Cozy and chic in North End condo - August 2, 2014 by Mr HomeBuilder

This charming brick-and-beam condo sits on a quiet street at the edge of the North End just two blocks from the waterfront.

The two-bedroom unit at 108 Fulton St., part of a five-unit building, had a major makeover in 2008 including a renovated kitchen and two redone bathrooms. The current owners have added halogen track lighting and overhead fans in most rooms.

The brick, former warehouse building built in 1900 was converted to condos in 1979, keeping its original industrial wood front door. Carpeted hardwood stairs lead up to the units.

Unit 2 opens into a hallway with a clothes closet and to the right sits a large open kitchen/dining/living area with wood-beam ceilings, brick walls and oak floors.

The halogen-lit kitchen was completely redone six years ago with cherrywood cabinets, many with glass fronts, a stainless-steel double sink, granite countertops with black tile backsplash, and an island with a breakfast bar that seats three. High-end stainless steel appliances include a Sub-Zero refrigerator, Thermador gas stove and an Asko dishwasher.

The dining/living area has more halogen track lighting and an overhead fan along with two windows.

Behind the dining room is a small bedroom, currently used as a home office, that has a window but no closet.

Off the kitchen sits a full ceramic-tile bath with a pedestal sink and a tiled walk-in shower with a glass door and marble bench. A closet in this room holds a stacked Kenmore washer and dryer.

At the end of a long hallway is a good-sized master bedroom suite. The bedroom has two windows, hardwood floors, halogen lighting and a ceiling fan. Theres an en-suite bathroom with white Carrara marble floors and walls around a whirlpool tub. Theres also two pedestal sinks. Adjacent is a large walk-in closet with built-in wardrobe storage.

Theres additional storage in a private closet in the basement.

Sky's Delle Donne returns to lineup vs New York - August 1, 2014 by Mr HomeBuilder

By DOUG FEINBERG AP Basketball Writer

It's been a frustrating month for Elena Delle Donne.

Chicago's star forward has been sidelined with a recurrence of Lyme disease that's forced her to miss 17 of the Sky's last 18 games.

She'll make her return to the lineup Thursday night when Chicago hosts New York in a key Eastern Conference matchup. Delle Donne said she's not feeling 100 percent yet, but is good enough to be back on the court.

"I've gone through this before twice in college and it wasn't fun," Delle Donne said in a phone interview with The Associated Press on Thursday. "It's not like an injury where you know you'll be better in six weeks and then back to 100 percent in eight weeks."

Delle Donne won't start and hopes to play about 20 minutes against New York in her first game back since the team announced she would be sidelined indefinitely on June 27. She played briefly at Connecticut the day before she left the team. She then headed home to Delaware to receive treatment.

"I know I'll be a bit rusty and honestly I still feel some of the symptoms, but I know I'm ready to go," Delle Donne said.

Sky coach Pokey Chatman said she'll monitor Delle Donne, hoping to play her for a few minutes at a time to gauge how the reigning rookie of the year is feeling.

"I hope to get her about 3 or 4 minutes at a time and go from there," Chatman said. "Every time she comes out of the game, she'll talk to the trainer and my assistants to see how she's doing."

Unlike many players in the league who play overseas in the winter, Delle Donne spent that time in Chicago to help grow the Sky's fan base. She felt the best she's been in a long time and the 25-year-old started to wean off some of her medication. That may have caused the recurrence.

$100 million for firm without offices, 1 agent? - August 1, 2014 by Mr HomeBuilder

    By JEFF HORWITZ Associated Press

WASHINGTON (AP) - Companies overseeing millions of mortgage loans appear to be skirting new federal regulations and legal settlements intended to stop them profiteering at the expense of troubled homeowners.

They are selling or have sold nearly nonexistent insurance agencies - in some cases with no offices, no websites and only a single registered agent - in multi-million dollar deals, as new rules prohibit them from collecting commissions on insurance they force homeowners to buy.

The deals illustrate how regulators are still wrestling with messy banking practices more than six years after the housing market's collapse. They also mean that newly sold insurance agencies have an incentive to compel struggling homeowners to buy costly policies, to justify the high sales prices commanded when the insurance agencies were sold.

The deals involve "force-placed insurance," a type of backup property insurance meant to protect mortgage investors' stake in uninsured properties. Standard mortgages require borrowers to maintain homeowners insurance and authorize the loan's servicer to buy coverage when borrowers don't. If the borrowers don't pay for the new insurance, servicers foreclose on their properties and stick the bill to mortgage investors.

Even before the housing boom, mortgage servicers found ways to profit from buying insurance with other people's money. Insurance carriers paid banks including JPMorgan Chase, Wells Fargo and Citigroup to buy policies at inflated prices, according to an investigation by New York's Department of Financial Services. To hide this "kickback culture," as New York regulators described it, some servicers created virtual insurance agencies and disguised illicit payments as commissions.

New rules by the Federal Housing Finance Agency, investigations by state regulators and class-action settlements now prohibit servicers from collecting commissions on such insurance policies, and the country's biggest brand-name banks have renounced the practice.

But some of the largest subprime mortgage servicers in the country - companies that handle the troubled loans most likely to be subject to the insurance policies - appear to skirt those rules or have already made profitable business arrangements that comply with them.

Because people tend to stop paying insurance when they're struggling to keep up with their mortgage, the collapse of the housing market after 2007 turned the practice into a multi-billion dollar industry. In many ways, force-placed insurance's rise reflected the behavior that fed the housing bubble: After profiting from putting borrowers in homes they couldn't afford, mortgage companies were profiting from inflated insurance bills they assigned to homeowners at risk of foreclosure.

The country's second largest non-bank mortgage servicer, Nationstar Mortgage Holdings Inc., has been trying to sell an insurance agency for roughly $100 million, according to people familiar with the deal who spoke on condition of anonymity because they were not authorized to discuss the sale.
