New York, NY (PRWEB) February 17, 2014
MJM + A Architects PLLC, an award-winning Manhattan-based architectural practice, recently unveiled their plans for the construction of Hudson Spire, a 110 story, 1,800 foot tall tower that would become the tallest building in North America.
The structure will include approximately 1.2 million square feet for high-end retail, office, hotels, and residences in the heart of Hudson Yards, a dynamic new neighborhood and cultural center in development on 10th Avenue from 34th to 40th Street, on the site of what was formerly the West Side Rail Yards. Hudson Spire would be on a section of the new Hudson Boulevard, overlooking a park-like public space that is the centerpiece of the neighborhood. The building will face the Hudson River and be less than two blocks from the Jacob Javits Convention Center.
Michael J. Macaluso, Principal and Founder of MJM + A Architects, was retained by the property owners and their exclusive real estate broker Massey Knakal to come up with a grand design for the building. This is a once-in-a-lifetime opportunity that architects dream of, says Macaluso. When the senior executives of Massey Knakal, James Nelson and Bob Knakal, and Anthony Volpe of the Rosenthal Group first laid out for us the challenge of creating an 1,800 foot high mixed-use tower for Hudson Yards, we were both thrilled and inspired. As architects, our job is to interpret the dreams of others. The creative geniuses of our design studio, led by my partner Keith Lucas, came up with a stunning vision of a vibrant glass structure that literally jumps from its bases and soars to the stars.
Hudson Spire is slated to have 110 stories, offering a unique combination of commercial and residential space. Floors one through five will host upscale restaurants and retailers, on top of which will be 15 stories of office space. Floors 21through 85 are designated for three separate high-end hotel properties, each with approximately 200 guest rooms, lavish amenities, and event/conference space. The top 25 floors will be luxury residences, with one or two units per floor, concierge service, private elevators, glass walls on all four sides, and stunning views that extend from the Statue of Liberty to the George Washington Bridge and beyond.
Hudson Yard represents the last frontier in undeveloped Manhattan property, says Macaluso, and Hudson Spire will be right in the middle of this dynamic new neighborhood with all its cultural attractions, entertainment, and river views. And its close proximity to the Javits Center makes it an excellent choice for Fortune 500 executive travelers. more
Design-wise, Hudson Spire follows the super tall / super thin strategy of other recent luxury high rise residences, mandated by the space, cost and zoning realities of Manhattan property. Starting at a base width of approximately 100 feet, the edifice will be physically set back as it rises, tapering to just 75 feet in width at the top floors. The structural challenges of high winds and complex elevator requirements are solved with a hybrid reinforced concrete and steel frame, encased by alternating reflective and non-reflective high powered glass.
Theres not a lot of faade to work with, says Keith M. Lucas, Partner and Project Designer for MJM + A Architects, so we wanted to make it visually interesting. We decided, rather than go with a typical singular surface, lets do something different and more dynamic. Lets vary the composition of the glass color and reflective property, with lots of intersecting angles that play off one another, so that sunsets and city views will look different on one face of the building than on the others.
At 1,800 feet, Hudson Spire will be even taller than the recently-constructed Freedom Tower at the World Trade Center. Since 9/11, the city has gone through a long healing process. The owners of the property want to create a building that looks forward, not back, that will uplift the city but is unrelated to 9/11, says Macaluso. Hudson Spire reflects the dawn of a new age, emphasizing the global character of New York City as a business hub, a tourist destination, and the many foreign residents who now call it home. Hudson Spire will be a welcome addition to the Manhattan skyline, and to the spirit of the city itself.

STILLWATER, Okla. Seth Welliver and William Carroll may be almost a decade apart in age, but they both chose the career technology path to further their education.
Meridian Technology Center works to prepare high school students and adults for either college or the work force.
Welliver is a 27-year-old commercial and residential construction student from Perkins. He is one of about 700 full time students who is benefiting from the education provided at Meridian Tech. Welliver began at Northern Oklahoma College in Stillwater with an interest in architectural engineering but wound up at Meridian Tech when he didnt receive his military benefits on time.
Looking at what I know now and just kind of knowing my skill set better I know I would have probably failed horribly at the engineering, Welliver siad.
Instead, Meridian Tech has provided Welliver with the tools and learning style he needed to find the right fit as a carpenter.
Construction management is actually the degree I'm looking at, and that follows more of the lines of the skill set I already have, Welliver said.
Welliver prefers the hands-on approach he receives at Meridian Tech. He describes his experience as having artistic freedom in the classroom. In his program, Welliver also learns by working on site at a house that Meridian Tech students from multiple programs are collaborating to build.
We get to spend a lot more time perfecting our skills in here, Welliver said. From what I've seen, colleges are more about theoretical knowledge. Theoretical application as opposed to technical application is completely different.
Welliver has had other hands-on experiences in the classroom. He and several other students built and installed all of the shelving for the tool room inside the construction classroom.
The instructor actually sat in here and told us how to level and how to put them in, Welliver said. Its different being able to take pride knowing that I made this, and its going to be here for years to come. You get to see your work. You get to say, I did this.

Plans for redevelopment in downtown Towson have prompted area merchants to consider face-lifts of their own, spurring renewed interest in a Baltimore County program for commercial revitalization.
To keep up with projects that will bring new stores, restaurants and residences to Towson's core, several York Road businesses are working through county programs that offer design advice from architects and interest-free loans for exterior improvements.
"They know that things are changing, so they want to take advantage of the change so that all boats will rise with this tide of change," said Andrea Van Arsdale, director of the county's Department of Planning.
Businesses located in the county's 16 commercial revitalization districts, which range from Arbutus to Reisterstown to Dundalk, are eligible for 10 free hours of professional design services from an architect, interest-free loans of up to $30,000 for exterior improvements, or five- or 10-year commercial revitalization tax credits.
There's been strong interest in the storefront program, which is designed to help businesses in aging commercial corridors with that critical first impression. The planning department took over the program, which dates to the 1990s, from the economic development department as part of a 2012 reorganization.
Sixteen small businesses have turned to the "Architect on Call" service over the past two years for projects in Catonsville, Essex, Nottingham, Parkville, Pikesville, Randallstown, Reisterstown, Towson and Woodlawn, said Fronda Cohen, a county spokeswoman. Funds for the service come from larger architectural contracts with the county's Department of Public Works.
"Right now, there's a lot in the pipeline," said Troy Leftwich, a commercial revitalization specialist in the planning department. And he expects activity to pick up this spring.
The Melting Pot in Towson plans to update its front from a "Western town look" with an outdated awning to a new flatstone front with a colorful pitch roof, said Jeff Nichols, co-owner of the restaurant.
After getting help from an architect on the design, Nichols is preparing his loan applications. Because the Melting Pot takes up two storefront addresses, each is eligible for a loan. The rest of the project, which Nichols said would cost more than $100,000, will be privately financed.
The improvements not only will help the restaurant keep up with the area's renaissance but participate in it, he said.

Barrie Advance
Barrie is in talks to sell an often-filled parking lot across from City Hall and the MacLaren Art Centre.
EDEV Real Estate Advisors, based in Toronto, wants to develop the Mulcaster Street site. EDEVs projects have included the Toronto Stockyards, which turned an environmentally damaged, depressed area into townhomes and a commercial hub.
It would be fantastic. Its the last corner of Collier and Mulcaster (streets). Right now its just a parking lot, Barrie CAO Carla Ladd said.
Were hoping well have another successful development kitty corner to another one, she added in reference to the Collier Centre, which is under construction.
The staff report on last nights general committee agenda gives EDEV six months to do its due diligence and design a development concept.
Any development must retain the historical and architectural significance of the neighbouring armouries, the city said, and Heritage Barrie will be consulted.
The Fire Fighters Memorial would also remain in public hands.
City councillors have a preliminary site appraisal, which is confidential.
The cash from the sale of the lot, located behind the historic armouries building, will go into the citys parking reserve, which is falling into the red because of $10.5-million debt associated with the Collier Street Parkade. The debt payments ring in at $965,000 a year.
