means there's more reliance on factories to produce exterior walls, Venema said - which offers some positives, such as speeding up construction time, saving customers money and better wood quality as it's built in a controlled climate versus out in the elements.
However, father-son duo Greg and Kayle Sickler, of Sylvania, are keeping the laborer tradition alive, hand-cutting and assembling all their timber frames for Greg Sickler's business, Settlement Post & Beam. It takes about five weeks to hand-cut timber for a 2,200-square-foot home, for example, and a week to assemble and build. All are pre-assembled to ensure correct fit.

Estate model residences by McGarvey Custom Homes, Diamond Custom Homes and London Bay Homes are available for viewing in Quail West, the 1,180-acre golf course community in North Naples.
The three estate models are included in the designer-decorated Quail West models being showcased during the 2014 CBIA Multi-Site Parade of Homes today and next weekend, Friday, March 14 through Sunday, March 16. Hours on Friday and Saturday are 10 a.m. to 5 p.m. and Sunday, noon to 5 p.m.
McGarveys 5,068-square-foot under air Hayworth estate model residence features a great room floor plan with a grand parlour, formal dining room, study, four bedrooms, four full baths and two half-baths, a wet bar and wine room, a three-car garage with dedicated golf cart parking, a two-car garage, and an outdoor living area with a summer kitchen, bar, fireplace, pool and spa. The interior of McGarveys Hayworth model was designed by Arlynn McDaniel of Freestyle Interiors.
Diamond Custom Homes 7,463-total-square-foot Capistrano estate model features a mission style architectural design by Stofft Cooney Architects. The great room floor plan includes four bedrooms, five-and-a-half baths, a study, parlour, wine room, an outdoor living area with a summer kitchen and a covered lanai with retractable screens, and a three-car garage with dedicated golf cart storage space. The great room is being finished with a beamed ceiling and five pairs of French doors leading to the outdoor living area. The Capistranos interior was designed by Lusia Lou Shafran, principal designer and CEO at Pacifica Interior Design.
London Bays 6,326-square-foot under air Brighton estate model features a great room floor plan with a wide gallery hallway, a formal dining area, study, four bedrooms, five-and-a-half baths, a gourmet kitchen with a butlers pantry and caf area, a family room, a mud room, a walled courtyard leading to the homes grand entry, a two-car garage and a second two-car garage with storage.
The Brightons classic coastal architectural style is inspired with British Colonial influences. A series of custom hunter green French doors are featured at the Brightons grand entry. Stained tongue-and-groove ceilings bring additional elegance to the entry and to covered outdoor living areas that include a loggia off the great room, a master retreat, an outdoor kitchen and a large gathering and entertainment area adjacent to a pool with glass mosaic water line tile and a stepped spillway. The Ralph Lauren inspired interior of London Bays Brighton model was designed by Melissa Allen of Romanza Interior Design.
The completion of the McGarvey, Diamond and London Bay estate models is the latest indication of the unprecedented surge in estate residence sales and construction at Quail West. More than 20 estate model, move-in ready, and private custom residences are currently under construction in the community. Tucked along Quail Wests rolling fairways, lakes and nature preserves, Quail Wests custom estate homesites with home and homesite packages are priced from $1.8 million to over $7 million.
Fox Custom Builders has begun construction of its fully-furnished, 5,669-square-foot under air Casa Bellissima estate model in Quail West. The four-bedroom, four-and-a-half bath, two-story home includes formal living and dining rooms, a library, three wet bars, a large island kitchen with a counter top bar that provides seating for six, a breakfast nook, a family room, an upstairs leisure room, a two-car garage and a three-car garage. The residence also features an outdoor living area with an outdoor kitchen, fireplace, pool and spa, as well as two second-floor rear balconies, a walled landscaped courtyard and a covered walkway off the master bath with an outdoor shower and trellis. Completion of the Casa Bellissima is anticipated in October.
McGarvey has begun construction of its 5,754-square-foot under air Bardot estate model. The Bardot floor plan features a grand reception and formal dining area that includes a sunken wet bar with a view of a garden water feature, 12-feet high Doors in Motion sliders that provide a view of a fountain and the pool area, and a custom 42-inch see-through gas fireplace that is shared by a study with custom wood flooring and built-in shelving.

We know we can still buy a lot in the community we prefer for a good price and we have noticed that the prices are starting to go up, so we are ready to finally make our move. Our question to you is how do I pick a contractor/builder? We know there are a lot of builders in the valley, but we need some criteria to base our decision on. Can you help?
Dear Dream Home Builder,
Building a custom home is an exciting endeavor, and you are right to be concerned with picking a good builder so that it does not become an agonizing experience. You are right that you can still get a good price on lots in many communities in this valley and hopefully you have your financing lined up if you are not using cash. I would say there are two main concerns when you are interviewing builders.
First and foremost is finding a builder with a solid reputation. I would ask for references from past clients, and hopefully names and numbers so that you can speak with past clients of the builder. Equally important would be if you could look at homes the builder has built in the past.
Second, it is important to find a builder that is flexible and will build the home you want, not necessarily what the builder wants. Of course a good builder will make suggestions, but ultimately its your choice.
One easy way to find a good builder is to talk to your reputable Realtor. Experienced Realtors can also help you with recommendations on other qualified professionals.
My last advice is to not build on the cheap. It is best to spend the most you can comfortably afford on the design, foundation, framing and finishes in the most important rooms. If the floor plan does not work for you, and for most families, then you will never realize the price you want when you sell someday, and almost everyone sells someday. Of course the kitchen is extremely important in design and finishes. Next would be the master bedroom and master bath. Even if you do not need a family room, it is a request of many buyers, so give that some thought when you are doing your design work. Do not exceed your budget, but remember quality pays off in the long run. Take your time finding the right people to help you build your dream, as they will make building an exciting, fulfilling experience.

A 7,000-square-foot home will display its custom features this month to help Nationwide Children's Hospital.
The home at 10770 Brinsworth Drive in Dublin will be open from 10 a.m. to 5 p.m. Thursdays through Saturdays and noon to 5 p.m. Sundays through March 23 as the Home of Distinction.
The $10 admission fee to the home will benefit Nationwide Children's Hospital.
The WBNS-10TV Home of Distinction by Cua Builders features five bedrooms, eight bathrooms, an owner's retreat and lower-level entertainment area.
It took six months longer than most homes built by Westerville-based Cua Builders, said Tom Cua, the company's owner.
"It was designed from scratch," he said.
"The houses we build normally take 10 months," Cua said.
"This home took 16 months, which speaks to the amount of details and the square footage, which is impressive in itself."
The home has 7,034 square feet of finished living space and another 4,216 square feet that includes a sports court, screened porch, garage and unfinished basement.

Custom Home Tour provides ideas for homes
Call it luck or excellent marketing strategy, but having hot tubs for sale near the entrance of the Kansas Expocentre certainly had a draw Saturday.
DeVaders Pool and Spas, 841 S.W. Fairlawn, had hot tubs on display for the Topeka Home Show, attracting both the interested and hopeful masses venturing inside the Expocentre from the 5-degree weather. Salesman Ed Lenherr said he had seen at least 400 people walk past, many ogling some warming hands against the bubbling water.
Everyone wants a hot tub, he said. Theyre fun, therapeutic, relaxing. Its one of those things youve got to talk yourself into getting.
Topeka couple Bob and Tami McManes idled near one of the tubs. The couple will close on a home Monday, so the timing for the home show couldnt have been much better. The two are moving into a duplex in a maintenance-provided neighborhood, meaning they likely have more stringent rules with what they can put outside.
If I thought I could put one on our back deck, I would, Tami McManes, 55, said of a hot tub. When you get old like us, the idea of a spray of water massaging your back is appealing.

Weve always had someone here, said Tim Mulroy, president of Black Gold Inc., 2404 N.E. Grantville Road. Everybody is ready for spring.
The Topeka Home show runs Friday through Sunday, featuring more than 120 local, state and national vendors.
Despite the forecast of at least 6 inches of snow Sunday, the show will go on, said John Fiedler, sales manager for Custom Wood Products Inc. and one of the events organizers.
If you missed today, call up the street crews and tell them to plow your street so you can get out here, Fiedler said.
