    The National Association of Home Builders (NAHB) announced that the official show home of the International Builders Show (IBS) will be open for tours daily Jan. 20-22 in Las Vegas.

    Now in its 32nd year, The New American Home (TNAH) is constructed annually in conjunction with NAHBs International Builders Show. For 2015, the home will demonstrate how the most cutting-edge building technology, products and materials can be integrated into a production-home community.

    Co-produced with Hanley Woods BUILDER Magazine, The New American Home 2015 has a production floor plan that feels like a unique custom-built home. The four-bedroom, 5,891-square-foot desert contemporary home, built and designed by Las Vegas builder Blue Heron, presents a collection of takeaway ideas for production builders for every price point. TNAH 2015 looks like a custom home but can be rolled into mass production quickly and efficiently.

    Tyler Jones and the team at Blue Heron have done a great job creating a home that offers something for everybody builders and remodelers, architects and designers, product manufacturers and consumers, said Tucker Bernard, director of NAHBs Leading Suppliers Council. Housing industry professionals who tour this home are going to leave Las Vegas with a lot of great ideas that they can start using immediately.

    TNAH 2015 is designed and built to exceed Emerald status, the highest level of certification from the National Green Building Standard. The homes green building features include photovoltaic panels, open spray-foam insulation, a weather-sensitive irrigation system that automatically adjusts usage relative to the immediate climate, high-efficiency water heaters, hydronic air handlers, intelligent fireplaces, balanced daylighting and low-maintenance building materials. Other anticipated certifications for TNAH include HERS -10, US DOE Energy Star Certified, US DOE Challenge Home, US EPA Indoor airPLUS, US DOE Build America Program, Southern Nevada Green Building Partnership, and the Water Smart Home Program.

    TNAH 2015 is designed for a casual and modern lifestyle and includes a large, open kitchen that flows into the dining area, multiple seating and entertainment spaces, and a rooftop deck. Situated to capture views of the Las Vegas Strip and nearby mountains, the home features high ceilings and massive sliding pocket doors that open to outdoor courtyards, decks and balconies for indoor-outdoor living. The second floor includes a private casita, which can be used for a nanny, visiting guests or as an in-law suite for aging relatives.

    The home is located in Henderson, Nev., in the Sky Terrace development, about 13 miles from the Las Vegas Convention Center, where the International Builders Show is held. Shuttle bus service to TNAH 2015 will be available from 8:30 a.m. to 3:30 p.m. Tuesday, Jan. 20 through Thursday Jan. 22 from the curb in front of Exhibit Hall C2. Complimentary shuttle bus tickets will be distributed at The New American Home booth in the central concourse of the Las Vegas Convention Center from 7:30 a.m. to 3:30 p.m. Jan. 20-22 and are available on a first-come, first-served basis.

    The Title Sponsor of the home is Kohler Plumbing. Founding Sponsors are Bosch Home Appliances and Sierra Pacific. Supporting Sponsors are American Gas Association, DuPont Surfaces, JELD-WEN and Trane.

    The New New Home: How technology is shaping your dwelling - January 8, 2015 by Mr HomeBuilder

    Boyce Thompson, 59, spent 17 years working with builders and architects to create concept homes for Builder magazine, using ideas that builders could put to use in their own projects. Thompson, former editorial director of Builder and a writer and lecturer on the building industry, is the author of The New New Home (Taunton Press, $27). He spoke with The Record recently about new home technologies, how home buyers and builders changed after the housing bust, and what might surprise you about his own home. An edited transcript:

    Q. What are some of the ideas that you used in the concept homes that are now in wider use?

    Virtually all the homes had an energy agenda. Right from the beginning, we realized that was a way for new homes to stand out in the marketplace.

    When we first started building the houses, open floor plans werent nearly as prevalent as they are today. We extended that trend to the max.

    The designs almost always integrated the back yard with the house; they typically had back porches, whether screened or not.

    One big trend we used is the disappearing glass wall a wall of windows that opens up. They used to cost $40,000; now you can get a reasonable facsimile for about $5,000. You can have these beautiful spaces living rooms, dining rooms, great rooms with window walls that open onto porch spaces and create the feeling that its all one big space.

    I did a net zero house (which produces as much energy as it uses) before net zero was cool; we built our first one in 2005. We realized that you have to first build the most energy-efficient structure you can. Then after youve made it real tight, you figure out how many photovoltaics to put on the roof.

    In one house, we dug wells for geothermal (heating and cooling) in the back yard, and thats something thats really caught on in the last two or three years.

    Q. What are the obstacles to getting some of these concepts to go mainstream?

    Most of the things we did, you frequently find in custom homes. The question is why arent more cool features designed into production homes. Thats always a matter of cost. A builder, like a retailer, is just putting a product out there and hoping people will buy it. Its a constant struggle for the builder to figure out which features have value, that people might pay for.

    Home renovations can be one of the most stressful projects a homeowner takes on.

    If it goes right, you could increase the value of your home and enjoy an improved lifestyle.

    If it goes wrong, you could be on the hook for thousands of dollars, have mortgage issues or even be liable if a contractor gets hurt doing the job.

    Of the $65 billion Canadians spent on home renovations in 2014, about $10-11 billion was undocumented, according to David Foster, communications director for the Canadian Home Builders Association (CHBA).

    Foster warns there are no guarantees, but there are steps you can take to protect yourself and get the job done right.

    Q: What are some of the warning signs?

    A: Foster said undocumented, cash deals should be avoided.

    Theres all sorts of risks, not the least of which is if something goes wrong youre kind of on your own. If the company youre dealing with doesnt deliver what they promised, if you have a contract, you can sue them. Its not a lot of fun, but you can take them to small claims court. If you dont have anything written down, you cant go to court.

    The courts generally frown on both parties when the work is undocumented.

    You cant operate outside of the law and then ask the law to resolve your differences.

    Murphy Brothers Contracting recently announced that their Shore Road Project was selected to receive three Home Building Industry (HOBI) Awards from the Home Builders and Remodelers Association (HRA) of Connecticut and two Pinnacle Awards from the Hudson Valley Builders & Remodelers Association (HVBRA) in New York.

    With a Home Energy Rating System (HERS) rating of 27, the Shore Road Project meets all of the high-performance requirements of the Department of Energy Zero Energy Ready Home certification program. Constructed with Fox Block ICF exterior walls, it meets the building envelope and HVAC requirements listed in the checklists of ENERGY STAR Certified Homes Version 3.0.

    The home meets the indoor air quality specifications of the U.S. Environmental Protection Agencys Indoor AirPlus and the water-saving requirements of EPAs WaterSense program. It also meets the insulation requirements of the 2012 International Energy Conservation Code (IECC), which is a DOE program requirement. It more than meets the programs renewable energy ready checklists by having a 4.5-kW Dow Powerhouse Solar Shingle photovoltaic (PV) system already integrated into the roof.

    The Shore Road Project was the site of several muddy boots tours designed to provide education on green building methods to area design professionals and hosted a continuing education seminar on the Energy Star Rating Program. The project is a DOE Zero Energy Ready Home case study and has been accepted into the CT Zero Energy Challenge. And it was chosen as a featured home on the CT-USGC 2014 Spring Green Home Tour, proving that style and sustainability can go hand-in-hand.

    The HBRA of Connecticut HOBI awards are the most prestigious awards presented in Connecticut for excellence in design, construction, sales & marketing, and financing by members of the state-wide organization. The three HOBI Awards are Best Green Energy-Efficient Custom Home, Best Green Product for the use of Dow Powerhouse Solar Shingles and Best Special Event for the muddy boots tours.

    Murphy Brothers also received (2) 2014 HVBRA Pinnacle Awards for the same energy-efficient project. The Pinnacle Awards recognize outstanding performance by Hudson Valley building industry professionals during 2014.

    The two Pinnacle Awards are Best Green Home and Best Innovative Product for the Dow Powerhouse Solar Shingles. The Shore Road Project was crafted with the help of Crozier Gedney Architects and energy consultant Lois Arena of Steven Winter Associates.
